This management company has never responded to a resident's question. The only time they contact us is when they send us a unilateral bill. Property management? Are you kidding me? This is outright bad service.

NMG real estate agent! Extremely unreliable, worthless, dishonest company! All they do is fill their own pockets with money and do nothing about the housing in terms of maintenance! You have to chase them for months everywhere and complain, but they do nothing!! But they do increase the rent every year! They are dirty, scummy swindlers who make money on the back of innocent tenants! They are an intermediary for 1 or another vague company that has bought houses, and those companies are also unreachable! Is the company the owner of the property? Apricot Real Estate Coöperatie U.A. is the name... another new name/owner?? And here does NMG real estate Nijmegen represent the interests of the tenants?? What a bunch of worthless people who only fill their own pockets. It's time that the government starts tackling these mafia practices! Useless company! Hard to reach by phone and not at all on the weekend. The website for reporting a breakdown doesn't work correctly either. So you end up in your apartment with a non-working (block) heating system that you have to pay 1000 euros per month for. Shame!

Nightmare due to daily odor nuisance in the apartment, chemical smell or combustion fumes and except for a few employees there are a few rude types who twist your entire report. Careless and I'm structurally dealing with suffocating air in the house. Even at 5:30 am I had to flee my apartment this morning. Stress and also financial loss due to health issues in reaction to this bad air quality. Everything from outside, industry and/or inside comes into my apartment and count on me to demand compensation for the suffering caused. A comfortable, healthy home is our basic right! No excuses. Not accepting this kind of practices and they trivialize an acute problem as 3 days not being able to be at home during the day due to combustion fumes in the house. Then hoping that I can breathe normally in the evening. No words for this. It's not about nuisance but urgency! Is this rent definitely worth it. And a tip, if it gets out of hand you can file a complaint against your landlord via your municipality's website. Regardless of free sector or social housing. Update: moved out a few months ago. I was treated rudely by the landlord during the final inspection Everything was broken down, the tone was condescending, they even sighed. Paid 4k deposit in 2021 and it was said that the deposit cannot be released because of small things and not evenly painted walls (I used primer but the wall suction varied here and there). Comments on unreasonable defects such as gray around ventilation openings which arose due to poor quality. In my case it was about a non-working clean air system 😄 I had to stop the last 2 months of rent out of pure necessity in order to be able to move (the landlord was informed via a legal notice due to lawyer). Exhausted from stress left because of short nights due to turpentine and rotten potatoes smell the last few months (slept on the balcony, for enough oxygen,) I left it as good as possible but no understanding at all, only comments about the yellow spot on the wall where moisture had been due to incorrectly installed toilet. Not my fault, so repainting won't help. For the move out I still hired a housing inspection service because the landlord's investigation was 'pending' with the VVE since the beginning of 2025 and I had already paid the entire spring and summer rent for suffocation and stress. It turned out that critical values of emissions and TVOC gases were hanging in the entire apartment. In addition, the municipal building inspection came anyway with the same conclusions: ventilation suction didn't work (a piece of paper fluttered down). The WTW system worked half or not at all, resulting in me getting unfiltered air from industry and also used inside. Never had such a stressful living experience before.
Less than a star, you wait 45 minutes in the queue today the connection is broken, the person you want to speak with is not reachable. One excuse after another, our lift is almost constantly out of order, parts need to be ordered, the quote must be approved, utterly ridiculous and inconsiderate how they treat you, and send you away with a boot full of dirt. Unfortunately, never experienced such a company that is rented out and so contemptuous. Really it looks like nowhere.
I politely asked in Dutch for English help, but they screamed 'No! No!' and asked me in Dutch to send them an e-mail. I explained in English that my e-mail in Dutch was not answered, and they replied in English with the request to forward my questions to someone else who could retrieve information for them. I said that person also did not respond, but they refused to answer my questions. They refused to speak English when they could and did not help me, despite the fact that they could.
Bad company!! We rented a mini apartment for the absolute top price for 2.5 years. It was a new build complex that wasn't properly finished at handover. They accelerated the handover, but were still not at all ready; shower cabin not installed, keys not yet complete, electricity not connected and the fire safety measures in the fusebox not done (especially the last one is really unsafe!!) After a few months it got colder and we quickly noticed there was a huge moisture problem, probably due to a leak. After 2.5 years of complaints, throwing away countless moldy items and a rising floor they never did anything. When we however decided to terminate the lease, they suddenly had a lot to complain about and notice during the inspections......as long as there's money to be made, right?? In the meantime we've been out of the apartment for 2 months and still haven't gotten our deposit back (worth a few months rent)!!! There's still something that should be done about the stove, but that never happens. We get no updates at all, only the new tenant hears things...while it's about thousands of euros for us..... I wouldn't recommend anyone to rent through them. They do nothing about your complaints, try only to get money out of you and are super hard to reach.
Meanwhile 2 months since vacating the private rental property and still no deposit received back, despite the law stipulating that this must happen within 30 days if there are damages. Every day I try to get in touch with them, everyone says something different but no one comes up with a solution. Meanwhile legal action has been taken against this fraudulent, very unprofessional organization.
They do not answer phone calls after you have become their tenant. If they do pick up, in 90% of the cases it's 'I don't know, email xyz@nmg.nl' and that's it. So if you are not really in a bad situation, don't take a property from them.
Their building in Groningen has 70 apartments, but only 40 parking spaces! We cannot use any parking space and the municipality does not give us permission to park on the street, because they think our NMG building has its own parking space! And no one is responsible! They never answer e-mails, except when they want to ask you for money! How can a company be like this!!!
Very unreliable company, had to pay 3 months deposit for a rental apartment (3007,- euro). After terminating the lease this amount should be refunded within 4 weeks minus the cost of a plastic fridge compartment, ca.35,- euro. Now two months later and still no money back received and after repeatedly calling they promise a lot but actually do not pay back. Very disappointing and frustrating how this company deals with their tenants, be careful with this company!

NMG is a nightmare. All reviews as described correspond with our experiences. 1 star is still too much. Impersonal, when it comes to repair requests or complaints you end up in the funnel of digital portals. Unreachable, negligent and focused on maximum exploitation without regard and attention for the quality of living for tenants.

In my opinion, this is the most dubious company that exists. They leave tenants literally out in the cold. 14 months without being able to shower, compensation: €250,-. Had to spend a night in the car because my door lock was defective and I had reported it several times three weeks prior, eventually having a locksmith open my door: costs of €300,-. Never received that back. Service charges which they manage to have charged annually are full of non-existent cost items, they also charge you VAT while this does not apply to rental properties. It's even so bad that the municipality of Dordrecht is trying to keep this party out of the city! I know that there is a housing shortage, but really... you see NMG then say NO.
Rent here for a long time and the building maintenance is ridiculously bad. They expect you to hang out of your 4th-floor window to clean your windows, or look at poop for 3 years. The cars are overgrown with weeds, but you'll pay 2x as much for the so-called maintenance they arrange. Oh, and if you want contact with them, set aside a month for it.
Attention: late settlement of service charges – don't just pay! Landlord (Amazone bv) and real estate agent (NMG) only think about money, increasing the maximum rent every year. Maintenance on the exterior is a no-go (frames, doors etc.). 35 homes in this complex, an average net rent of €1000 per month, do the math, €35,000 x 12 months = €420,000 per year! Poor ventilation in the home = natural ventilation instead of mechanical. This results in mold everywhere (bathroom, bedrooms). Reported several times, nothing ever done about it. Elevator that breaks down constantly.. quite a few elderly people in this complex who are not well on their feet. Cleaning company Succes which is hired for cleaning the lobby and stairwell is also a joke, we pay so much money for this? They spend more time resting than actually cleaning. Hallway in storage room often a mess, chewing gum from loitering youth everywhere on walls and floors, even once someone left half an uneaten grilled chicken behind. Residents who take a shopping cart from Jumbo and park it in the stairwell. Attention: late settlement of service charges – don't just pay! Update July 25, 2025: The service charge settlements are sent much too late. This is in violation of the law. According to article 7:259 paragraph 2 BW, the settlement must be provided within six months after the end of the calendar year. For 2024, the deadline was therefore June 30, 2025. If the landlord (such as NMG) exceeds this term, the claim is not due and you don't have to pay anything. Don’t let yourself be pressured. Sometimes reference is made to a statute of limitations of five years, but that only applies if there is a valid and timely settlement. If it arrives late, the claim is simply not legally valid. In addition, I want to state that I found the communication unprofessional. Threatening SMS messages about garnishment are absolutely unacceptable to me. That's not how you treat tenants. Update: The owner Amazone can be seen on the attached photos, wanted to enter the home without any announcement on July 31, 2024, to record the property (went up for sale after we gave notice) we just politely declined.
Very bad experience with this company, now renting an apartment for 1 year. After multiple repair requests, things are handled very negligently. When a repair is finally carried out after months, it isn't even finished. A half-open suspended ceiling at the front door after a “repair” of the sewage system. This repair was not good and according to nmg wonen someone should have come by. NEVER happened! Emailed and called multiple times but almost unreachable. There is never any response! Maintenance of the complex is also not being done. Problems with various things in my rental property. Here demonstrated that it is for the landlord to address. To then be sent from pillar to post. Trying to get out of all obligations, and the contact person is always impossible to reach. Unless it's about a tenner they have to collect, then they always know how to find you. Well, whether the whole thing deserves 5 stars I won't know for sure until the settlement when we ever leave again. But until then, I have actually only had positive interactions. This applied to both the viewing, the administration in between, the handover, and now some time later also technical problems and administrative problems. Reactions to the last two were surprisingly fast given the reviews. And our problems were also solved quickly. Now I wonder if real misery is still lurking around the corner, but until then I am still very satisfied. Edit: We have since left. The pre- and final inspections went well. Communication has always been clear, and there was a collaborative approach. The deposit was also received within two weeks without any inquiry. All in all, actually a perfect experience. NMG Vastgoed Nijmegen did everything well in the last 2 years that I lived in an apartment (a total of 19.5). This is a company that sends incorrect invoices/reminders/demand letters and then does not respond to any emails. Furthermore, they are never available by phone.
Unfortunately, less than 1 star is not possible. As negligent as the plague, you have to figure everything out yourself, and are barely reachable. Often a case of push it against the wall.
