If you want to buy a property for 400K, I would at least expect some personal attention during a viewing, instead of 'just start in that room because there are already people in this room'.

??Today I received the verdict in a civil lawsuit that Blijdorp Makelaardij, represented by Michel Velickovic, Registered Broker and Appraiser, had filed against me because I didn't want to pay his invoice for the appraisal of my house as I felt his appraised value was ridiculously low. More than € 40,000.00 euros less! than the appraisers before and after him who have appraised the same property! A few thousand euros difference can always be tolerated, but this was simply a failure to perform. I felt disadvantaged and had informed him that I would not pay the invoice and if he wanted his money, he should file a lawsuit. And that's what he did….. The judge gave him every opportunity to provide evidence for this absurdly low appraisal. But beyond painting the house black, he didn’t go. Small garden, torn wallpaper, smell of animals, roof not good, cracks in the facade – you couldn't make it up; there was something wrong with this 1930s home. I tried to explain that the house was structurally completely different from the adjacent properties and also had just been sold. Insulated concrete floors with underfloor heating. Comfort class 5 water supply, large conservatory attached to the house, which he didn't see as a garden, while a conservatory is truly a garden room. But all in all, it’s a very well-equipped house in this price range. As I am a contractor myself, I think I know what I'm talking about. In an interim judgment, the judge stated that if he could not provide further evidence, she was inclined to rule in my favor. She gave him another chance to withdraw. She also instructed him and his lawyer to ‘look in the hallway’ to see if a compromise was possible. I had so much confidence that I would win the lawsuit that I didn't even bother hiring a lawyer. So when I sat vulnerable, waiting for a proposal on a bench in the hallway of the courthouse….. it turned out this case was unnecessary. Without saying a word, they walked back into the courtroom without giving me so much as a glance. Like a small child, I was ignored. He continued to bash the judge about how well he understood his profession. And that the other brokers knew nothing…. He was very precise with measurements and they were more or less amateurs…. After another round of providing evidence, the lawsuit ended and we had to wait a few months for the verdict. And the verdict reads: It is established that Blijdorp Makelaardij failed to fulfill the terms of the assignment agreement between the parties by setting the property value too low. And is therefore condemned to pay the legal costs. I considered, after jumping for joy, leaving it at that. But if you are more than € 40,000.00 below the appraised value of several of your colleagues, you deserve a rap on the finger. The judge did this several times but Michel Velickovic is so convinced of his correctness that even a very rational judge could not teach him the wisdom of knowing when to cut your losses. A simple okay, I was perhaps a little too far off and I accept my loss would have been sufficient. But the man is acting so authoritarian that I almost feel sorry for his colleagues. There is simply only one truth and that is his…. Glad the judge saw this! I see that many maximum ‘stars’ are given in reviews about this brokerage firm. But would they have given them if other brokers had perhaps appraised their house € 40,000.00 euros higher? Note!! On a house of around € 200,000.00….. I thought it was a disgrace! For me, € 40,000.00 is a lot of money! So just one star from me because I can't give any lower. And it’s certainly not my intention to ruin his business! But if you are that arrogant and treat me like dirt sitting in the hallway waiting like a small child…. You deserve it. So, getting your house appraised? Think twice before you start!
