Great deals and fast service!
We have had a good experience renting through Wonenhartje. Bastiaan Verbaas helped us and was very quick to respond, which made the process run smoothly. No problems experienced. As far as we're concerned, definitely recommended!
We had a terrible experience renting with Bastiaan Verbaas. He did not thoroughly read our communication and repeatedly asked for documents that had already been shared. He kept us on hold for three weeks, thinking we were selected as one of four after the viewing, by asking for all sorts of information. We responded directly and respectfully to every email and received a message 9 days before our moving date via an automatically generated message stating they would proceed with another applicant. When we asked why our application was suddenly rejected, he gave an incredibly confusing answer that made no sense. We even offered several times during the process to increase the rent to get higher priority and secure our place, but were told this was not an option. We just would have liked some transparency and communication about whether they would proceed with other applicants, and more information about how long the procedure would take. We are disappointed that after finally finding a property that accepted our difficult situation (with the help of guarantors and subletting), they chose an applicant who would qualify for other housing nearby. The lack of timely communication and transparency made this situation a nightmare for all of us and left four people without a home. During that time, we considered other options, but postponed the final decision when we were told we had been selected for this property. By the time they told us we were rejected, we had already lost all other opportunities we had applied for because we delayed the decision too long. If this is your realtor, don't wait any longer and go with your second choice.
After a phone call to Wonen Hartje regarding interest in a property they had for rent, I got Bastiaan on the phone. He told me with a sigh that the property was not for rent at all, but only a room in the property. I indicated that I didn't understand what sir meant because it clearly stated apartment for rent 65m2 on the site, then they told me to read better and that he would explain it again. I pointed out that I didn’t find the conversation pleasant and the text was really there as I told him. After a deep sigh, a 'Jesus', and 'I don't like you,' the call ended. After rereading the text, I still can’t find where it says ‘only a room for rent.’ Regards
TL;DR - we are probably paying too much rent, and when trying to lower the rent, the company does not respect that another party is negotiating for us. When I signed the lease agreement for my apartment, I thought Wonen Hartje Rotterdam was there to help me, but during my stay there, my dissatisfaction grew. The house is very beautiful, but there are some minor problems. When I sent an email to the intermediary between myself and my landlord, it apparently got forwarded to WHR, who responded with an email showing little willingness to seek solutions that work for us both. After asking for our permission, WHR also put us in contact with a company that could help us set up utility contracts, but those people turned out to be quite aggressive in their sales techniques. These problems didn't really bother me until we found out that we were also paying too much for the location. After living in the property for several months, we received information from multiple parties that the rent was legally too high. The municipality registered us with another company that would investigate it and, if necessary, start a procedure to lower the rent. After the procedure started, I was called by WHR in an attempt to negotiate directly with us on a new price, while we already had another party negotiating with our intermediary. The negotiations are not yet finalized, so we don't know how big the difference is between the legally permissible rental price and the price we are currently paying.
If you are considering renting out your apartment, I wholeheartedly advise you to engage Wonen Hartje Rotterdam. Bastiaan did a fantastic job managing my apartment while I worked abroad for 2 years. He found me two good tenants and took care of all matters. It's great to have someone who has everything in hand, so that I am completely carefree and don't worry about what happens to my apartment. Bastiaan’s involvement included performing some minor repairs and maintenance, but also a more complex issue with a serious leak which turned out to be the responsibility of the VVE (Homeowners Association). Bastiaan arranged everything perfectly, chased the VVE manager several times, worked together with contractors and got everything under control. I honestly haven't lost a minute of sleep over my apartment and that’s what you are looking for when you have someone manage your apartment.
The boys go the extra mile to help potential tenants find suitable apartments. High professional skills, open-minded, dedicated to explaining all details and clarifying all questions. It makes a big difference compared to other agencies I have contacted.
