Great deals and fast service!
We have had a good experience renting through Wonenhartje. Bastiaan Verbaas helped us and was very quick to respond, which made the process run smoothly. No problems experienced. As far as we're concerned, definitely recommended!
We hadden een vreselijke ervaring met huren bij Bastiaan Verbaas. Hij las onze communicatie niet grondig en vroeg herhaaldelijk om documenten die al gedeeld waren. Hij hield ons drie weken lang aan het lijntje, denkend dat we met z'n vieren geselecteerd waren na de bezichtiging, door allerlei informatie te vragen. We reageerden direct en respectvol op elke e-mail en kregen 9 dagen voor onze verhuisdatum via een automatisch gegenereerd bericht te horen dat ze verder zouden gaan met een andere aanvrager. Toen we vroegen waarom onze aanvraag plotseling was afgewezen, gaf hij een ongelooflijk verwarrend antwoord dat nergens op sloeg. We hebben zelfs meerdere keren tijdens het proces aangeboden om de huur te verhogen om hogere prioriteit te krijgen en onze plek veilig te stellen, maar kregen te horen dat dit geen optie was. We hadden alleen graag wat transparantie en communicatie gehad over de vraag of ze verder zouden gaan met andere aanvragers, en meer informatie over hoe lang de procedure zou duren. We zijn teleurgesteld dat ze, nadat we eindelijk een woning hadden gevonden die onze moeilijke situatie accepteerde (met behulp van garantstellers en woningdelen), een aanvrager hebben gekozen die in aanmerking zou komen voor andere woonruimte in de omgeving. Het gebrek aan tijdige communicatie en transparantie maakte deze situatie tot een nachtmerrie voor ons allemaal en zorgde ervoor dat vier mensen zonder huis kwamen te zitten. In die tijd hebben we andere opties overwogen, maar we stelden de definitieve beslissing uit toen we kregen dat we voor deze woning waren uitgekozen. Tegen de tijd dat ze ons vertelden dat we waren afgewezen, hadden we alle andere kansen waar we op hadden gesolliciteerd al verspeeld, omdat we de beslissing te lang hadden uitgesteld. Als dit jouw makelaar is, wacht dan niet langer en ga voor je tweede keus.
After a phone call to Wonen Hartje regarding interest in a property they had for rent, I got Bastiaan on the phone. He told me with a sigh that the property was not for rent at all, but only a room in the property. I indicated that I didn't understand what sir meant because it clearly stated apartment for rent 65m2 on the site, then they told me to read better and that he would explain it again. I pointed out that I didn’t find the conversation pleasant and the text was really there as I told him. After a deep sigh, a 'Jesus', and 'I don't like you,' the call ended. After rereading the text, I still can’t find where it says ‘only a room for rent.’ Regards
TL;DR - we are probably paying too much rent, and in their attempt to lower the rent, the company isn't respecting that another party is negotiating for us. When I signed the lease agreement for my apartment, I thought Wonen Hartje Rotterdam would help me, but throughout my stay, my dissatisfaction grew. The house is very beautiful, but there are a few minor problems. When I sent an email to the mediator between myself and my landlord, it apparently got forwarded to WHR, who responded with an email showing little signs of willingness to seek solutions that work for both of us. After we asked for our permission, WHR also put us in contact with a company that could help us with utility contracts, but those people turned out to be quite aggressive in their sales techniques. These problems didn't really bother me until we found out that we were also paying too much for the house. After living in the house for a few months, we were informed by multiple parties that the rent was legally too high. The municipality registered us with another company that would investigate the case and start a rent reduction procedure if necessary. After the procedure started, I was called by WHR to try to negotiate directly with us on a new rental price, despite already having another party negotiating with our intermediary. Our negotiations are not yet finalized, so we don't know how big the difference is between the legally permitted rent and the price we are currently paying.
If you are considering renting out your apartment, I highly recommend Wonen Hartje Rotterdam. Bastiaan did a fantastic job managing my apartment when I worked abroad for two years. He found me two good tenants and took care of everything for me. It is nice to have someone who arranges everything so that I am fully relieved and don't have to worry about anything. Bastiaan was involved in some minor repairs and maintenance, but also in a more complex problem with a serious leak which turned out to be the responsibility of the VVE (Vereniging van Eigenaren). Bastiaan arranged everything perfectly, contacted the VVE manager several times, worked together with contractors and made sure everything was taken care of. I honestly haven't lost sleep over my apartment for a single minute, and that is exactly what you are looking for when you have someone manage your apartment.
The men go out of their way to help potential tenants find a suitable apartment. They are very professional, open-minded and are happy to explain all the details and answer all questions. That is a big difference with other real estate agencies that I have approached.
