Great deals and fast service!
We have had a good experience renting through Wonenhartje. Bastiaan Verbaas helped us and was very quick to respond, which made the process run smoothly. No problems experienced. As far as we're concerned, definitely recommended!
We had a terrible experience renting with Bastiaan Verbaas. He did not thoroughly read our communication and repeatedly asked for documents that had already been shared. He kept us on hold for three weeks, thinking we were selected as one of four after the viewing, by asking for all sorts of information. We responded directly and respectfully to every email and received a message 9 days before our moving date via an automatically generated message stating they would proceed with another applicant. When we asked why our application was suddenly rejected, he gave an incredibly confusing answer that made no sense. We even offered several times during the process to increase the rent to get higher priority and secure our place, but were told this was not an option. We just would have liked some transparency and communication about whether they would proceed with other applicants, and more information about how long the procedure would take. We are disappointed that after finally finding a property that accepted our difficult situation (with the help of guarantors and subletting), they chose an applicant who would qualify for other housing nearby. The lack of timely communication and transparency made this situation a nightmare for all of us and left four people without a home. During that time, we considered other options, but postponed the final decision when we were told we had been selected for this property. By the time they told us we were rejected, we had already lost all other opportunities we had applied for because we delayed the decision too long. If this is your realtor, don't wait any longer and go with your second choice.
After a phone call to Wonen Hartje regarding interest in a property they had for rent, I got Bastiaan on the phone. He told me with a sigh that the property was not for rent at all, but only a room in the property. I indicated that I didn't understand what sir meant because it clearly stated apartment for rent 65m2 on the site, then they told me to read better and that he would explain it again. I pointed out that I didn’t find the conversation pleasant and the text was really there as I told him. After a deep sigh, a 'Jesus', and 'I don't like you,' the call ended. After rereading the text, I still can’t find where it says ‘only a room for rent.’ Regards
TL;DR - we are probably paying too much rent, and in their attempt to lower the rent, the company isn't respecting that another party is negotiating for us. When I signed the lease agreement for my apartment, I thought Wonen Hartje Rotterdam would help me, but throughout my stay, my dissatisfaction grew. The house is very beautiful, but there are a few minor problems. When I sent an email to the mediator between myself and my landlord, it apparently got forwarded to WHR, who responded with an email showing little signs of willingness to seek solutions that work for both of us. After we asked for our permission, WHR also put us in contact with a company that could help us with utility contracts, but those people turned out to be quite aggressive in their sales techniques. These problems didn't really bother me until we found out that we were also paying too much for the house. After living in the house for a few months, we were informed by multiple parties that the rent was legally too high. The municipality registered us with another company that would investigate the case and start a rent reduction procedure if necessary. After the procedure started, I was called by WHR to try to negotiate directly with us on a new rental price, despite already having another party negotiating with our intermediary. Our negotiations are not yet finalized, so we don't know how big the difference is between the legally permitted rent and the price we are currently paying.
If you are considering renting out your apartment, I highly recommend Wonen Hartje Rotterdam. Bastiaan did a fantastic job managing my apartment when I worked abroad for two years. He found me two good tenants and took care of everything for me. It is nice to have someone who arranges everything so that I am fully relieved and don't have to worry about anything. Bastiaan was involved in some minor repairs and maintenance, but also in a more complex problem with a serious leak which turned out to be the responsibility of the VVE (Vereniging van Eigenaren). Bastiaan arranged everything perfectly, contacted the VVE manager several times, worked together with contractors and made sure everything was taken care of. I honestly haven't lost sleep over my apartment for a single minute, and that is exactly what you are looking for when you have someone manage your apartment.
The men go out of their way to help potential tenants find a suitable apartment. They are very professional, open-minded and are happy to explain all the details and answer all questions. That is a big difference with other real estate agencies that I have approached. If you are looking for a real estate agency where you want to be sure that they listen to your wishes and really work with you, choose Wonenhartjerotterdam. A real recommendation.
