Last week I submitted a request to view a house. Unfortunately, the viewings were full and they do expect to sell as well. This week the property was still listed as available and there was no text updated indicating that there was no possibility of viewing. Subsequently called to state that I still have very much interest and would like to buy the property, even if unseen. I am personally accustomed to the suffering that is called the housing market in the Randstad region, so overbidding by half the asking price didn't seem entirely strange to me. Is that not allowed?!?! Apparently, with this agency you are obliged to first visit and have them look before a bid can be made. This seems like favoritism to first see what kind of meat they have in the pot and whether you are fun enough to sell to. What a farce and very unprofessional from the real estate agent.. you would expect them to sell a house to the highest bidder and not close the front door to a bid beforehand.

Applying for a mortgage through Alders is difficult difficult. While with another financial advisor it's so easily arranged. A bit of a shame.

We have tried twice to arrange a viewing. We contacted via Funda on the same day that the houses appeared on Funda and the next morning by phone. Both times we were told that the viewings were full. We have been looking for a house for a month, and this is the first time we haven't been able to arrange a viewing for a house we liked (since we check Funda daily and make our interest known within a few hours). And this has happened twice with this real estate agent.

I actually don't really know where to start about the suffering that Alders is called. We have since sold our owner-occupied home through another real estate agent, Alders also wanted to do the sale for us, but was incredibly vague about the commission to be paid, we would figure that out, it was said. Hello, this isn't a bag of sugar, you just want a clear answer, right?! In the meantime, we live in an extremely pleasant rental apartment and from here we are quietly orienting ourselves further on what the market has to offer, we don’t have to rush, our owner-occupied home is sold and we can terminate the rent per month. That's how it happens that we occasionally respond to (new construction) homes offered by various real estate agents. We started to realize that Alders lures potential clients by offering new build homes that were supposedly for sale, but upon inquiry they were already under option. To the question of why they didn’t adjust the advertisements, you always got the answer: we only change the status of the ads when the homes are sold subject to conditions. That is peculiar because other real estate agents who offer new builds do adjust their offerings when an option is taken on a new build home. Alders also applies the same strategy to existing owner-occupied homes; these homes are also still listed as 'for sale' but upon inquiry they have already been sold subject to conditions or completely sold. The working method applied by Alders does not escape other real estate agencies in the region, so we didn’t imagine it. I seriously wonder why Alders works this way, your credibility crumbles further and further. The housing market is very tense at the moment, there is more demand than supply and all real estate agents benefit from that, but there will come a time when the housing market will collapse, I am curious how real estate agency Alders will keep its head above water.

4 years on the market with this realtor. One viewing in the first month. After that, nothing more heard from the realtor. It turns out that suddenly other realtors would be listing our house, never heard of it before. Put on the market with another realtor and sold within 4 months! Now I supposedly have to pay €1250,-. What for!? Still working on it. So not recommended.
