June 2020, Last year in April we went to look at a detached villa at Schokkerjachtdijk 5. Yaniv and his twin brother were building and we indicated that we wanted to buy the property for 1,100,000. One had already been sold (Schokkerjachtdijk 9) for 950,000. After several conversations, Yaniv still wanted more and the amount eventually became 1,200,000. We had an oral agreement in June and we went on vacation with peace of mind. There were still some small things like, what kind of kitchen, what do we do with the garden etc etc. After our vacation in September 2019, we immediately made an appointment with Yaniv and his brother but they suddenly wanted that through HEEREN MAKELAARS. We had a verbal agreement with Yaniv and we thought we were going to buy a property from the real estate agent in question. After a half-hour conversation very casually in English (Yaniv and his brother came from Israel), Sander, the director, wanted to continue talking in Dutch. Sander stated that he personally knew the boys' father and that the boys weren't old enough to make such big decisions. (both over 40 years old!) He and the father preferred to put the property on Funda (to see if they could possibly get more) and dismissed our verbal agreement as a mistake of the brothers. The brothers said nothing more, we were speechless, especially since you are naturally being ripped off where you stand. We politely said goodbye to everyone and started looking for another property. Now comes the sour part, call it karma, the property is still for sale for 1,200,000!! The amount we had already offered in SEPT 2019. Meanwhile, a large banner adorns the entire side of the house with the text 'please buy me' LOL ...How happy Yaniv, his brother and the father will be with the good advice from Sander from HEEREN MAKELAARS. 'DON'T SELL IN SEPT 2019 FOR 1.2 MILLION, PUT IT ON FUNDA BECAUSE YOU WILL SURELY GET MORE' I waited a while with the review to see if the house would now be sold under the plan of Heeren Makelaars, Sander.

Steijn is a great agent in communication and getting things done. We did not end up selling the house as intended due to current market conditions in Amsterdam, but the ‘plan B’ of renting the house eventually worked out with the right price. I would definitely recommend him to work with.

Just had a rather strange phone conversation with Sebastiaan. To the simple question about which procedure a house will be sold through, I received no answer. Unfortunately, I only had one slot to view the property which coincided with another appointment and I wanted an answer to this question. This was also promised to me when making the appointment and again yesterday afternoon. I was told to 'just go to the viewing' and then 'see what you find more important'. I had already contacted them about this when making the appointment, and the day before the viewing, and on the day itself at the moment the office opened. I wanted to know what the sales procedure would be in order to determine whether it was even interesting to go look. Of course, I won't show up after the selling agent couldn't provide me with even the simplest information?

I went to a viewing some time ago that RET real estate agents organized, but I felt that Sander hadn't informed me sufficiently about the apartment. I had quite a few specific questions about the house, received little concrete answers, and I felt that little effort had been made to obtain those answers. It started well when I came in. I asked if he wanted to share any specific details about the house, and the answer was: not really, the house speaks for itself. Ultimately, I did make an offer, but I think I would have bid more if I had felt that I had been better informed about the condition and details of the apartment. Edit: interesting reaction to this question that the seller was very satisfied. They probably could have been even more satisfied if a real estate agent made an effort to sell a house. Ultimately, during my search, I gained experience with different real estate agents and posted reviews of the agents who deserved them (both good and bad) when I found my house. This review is therefore not written out of spite, but purely to warn future sellers and buyers.
