Immobilia: a warning for future tenants A year ago, we searched for a rental apartment through Immobilia. Everything seemed perfect during the viewing, but reality turned out to be very different. Even before we were sure if we would get the apartment, they already demanded all sorts of personal information—no privacy protection whatsoever. When I inquired about this, I was met with rude and unfriendly behavior from an employee. Ultimately, we did receive the apartment, but due to the bad experiences and negative stories from the neighborhood—which never came up during the viewing—we still decided not to go through with Immobilia. My advice: be warned, and do not deal with this real estate agent!

Experience with Immobilia and Domica Investments: What unprofessional and unreliable organizations these are! My experience with Immobilia and Domica Investments has been extremely negative, and I feel compelled to warn others about their unethical and illegal practices. 1. Unjustified accusations and collection practices Immobilia and Domica Investments unjustly claimed that I had not paid the rent for September 2025, despite having proof of payment. Instead of admitting their mistake, they blocked me on WhatsApp and refused to communicate further. This is highly unprofessional and demonstrates poor customer service. We have made the payment again, but if it turns out that this was already paid, we will report fraud and theft to the police. Additionally, we will immediately demand a fine of €181 (analogous to shoplifting) and hand over the claim directly to an enforcement officer. 2. Serious violations of GDPR Immobilia has committed serious violations of GDPR, including: Unnecessary and disproportionate data collection (Article 5(1)(c) GDPR). Lack of legal basis for sharing my personal information with Domica Investments (Article 6 GDPR). Violation of the purpose limitation principle (Article 5(1)(b) GDPR). Lack of transparency regarding the sharing of data with third parties (Article 13 GDPR). We have filed a complaint with the Dutch Data Protection Authority (AP) and will initiate legal proceedings against both Immobilia and Domica Investments. In this process, we will demand compensation of €1,000 per defendant in accordance with Article 82 GDPR. 3. Overpaid rent and outstanding statutory interest From February 2024 to January 2025, Domica Investments collected more than €600 per month in excess rent. Although they have returned this amount in installments, the statutory interest (€200) and collection costs (€915.95) remain outstanding. Despite our leniency, they refuse to pay these amounts. If they do not pay within 5 days, we will engage an enforcement officer and charge them all additional legal costs. 4. Childish and unprofessional behavior The conduct of Immobilia and Domica Investments is childish and unprofessional. Instead of admitting their mistakes and finding a solution, they block communication channels and attempt to unjustly collect money. This is unacceptable for a professional organization. 5. Legal steps and fraud report We have already taken legal action and will file a fraud report if it turns out that the payment was already made. Additionally, we will report Domica Investments to the municipality of Rotterdam for illegal rental practices. My advice to everyone: do not conduct business with Immobilia and Domica Investments! They act illegally, unprofessionally, and unethically. We will use all legal means to defend our rights and hold them accountable for their actions.

Had an appointment this afternoon to view the store. Mr. came walking up with a phone in his hand, stood right in front of the door, walked past me in a straight line as if I'm air. He opens the store, walks inside. I’m still standing outside the door. He remains on the phone, no smile or gesture towards me. Waited outside the door finally he said something so I went inside after we introduced ourselves. Had taken 3 steps into the store when he asked if I had any questions. Man, what logic did that person have? So unprofessional I’ve never experienced. Really a company of nothing. This is my personal experience. Too bad I can no longer place a review, so I'm writing it like this. Why on earth would you ask people to post something? The person you are referring to is a posting from 1 year ago, but alas and very unprofessional that you just pick up the story of your employee! Every story has two sides! Bikes at the front door, how on earth? The door is wide open! While I was waiting outside the door, a lady came walking by delivering newspapers, but oh well, I don’t feel like getting into a back-and-forth.

This is by far the worst rental company I have ever dealt with. They have no customer focus, but are only focused on getting your money. Expect no help from them, just difficulties, and ultimately they will try to retain your deposit without any justification or explanation, which is quite ironic considering they didn't care about the repairs needed before you started your contract. And of course, they won’t tolerate any criticism.

A bit of a shame. I asked if I could make an appointment to draft a sales agreement. I received the answer: Just send your question by email. I was brushed off. The amount is certainly not interesting. The man I spoke with wasn't very familiar with how to speak politely to someone. You, you, yours. The words 'u' and 'uw' were unknown to him. And at the end of the conversation I said...thank you...good afternoon....And he said....hi!! Yes, I think that kind of conversation lacks class. He forgets that his salary also needs to be paid. And drafting a sales agreement starts from €500. That’s still nicely earned.

A month ago I signed the contract with Immobilia and so far, communication has been super fast. Even on weekends, there is an immediate response to questions. At the beginning, it was clearly mapped out what the condition of the apartment was and afterwards they were very flexible when I wanted to report adjustments. However, the real estate agent could have had a little more knowledge about the defects of the property so that our questions (e.g., about the smoke detectors) could be answered directly. Overall, very satisfied with the pleasant communication and the way they handle problems.
