Als expat die niet bekend was met de Nederlandse huizenmarkt, maakte ik me zorgen over het kopen van een huis. Gelukkig raadde een vriend van mij Frank aan. Hij beantwoordde geduldig al mijn vragen en nam de tijd om elk detail en elke stap van het proces uit te leggen. Hij deed er alles aan om ervoor te zorgen dat ik alles begreep en me zeker voelde over mijn beslissingen, gezien de huidige, competitieve markt. Dankzij zijn expertise werd wat begon als een lastig proces uiteindelijk een proces waar ik tevreden mee was. Het is duidelijk dat hij oprecht om zijn klanten geeft en altijd hun belang voor ogen heeft. Als u op zoek bent naar een makelaar, bent u bij Frank in uitstekende handen.

(augustus 2025) We huurden een kamer in Maastricht voor onze dochter, betaalden alles op tijd en kwamen vanuit het buitenland aan in de verwachting een schone en instapklare kamer te krijgen. In plaats daarvan was de kamer vies (bevlekte muren, etensresten, cosmeticaresten), beschadigd (gaten in de deur/muren) en ontbraken er spullen (waaronder een matras die we hadden afgesproken te houden en een tafel die in de advertentie stond). Ondanks dat we 48 uur de tijd hadden om foto's te uploaden via hun portal, hebben we nooit inloggegevens ontvangen, waardoor het onmogelijk was om hieraan te voldoen. Om het nog erger te maken, vereist het huurcontract dat huurders de woning fris geverfd (met een specifieke verf), onbeschadigd, schoon en brandschoon achterlaten, anders riskeren we kosten. Border Estate leverde de kamer echter in de tegenovergestelde staat op, wat een duidelijke dubbele standaard aantoonde. Onze dochter zat zonder accommodatie vlak voor het begin van haar studiejaar, waardoor we wekenlang in hotels moesten verblijven tegen aanzienlijke extra kosten. Hoewel Border Estate en de eigenaar uiteindelijk de huur en borg (€ 1.703,23) terugbetaalden, dekte dit niet de hotelrekeningen of de stress en overlast die hierdoor ontstond. Het verhuurbedrijf beweert dat ze schoonmaak en reparaties hebben geregeld nadat we een klacht hadden ingediend, maar dit is niet relevant. Een woning moet schoon en functioneel worden opgeleverd voordat de huurders erin trekken, niet dagen later, en niet nadat de huurder al zonder woning is komen te zitten. Een terugbetaling, hoewel gewaardeerd, doet niets af aan het feit dat de kamer onbewoonbaar was bij oplevering. Onze ervaring leert dat huurders er niet op kunnen vertrouwen dat Border Estate de kamers levert zoals beloofd, noch verantwoordelijkheid neemt voor de gevolgen als ze dat niet doen. Ga uiterst voorzichtig te werk.

I had a positive experience renting from Border Estate. The house was conveniently located in the city center and well-equipped with furniture, kitchenware, etcetera. Complaints and any problems with the property were resolved quickly.

Avoid Border Estate if you value professionalism, punctual maintenance, or basic respect as a tenant. We've been renting through them for a while now and the experience is consistently disappointing, to the point of being frustrating. ▪️Maintenance takes months: Every reported issue drags on endlessly. For example, we had to wait three months for them to repair a broken microwave, all while paying their already high rent in full. ▪️Serious problems ignored: We are currently experiencing a terrible smell coming from behind the built-in refrigerator and dishwasher. It smells like sewage or a dead animal, a potential health hazard. We reported it immediately. Two days later: no action, no response. When I called the so-called emergency number, I was essentially told that 'smell is not an emergency'. I then went to their office in person: Friday afternoon, coffee, music, employees going to bed early instead of working. They told me they 'couldn't do anything' because they were about to close. They had two full days to call a technician, but apparently answering the phone is too much to ask. ▪️Gaslighting and unprofessional behavior: This company excels at dismissing and gaslighting tenants. One of their employees openly told us that resolving issues takes longer now because they 'have to make an appointment'. The reason? We previously had to involve a lawyer when they tried to enter our apartment without our permission, which is illegal in the Netherlands. After the letter from the lawyer, they suddenly remembered the law and started asking for permission. But now it feels like they are punishing us for protecting our rights by deliberately delaying repairs. ▪️Two-sided communication: Initially, an employee seemed empathetic and professional when I explained the smell problem. As soon as another employee came in, the tone changed completely. Suddenly we were treated as 'problem tenants' and the entire conversation turned into gaslighting and deflection. Border Estate is unprofessional, unresponsive, and disrespectful to tenants. They quickly take your money, but when it comes to urgent maintenance, health hazards, or even basic communication, they leave you hopelessly stranded. If you value your health, your time, and your peace of mind, avoid renting through them at all costs.

Border Estate is the most unprofessional rental company we have ever dealt with. Repairs drag on for months, urgent problems are brushed aside, and tenants are treated dismissively or even hostilely. They quickly collect rent, but consistently fall short in the basic principles of maintenance and respect. Save yourself the stress and look elsewhere.

During my two years with Border Estate, I had a very pleasant stay. They are friendly and well-organized. They resolved everything that was needed very quickly. Great service.

Our experience with Border Estate was truly positive! We were looking for a suitable apartment for our daughter, a first-year student all the way from Sri Lanka. Deadlines that stretch across the continent are always a challenge... especially when you have to make a decision about an apartment without having seen it and the landlord never came by! Romain and his team were accessible and proactive and helped us find the perfect 'starter apartment' at Scharnerweg 55. Do NOT rent from these kinds of people. They brush you off when there are problems and then try to mislead you about THEIR lack of communication and responsibility. And when you finally move out, they invent some ridiculous reason to steal your deposit. STAY AWAY from them. If you have no other choice but to rent from them, make sure you document EVERYTHING well. Even small defects that already exist when you move in, because they will use it as an excuse to steal your deposit.

I strongly advise anyone considering renting through Border Estate to run. My experience with them was so disrespectful and disappointing. I rented from Border Estate for almost three years. At first, I thought I had been lucky to find a home with Border Estate, but in retrospect, I was just relieved to have found a place in Maastricht. Over time, the truth became impossible to ignore. Repeated maintenance requests about rats in the walls kept me awake at night, and an ever-growing leak in the ceiling were ignored. They even claimed that the leak had been 'repaired,' despite no one ever showing up, and it came back every time it rained. Also, my rent was too high for a studio. They promote an 'emergency line,' but when my heating room flooded, no one answered. Hours later someone finally showed up, but I never received confirmation by phone or email that my request had even been received. The last month of my rental period was the moment things went off the rails. Without any warning, workers came to remove radiators because the building apparently wasn't properly insulated (not my problem). I heard this from the workers themselves, not from Border Estate; they claimed they had accidentally left me out of emails about it, but when I asked them to forward it, they simply couldn’t admit it. Days later, another crew came to work on the insulation. The workers told me it would take two days. It lasted until after my move-out date. For a half month, I couldn't live or work in my own home during the day. As a remote worker, I had to relocate daily from 8:00 AM to 5:00 PM to public spaces. This also made packing and moving incredibly difficult. To make matters worse, the workers left a mess in my already cleaned apartment, dust and wood shavings, and even used my toilet without flushing (imagine a studio on a hot summer day full of urine smell). When I asked for a rent reduction, Border Estate refused. Instead, they said they would waive my cleaning duties and assured me verbally that I would receive my full deposit back. I immediately requested this confirmation in writing because I was almost in tears due to their unwillingness to be reasonable (I was trying to stand up for myself against a grown man while my voice trembled). I also asked for written confirmation of this agreement, about which they had just sent a half-hearted email. Later, they denied ever making that promise and withheld €, claiming the apartment was 'unclean' in places not belonging to the duties they had relieved me of?? Nice. When I contested this, they suddenly claimed that the money was intended for repairing a 'broken freezer grip' that was already broken before I moved in, and for 'removing items,' which were simply cleaning supplies I left behind for the next tenant (I didn’t want to throw them away because I had bought extra stuff to clean thoroughly before leaving), just as the previous tenant did for me. Throughout my rental period, I paid rent on time and acted responsibly. In return, I was confronted with dishonesty, lack of response, and a complete refusal to take responsibility when they were wrong. Reading other negative reviews makes it clear that this is a pattern, as Border Estate responds by twisting communication data to blame tenants (not to mention the unprofessional and petty comments they make publicly about people, lol, embarrassing). Be aware and don’t be fooled. My experience was very disappointing, and I am relieved to be rid of them. If you rent from them, expect that they will eventually abuse you.
