Border Estate+

We came into contact with Border Estate+ for the sale of a (then inhabited) studio in Maastricht. Real estate agent Romain assisted us throughout the entire process of selling the apartment (at the time of sale, the apartment was tenant-free). The contact with Romain was professional and smooth! Even in the evenings and on weekends he responded to our text messages and emails. Thanks to Border Estate, a deal could be quickly closed when the apartment came onto the market. Therefore, we want to thank Romain and the rest of the Border Estate+ team.

I have been helped by this agency for the past 18 months and overall my experience was very positive. The team is professional, courteous, and always willing to help. Every time I had a request or problem, they responded quickly and worked on a solution. That being said, there were occasional delays in processing maintenance requests – sometimes it took longer than expected for things to be repaired or addressed. But it must be said that everything was ultimately resolved properly and correctly.

AVOID THIS REAL ESTATE AGENCY AT ALL COSTS!!! I know it can be difficult to find an apartment in Maastricht, but really try to avoid this real estate agency. They have the worst possible customer service because they don't listen to the concerns and requirements of the tenant. They schedule renovation work in your apartment without informing you, without respecting your privacy. I went weeks without a kitchen because they suddenly decided to enter my apartment and install a new kitchen without notifying me. While I tried contacting the real estate agency for weeks without receiving a proper response, they eventually installed an unfinished kitchen. They generally do not respond to emails or phone calls and seem to care nothing about the tenants. Given the high rent I have paid for my apartment, this behavior is absolutely unacceptable. UPDATE: I am still hearing from other tenants about sudden costs after termination of the rental agreement and poor customer service. They appear to still be using the same disorganized and questionable practices, so do not rent with Border Estate!

AVOID Border Estate!!!! They are disorganized, unresponsive, and unprofessional! I rented through Border Estate for over a year and the experience was consistently frustrating. They frequently visited the apartment unannounced, without prior notice, and repeatedly promised maintenance appointments that never occurred. Their communication is incredibly poor. If you email them, it can take days or weeks to receive a response unless they want money from you. In that case, they are suddenly very quick and demanding. They pretend to be helpful by telling you to 'come by the office', but when you do, nobody opens up or there are just interns who have no information or authority to help you. Most concerning is when they charge fees or request large payments without providing a clear specification unless you explicitly ask for it. This lack of transparency is unprofessional and unacceptable for a company that manages people's housing and finances, especially students in vulnerable positions, who are often unfamiliar with Dutch rental law, new to the country, and more likely to accept unfair treatment out of fear or confusion. Border Estate seems to exploit this vulnerability, knowing that many international or novice tenants may not know how to object. They also charge renters an unexpected 'exit fee' when leaving a shared apartment, even if the tenant has adhered to the contract terms and observed the proper notice period. This fee is never mentioned in the rental agreement and is usually only brought up after the tenant themselves indicates they want to leave. Payment is demanded to proceed, without prior explanation or room for discussion, making the process feel coercive and opaque. Do yourself a favor: don't rent through Border Estate! There are many more professional and respectful agencies in Maastricht.

I rented through Border Estate+ for four years and it was generally fine. Overall a good experience, but there were also some points for improvement in communication. For example, the communication towards me and the other tenants was sometimes flawed, such as during renovations or visits by third parties. During a roof renovation, I, as a tenant of the attic room, experienced nuisance, and this was not immediately adequately addressed. Ultimately it was resolved, but that could have happened faster. Also, reporting problems via the portal doesn't always seem to be picked up quickly. Overall a reasonable landlord, but there is still room for improvement in terms of communication.
