06 Mar 2024Erik Bessems does not measure the areas of the Sonnevijver houses and gardens. Subsequently, he covers himself with the official sales deed. Once you have signed, you can no longer hold Bessems or the notary liable. A tip for prospective buyers: measure the house and garden yourself before proceeding to the final purchase. Bessems is paid handsomely to sell the house but compulsory measurements as a real estate agent, he has no desire for that. Sad but true.

06 Mar 2023I still feel guilty about nominating this Bessems realtor regarding the sale of my mother's house in Kanne. Will de Jonge was enormously enthusiastic and really wanted to take charge of this sale. This turned out differently because Will de Jonge suddenly no longer worked for Bessems Realty the week after our commitment. What I find utterly scandalous is that we were never informed about this. Will was our point of contact, would represent us in the sale of my mother's house. Forgotten perhaps? We are not talking about a bag of candy but about a house. A bad start. After this, the entire sale unfolded into one big drama, a chain reaction of very poor communication and many mistakes, too many to mention. All in all, a very stressful experience for everyone, but especially for my 85-year-old mother. I would therefore certainly not recommend this realtor.

06 Mar 2023Would I recommend this broker? No definitely not! I would even strongly advise against this office to anyone who asks for my opinion. This agency was allowed to sell my mother's house in Belgium. Initially, we dealt with broker Wil de Jonge from Bessems agency who really wanted to sell the house for us. Due to his enthusiasm for the assignment, my mother chose Bessems. However, when I went to hand over the keys at the office for the first viewing, I was told that Mr. de Jonge no longer worked for Bessems agency. The agency did not inform us about this and they could not tell me which broker would take over Mr. de Jonge's duties. After some insistence on my part, I received an email address where I could go with my questions. I emailed and am still waiting for a response to this day..... On the day of the viewing, I myself went to wait in the building to see which broker would take on our assignment. From that moment on, Mr. Kornips was our broker but we missed the involvement, advice and expertise you would expect from a broker. And even at the time of transfer with the notary, our broker remained deficient....the energy label had not been forwarded and there was a file missing which we were unaware existed. We had requested prior to the transfer for completeness assessment of the file but also there the broker did not respond. The buyer's notary withheld 5000 euros from the purchase price until we could provide the file. A lot of stress for us and our 85-year-old mother, therefore. And from the broker no recognition for their mistakes, no empathy but a well-deserved generous commission. Even our ability to rate on funda has been blocked by Bessems which makes me wonder how much those laudatory reviews actually mean if you block negative feedback. I say in any case 'brokerage firm Erik Bessems?!' NEVER AGAIN!

06 Mar 2023Low-threshold contact. A committed broker with a personal approach and good local knowledge. Initially, there was some noise on the line regarding communication and coordination during the sales process. Erik was very receptive to feedback and took action accordingly. This resulted in a smooth subsequent procedure. Very nice to experience! The sales file looked top notch. The sale was also completed positively. Financial advice was also obtained from financial advisor Ronald Kusters (of Erik Bessems Makelaardij). Excellent help from Ronald with expert advice, pleasant explanation, good coordination and perfect follow-up of made appointments. Top! I would definitely recommend this brokerage firm!

06 Mar 2023This office sold my mother's house. It has only brought her and us (the children) a lot of frustration. I could tell a very long story full of examples of sloppy or simply negligent actions from Bessems Makelaardij. Especially the attitude in this case from Bessems was experienced by us as very disappointing. And when you then want to share your experience on Funda, they also took away that possibility by disabling this function for us. Even more disappointing. If only they were so quick in communication. It is a pity that we had a contract because our trust quickly disappeared. I would therefore certainly not recommend this real estate agency.

30 Jan 2025Een huis verkopen kan overweldigend zijn. Tussen het papierwerk, de enscenering en het navigeren door de markt is het gemakkelijk om het gevoel te hebben dat je er boven je hoofd in zit. Dat is precies hoe wij ons voelden toen we besloten ons huis te verkopen. Maar dankzij Laura verliep het proces soepel, stressvrij en zelfs plezierig. Vanaf de eerste ontmoeting waren we onder de indruk van haar kennis van zaken. Het ging niet alleen om de logistiek van de verkoop; ze had een diep inzicht in de lokale markt, de trends en de nuances waar we zelf nooit aan hadden gedacht. Het is duidelijk dat ze van alles op de hoogte blijft, waardoor we bij elke stap een gerust gevoel kregen. Maar wat Laura echt onderscheidde, was hoe goed ze luisterde. Gedurende het hele proces nam ze altijd de tijd om onze doelen en prioriteiten te begrijpen. Of we nu onzeker waren over de prijzen, het onderhandelen over aanbiedingen of het timen van de verkoop, ze luisterde aandachtig, beantwoordde onze vragen en begeleidde ons met geduld en expertise. Maar het waren niet alleen haar kennis en luistervaardigheden; het was haar algemene aanpak. Laura gaf ons het gevoel dat we haar topprioriteit waren. Ze was altijd responsief, proactief en bereid om tot het uiterste te gaan om ervoor te zorgen dat we ons bij elke beslissing op ons gemak voelden. Als u op zoek bent naar een makelaar die u echt steunt en u bij elke stap van het verkoopproces van uw huis begeleidt, kunnen we Laura niet genoeg aanbevelen. Of u nu voor de eerste keer verkoopt of iemand die het al eerder heeft gedaan, zij zal de ervaring gemakkelijker en lonender maken dan u zich kunt voorstellen.

Vanaf het moment dat we haar voor het eerst spraken, was ze echt geïnteresseerd in ons en stelde ze ons oprechte vragen om onze behoeften voor ons nieuwe huis te begrijpen. Anderen vertelden ons dat het onmogelijk was om in korte tijd een huis te vinden en alles af te ronden, maar Laura heeft het voor elkaar gekregen! Ze deed goede aanbevelingen! Dit alles in recordtijd. Onze familie is haar erg dankbaar voor haar service! Wij raden Laura graag aan aan iedereen die op zoek is naar persoonlijke service en een geweldige vastgoedpartner!

03 Feb 2024Een top Makelaar! Laura is zeer vakkundig. Ze regelt alles van a tot z en communiceert erg prettig. Bij het eerste contact voelt het meteen vertrouwd. Ze is goed voorbereid, neemt de tijd en is een echt mensen mens. Denkt met je mee, is meelevend en zelfs na afronding van het kooptraject blijft ze betrokken. Wij hadden geen betere makelaar kunnen wensen om ons huis aan te kopen. Zelfs na 5 maanden kwam Laura nog met alle plezier een keer bij ons op bezoek om het eindresultaat te bewonderen. Top! 03 Feb 2024Mijn man en ik hadden een teleurstellende ervaring met Laura en ik denk dat het belangrijk is om deze recensie te schrijven, omdat we voor de gek werden gehouden door de positieve recensies. Laura vraagt een deel van haar honorarium als voorschot / “opstartkosten” (destijds 750 euro). Dit had een waarschuwingssignaal moeten zijn, want de gangbare praktijk van aankoopmakelaars op de Nederlandse vastgoedmarkt is een succesvergoeding (“no cure, no pay”), wat betekent dat de opdrachtgever/koper doorgaans niets vooraf betaalt. Betaling is doorgaans pas verschuldigd als er een geschikt pand wordt gevonden en daadwerkelijk door de opdrachtgever wordt gekocht. Wij waren op zoek naar een woning zonder geluidsoverlast en in een chique buurt van Maastricht en omstreken. Laura stuurde echter vooral woningen die helemaal niet aan de criteria voldeden, bijvoorbeeld een woning naast een vliegbaan van Maastricht Airport! Een andere lag heel dicht bij een drukke snelweg, en in plaats van dit af te raden, had ze ons 3 uur enkele reis laten reizen voor een bezichtiging. Ze heeft ook woningen voorgesteld in minder aantrekkelijke wijken in Maastricht zoals Mariaberg en ook in het omliggende Parkstadgebied. We hadden de indruk dat haar contacten met goede verkoopagenten zeer beperkt waren, dus probeerde ze ons een van de restjes op de markt te laten kopen, in de hoop dat nietsvermoedende expats de problemen niet zouden opmerken. Gelukkig, en op basis van veel eigen onderzoek voor elk voorgesteld onroerend goed, hebben we die fout niet gemaakt. Het escaleerde uiteindelijk toen we besloten onze zoektocht uit te breiden naar een andere regio in Limburg die niet onder onze schriftelijke overeenkomst met Laura viel en waar ze geen contacten had. Wij hebben haar op de hoogte gesteld van ons voornemen en zij heeft er in eerste instantie schriftelijk mee ingestemd. Een week later geeft ze echter aan dat ze het toch niet leuk vindt vanwege het risico dat ze ‘tevergeefs’ werkt. Dus zegt ze ons contract op na 4-5 weken na aanvang van de opdracht, terwijl ze het voorschot van € 750,- behoudt. Dit gebeurde nadat ze ons voornamelijk eigendommen had gestuurd die niet aan de afgesproken criteria voldeden en ons dus niet één potentieel geschikt eigendom kon laten zien. ! We voelden ons volledig in de steek gelaten midden in onze huizenjacht in het buitenland en op een verkopersmarkt waar een goed aangesloten aankoopmakelaar essentieel is om een goede woning te krijgen. Wees dus voorzichtig als een aankoopmakelaar niet op basis van ‘no-cure-no-pay’ werkt. Het risico ligt bij uw rechtbank als uw makelaar niet presteert, geen goed netwerk heeft om toegang te krijgen tot geschikte eigendommen of denkt dat het winstgevender zou zijn om te stoppen met werken nadat u het voorschot heeft betaald. Laura heeft ons niet overtuigd qua betrouwbaarheid en professionaliteit.

Ik wil echter het volgende nogmaals benadrukken. Wij hebben vanaf het begin duidelijk aangegeven dat wij niet werken op basis van ‘no cure, no pay’. Wij steken veel tijd en energie in zoek- en aankoopbegeleiding en geloven dat niemand gratis kan werken. Het stond u uiteraard vrij om hiervoor een andere makelaar te raadplegen. De opdracht is beëindigd omdat u plotseling op zoek wilde gaan naar een woning buiten ons werkgebied (terwijl wij pas 4-5 weken aan het zoeken waren in een oververhitte markt) en gebruik wilde maken van een andere makelaar die in dat gebied actief was. Dit is inderdaad logischerwijs niet toegestaan volgens de opdracht. Ik hoop dat je ondertussen een leuk nieuw huis hebt gevonden. Met vriendelijke groeten, Laura

Zoek je een betrouwbare, punctuele, professionele maar ook zelfverzekerde makelaar die er is voor jou? Zoek niet verder en neem contact met haar op en ervaar het zelf ;)

03 Feb 2023Wij tekenen op 1 november de akte en krijgen dan de sleutel van ons mooie koophuis. Laura heeft ons fijn begeleid en geholpen als aankoopmakelaar. Zo hebben we ook een mooi bod onderhandeld kunnen krijgen. We verhuizen straks met plezier en zonder zorgen naar ons nieuwe thuis. 03 Feb 2023In het begin wist ik niet zeker of ik op de competitieve markt een huis zou kunnen kopen. Ik aarzelde om het volledige pakket te betalen dat door andere makelaars wordt aangeboden. Ik werd door mijn hypotheekadviseur naar Laura verwezen. Na overleg met Laura stelde ze voor dat ik het losse pakketje dat ze aanbood meenam. Ik heb de adviesdiensten van Laura gekocht. Laura helpt me met het voorbereiden van het bereik dat ik moet bieden, informeert me over de dingen in huis die ik verder moet controleren, enz. Met haar hulp leerde ik hoe het systeem werkt en het heeft me geholpen om uiteindelijk de bieding te winnen. Laura hielp ook bij het beoordelen van het contract, het regelen van de taxatie, het contacteren van de bouwinspecteur en het aanbevelen van de notaris. Ik raad haar service ten zeerste aan.

03 Feb 2023Naast een aantal voor ons voor de hand liggende makelaars, ook Laura uitgenodigd voor een oriënterend gesprek. De eerste indruk was positief, netjes, correct en misschien net wat te lief voor deze gekke markt. Daarom wilden we op dat moment eigenlijk kiezen voor een doorgewinterde 'oude rot' in het vak. Gelukkig zijn we op die beslissing terug gekomen en hebben we toch voor Laura gekozen. En daar hebben we absoluut geen seconde spijt van gehad. We kennen 'het wereldje' een beetje maar Laura staat meer dan prima 'haar vrouw' tussen al die voornamelijke mannelijke con-collega's. Integriteit staat zeer hoog bij haar in het vaandel en dat is tegenwoordig bijna een unieke eigenschap. Altijd open, eerlijk, oprecht, geen achteraf kamertjes politiek, maar keurig en evengoed zakelijk op het scherps van de snede. Zowel voor de verkopende als de kopende partij staat ze klaar. Wij kunnen alleen maar meer dan lof spreken over haar en haar moeder die de basis voor dit mooie team gelegd. Zij bieden een totaal pakket aan, zijn professioneel, integer en toch persoonlijk! Vanaf het prilste contact tot aan het allerlaatste puntje staan zij klaar voor hun cliënten! Wij weten wel wie we aanbevelen en mocht het voor ons zelf nodig zijn dan zullen we zeker weer een beroep doen op deze dames!

Na een aantal bezichtigingen via verschillende makelaars, hebben we niet lang hoeven nadenken over wie we graag in ons team wilden hebben om de zoektocht naar een huis te verbeteren. Na de 'officiële' kennismaking hebben we Laura ingeschakeld als aankoop coach. Simpelweg een mooi concept om een doordacht bod uit te brengen, zonder jezelf in de gekte van de markt te verliezen. Vooral voor degenen die wel zelf de bezichtigingen kunnen regelen. Laura hanteert hele korte lijntjes via alle bekende kanalen, is kundig en ontzettend betrokken. Zeker een aanrader!

Uiteraard ging ze mee naar de bezichtigingen en heeft ze de onderhandelingen op zich genomen, maar wat ik het meest kon waarderen was haar vermogen om te luisteren naar wat ik wilde. Ze is daarbij ook altijd goed te bereiken geweest en attent op de belangrijke momenten gedurende het hele proces. Ik heb de samenwerking als zeer prettig ervaren en zou haar in de toekomst weer in de arm nemen.

19 Sep 2024For us, it was the first time our house had to be sold. In addition, we had already made the purchase of our new home, so we found it an exciting period. The Vrijthof Makelaars Team helped us fantastically through this (luckily short) period thanks to clear communication and personal guidance and approach. What was also very nice was that they always kept their promises, and for us it was always clear what was going on and we could switch whenever needed. The professional approach with photos and videos of our house was also very well received; the photographer even had a drone to take beautiful environment images. The team was always available via telephone, email or WhatsApp. Selling your house is always exciting, but I would definitely choose Vrijthof Makelaars again.
