Once you have signed, you can no longer hold Bessems or the notary liable. A tip for prospective buyers: measure the house and garden yourself before proceeding to the final purchase. Bessems is paid handsomely to sell the house but compulsory measurements as a real estate agent, he has no desire for that. Sad but true.

27 Apr 2023I still feel guilty about nominating this Bessems realtor regarding the sale of my mother's house in Kanne. Will de Jonge was enormously enthusiastic and really wanted to take charge of this sale. This turned out differently because Will de Jonge suddenly no longer worked for Bessems Realty the week after our commitment. What I find utterly scandalous is that we were never informed about this. Will was our point of contact, would represent us in the sale of my mother's house. Forgotten perhaps? We are not talking about a bag of candy but about a house. A bad start. After this, the entire sale unfolded into one big drama, a chain reaction of very poor communication and many mistakes, too many to mention. All in all, a very stressful experience for everyone, but especially for my 85-year-old mother. I would therefore certainly not recommend this realtor.

Always to my full satisfaction! Both Erik and his colleagues are clear and correct in their communication and demonstrate commitment throughout the entire process.

27 Apr 2023Would I recommend this broker? No definitely not! I would even strongly advise against this office to anyone who asks for my opinion. This agency was allowed to sell my mother's house in Belgium. Initially, we dealt with broker Wil de Jonge from Bessems agency who really wanted to sell the house for us. Due to his enthusiasm for the assignment, my mother chose Bessems. However, when I went to hand over the keys at the office for the first viewing, I was told that Mr. de Jonge no longer worked for Bessems agency. The agency did not inform us about this and they could not tell me which broker would take over Mr. de Jonge's duties. After some insistence on my part, I received an email address where I could go with my questions. I emailed and am still waiting for a response to this day..... On the day of the viewing, I myself went to wait in the building to see which broker would take on our assignment. From that moment on, Mr. Kornips was our broker but we missed the involvement, advice and expertise you would expect from a broker. And even at the time of transfer with the notary, our broker remained deficient....the energy label had not been forwarded and there was a file missing which we were unaware existed. We had requested prior to the transfer for completeness assessment of the file but also there the broker did not respond. The buyer's notary withheld 5000 euros from the purchase price until we could provide the file. A lot of stress for us and our 85-year-old mother, therefore. And from the broker no recognition for their mistakes, no empathy but a well-deserved generous commission. Even our ability to rate on funda has been blocked by Bessems which makes me wonder how much those laudatory reviews actually mean if you block negative feedback. I say in any case 'brokerage firm Erik Bessems?!' NEVER AGAIN!

27 Apr 2023Low-threshold contact. A committed broker with a personal approach and good local knowledge. Initially, there was some noise on the line regarding communication and coordination during the sales process. Erik was very receptive to feedback and took action accordingly. This resulted in a smooth subsequent procedure. Very nice to experience! The sales file looked top notch. The sale was also completed positively. Financial advice was also obtained from financial advisor Ronald Kusters (of Erik Bessems Makelaardij). Excellent help from Ronald with expert advice, pleasant explanation, good coordination and perfect follow-up of made appointments. Top! I would definitely recommend this brokerage firm!

27 Apr 2023This office sold my mother's house. It has only brought her and us (the children) a lot of frustration. I could tell a very long story full of examples of sloppy or simply negligent actions from Bessems Makelaardij. Especially the attitude in this case from Bessems was experienced by us as very disappointing. And when you then want to share your experience on Funda, they also took away that possibility by disabling this function for us. Even more disappointing. If only they were so quick in communication. It is a pity that we had a contract because our trust quickly disappeared. I would therefore certainly not recommend this real estate agency.

12 Apr 2025After a long search full of setbacks, my girlfriend and I decided to hire Laura Makelaardij for purchase guidance. Laura has fantastically supported us throughout the entire process with both requested and unsolicited advice. Together we viewed our first potential home. After the viewing, we discussed the positive and negative aspects of the property and the surrounding area. Thanks to Laura’s critical eye and experience, we gained insights that would not have otherwise been noticed by us. What particularly struck us was the difference in dynamics during the viewing. The selling realtor clearly approached the sale differently in the presence of Laura, someone with experience and knowledge, compared to how it went when we viewed properties as a couple alone. The answers to our questions were more substantive, and for the first time, we felt like we were being taken seriously – a breath of fresh air after the many viewings we had experienced in recent years. Laura’s sharp eye gave us insight not only into the condition of the property but also into small, yet important points of attention regarding both the house and the environment. This, combined with the research she conducted, led to a bidding advice that we fully supported. Shortly after Laura submitted our offer, the phone rang: our offer was accepted!!! After acceptance, Laura took care of all subsequent work. Again, she proved her worth by identifying errors in the purchase contract and having them corrected by the selling party. Her professionalism and attention to detail made the process smooth and reliable and also her services can save you a lot of money. In short, we are incredibly happy with Laura’s service. Her approach was clear, professional, and fast, which made this exciting period much more pleasant. Laura has excellently helped us find our dream home, and we are enormously satisfied with her work. Should it ever be necessary (although we hope to stay in our dream home for a long time!), we will definitely return to Laura. An absolute recommendation! Laura, you are truly very much thanked!!!

26 Apr 2023My husband and I had a disappointing experience with Laura and I think it is important to write this review, because we were misled by the positive reviews. Laura asks for part of her fee as an advance / “startup costs” (at that time 750 euros). This should have been a warning sign, because the common practice of purchasing brokers in the Dutch real estate market is a success fee (“no cure, no pay”), which means that the client/buyer usually does not pay anything in advance. Payment is generally only due when a suitable property is found and actually purchased by the client. We were looking for a home without noise pollution and in a chic neighborhood of Maastricht and surrounding areas. However, Laura mainly sent homes that did not meet the criteria at all, for example a house next to an airfield of Maastricht Airport! Another was very close to a busy highway, and instead of advising against it, she had us travel 3 hours one way for a viewing. She also proposed houses in less attractive neighborhoods in Maastricht such as Mariaberg and also in the surrounding Parkstad area. We got the impression that her contacts with good sales agents were very limited, so she tried to get us to buy one of the leftovers on the market, hoping that unsuspecting expats would not notice the problems. Fortunately, and based on a lot of our own research for each proposed property, we didn't make that mistake. It ultimately escalated when we decided to extend our search to another region in Limburg that did not fall under our written agreement with Laura and where she had no contacts. We informed her of our intention and she initially agreed to it in writing. A week later, however, she states that she doesn't like it after all due to the risk of working “in vain”. So she terminates our contract 4-5 weeks after the start of the assignment, while retaining the advance payment of €750,-. This happened after she had mainly sent us properties that did not meet the agreed criteria and therefore could not show us even one potentially suitable property. ! We felt completely abandoned in the middle of our house hunt abroad and in a seller's market where a well-connected purchasing broker is essential to get a good home. So be careful if a purchasing broker does not work on a ‘no-cure-no-pay’ basis. The risk lies with your court if your broker does not perform, has no good network to access suitable properties or thinks it would be more profitable to stop working after you have paid the advance payment. Laura did not convince us in terms of reliability and professionalism.

However, I do want to emphasize the following once again. From the beginning, we clearly stated that we do not work on a ‘no cure, no pay’ basis. We invest a lot of time and energy in search and purchase guidance and believe that nobody can work for free. You were, of course, free to consult another real estate agent for this purpose. The assignment was terminated because you suddenly wanted to look for a property outside our working area (while we had only been searching for 4-5 weeks in an overheated market) and use another real estate agent who is active in that area. This is indeed logically not permitted according to the agreement. I hope you have found a nice new home in the meantime. Kind regards, Laura

26 Apr 2022At first, I wasn't sure if I would be able to buy a house on the competitive market. I hesitated to pay the full package that other brokers offer. I was referred to Laura by my mortgage advisor. After consultation with Laura, she suggested that I take the separate package she offered. I purchased Laura’s advisory services. Laura is helping me with preparing the reach that I need to bid, informing me about the things in the house that I need to check further, etc. With her help, I learned how the system works and it helped me ultimately win the bidding. Laura also assisted with reviewing the contract, arranging the appraisal, contacting the building inspector, and recommending the notary. I highly recommend her service.

The first impression was positive, neat, correct and perhaps just a little too sweet for this crazy market. Therefore, at that moment we actually wanted to choose a seasoned 'old pro' in the field. Fortunately, we have come back on that decision and we did choose Laura. And we absolutely haven’t regretted that for a second. We know ‘the world’ a bit, but Laura is more than perfectly ‘her woman’ among all those prominent male colleagues. Integrity is very important to her and that is almost a unique characteristic nowadays. Always open, honest, sincere, no behind-the-scenes politics, but neatly and equally sharp business acumen. She is ready for both the selling and buying party. We can only speak highly of her and her mother who laid the foundation for this beautiful team. They offer a complete package, are professional, reliable and yet personal! From the earliest contact to the very last point, they are ready for their clients! We know who we recommend and if it were necessary for ourselves, we would definitely rely on these ladies again!

Communication was very pleasant and when the selling broker said the appraisal could take place that same week, this was no problem for Will. The report was very well elaborated and Will also corrected an error made by the measuring party in the appraisal report. This increased the number of m2 of living space.
