18 Jul 2025My experience with real estate agent Rick Perk during the viewing of the studio apartment at Wannerplein 44 in Heerlen was very disappointing. During the viewing and the purchasing process, Mr. Perk knowingly and deliberately concealed serious defects in the property. For example, I wasn't told that the current old central heating boiler cannot be connected to an HR boiler at all and that the entire installation must be replaced, which entails a cost of approximately €20,000. When I asked to have a structural survey carried out, this real estate agent refused to allow it with the story that it was not necessary. He tried to keep this serious limitation hidden for the sale. Also, the necessary VVE (Homeowners Association) and sales documents were deliberately not provided, despite repeated requests from my side, so that this limitation is not made known through the minutes of the residents. In addition, he himself spontaneously determined an amount of €15,000 for the parking garage and refused to show proof showing that the parking garage is being sold for this amount. It is obvious that the amount of the parking garage is much lower than his amount; when I requested the documents from the VVE and from the parking garage, he got into trouble and decided to reject my offer so that his fraud remains hidden from me. The studio apartment is sold with a project notary, and the amount of the notary by the seller must be paid, Mr. Rick wanted me to pay these costs myself €2500 euro. The property needs to be heavily renovated immediately (with more than €35,000 in costs for kitchen, floor, bathroom, plasterwork and many more repairs, excluding the cost of the central heating boiler). Mr. Perk seemed to think he could manipulate and swindle me as a foreign buyer into agreeing to an excessively high price of €132,500 plus €15,000 for a parking space. After I accidentally discovered the limitations and lowered my offer to €115,000 euro (excluding parking costs €15,000 euro), my offer was rejected without good reason after a week with the argument that the owner no longer wanted to sell the property because I had withdrawn my previous offer of €132,500. This feels to me like a choice between fraud or not selling the property. This real estate agent is unreliable. I advise everyone to be very careful when dealing with him and always have an independent structural survey carried out before proceeding.

Dear Mr. Cremers, it is unfortunate that you think this way. We have had extensive contact about this with your receiver, which fully supported us. You fail to mention that you left the property damaged, always washed your dog in the communal shower, did not return all keys, we had to have everything cleaned, and we had to have all of your belongings removed (inside and outside). The security deposit (€350,-) was far from sufficient to cover the costs incurred by us. It is also unfortunate that you are trying to portray me/us in a negative light in this way! Of course, we are always open to a personal meeting and you can always contact us at 045-7440444.

Once you have signed, you can no longer hold Bessems or the notary liable. A tip for prospective buyers: measure the house and garden yourself before proceeding to the final purchase. Bessems is paid handsomely to sell the house but compulsory measurements as a real estate agent, he has no desire for that. Sad but true.

11 Aug 2022I still feel guilty about nominating this Bessems realtor regarding the sale of my mother's house in Kanne. Will de Jonge was enormously enthusiastic and really wanted to take charge of this sale. This turned out differently because Will de Jonge suddenly no longer worked for Bessems Realty the week after our commitment. What I find utterly scandalous is that we were never informed about this. Will was our point of contact, would represent us in the sale of my mother's house. Forgotten perhaps? We are not talking about a bag of candy but about a house. A bad start. After this, the entire sale unfolded into one big drama, a chain reaction of very poor communication and many mistakes, too many to mention. All in all, a very stressful experience for everyone, but especially for my 85-year-old mother. I would therefore certainly not recommend this realtor.

11 Aug 2022Would I recommend this broker? No definitely not! I would even strongly advise against this office to anyone who asks for my opinion. This agency was allowed to sell my mother's house in Belgium. Initially, we dealt with broker Wil de Jonge from Bessems agency who really wanted to sell the house for us. Due to his enthusiasm for the assignment, my mother chose Bessems. However, when I went to hand over the keys at the office for the first viewing, I was told that Mr. de Jonge no longer worked for Bessems agency. The agency did not inform us about this and they could not tell me which broker would take over Mr. de Jonge's duties. After some insistence on my part, I received an email address where I could go with my questions. I emailed and am still waiting for a response to this day..... On the day of the viewing, I myself went to wait in the building to see which broker would take on our assignment. From that moment on, Mr. Kornips was our broker but we missed the involvement, advice and expertise you would expect from a broker. And even at the time of transfer with the notary, our broker remained deficient....the energy label had not been forwarded and there was a file missing which we were unaware existed. We had requested prior to the transfer for completeness assessment of the file but also there the broker did not respond. The buyer's notary withheld 5000 euros from the purchase price until we could provide the file. A lot of stress for us and our 85-year-old mother, therefore. And from the broker no recognition for their mistakes, no empathy but a well-deserved generous commission. Even our ability to rate on funda has been blocked by Bessems which makes me wonder how much those laudatory reviews actually mean if you block negative feedback. I say in any case 'brokerage firm Erik Bessems?!' NEVER AGAIN!

Initially, there was some noise on the line regarding communication and coordination during the sales process. Erik was very receptive to feedback and took action accordingly. This resulted in a smooth subsequent procedure. Very nice to experience! The sales file looked top notch. The sale was also completed positively. Financial advice was also obtained from financial advisor Ronald Kusters (of Erik Bessems Makelaardij). Excellent help from Ronald with expert advice, pleasant explanation, good coordination and perfect follow-up of made appointments. Top! I would definitely recommend this brokerage firm!

11 Aug 2022This office sold my mother's house. It has only brought her and us (the children) a lot of frustration. I could tell a very long story full of examples of sloppy or simply negligent actions from Bessems Makelaardij. Especially the attitude in this case from Bessems was experienced by us as very disappointing. And when you then want to share your experience on Funda, they also took away that possibility by disabling this function for us. Even more disappointing. If only they were so quick in communication. It is a pity that we had a contract because our trust quickly disappeared. I would therefore certainly not recommend this real estate agency.

Laura has fantastically supported us throughout the entire process with both requested and unsolicited advice. Together we viewed our first potential home. After the viewing, we discussed the positive and negative aspects of the property and the surrounding area. Thanks to Laura’s critical eye and experience, we gained insights that would not have otherwise been noticed by us. What particularly struck us was the difference in dynamics during the viewing. The selling realtor clearly approached the sale differently in the presence of Laura, someone with experience and knowledge, compared to how it went when we viewed properties as a couple alone. The answers to our questions were more substantive, and for the first time, we felt like we were being taken seriously – a breath of fresh air after the many viewings we had experienced in recent years. Laura’s sharp eye gave us insight not only into the condition of the property but also into small, yet important points of attention regarding both the house and the environment. This, combined with the research she conducted, led to a bidding advice that we fully supported. Shortly after Laura submitted our offer, the phone rang: our offer was accepted!!! After acceptance, Laura took care of all subsequent work. Again, she proved her worth by identifying errors in the purchase contract and having them corrected by the selling party. Her professionalism and attention to detail made the process smooth and reliable and also her services can save you a lot of money. In short, we are incredibly happy with Laura’s service. 11 Aug 2023My husband and I had a disappointing experience with Laura and I feel it's important to write this review, because we were misled by the positive reviews. Laura requests a portion of her fee as a deposit / 'startup costs' (at that time 750 euros). This should have been a warning, because the common practice of buyer's brokers in the Dutch real estate market is a success fee ('no cure, no pay'), which means that the client/buyer usually pays nothing upfront. Payment is usually only due when a suitable property has been found and actually purchased by the client. We were looking for a home without noise pollution and in an upscale neighborhood of Maastricht and surrounding areas. However, Laura mainly sent us properties that did not meet the criteria at all, for example, a house next to a runway of Maastricht Airport! Another property was located near a busy highway, and instead of advising against it, she made us travel 3 hours one way for a viewing. She also proposed houses in less attractive neighborhoods of Maastricht, such as Mariaberg and the surrounding area 'Parkstad'. We got the impression that her contacts with good selling brokers were very limited, so she tried to convince us to buy one of the remaining houses on the market, hoping that unsuspecting expats would not notice the problems. Fortunately, and thanks to our own extensive research for each proposed property, we didn't make that mistake. It ultimately escalated when we decided to extend our search to another region in Limburg that was not in our written agreement with Laura and where she had no contacts. We let her know what we were planning and initially she agreed in writing. A week later, however, she indicated that she could not go along with it because of the risk that she would be working 'for nothing'. So she cancelled our contract after 4-5 weeks, but she kept the deposit of €750. This happened after she had mainly sent us houses that did not meet the agreed criteria and therefore couldn't show us any potentially suitable property! We felt completely abandoned in the middle of our house hunt abroad and in a seller’s market where a buyer’s broker with good connections is essential to find a good home. So be careful if a buyer's broker does not work on a 'no cure, no pay' basis. The risk lies with you if your broker doesn't perform, has no good network to find suitable properties or thinks it is more advantageous to stop working after collecting the deposit. Laura could not convince us regarding reliability and professionalism.

The assignment was terminated because you suddenly wanted to look for a property outside our working area (while we had only been searching for 4-5 weeks in an overheated market) and wanted to hire another real estate agent who is active in that area. The first impression was positive, neat, correct and perhaps just a little too sweet for this crazy market. Therefore, at that moment we actually wanted to choose a seasoned 'old pro' in the field. Fortunately, we have come back on that decision and we did choose Laura. And we absolutely haven’t regretted that for a second. We know ‘the world’ a bit, but Laura is more than perfectly ‘her woman’ among all those prominent male colleagues. Integrity is very important to her and that is almost a unique characteristic nowadays. Always open, honest, sincere, no behind-the-scenes politics, but neatly and equally sharp business acumen. Date unknownBEWARE My experience with Heijkens was initially positive during the first conversations. However, immediately after signing the contract, this positivity turned into a severe disappointment. All work was done by a trainee who made many mistakes, causing me to lose buyers as well. And this while the realtor who was supposed to arrange my sale went on vacation himself. The biggest surprise was that Mr. wanted to charge VAT on top of the 1.4% commission. I have not experienced this in the sale of 3 previous houses and therefore did not agree with it. Because the costs were transferred by the notary, I had to reclaim the costs from the realtor afterwards. He offered to charge only 16% VAT, which I also disagreed with. Even after losing multiple buyers and making several mistakes, Mr. still tried to squeeze every last drop out of it. Ultimately, I went to my legal assistance and they reimbursed me for most of the costs, allowing Heijkens to get off lightly by not having to pay the costs themselves. In the document, Mr. mentions 'costs' in another paragraph regarding start-up costs and that VAT is charged on this. Apart from the fact that prices including VAT must always be communicated to consumers, a commission is not a cost but a compensation. Don't be fooled by this man. Go with Goossens or Damen. No problems with these parties. Or look for an NVM realtor. These always neatly show their commission including VAT, as required by law. EDIT: see response from realtor where I explain everything in detail and Mr. skirts around the issues with beautiful words. According to him, letting someone in training who has never seen the house from the inside come alone 5 minutes before the first viewings is adequately supervised. She must have been able to tell and show a lot about the property. She explained the property so well that several buyers didn't even know that the roof of the house and garage had been renovated that year. I could name many more points, but I think my point is clear now. I also completely understand that you would rather not make this information public so that you can continue as before. However, I hope to protect other sellers with this. You have had multiple chances to resolve the problem properly, which you did not use. Let that be clear to everyone who reads this. It's an accumulation of several points where responsibility is not taken at each step.

Personal guidance: Your home was guided, among other things but not exclusively, by one of our trainee colleagues, which is correct. We consider training the new generation of brokers an important asset. However, this person was under direct supervision of an experienced broker. We understand that this did not feel like the guidance you had expected beforehand, and that is regrettable. We will learn from this. 2. Broker's vacation: The absence of an employee during the sales period is always internally covered by us. That this was not experienced as sufficient in your case, we take seriously. 3. VAT on brokerage fees: In the Netherlands, legally 21% VAT must be charged on brokerage fees. This is not an extra cost, but an obligation from the Tax Authority. We strive to communicate inclusive prices in order to prevent misunderstandings. The signed sales assignment was also written out completely including and excluding VAT in your case. Should there nevertheless be any uncertainties in our communication, we deeply regret that. 4. Complaint handling & legal assistance: We have tried to reach a solution through consultation. We are sorry that you felt compelled to engage legal assistance, but of course respect your choice in this matter. Although it affects us to read that you feel “scammed” – a term which we experience as very serious – we want to emphasize that we always work with integrity, transparency and within the legal framework. We still invite you for a personal meeting, should you wish. We believe that open dialogue always deserves preference over legal procedures or public dissatisfaction.
