Once you have signed, you can no longer hold Bessems or the notary liable. A tip for prospective buyers: measure the house and garden yourself before proceeding to the final purchase. Bessems is paid handsomely to sell the house but compulsory measurements as a real estate agent, he has no desire for that. Sad but true.

04 Feb 2023I still feel guilty about nominating this Bessems realtor regarding the sale of my mother's house in Kanne. Will de Jonge was enormously enthusiastic and really wanted to take charge of this sale. This turned out differently because Will de Jonge suddenly no longer worked for Bessems Realty the week after our commitment. What I find utterly scandalous is that we were never informed about this. Will was our point of contact, would represent us in the sale of my mother's house. Forgotten perhaps? We are not talking about a bag of candy but about a house. A bad start. After this, the entire sale unfolded into one big drama, a chain reaction of very poor communication and many mistakes, too many to mention. All in all, a very stressful experience for everyone, but especially for my 85-year-old mother. I would therefore certainly not recommend this realtor.

04 Feb 2023Would I recommend this broker? No definitely not! I would even strongly advise against this office to anyone who asks for my opinion. This agency was allowed to sell my mother's house in Belgium. Initially, we dealt with broker Wil de Jonge from Bessems agency who really wanted to sell the house for us. Due to his enthusiasm for the assignment, my mother chose Bessems. However, when I went to hand over the keys at the office for the first viewing, I was told that Mr. de Jonge no longer worked for Bessems agency. The agency did not inform us about this and they could not tell me which broker would take over Mr. de Jonge's duties. After some insistence on my part, I received an email address where I could go with my questions. I emailed and am still waiting for a response to this day..... On the day of the viewing, I myself went to wait in the building to see which broker would take on our assignment. From that moment on, Mr. Kornips was our broker but we missed the involvement, advice and expertise you would expect from a broker. And even at the time of transfer with the notary, our broker remained deficient....the energy label had not been forwarded and there was a file missing which we were unaware existed. We had requested prior to the transfer for completeness assessment of the file but also there the broker did not respond. The buyer's notary withheld 5000 euros from the purchase price until we could provide the file. A lot of stress for us and our 85-year-old mother, therefore. And from the broker no recognition for their mistakes, no empathy but a well-deserved generous commission. Even our ability to rate on funda has been blocked by Bessems which makes me wonder how much those laudatory reviews actually mean if you block negative feedback. I say in any case 'brokerage firm Erik Bessems?!' NEVER AGAIN!

Excellent help from Ronald with expert advice, pleasant explanation, good coordination and perfect follow-up of made appointments. Top! I would definitely recommend this brokerage firm!

Used as an intermediary since the sellers did not honestly fill out the questionnaire. Response is taking long to come. The real estate agent himself is not aware of the current requirements for various installations etc.

We regret that you have experienced the purchase as disappointing. However, this does not mean that the facts you outlined are correct. Immediately after receiving your e-mail, an attempt was made to contact you by telephone. There was no response. Subsequently, it was stated by e-mail that we would get back to you shortly. For a careful substantive response, legal advice was sought. The property in question is a 1930s house. In the sales agreement, an age clause was included and it is stated that you have waived a structural survey. Engaging a buyer's agent or a structural expert was possible. This was not done. The consequences of this are with the buyer. The electrical installation has been renewed and is functioning. Old pipes that are still present are not connected. This is allowed in existing buildings. The standards mentioned by you are not applicable and do not form part of the sales agreement. During multiple viewings, both with the agent and seller, you were extensively in the house. Visible finishes and installations were apparent before purchase. The term 'move-in ready' is a general indication and not a technical or legal guarantee that no work or modernization is needed. We remain available for personal consultation, but we do not recognize the outlined facts.

07 Aug 2025My experience with realtor Rick Perk during the viewing of the studio apartment at Wannerplein 44 in Heerlen was very disappointing. During the viewing and the purchasing process, Mr. Perk knowingly and deliberately concealed serious defects in the property. Even worse, the property wasn't even listed for sale on funda or on the realtor’s website. For example, I wasn't told that the current old central heating boiler cannot be connected to an HR boiler at all and that the entire installation must be replaced, which entails a cost item of approximately €20,000. When I asked to have a structural survey carried out, this realtor refused to allow it with the story that it was not necessary. He tried to hide this serious limitation in order to facilitate the sale. Also, the necessary VVE (Homeowners Association) and sales documents were deliberately not provided, despite repeated requests from my side, so that this limitation is not made known through the minutes of the residents. In addition, he himself spontaneously determined an amount of €15,000 for the parking garage and refused to show proof showing that the parking garage is being sold for this amount. It is obvious that the amount of the parking garage is much lower than his amount; when I requested the documents from the VVE and from the parking garage, he got into a problem and decided to reject my offer so that his fraud remains hidden from me. The studio apartment is sold with a project notary, and the amount of the notary by the seller must be paid, Mr. Rick wanted me to pay these costs myself €2500 euro, while the notary fees normally do not exceed €1000 euro. The property needs major renovation immediately (with more than €35,000 in costs for kitchen, floor, bathroom, plasterwork and many more repairs, excluding the costs for the central heating boiler). Mr. Perk seemed to think he could manipulate and swindle me as a foreign buyer into agreeing to an excessively high price of €132,500 plus €15,000 for a parking space. After I accidentally discovered the limitations and lowered my offer to €115,000 euro (excluding parking costs €15000 euro), my offer was rejected without good reason after a week with the argument that the owner no longer wanted to sell the property because I had withdrawn my previous offer of €132,500. This feels to me like a choice between fraud or not selling the property. This realtor is unreliable. I advise everyone to be very careful when dealing with him and always have an independent structural survey carried out before proceeding.

Thanks to Laura’s critical eye and experience, we gained insights that would not have otherwise been noticed by us. What particularly struck us was the difference in dynamics during the viewing. The selling realtor clearly approached the sale differently in the presence of Laura, someone with experience and knowledge, compared to how it went when we viewed properties as a couple alone. The answers to our questions were more substantive, and for the first time, we felt like we were being taken seriously – a breath of fresh air after the many viewings we had experienced in recent years. 22 Jan 2024My husband and I had a disappointing experience with Laura, and I find it important to write this review because we were misled by the positive reviews. Laura asks for a part of her honorarium as an advance / 'start-up cost' (at that time 750 euros). This should have been a warning, because the common practice of purchase agents on the Dutch real estate market is a success fee ('no cure, no pay'), which means that the client/buyer usually pays nothing upfront. The payment is usually only due once a suitable property has been found and actually purchased by the client. We were looking for a property without noise disturbance and in a chic neighborhood of Maastricht and surroundings. Laura, however, mainly sent properties that did not meet the criteria at all, for example a property next to the landing strip of Maastricht Airport! Another property was located right next to a busy motorway, and instead of advising us against it, she had us travel for 3 hours one way for a viewing. She also suggested properties in less attractive neighborhoods of Maastricht, such as Mariaberg and in the surrounding area 'Parkstad'. We had the impression that her contacts with good sales agents were very limited, so she tried to convince us to buy one of the remaining houses on the market, hoping that unsuspecting expats would not notice the problems. Fortunately, and thanks to our own extensive research for each proposed property, we did not make that mistake. It eventually escalated when we decided to expand our search to another region in Limburg not mentioned in our written agreement with Laura and where she had no contacts. We let her know what we planned and initially she agreed in writing. A week later, however, she said that she would not agree after all, out of fear that she would be working for nothing. So she canceled our contract after 4-5 weeks, but kept the advance of €750. This happened after she had mainly sent us houses that did not meet the agreed criteria and thus could not show us any potentially suitable property! We felt completely abandoned in the middle of our overseas housing search on a seller's market where a well-connected purchase agent is essential to find a good property. So be careful if a purchase agent does not work on a 'no cure, no pay' basis. The risk is on you if your agent does not perform, has no good network to find suitable properties or thinks it is more advantageous to stop working after collecting the advance. Laura could not convince us regarding reliability and professionalism.

The assignment was terminated because you suddenly wanted to look for a home outside our service area (while we had only been searching for 4-5 weeks in an overheated market) and wanted to engage another agent who was active in that area. 07 Nov 2025Terrible experience. The deposit was gone and the agent ignored us. After two months, the landlord comes with a bill of 3000 euros. And the full deposit. The agent still ignores us. Very unprofessional and does everything to collect the landlord's costs, especially if they sell. PS: nothing of the damage is worth 3000 euros. John told us he would engage professional cleaners and send us the bill. Then I received a fake bill from the owner via his wife's financial service provider. All this with John's support. This is forgery and fraud.

07 Sep 2025Very good experience with Housing4You. As an international couple, we were looking for a home in Maastricht on short notice, but given the housing crisis and the popular city, we had little hope. When John said it would definitely be possible within a foreseeable time, we held our breath. But so true, within a few weeks we signed as new tenants for a beautiful house in the city center. John was involved, communicated clearly, distinctly and quickly and was physically present everywhere. This was the first time we used a real estate agent as an intermediary but it was a super good experience. Recommended!

07 Feb 2025I rent a studio in the Boschstraat from John. It is quite expensive, but when I moved in, there was no cleaning of the entire studio. He promised to replace the toilet and sink when I moved in, but did nothing. And when I left, I signed the contract stating that everything was in order. But regarding the deposit, he said he wanted to keep the money because I had canceled the viewing on the same day due to my emergencies. When I worked with him for a new viewing, this time other tenants did not show up. He keeps blaming me for having canceled the first time. Be careful with what he says, because he says yes at first but then does nothing. Rather stingy.

07 Feb 2023I was not able to rent through John because the landlord for the apartment he showed me had chosen another tenant. I asked John for further support to see if we could find another solution and he helped me gladly. I got the impression that he really cared about my concerns and really tried his best to help me find a solution. Therefore, I recommend contacting him if you are looking for an apartment: he is probably the only real estate agent who is truly customer-oriented, always responds quickly and is understanding. I will definitely contact him in the future. A real recommendation!

06 Feb 2026Around mid-2025, we started looking for a house in and around Maastricht. There was some pressure behind because I became a preacher of the Walloon Church in November. Due to the distance (Amersfoort), the house hunt was challenging. Donat and Jan Willem fully relieved us in this search. Because of their local connections, viewings were quickly arranged. Within a month we could buy a beautiful house in Cadier en Keer. So that I recommend Vrijthof Makelaars, speaks for itself. Twelve points for Donat and Jan Willem.

07 Jan 2026The appraiser ultimately compared the property with other properties and came up with an appraisal slightly lower than the purchase value. My mortgage advisor said that unfortunately they often encounter this type of appraiser, and that normally the purchase value becomes the appraisal value. All in all, the communication at the beginning was confusing and I didn't have a good feeling about it.

The preparation of the certified appraisal report also proceeded very quickly. Within a little more than one day after the inspection, we already had it in our email. 07 Dec 2025No problems but also no real contact. The real estate agent and appraiser sort everything out together. All I had to do was give permission and pay. Maybe this is the new normal. I also found the appraisal low compared to neighbors who sold for 50,000 euros above the appraised value after renovations. We don't need any more but 2 under one roof after 50,000 renovations 390,000 value there I doubt it.

07 Jul 2025BEWARE My experience with Heijkens was initially positive during the first conversations. However, immediately after signing the contract, this positivity turned into a severe disappointment. All work was done by a trainee who made many mistakes, causing me to lose buyers as well. And this while the realtor who was supposed to arrange my sale went on vacation himself. The biggest surprise was that Mr. wanted to charge VAT on top of the 1.4% commission. I have not experienced this in the sale of 3 previous houses and therefore did not agree with it. Because the costs were transferred by the notary, I had to reclaim the costs from the realtor afterwards. He offered to charge only 16% VAT, which I also disagreed with. Even after losing multiple buyers and making several mistakes, Mr. still tried to squeeze every last drop out of it. Ultimately, I went to my legal assistance and they reimbursed me for most of the costs, allowing Heijkens to get off lightly by not having to pay the costs themselves. In the document, Mr. mentions 'costs' in another paragraph regarding start-up costs and that VAT is charged on this. Apart from the fact that prices including VAT must always be communicated to consumers, a commission is not a cost but a compensation. Don't be fooled by this man. Go with Goossens or Damen. No problems with these parties. Or look for an NVM realtor. These always neatly show their commission including VAT, as required by law. EDIT: see response from realtor where I explain everything in detail and Mr. skirts around the issues with beautiful words. According to him, letting someone in training who has never seen the house from the inside come alone 5 minutes before the first viewings is adequately supervised. She must have been able to tell and show a lot about the property. She explained the property so well that several buyers didn't even know that the roof of the house and garage had been renovated that year. I could name many more points, but I think my point is clear now. I also completely understand that you would rather not make this information public so that you can continue as before. However, I hope to protect other sellers with this. You have had multiple chances to resolve the problem properly, which you did not use. Let that be clear to everyone who reads this. It's an accumulation of several points where responsibility is not taken at each step.

We take complaints like this very seriously and would like to explain a few things without diminishing your perception. 1. Personal guidance: Your home was guided, among other things but not exclusively, by one of our trainee colleagues, which is correct. We consider training the new generation of brokers an important asset. However, this person was under direct supervision of an experienced broker. We understand that this did not feel like the guidance you had expected beforehand, and that is regrettable. We will learn from this. 2. Broker's vacation: The absence of an employee during the sales period is always internally covered by us. That this was not experienced as sufficient in your case, we take seriously. 3. VAT on brokerage fees: In the Netherlands, legally 21% VAT must be charged on brokerage fees. This is not an extra cost, but an obligation from the Tax Authority. We strive to communicate inclusive prices in order to prevent misunderstandings. The signed sales assignment was also written out completely including and excluding VAT in your case. Should there nevertheless be any uncertainties in our communication, we deeply regret that. 4. Complaint handling & legal assistance: We have tried to reach a solution through consultation. We are sorry that you felt compelled to engage legal assistance, but of course respect your choice in this matter. Although it affects us to read that you feel “scammed” – a term which we experience as very serious – we want to emphasize that we always work with integrity, transparency and within the legal framework. We still invite you for a personal meeting, should you wish. We believe that open dialogue always deserves preference over legal procedures or public dissatisfaction.
