24 Jan 2025Informatie proberen op te vragen aangaande een koophuis. Meneer de Vor was kortaf en bot. Op Funda stond onderhoud matig wat dus echt niet overeenkomt met de werkelijke staat. Het huis kan volgens.meneer alleen maar gesloopt worden en is ook niet meer te renoveren. Ook dat klopt niet met de omschrijving. Wanneer meneer de Vor fatsoenlijk gereageerd had en gewoon antwoord op mijn vragen had gegeven dan had ik misschien nog overwogen om de investering aan te gaan maar puur op zijn m.i. bijna onbeschofte telefoongelegenheid zal ik deze makelaar ten zeerste afraden.

Zelf ook bij Peter de Vor een aantal bezichtigingen gehad voor onze eigen zoektocht naar een nieuw huis en deze waren ook erg prettig. Flexibel in te plannen, prettige makelaar en altijd ruim de tijd om de woning te kijken - iets dat bij andere makelaars niet altijd het geval was.

24 Nov 2024Onze ervaring met de makelaar was super. De makelaar begreep onze wensen en verwachtingen en nam daar de tijd voor en gaf deskundig advies over de verkoopstrategie. Hij stelde een realistische prijs voor het huis voor, waardoor er veel mensen en dus bezichtigingen kwamen. Gedurende het hele proces hield hij me regelmatig op de hoogte van de ontwikkelingen en was altijd bereikbaar voor mijn vragen en nooit was hem iets teveel. Het contact met het kantoor was duidelijk en vriendelijk. En aangezien wij geen doorsnee huis hadden is er geen enkele moeite gespaard en werd ons huis uiteindelijk voor een uitstekende prijs verkocht. Ik ben zeer tevreden over de service en kan deze makelaar van harte aanbevelen aan iedereen die zijn huis wil verkopen.

Cooperative, advising and immediately takes action. What you can expect is smooth, concise, and above all effective communication. Both during and outside office hours. This not only gives you confidence in the process as a client, but also the feeling that someone is truly involved and you are certainly not left alone anymore. In my case, a very short but powerful procedure, which has left me with both a personal and professional impression. Absolutely recommendable! Should it ever come to pass in the future that I want to sell, I at least now know who I will contact first again! Curious whether the champagne will once again beat the coffee. 03 Jan 2025I came across Tom as a selling agent. Well, that was a breath of fresh air compared to all the other agents on the market. As a starter, it's very difficult in this overheated housing market, and the bidding procedures that most (larger) agents use make that even more difficult, because you are outbidding yourself. Tom, however, was about the personal approach: Do you like the house? Make an offer, and I will present that to the seller, and if the seller thinks it's a good offer, there is price agreement; no back and forth or waiting for others to bid higher afterwards. Also in the contact after the price agreement, Tom is very correct, clear and easily accessible. All in all, a pleasant experience amidst a crazy market.

03 Nov 2024After the decision to sell our house, the question arose as to which real estate agent we wanted to go through this process with. Fortunately, my niece had just bought a house and during the many viewings, she had seen several agents at work. Tom van Houtem of Dichtbij Vastgoed stood out above the others, in her opinion, head and shoulders above the rest. As a buyer, she found him expert and involved; he was easily accessible for questions (even after the viewing via telephone and email), and his enthusiasm and expertise were highly valued. This was exactly what we were looking for in a selling agent. We ultimately sat down with three selling agents and Tom stood out for us as well, head and shoulders above the rest. And he lived up to it! Two weeks after our conversation, our house was already on Funda and not much later it was sold. He was always ready for us but also takes every potential buyer seriously and takes time for them. He introduced us to the buyers (after we had accepted the offer), so that it became more than just a sale of real estate but also a connection between people. This felt like a warm bath to us. We would not have wanted to enter into this process with anyone else than Tom, an enthusiastic people-person instead of a suit-and-tie agent. All praise for Tom van Dichtbij Vastgoed!

Once you have signed, you can no longer hold Bessems or the notary liable. A tip for prospective buyers: measure the house and garden yourself before proceeding to the final purchase. Bessems is paid handsomely to sell the house but compulsory measurements as a real estate agent, he has no desire for that. Sad but true.

06 Mar 2023I still feel guilty about nominating this Bessems realtor regarding the sale of my mother's house in Kanne. Will de Jonge was enormously enthusiastic and really wanted to take charge of this sale. This turned out differently because Will de Jonge suddenly no longer worked for Bessems Realty the week after our commitment. What I find utterly scandalous is that we were never informed about this. Will was our point of contact, would represent us in the sale of my mother's house. Forgotten perhaps? We are not talking about a bag of candy but about a house. A bad start. After this, the entire sale unfolded into one big drama, a chain reaction of very poor communication and many mistakes, too many to mention. All in all, a very stressful experience for everyone, but especially for my 85-year-old mother. I would therefore certainly not recommend this realtor.

06 Mar 2023Would I recommend this broker? No definitely not! I would even strongly advise against this office to anyone who asks for my opinion. This agency was allowed to sell my mother's house in Belgium. Initially, we dealt with broker Wil de Jonge from Bessems agency who really wanted to sell the house for us. Due to his enthusiasm for the assignment, my mother chose Bessems. However, when I went to hand over the keys at the office for the first viewing, I was told that Mr. de Jonge no longer worked for Bessems agency. The agency did not inform us about this and they could not tell me which broker would take over Mr. de Jonge's duties. After some insistence on my part, I received an email address where I could go with my questions. I emailed and am still waiting for a response to this day..... On the day of the viewing, I myself went to wait in the building to see which broker would take on our assignment. From that moment on, Mr. Kornips was our broker but we missed the involvement, advice and expertise you would expect from a broker. And even at the time of transfer with the notary, our broker remained deficient....the energy label had not been forwarded and there was a file missing which we were unaware existed. We had requested prior to the transfer for completeness assessment of the file but also there the broker did not respond. The buyer's notary withheld 5000 euros from the purchase price until we could provide the file. A lot of stress for us and our 85-year-old mother, therefore. And from the broker no recognition for their mistakes, no empathy but a well-deserved generous commission. Even our ability to rate on funda has been blocked by Bessems which makes me wonder how much those laudatory reviews actually mean if you block negative feedback. I say in any case 'brokerage firm Erik Bessems?!' NEVER AGAIN!

Initially, there was some noise on the line regarding communication and coordination during the sales process. Erik was very receptive to feedback and took action accordingly. This resulted in a smooth subsequent procedure. Very nice to experience! The sales file looked top notch. The sale was also completed positively. Financial advice was also obtained from financial advisor Ronald Kusters (of Erik Bessems Makelaardij). Excellent help from Ronald with expert advice, pleasant explanation, good coordination and perfect follow-up of made appointments. Top! I would definitely recommend this brokerage firm!

06 Mar 2023This office sold my mother's house. It has only brought her and us (the children) a lot of frustration. I could tell a very long story full of examples of sloppy or simply negligent actions from Bessems Makelaardij. Especially the attitude in this case from Bessems was experienced by us as very disappointing. And when you then want to share your experience on Funda, they also took away that possibility by disabling this function for us. Even more disappointing. If only they were so quick in communication. It is a pity that we had a contract because our trust quickly disappeared. I would therefore certainly not recommend this real estate agency.

15 Apr 2024Inmiddels hebben we via makelaar Stephan Kramer een appartement gekocht en aansluitend ons huis verkocht. Doorslaggevend om met deze makelaar in zee te gaan is het feit dat de klant voor volle 100% centraal staat en hij geen enkel moment schroomt om die tijd te besteden die nodig is om e.e.a. naar volle tevredenheid af te handelen. Bij deze makelaar is 24-7 geen loze kreet maar realiteit. Zijn bouwkundige kennis en de contacten in de financiële wereld zijn een absolute pré. Eveneens essentieel is het feit dat de makelaar een relatie heeft opgebouwd met een regionaal bedrijf dat ervoor zorgt dat de fotosessie en inmetingen van een hoog niveau zijn, hetgeen resulteert in een professionele presentatie van het te verkopen pand. 21 Oct 2024Helaas enorm teleurgesteld door de werkwijze van deze makelaar. Vlak voor het punt van tekenen kwamen wij per toeval achter belangrijke informatie over het bestemmingsplan en vergunningen, deze informatie was niet door de makelaar gecommuniceerd. Bij de communicatie hierover bleef een uitleg, verantwoording en excuses volledig achterwege. Een fout maken kan altijd, maar erken dan de gemaakte fout en de vervelende gevolgen hiervan. Uiteindelijk is de koop niet door gegaan, hetgeen wellicht voorkomen had kunnen worden door een betere communicatie en bemiddeling door de makelaar. Zeer spijtig voor ons en voor de verkopers die hun huis bij deze makelaar in de verkoop hebben staan.

Totaal niet marktconform en veel erger niet gevalideerd door/bij een aangesloten branchevereniging CHF, NVM, VBO en vastgoedPRO, makelaars en waarborgfonds eigen woningen. Zeer slechte ervaring met deze makelaar en wees erop voorbereid als je een klacht indient zij gewoonweg alles negeert en niet reageert daarom 1 ster terwijl het eigenlijk 0 moet zijn. Je mag mij altijd benaderen voor informatie en bewijs wat ik hier niet plaats.
