Clear answers and if I had any questions, I could always bother them, even after the purchase. I was especially helped by Boy. A real hero, as far as I'm concerned. 18 Jan 2025From the very first contact to the final details, we were charmed by the friendly, down-to-earth and professional communication. With this real estate agent, no extra costs for a photographer and such things. The photos, videos, and floor plans are created by them themselves and are certainly as good as other, more expensive photographers. A timeline was also outlined in advance, which they adhered to perfectly. And last but not least: the best price. The only pity is that I didn't know them when selling my previous house.

Bessems is paid handsomely to sell the house but compulsory measurements as a real estate agent, he has no desire for that. Sad but true.

04 Feb 2023I still feel guilty about nominating this Bessems realtor regarding the sale of my mother's house in Kanne. Will de Jonge was enormously enthusiastic and really wanted to take charge of this sale. This turned out differently because Will de Jonge suddenly no longer worked for Bessems Realty the week after our commitment. What I find utterly scandalous is that we were never informed about this. Will was our point of contact, would represent us in the sale of my mother's house. Forgotten perhaps? We are not talking about a bag of candy but about a house. A bad start. After this, the entire sale unfolded into one big drama, a chain reaction of very poor communication and many mistakes, too many to mention. All in all, a very stressful experience for everyone, but especially for my 85-year-old mother. I would therefore certainly not recommend this realtor.

04 Feb 2023Would I recommend this broker? No definitely not! I would even strongly advise against this office to anyone who asks for my opinion. This agency was allowed to sell my mother's house in Belgium. Initially, we dealt with broker Wil de Jonge from Bessems agency who really wanted to sell the house for us. Due to his enthusiasm for the assignment, my mother chose Bessems. However, when I went to hand over the keys at the office for the first viewing, I was told that Mr. de Jonge no longer worked for Bessems agency. The agency did not inform us about this and they could not tell me which broker would take over Mr. de Jonge's duties. After some insistence on my part, I received an email address where I could go with my questions. I emailed and am still waiting for a response to this day..... On the day of the viewing, I myself went to wait in the building to see which broker would take on our assignment. From that moment on, Mr. Kornips was our broker but we missed the involvement, advice and expertise you would expect from a broker. And even at the time of transfer with the notary, our broker remained deficient....the energy label had not been forwarded and there was a file missing which we were unaware existed. We had requested prior to the transfer for completeness assessment of the file but also there the broker did not respond. The buyer's notary withheld 5000 euros from the purchase price until we could provide the file. A lot of stress for us and our 85-year-old mother, therefore. And from the broker no recognition for their mistakes, no empathy but a well-deserved generous commission. Even our ability to rate on funda has been blocked by Bessems which makes me wonder how much those laudatory reviews actually mean if you block negative feedback. I say in any case 'brokerage firm Erik Bessems?!' NEVER AGAIN!

Initially, there was some noise on the line regarding communication and coordination during the sales process. Erik was very receptive to feedback and took action accordingly. This resulted in a smooth subsequent procedure. Very nice to experience! The sales file looked top notch. The sale was also completed positively. Financial advice was also obtained from financial advisor Ronald Kusters (of Erik Bessems Makelaardij). Used as an intermediary since the sellers did not honestly fill out the questionnaire. Response is taking long to come. The real estate agent himself is not aware of the current requirements for various installations etc.

We regret that you have experienced the purchase as disappointing. However, this does not mean that the facts you outlined are correct. Immediately after receiving your e-mail, an attempt was made to contact you by telephone. There was no response. Subsequently, it was stated by e-mail that we would get back to you shortly. For a careful substantive response, legal advice was sought. The property in question is a 1930s house. In the sales agreement, an age clause was included and it is stated that you have waived a structural survey. Engaging a buyer's agent or a structural expert was possible. This was not done. The consequences of this are with the buyer. The electrical installation has been renewed and is functioning. Old pipes that are still present are not connected. This is allowed in existing buildings. The standards mentioned by you are not applicable and do not form part of the sales agreement. During multiple viewings, both with the agent and seller, you were extensively in the house. Visible finishes and installations were apparent before purchase. The term 'move-in ready' is a general indication and not a technical or legal guarantee that no work or modernization is needed. We remain available for personal consultation, but we do not recognize the outlined facts.

07 Aug 2025My experience with realtor Rick Perk during the viewing of the studio apartment at Wannerplein 44 in Heerlen was very disappointing. During the viewing and the purchasing process, Mr. Perk knowingly and deliberately concealed serious defects in the property. Even worse, the property wasn't even listed for sale on funda or on the realtor’s website. For example, I wasn't told that the current old central heating boiler cannot be connected to an HR boiler at all and that the entire installation must be replaced, which entails a cost item of approximately €20,000. When I asked to have a structural survey carried out, this realtor refused to allow it with the story that it was not necessary. He tried to hide this serious limitation in order to facilitate the sale. Also, the necessary VVE (Homeowners Association) and sales documents were deliberately not provided, despite repeated requests from my side, so that this limitation is not made known through the minutes of the residents. In addition, he himself spontaneously determined an amount of €15,000 for the parking garage and refused to show proof showing that the parking garage is being sold for this amount. It is obvious that the amount of the parking garage is much lower than his amount; when I requested the documents from the VVE and from the parking garage, he got into a problem and decided to reject my offer so that his fraud remains hidden from me. The studio apartment is sold with a project notary, and the amount of the notary by the seller must be paid, Mr. Rick wanted me to pay these costs myself €2500 euro, while the notary fees normally do not exceed €1000 euro. The property needs major renovation immediately (with more than €35,000 in costs for kitchen, floor, bathroom, plasterwork and many more repairs, excluding the costs for the central heating boiler). Mr. Perk seemed to think he could manipulate and swindle me as a foreign buyer into agreeing to an excessively high price of €132,500 plus €15,000 for a parking space. After I accidentally discovered the limitations and lowered my offer to €115,000 euro (excluding parking costs €15000 euro), my offer was rejected without good reason after a week with the argument that the owner no longer wanted to sell the property because I had withdrawn my previous offer of €132,500. This feels to me like a choice between fraud or not selling the property. This realtor is unreliable. I advise everyone to be very careful when dealing with him and always have an independent structural survey carried out before proceeding.

07 Jan 2026The appraiser ultimately compared the property with other properties and came up with an appraisal slightly lower than the purchase value. My mortgage advisor said that unfortunately they often encounter this type of appraiser, and that normally the purchase value becomes the appraisal value. All in all, the communication at the beginning was confusing and I didn't have a good feeling about it.

07 Dec 2025No problems but also no real contact. The real estate agent and appraiser sort everything out together. All I had to do was give permission and pay. Maybe this is the new normal. I also found the appraisal low compared to neighbors who sold for 50,000 euros above the appraised value after renovations. We don't need any more but 2 under one roof after 50,000 renovations 390,000 value there I doubt it.

07 Jul 2025BEWARE My experience with Heijkens was initially positive during the first conversations. However, immediately after signing the contract, this positivity turned into a severe disappointment. All work was done by a trainee who made many mistakes, causing me to lose buyers as well. And this while the realtor who was supposed to arrange my sale went on vacation himself. The biggest surprise was that Mr. wanted to charge VAT on top of the 1.4% commission. I have not experienced this in the sale of 3 previous houses and therefore did not agree with it. Because the costs were transferred by the notary, I had to reclaim the costs from the realtor afterwards. He offered to charge only 16% VAT, which I also disagreed with. Even after losing multiple buyers and making several mistakes, Mr. still tried to squeeze every last drop out of it. Ultimately, I went to my legal assistance and they reimbursed me for most of the costs, allowing Heijkens to get off lightly by not having to pay the costs themselves. In the document, Mr. mentions 'costs' in another paragraph regarding start-up costs and that VAT is charged on this. Apart from the fact that prices including VAT must always be communicated to consumers, a commission is not a cost but a compensation. Don't be fooled by this man. Go with Goossens or Damen. No problems with these parties. Or look for an NVM realtor. These always neatly show their commission including VAT, as required by law. EDIT: see response from realtor where I explain everything in detail and Mr. skirts around the issues with beautiful words. According to him, letting someone in training who has never seen the house from the inside come alone 5 minutes before the first viewings is adequately supervised. She must have been able to tell and show a lot about the property. She explained the property so well that several buyers didn't even know that the roof of the house and garage had been renovated that year. I could name many more points, but I think my point is clear now. I also completely understand that you would rather not make this information public so that you can continue as before. However, I hope to protect other sellers with this. You have had multiple chances to resolve the problem properly, which you did not use. Let that be clear to everyone who reads this. It's an accumulation of several points where responsibility is not taken at each step.

We take complaints like this very seriously and would like to explain a few things without diminishing your perception. 1. Personal guidance: Your home was guided, among other things but not exclusively, by one of our trainee colleagues, which is correct. We consider training the new generation of brokers an important asset. However, this person was under direct supervision of an experienced broker. We understand that this did not feel like the guidance you had expected beforehand, and that is regrettable. We will learn from this. 2. Broker's vacation: The absence of an employee during the sales period is always internally covered by us. That this was not experienced as sufficient in your case, we take seriously. 3. VAT on brokerage fees: In the Netherlands, legally 21% VAT must be charged on brokerage fees. This is not an extra cost, but an obligation from the Tax Authority. We strive to communicate inclusive prices in order to prevent misunderstandings. The signed sales assignment was also written out completely including and excluding VAT in your case. Should there nevertheless be any uncertainties in our communication, we deeply regret that. 4. Complaint handling & legal assistance: We have tried to reach a solution through consultation. We are sorry that you felt compelled to engage legal assistance, but of course respect your choice in this matter. Although it affects us to read that you feel “scammed” – a term which we experience as very serious – we want to emphasize that we always work with integrity, transparency and within the legal framework. We still invite you for a personal meeting, should you wish. We believe that open dialogue always deserves preference over legal procedures or public dissatisfaction. 24 Jan 2026Pooters Real Estate: selling and disappearing. Pooters Real Estate has one focus: selling. Everything that comes after that is ignored. My experience with this office, and specifically with agent Monique, is outright bad. Upon handover, it turned out that the microwave oven-combo was defective. An existing defect. Yet the agent refuses to contact Electrolux, based on a loose assumption that they 'will come to me anyway' and because she doesn't know when I'm home. That's not an argument, that's avoiding responsibility. Fact remains: a defective appliance was delivered and that lies with the selling party. On top of that, upon handover it turned out that the heating was leaking. This wasn't addressed, but rather swept under the rug. Only after multiple times pressing did any reaction come at all. All this in the middle of winter, with two young children at home. Conclusion: after the handover, Pooters Real Estate is unreachable, passive and evasive. No management, no ownership, no service. Only passing the buck and sitting quietly. Unprofessional, unreliable and absolutely not recommended. 1 star - and that's generous.

If you want to skip the detailed story, scroll to the end for my recommendations for landlords – they can save you a lot of stress and money. Our experience with Pooters has been very disappointing. About one and a half years ago, we rented out our luxury property through them. The tenants they selected turned out to be completely unsuitable. They claimed it would be two parents and two adult daughters, but in the end it turned out to be two adult daughters, one of whom was with a man and a baby. The house was full of people and activity – completely unsuitable for a quiet neighborhood. They also forgot to mention that they had two large dogs, including a German shepherd who bit a neighbor and attacked two other dogs. A good screening should have prevented this. Financially, it was just as bad. The tenants were six weeks late with the deposit, almost every month late with the rent and constantly tried to change the rental conditions. Our first agent tried to help, even though we hadn't taken the management package – and we appreciated that. But when the tenants left, a new agent took over and communication became terrible – mainly via email, which is completely inefficient. When they finally left, there was more than €10,000 in damage. Despite this, we received no apologies or acknowledgment – neither from the new agent nor from the director, Bermon Pooter. We had to hire our own lawyer to understand our rights, because the office didn't offer any real guidance regarding deposit, insurance or repairs. Fortunately, we had our own excellent handyman and painter (not from Pooters) who helped us resolve the mess efficiently. Pooters, on the other hand, only sent one broken window and suggested replacing all windows in the house – completely absurd. It confirmed how unreliable their contacts were. This experience was financially damaging and emotionally exhausting. We never felt protected or supported. Fortunately, things are now going smoothly again with a new agency and a new tenant. ⸻ 🏠 Recommendations for landlords 1. Choose your real estate agency carefully. Ask how they screen and follow up on tenants. 2. Be selective. Make sure that for more expensive properties, the tenants are financially stable and have sufficient means – if you end up in court, you have something to claim. 3. Ask for references from at least the last two properties they've rented out. 4. Establish a clear maximum number of tenants. 5. Ask for transparency. Ask to see full profiles and even short videos of candidates. 6. Plan inspections: one halfway through the year and one two weeks before departure. 7. Set up your own repair team (handyman, painter, plumber, electrician). Don't rely on the agency's contacts. 8. Know your rights: • You must receive a copy of all communication with tenants. • You have the right to all documents (insurance, damage reports, etc.), otherwise it's illegal. 9. Act quickly if something doesn't add up – seek legal advice early on. ⸻ I advise against Pooters. Their screening was poor, communication slow and follow-up virtually non-existent – especially for a luxury property. I'm sharing this review to protect other landlords. Everyone deserves transparency, professionalism and real support from their real estate agency. Hopefully this helps others make better and safer choices.

First: at the time, you chose to go for a loose mediation without management, despite our emphatic advice that – given your move to Spain and the nature of the property – you should indeed include management with us. You found the cost of this at that time too high. Naturally, we respect that decision, but it unfortunately limited the extent to which we could act during the rental period. Regarding the selection of the tenant: We had briefed you extensively in advance and organized a meeting. Based on this meeting, you yourself agreed to this candidate tenant. Unfortunately, the tenant behaved differently than expected. Naturally, we find that very annoying, but it was not foreseeable at the time. When problems arose: We offered you several options and solutions. A number of these were assessed by you as too costly. As a result, we could not carry out all the proposed steps for you. The damage that the tenant ultimately left behind is undoubtedly very annoying. We emphasize that this is the responsibility of the tenant and that we – within the possibilities of a mediation assignment – supported you wherever possible. Finally: The communication around the tenant's departure coincided with internal changes in our team. That did not help and for that we offer our apologies. It was a coincidence of circumstances, but we take the feedback seriously and have since sharpened our internal processes.
