11 Feb 2025Zeer teleurstellende en oneerlijke ervaring – niet te vertrouwen! Wij hadden contact met dit makelaarskantoor en brachten op vrijdag een bod uit van €705.000,-. De reactie was positief: we kregen te horen dat de eigenaren ons de gunfactor gaven en dat we ergens tussen €705.000,- en €710.000,- zouden uitkomen. Geen probleem voor ons! We maakten meteen een afspraak om het huis te bezichtigen en te bespreken welke meubels we konden overnemen. Vol enthousiasme vertelden we het geweldige nieuws aan onze vier kinderen. Eindelijk een eigen kamer voor iedereen! De verhuizing naar het Zuiden leek realiteit te worden. De afgelopen weken waren we druk geweest met de bank, hypotheekadviseur en onze eigen makelaar – alles om ervoor te zorgen dat deze koop soepel zou verlopen. Maar dan, uit het niets, krijgen we vandaag een telefoontje: iemand anders heeft een nieuw bod uitgebracht en zij krijgen de voorkeur. Pardon?! Dus ondanks alle beloftes en afspraken wordt er simpelweg voor het hoogste bod gekozen? Met een vreemd gevoel vroegen we nog of we hetzelfde bod mochten uitbrengen, maar plotseling was dat niet meer voldoende. Onze kinderen waren volledig van streek, en al ons harde werk, de vele afspraken en de reizen van de afgelopen weken waren voor niets geweest. Wij doen al 25 jaar zaken in het noorden van het land en hanteren een duidelijke regel: “Een man een man, een woord een woord.” Een mondelinge afspraak is óók een afspraak, gebaseerd op vertrouwen en wederzijds respect. Helaas geldt dat niet voor dit makelaarskantoor. Hier lijkt geld boven alles te gaan: boven reputatie, eerlijkheid en klanttevredenheid. Dit is geen manier om met mensen om te gaan. Wij zullen niemand in ons netwerk aanraden om ooit met dit onbetrouwbare makelaarskantoor in zee te gaan!

My own house hunt quickly felt like a hopeless mission, but one phone call to Tom van Houtem and everything immediately accelerated! Clear and transparent explanation of the plan of approach. Cooperative, advising and immediately takes action. What you can expect is smooth, concise, and above all effective communication. Both during and outside office hours. This not only gives you confidence in the process as a client, but also the feeling that someone is truly involved and you are certainly not left alone anymore. In my case, a very short but powerful procedure, which has left me with both a personal and professional impression. Absolutely recommendable! Should it ever come to pass in the future that I want to sell, I at least now know who I will contact first again! Curious whether the champagne will once again beat the coffee. For now, however, many thanks again Dichtbij Vastgoed!

03 Jan 2025I came across Tom as a selling agent. Well, that was a breath of fresh air compared to all the other agents on the market. As a starter, it's very difficult in this overheated housing market, and the bidding procedures that most (larger) agents use make that even more difficult, because you are outbidding yourself. Tom, however, was about the personal approach: Do you like the house? Make an offer, and I will present that to the seller, and if the seller thinks it's a good offer, there is price agreement; no back and forth or waiting for others to bid higher afterwards. Also in the contact after the price agreement, Tom is very correct, clear and easily accessible. All in all, a pleasant experience amidst a crazy market.

03 Nov 2024After the decision to sell our house, the question arose as to which real estate agent we wanted to go through this process with. Fortunately, my niece had just bought a house and during the many viewings, she had seen several agents at work. Tom van Houtem of Dichtbij Vastgoed stood out above the others, in her opinion, head and shoulders above the rest. As a buyer, she found him expert and involved; he was easily accessible for questions (even after the viewing via telephone and email), and his enthusiasm and expertise were highly valued. This was exactly what we were looking for in a selling agent. We ultimately sat down with three selling agents and Tom stood out for us as well, head and shoulders above the rest. And he lived up to it! Two weeks after our conversation, our house was already on Funda and not much later it was sold. He was always ready for us but also takes every potential buyer seriously and takes time for them. He introduced us to the buyers (after we had accepted the offer), so that it became more than just a sale of real estate but also a connection between people. This felt like a warm bath to us. We would not have wanted to enter into this process with anyone else than Tom, an enthusiastic people-person instead of a suit-and-tie agent. All praise for Tom van Dichtbij Vastgoed!

Comes with a clear plan of action and does not build castles in the air.
