23 Nov 2024We bought a house in 2023 through Tijs Cyril Makelaardij - Meerssen, and our experience has been disappointing. The realtor Tijs repeatedly assured us that the property had no hidden defects, especially not on the roof. However, after our move, leaks and damp spots began to appear in various rooms. We informed the realtor within the first month, in accordance with the legal deadlines. According to the Dutch Civil Code (Article 7:17) the seller is obliged to report any known or reasonably detectable defects in the real estate** that may affect its use or value. Nevertheless, the realtor ignored our initial complaint and, as the problem worsened, he distanced himself, arguing that no guarantees applied to structural elements and referred us to age clauses. Although the roof was clearly in poor condition before the sale, we did not receive complete information and no responsibility was taken. We deeply regret the lack of ethics and professionalism in this transaction. Transparency and trust are essential for a purchase as important as a house, and Cyril Makelaardij let us down in both respects.

Once you have signed, you can no longer hold Bessems or the notary liable. A tip for prospective buyers: measure the house and garden yourself before proceeding to the final purchase. Bessems is paid handsomely to sell the house but compulsory measurements as a real estate agent, he has no desire for that. Sad but true.

27 Apr 2023I still feel guilty about nominating this Bessems realtor regarding the sale of my mother's house in Kanne. Will de Jonge was enormously enthusiastic and really wanted to take charge of this sale. This turned out differently because Will de Jonge suddenly no longer worked for Bessems Realty the week after our commitment. What I find utterly scandalous is that we were never informed about this. Will was our point of contact, would represent us in the sale of my mother's house. Forgotten perhaps? We are not talking about a bag of candy but about a house. A bad start. After this, the entire sale unfolded into one big drama, a chain reaction of very poor communication and many mistakes, too many to mention. All in all, a very stressful experience for everyone, but especially for my 85-year-old mother. I would therefore certainly not recommend this realtor.

27 Apr 2023Would I recommend this broker? No definitely not! I would even strongly advise against this office to anyone who asks for my opinion. This agency was allowed to sell my mother's house in Belgium. Initially, we dealt with broker Wil de Jonge from Bessems agency who really wanted to sell the house for us. Due to his enthusiasm for the assignment, my mother chose Bessems. However, when I went to hand over the keys at the office for the first viewing, I was told that Mr. de Jonge no longer worked for Bessems agency. The agency did not inform us about this and they could not tell me which broker would take over Mr. de Jonge's duties. After some insistence on my part, I received an email address where I could go with my questions. I emailed and am still waiting for a response to this day..... On the day of the viewing, I myself went to wait in the building to see which broker would take on our assignment. From that moment on, Mr. Kornips was our broker but we missed the involvement, advice and expertise you would expect from a broker. And even at the time of transfer with the notary, our broker remained deficient....the energy label had not been forwarded and there was a file missing which we were unaware existed. We had requested prior to the transfer for completeness assessment of the file but also there the broker did not respond. The buyer's notary withheld 5000 euros from the purchase price until we could provide the file. A lot of stress for us and our 85-year-old mother, therefore. And from the broker no recognition for their mistakes, no empathy but a well-deserved generous commission. Even our ability to rate on funda has been blocked by Bessems which makes me wonder how much those laudatory reviews actually mean if you block negative feedback. I say in any case 'brokerage firm Erik Bessems?!' NEVER AGAIN!

I could tell a very long story full of examples of sloppy or simply negligent actions from Bessems Makelaardij. Especially the attitude in this case from Bessems was experienced by us as very disappointing. And when you then want to share your experience on Funda, they also took away that possibility by disabling this function for us. Even more disappointing. If only they were so quick in communication. It is a pity that we had a contract because our trust quickly disappeared. I would therefore certainly not recommend this real estate agency.

02 May 2021With a real estate agent, you don't have much to do in a lifetime. And if that is the case, you hope for good cooperation. We cannot say that about this real estate agent; he has never heard of openness and transparency. Making you come to view a property while he had already decided that someone else would get it. And then just saying I still have to discuss everything with the owner because he decides, while he had been given power of attorney by the owner to decide himself..People like that make me sick.
