We bought a house in 2023 through Tijs Cyril Makelaardij - Meerssen, and our experience has been disappointing. The realtor Tijs repeatedly assured us that the property had no hidden defects, especially not on the roof. However, after our move, leaks and damp spots began to appear in various rooms. We informed the realtor within the first month, in accordance with the legal deadlines. According to the Dutch Civil Code (Article 7:17) the seller is obliged to report any known or reasonably detectable defects in the real estate** that may affect its use or value. Nevertheless, the realtor ignored our initial complaint and, as the problem worsened, he distanced himself, arguing that no guarantees applied to structural elements and referred us to age clauses. Although the roof was clearly in poor condition before the sale, we did not receive complete information and no responsibility was taken. We deeply regret the lack of ethics and professionalism in this transaction. Transparency and trust are essential for a purchase as important as a house, and Cyril Makelaardij let us down in both respects.

Appointment made for a viewing and we were coolly received on the spot by Mr. Hillen. He didn't make much effort to show us the house and clearly wasn't very enthusiastic about it. Didn't take us seriously as buyers. But he was mistaken in that regard. We submitted an offer the same day and, after a short negotiation, closed the purchase two days later. If I had been the seller, I would have made it clear to this 'broker' that he could have put in more effort for his commission. We certainly won’t use the 'services' of this arrogant fellow again.

We had a very negative experience with this real estate agency when purchasing a house in Sibbe. During the viewing of the property, we were not informed that an alleged clay pipe had been discovered at a property less than 150m away, which is often a harbinger of stability problems. This clay pipe arose as a result of the limestone quarry (tunnel systems) under Sibbe. The property we viewed even has an entrance in the garden to this limestone quarry, and the municipality of Valkenburg stated in February 2020 that they could no longer guarantee the stability of the quarry. The municipality also indicated that damage due to subsidence is the responsibility of the homeowners. None of this was made clear to us throughout the entire purchase process. We had to learn about it from a building inspector and appraiser who initially stated that this problem in Sibbe was known to them and would be included in an appraisal (1 day before the deed of sale would be signed). After we indicated that we did not want to proceed with the purchase for these reasons, we received no substantive response from the real estate agent. Whether the lack of information provision stems from intentional withholding or ignorance by a real estate agent (regarding the structural context in which a property in their portfolio is located), we cannot say. It is up to the reader to decide which of the two possibilities would be worse.

Called multiple times to make an appointment to view a property. This, however, seems very difficult. For the first week they were full, and if there was space available we would be called. That didn't happen. Therefore, we had to call again ourselves to make an appointment for the following week. But we would have to wait for any bids from people who had previously viewed the property. So we would end up on a waiting list. Apparently, there are more interested parties in a property but they don’t get the chance to view it or make a higher bid. Also here multiple promises were made to call us back to give more clarity or to make another appointment, but that also didn't happen. In short, 4 times we hung up the phone and still without result.
