02 Jun 2024This is a really bad realtor. They discriminate against people. They don't give good homes to foreigners. They keep these only for Dutch people and they always have difficult excuses.

The content of our last message to you was as follows; Dear Kristiyan, we work daily with all kinds of nationalities and we also help candidates of all nationalities find housing every day, so we certainly do not discriminate. The difficulty in your case is the duration of your temporary employment contract (7 months), which does not align with the minimum rental period of the property, which in this case is at least 12 months, and therefore does not meet the requirements of this private landlord. In addition, we also offered to contact you again when we have an alternative available that could potentially match your current situation. We cannot agree with what you state in your review, nevertheless we wish you all the best.

With this friendliness, speed and professionalism, I have never experienced searching for and placing an apartment like with Ruben. It was a very positive experience. The information and links that Ruben provided to me were also very useful for me as an expat, so I could easily register for electricity, internet etc. In short, I was taken care of excellently from beginning to end. Conclusion: well-deserved 5 stars, thank you very much and highly recommended!

Finding accommodation in the Netherlands can be a nightmare and it is usually due to the fact that rental companies don't care about you, you are just 'one of the desperate' and if they cannot help you, they will have thousands of other people waiting. Due to this terrible and tragic behavior, I lost all trust, but when I contacted Woonhuis Limburg, everything changed. Ramon and Ruben answer every question you have within 24 hours, they are happy to help you, they show empathy and customer focus. They care about your feelings and impressions and do their best to give quick and efficient feedback. The entire process from the beginning (initial contact, making an appointment) to the end (rental agreement, inspection, further questions) runs smoothly and clearly. 02 Jun 2021Very accessible people. Accepting and respectful towards transgender individuals. I felt welcome to be their customer because they were eager to help me. They answered all my emails within 1-2 business days and answered all my questions as best they could. They ensure that you can move into a new home where everything is functional or at least ready for repair. Especially Ruben Rutten has a personality full of enthusiasm and zeal, which can come across positively to you as a customer. They even agreed to pass on my unorthodox alternative suggestion for the financial requirements to the landlord, ultimately allowing me to get a new house, with which I am very happy. Never before have I felt so positive about a housing agency.

02 Jun 2021Hey everyone, This agency is totally unprofessional and questionable with respect to professional ethics. If you want a good experience for renting an apartment, you must not go to this agency. For example, they charge you ridiculous price for whatever service, (see 500 euros for removing a mattress). Also, I didn’t leave the place dirty as they say. Btw Ruben Rutten, he is of course very 'polite and nice'.

It is a pity that you do not recognize your own responsibility as a tenant. You rented a furnished apartment through us in July 2018, which was in nearly perfect condition at the time. During the check-out with you, which took place at the end of January 2021, we concluded together with the landlord that the apartment was left very dirty, while you were clearly informed in advance that you as a tenant are of course responsible for keeping the apartment clean as well as for a proper and clean delivery of the apartment at the end of the rental period. The apartment was so dirty that a few things (toilet bowl, sink, hob) could not even be professionally cleaned anymore. Then it is of course not surprising that the landlord does not refund the deposit of 1 month's rent, in order to repair the damage and make the apartment rentable again. In fact, this amount is demonstrably not covering the costs at all, and yet you have not been charged any additional costs. Finally, we would like to add that we have always been available for you throughout the entire period and have remained correct and polite to you, so it seems you are reflecting your frustration on us by calling us unprofessional.

02 Jun 2025We had asked Tom for an appraisal of our home. Tom gives open and honest advice with a personal approach. He has a good understanding of things and knows how to assess the property's value correctly. Tom comes across as enthusiastic and communicates pleasantly. A breath of fresh air compared to real estate agents from other (large) agencies we had. There you are customer number . They deliver no more than assembly line work with a universal view. They release a formula without looking at the surroundings, location, etc. Everything is focused on selling as quickly as possible and moving on to the next client. That is different with Tom. He takes all the time for his clients and does that extra bit that others leave behind. We can only wholeheartedly recommend Tom!!

07 Jul 2025I had two viewings with real estate agent Saïd. The first property (studio) I immediately rejected because it didn't align with my housing wishes. For the second property (small apartment), I made an offer of €150,000 euro without a mortgage, which was in proportion to the condition of the property that has been for sale for 6 months— as a lot needs to be renovated directly, including the kitchen, bathroom, floor, central heating boiler and the toilet. The small apartment is not worth more than €130,000 euro; he had estimated it at €179,000 euro for a pile of an apartment where everything needs to be renovated immediately. This type of dishonest real estate agents inflate the market value of the properties very much with their false estimate value. During the viewing, I noticed that the realtor arrived 15 minutes later than the agreed appointment. He was rushed and unfriendly. He didn't take the time to show all rooms calmly, and the storage room wasn’t shown at all. When he knew about my financial situation after selling my previous home, his attitude seemed to change. He indicated that he “wanted everything €160,000 euro”, in other words: he tried to put pressure on me to make a higher bid, solely to earn more himself as he stated. His behavior gave me the feeling that he would block the sale if I didn’t meet his expectations. He thought I was a stupid woman so he could easily manipulate me. I found this way of working anything but professional. As a buyer you want to be taken seriously and treated fairly — that wasn't the case here. My experience with this realtor was very disappointing and I cannot recommend him. I am glad it didn’t go through.

Dear Madam, you are disappointed and angry because the seller does not want to accept your offer. There is not much I can do as a real estate agent regarding this. Your total budget is 150,000 euros. A seller decides whether or not they agree with an offer, not the real estate agent. I called you at 12:55 pm to let you know I was 5 minutes late. You indicated that this was no problem. I showed you 2 apartments on Saturday. This seems like a reasonable service to me. We work with a fixed amount for homes up to 295,000 euros. Both apartments are below that price range so I cannot earn more or less regardless of your offer. You send messages stating that a kitchen costs 8000 euro in Germany. There is not much I can do as a real estate agent regarding this. Despite your disappointment, I wish you all the best and hope you will find a suitable home. Greetings Parkstad Makelaardij

14 Dec 2024I've lived in Said's home for more than two years and honestly it was an experience that will forever set the bar high for a landlord. The gold standard has been set, people! Once my keys broke (yes, I have that kind of luck), and without hesitation Said took on the responsibility to personally resolve the issue, which saved me a lot of stress. No hassle, no eye-rolling – just pure landlord magic. There were also moments when he offered a helping hand when it wasn't necessary, which only proves that he is one of those rare finds in the rental world. And they also have that incredible ability to respect your privacy and at the same time be approachable. It’s as if they have an invisible tenant radar – always around when you need them, but never around. The property was always in good condition, communication flowed effortlessly, and the whole experience made renting a breeze. If I weren't moving, I would still happily stay there. Five stars aren't enough – can we give out landlord trophies?

18 Jul 2025My experience with real estate agent Rick Perk during the viewing of the studio apartment at Wannerplein 44 in Heerlen was very disappointing. During the viewing and the purchasing process, Mr. Perk knowingly and deliberately concealed serious defects in the property. For example, I wasn't told that the current old central heating boiler cannot be connected to an HR boiler at all and that the entire installation must be replaced, which entails a cost of approximately €20,000. When I asked to have a structural survey carried out, this real estate agent refused to allow it with the story that it was not necessary. He tried to keep this serious limitation hidden for the sale. Also, the necessary VVE (Homeowners Association) and sales documents were deliberately not provided, despite repeated requests from my side, so that this limitation is not made known through the minutes of the residents. In addition, he himself spontaneously determined an amount of €15,000 for the parking garage and refused to show proof showing that the parking garage is being sold for this amount. It is obvious that the amount of the parking garage is much lower than his amount; when I requested the documents from the VVE and from the parking garage, he got into trouble and decided to reject my offer so that his fraud remains hidden from me. The studio apartment is sold with a project notary, and the amount of the notary by the seller must be paid, Mr. Rick wanted me to pay these costs myself €2500 euro. The property needs to be heavily renovated immediately (with more than €35,000 in costs for kitchen, floor, bathroom, plasterwork and many more repairs, excluding the cost of the central heating boiler). Mr. Perk seemed to think he could manipulate and swindle me as a foreign buyer into agreeing to an excessively high price of €132,500 plus €15,000 for a parking space. After I accidentally discovered the limitations and lowered my offer to €115,000 euro (excluding parking costs €15,000 euro), my offer was rejected without good reason after a week with the argument that the owner no longer wanted to sell the property because I had withdrawn my previous offer of €132,500. This feels to me like a choice between fraud or not selling the property. This real estate agent is unreliable. I advise everyone to be very careful when dealing with him and always have an independent structural survey carried out before proceeding.

You fail to mention that you left the property damaged, always washed your dog in the communal shower, did not return all keys, we had to have everything cleaned, and we had to have all of your belongings removed (inside and outside). The security deposit (€350,-) was far from sufficient to cover the costs incurred by us. It is also unfortunate that you are trying to portray me/us in a negative light in this way! Bessems is paid handsomely to sell the house but compulsory measurements as a real estate agent, he has no desire for that. Sad but true.

19 Jun 2022I still feel guilty about nominating this Bessems realtor regarding the sale of my mother's house in Kanne. Will de Jonge was enormously enthusiastic and really wanted to take charge of this sale. This turned out differently because Will de Jonge suddenly no longer worked for Bessems Realty the week after our commitment. What I find utterly scandalous is that we were never informed about this. Will was our point of contact, would represent us in the sale of my mother's house. Forgotten perhaps? We are not talking about a bag of candy but about a house. A bad start. After this, the entire sale unfolded into one big drama, a chain reaction of very poor communication and many mistakes, too many to mention. All in all, a very stressful experience for everyone, but especially for my 85-year-old mother. I would therefore certainly not recommend this realtor.

19 Jun 2022Would I recommend this broker? No definitely not! I would even strongly advise against this office to anyone who asks for my opinion. This agency was allowed to sell my mother's house in Belgium. Initially, we dealt with broker Wil de Jonge from Bessems agency who really wanted to sell the house for us. Due to his enthusiasm for the assignment, my mother chose Bessems. However, when I went to hand over the keys at the office for the first viewing, I was told that Mr. de Jonge no longer worked for Bessems agency. The agency did not inform us about this and they could not tell me which broker would take over Mr. de Jonge's duties. After some insistence on my part, I received an email address where I could go with my questions. I emailed and am still waiting for a response to this day..... On the day of the viewing, I myself went to wait in the building to see which broker would take on our assignment. From that moment on, Mr. Kornips was our broker but we missed the involvement, advice and expertise you would expect from a broker. And even at the time of transfer with the notary, our broker remained deficient....the energy label had not been forwarded and there was a file missing which we were unaware existed. We had requested prior to the transfer for completeness assessment of the file but also there the broker did not respond. The buyer's notary withheld 5000 euros from the purchase price until we could provide the file. A lot of stress for us and our 85-year-old mother, therefore. And from the broker no recognition for their mistakes, no empathy but a well-deserved generous commission. Even our ability to rate on funda has been blocked by Bessems which makes me wonder how much those laudatory reviews actually mean if you block negative feedback. I say in any case 'brokerage firm Erik Bessems?!' NEVER AGAIN!

Initially, there was some noise on the line regarding communication and coordination during the sales process. Erik was very receptive to feedback and took action accordingly. This resulted in a smooth subsequent procedure. Very nice to experience! The sales file looked top notch. The sale was also completed positively. Financial advice was also obtained from financial advisor Ronald Kusters (of Erik Bessems Makelaardij). Excellent help from Ronald with expert advice, pleasant explanation, good coordination and perfect follow-up of made appointments. Top! I would definitely recommend this brokerage firm!

19 Jun 2022This office sold my mother's house. It has only brought her and us (the children) a lot of frustration. I could tell a very long story full of examples of sloppy or simply negligent actions from Bessems Makelaardij. Especially the attitude in this case from Bessems was experienced by us as very disappointing. And when you then want to share your experience on Funda, they also took away that possibility by disabling this function for us. Even more disappointing. If only they were so quick in communication. It is a pity that we had a contract because our trust quickly disappeared. I would therefore certainly not recommend this real estate agency.

18 Jun 2020In May 2019, my husband and I started looking for a new house. By chance, Corio real estate agents was the selling company, engaged for the first property we viewed. During the viewing, we started talking with Annet Kleinen, the agent who showed us around. When it came up that we still had to sell our current home and hadn't yet chosen an agent, she made a non-binding appointment with us to perform a valuation. Annet was incredibly attentive and really helped us get things sorted out for the sale. That is why we were happy to work with Corio real estate agents. The collaboration went perfectly. If we had questions, we could always contact Annet, and if she wasn't available for any reason, we could safely leave our questions with the back office. We never remained unassisted. Thanks to the hard work of both the company and Annet herself, we sold our apartment within 2 weeks. Everything was thought of, and we hardly had to worry about all the official matters. Therefore, we would recommend Corio Makelaars as a company, as well as Annet Kleinen, to everyone. We have dealt with many real estate agents before we found our dream house, but Corio Makelaars stands out from the rest.

18 Jun 2020Impatient and disappointing !!. One day after the viewing ( De Vaart in Geleen ) I sent my data to my advisor. Reason is to have them calculate what my maximum mortgage may/will be. I was called by the real estate agent around 1:30 PM to make an offer. I couldn't make an offer at that time because I hadn't heard anything from my advisor yet. I had asked her and said I would keep her informed by the end of the afternoon. Fine and great she said. Around 2:00 PM I sent her a WhatsApp message saying that I want to buy the house for the asking price. I received no feedback. I called her at 4:30 PM and she didn't answer, so I left a message. The asking price of the house was €189 K, luckily I didn't buy it because I can borrow a mortgage of €230 K. I would rather buy a house from another real estate agent who does respond to their clients.

Date unknownBEWARE My experience with Heijkens was initially positive during the first conversations. However, immediately after signing the contract, this positivity turned into a severe disappointment. All work was done by a trainee who made many mistakes, causing me to lose buyers as well. And this while the realtor who was supposed to arrange my sale went on vacation himself. The biggest surprise was that Mr. wanted to charge VAT on top of the 1.4% commission. I have not experienced this in the sale of 3 previous houses and therefore did not agree with it. Because the costs were transferred by the notary, I had to reclaim the costs from the realtor afterwards. He offered to charge only 16% VAT, which I also disagreed with. Even after losing multiple buyers and making several mistakes, Mr. still tried to squeeze every last drop out of it. Ultimately, I went to my legal assistance and they reimbursed me for most of the costs, allowing Heijkens to get off lightly by not having to pay the costs themselves. In the document, Mr. mentions 'costs' in another paragraph regarding start-up costs and that VAT is charged on this. Apart from the fact that prices including VAT must always be communicated to consumers, a commission is not a cost but a compensation. Don't be fooled by this man. Go with Goossens or Damen. No problems with these parties. Or look for an NVM realtor. These always neatly show their commission including VAT, as required by law. EDIT: see response from realtor where I explain everything in detail and Mr. skirts around the issues with beautiful words. According to him, letting someone in training who has never seen the house from the inside come alone 5 minutes before the first viewings is adequately supervised. She must have been able to tell and show a lot about the property. She explained the property so well that several buyers didn't even know that the roof of the house and garage had been renovated that year. I could name many more points, but I think my point is clear now. I also completely understand that you would rather not make this information public so that you can continue as before. However, I hope to protect other sellers with this. You have had multiple chances to resolve the problem properly, which you did not use. Let that be clear to everyone who reads this. It's an accumulation of several points where responsibility is not taken at each step.

Personal guidance: Your home was guided, among other things but not exclusively, by one of our trainee colleagues, which is correct. We consider training the new generation of brokers an important asset. However, this person was under direct supervision of an experienced broker. We understand that this did not feel like the guidance you had expected beforehand, and that is regrettable. We will learn from this. 2. Broker's vacation: The absence of an employee during the sales period is always internally covered by us. That this was not experienced as sufficient in your case, we take seriously. 3. VAT on brokerage fees: In the Netherlands, legally 21% VAT must be charged on brokerage fees. This is not an extra cost, but an obligation from the Tax Authority. We strive to communicate inclusive prices in order to prevent misunderstandings. The signed sales assignment was also written out completely including and excluding VAT in your case. Should there nevertheless be any uncertainties in our communication, we deeply regret that. 4. Complaint handling & legal assistance: We have tried to reach a solution through consultation. We are sorry that you felt compelled to engage legal assistance, but of course respect your choice in this matter. Although it affects us to read that you feel “scammed” – a term which we experience as very serious – we want to emphasize that we always work with integrity, transparency and within the legal framework.
