Als je als kandidaat huurder niet aan toelatings- en/of inkomensvereisten voldoet, moet je de oorzaak van afwijzing eerst bij jezelf gaan zoeken. Ik kan me geen betere verhuurmakelaar wensen. 11 Apr 2024Dit is een ech slechtemakelaar. Ze maken discriminatie tegen mensen. Ze geven goede woningen niet aan buitenlanders. Ze houden deze alleen voor maar Nederlandse mensen en ze hebben alltijd moeie excuuses

Echter plaatsen we jouw review graag in perspectief en zullen we onze laatste reactie aan jou hier ook plaatsen, zodat duidelijk is dat hetgeen wat jij schetst, niet correct is. De inhoud van ons laatste bericht aan jou was als volgt; Beste Kristiyan, wij werken dagelijks met allerlei nationaliteiten en wij helpen ook dagelijks kandidaten van allerlei nationaliteiten aan woonruimten, dus wij discrimineren zeer zeker niet. De moeilijkheid is in jouw geval de duur van je tijdelijke arbeidsovereenkomst (7maanden), welke niet aansluit op de minimale huurperiode van de woning welke in dit geval tenminste 12 maanden bedraagt en daardoor niet aansluit op de eisen van deze particuliere verhuurder. Daarnaast hebben we je ook aangeboden je opnieuw te contacteren wanneer we een alternatief beschikbaar zouden krijgen wat wel eventueel kan aansluiten op je huidige situatie. We kunnen ons dan ook niet vinden in hetgeen jij in je review stelt, desalniettemin wensen we je het beste.

11 Apr 2023Als expat kan ik Woonhuis Limburg van harte aanbevelen. Vanaf het eerste contact tot het overhandigen van de sleutels verliep alles vlot. Met deze vriendelijkheid, snelheid en professionaliteit heb ik nog nooit zo'n appartement zoeken en plaatsen meegemaakt als bij Ruben. Het was een uiterst positieve ervaring. Ook voor mij als expat waren de informatie en links die Ruben mij ter beschikking stelde zeer nuttig, zodat ik mij gemakkelijk kon inschrijven voor elektriciteit, internet etc. Kortom, ik ben van begin tot eind uitstekend verzorgd. Conclusie: zeer verdiende 5 sterren, hartelijk dank en een absolute aanrader!

11 Apr 2023Ruben en Ramon van Woonhuis Limburg zijn zonder twijfel de beste makelaars van het zuiden. Het vinden van een accommodatie in Nederland kan een nachtmerrie zijn en meestal is dit te wijten aan het feit dat de verhuurbedrijven niet om je geven, je bent gewoon "een van de wanhopigen" en als ze je niet kunnen helpen, zullen ze er duizenden hebben van andere mensen die wachten. Door dit vreselijke en tragische gedrag verloor ik elk vertrouwen, maar toen ik contact opnam met Woonhuis Limburg, veranderde alles. Ramon en Ruben beantwoorden elke vraag die je hebt binnen 24 uur, ze helpen je graag, ze hebben inlevingsvermogen en klantgerichtheid. Ze geven om uw gevoelens en indrukken en doen hun best om snelle en efficiënte feedback te geven. Het hele proces vanaf het begin (eerste contact, afspraak maken) tot het einde (huurovereenkomst, inspectie, verdere vragen) verloopt soepel en duidelijk. Hartelijk dank voor uw hulp, ik wens u het beste.

Vanaf de eerste tot en met de laatste melding, handeling of afspraak zijn ze alles keurig netjes op tijd nagekomen. De keuzevrijheid aan wie wij wilden verhuren (3 bezichtingen op 1 dag) liet men volledig en volgens afspraak aan ons over. Ik zal er niet aan twijfelen om een volgende keer weer met hen in zee te gaan.

Mede dankzij hem is het mij dan ook gelukt om een geschikt appartement te vinden. Woonhuis Limburg is een echte aanrader!

11 Apr 2021Zeer toegankelijke mensen. Accepterend en respectvol tegenover transgenders. Ik voelde me welkom om hun klant te zijn, omdat ze me graag wilden helpen. Ze beantwoordden al mijn mails binnen 1-2 werkdagen en beantwoordden al mijn vragen zo goed als ze konden. Zij zorgen ervoor dat u naar een nieuwe woning kunt verhuizen waarvan alles functioneel is of op zijn minst gereed is voor reparatie. Vooral Ruben Rutten heeft een persoonlijkheid vol enthousiasme en enthousiasme, wat op jou als klant positief kan overkomen. Ze stemden er zelfs mee in om mijn onorthodoxe alternatieve suggestie voor de financiële eisen aan de verhuurder door te geven, waardoor ik uiteindelijk een nieuw huis kreeg, waar ik erg blij mee ben. Nog nooit heb ik mij zo positief gevoeld over een huisvestingsbureau.

If you want a good expeirence for renting an apartment, you must not go to this agency. For example, they charge you ridiculous price for whatever service, (see 500 euros for removing a mattress). Also, I didn’t leave the place dirty as they say. Btw Ruben Rutten, he is ofcourse very "polite and nice". Hallo iedereen, Dit bureau is volkomen onprofessioneel en twijfelachtig met betrekking tot beroepsethiek. Als u een goede ervaring wilt voor het huren van een appartement, moet u niet naar dit makelaarskantoor gaan. Ze rekenen je bijvoorbeeld een belachelijke prijs voor welke service dan ook (zie 500 euro voor het verwijderen van een matras). Ook heb ik de plaats niet vies achtergelaten, zoals ze zeggen. Btw Ruben Rutten, hij is natuurlijk erg "beleefd en aardig".

It is a pity that you do not recognize your own responsibility as a tenant. You rented a furnished apartment through us in July 2018, which was in nearly perfect condition at the time. During the check-out with you, which took place at the end of January 2021, we concluded together with the landlord that the apartment was left very dirty, while you were clearly informed in advance that you as a tenant are of course responsible for keeping the apartment clean as well as for a proper and clean delivery of the apartment at the end of the rental period. The apartment was so dirty that a few things (toilet bowl, sink, hob) could not even be professionally cleaned anymore. Then it is of course not surprising that the landlord does not refund the deposit of 1 month's rent, in order to repair the damage and make the apartment rentable again. In fact, this amount is demonstrably not covering the costs at all, and yet you have not been charged any additional costs. Finally, we would like to add that we have always been available for you throughout the entire period and have remained correct and polite to you, so it seems you are reflecting your frustration on us by calling us unprofessional. Erg jammer dat je je eigen verantwoordelijkheid als huurder zijnde niet erkent. Je hebt in Juli 2018 via ons een gemeubileerd appartement gehuurd wat destijds in nagenoeg perfecte staat verkeerde. Tijdens de uitcheck met jou welke eind Januari 2021 heeft plaatsgevonden, is door ons tezamen met de verhuurder vastgesteld dat het appartement erg vies is achtergelaten, dit terwijl jou duidelijk op voorhand is medegedeeld dat jij als huurder uiteraard verantwoordelijk bent voor het schoonhouden van het appartement alsook voor het deugdelijk en schoon opleveren van het appartement aan het einde van de huurperiode. Het appartement was zo vies, dat enkele zaken (toiletpot, wastafel, kookplaat) zelfs professioneel gewoonweg niet meer te reinigen waren. Dan is het uiteraard niet vreemd dat de verhuurder de waarborgsom t.h.v 1 maand huur niet terugbetaalt zodat de schade hersteld kan worden en het appartement wederom verhuurbaar gemaakt wordt. Sterker nog, dit bedrag is aantoonbaar helemaal niet kostendekkend en toch zijn je geen additionele kosten in rekening gebracht. Als laatste willen we er aan toevoegen dat wij gedurende de gehele periode altijd bereikbaar voor je zijn geweest en correct en beleefd naar jou toe zijn gebleven, dus het lijkt er sterk op dat je jouw frustratie op ons reflecteert door ons onprofessioneel te noemen.

03 Jan 2025I came across Tom as a selling agent. Well, that was a breath of fresh air compared to all the other agents on the market. As a starter, it's very difficult in this overheated housing market, and the bidding procedures that most (larger) agents use make that even more difficult, because you are outbidding yourself. Tom, however, was about the personal approach: Do you like the house? Make an offer, and I will present that to the seller, and if the seller thinks it's a good offer, there is price agreement; no back and forth or waiting for others to bid higher afterwards. Also in the contact after the price agreement, Tom is very correct, clear and easily accessible. All in all, a pleasant experience amidst a crazy market.

03 Nov 2024After the decision to sell our house, the question arose as to which real estate agent we wanted to go through this process with. Fortunately, my niece had just bought a house and during the many viewings, she had seen several agents at work. Tom van Houtem of Dichtbij Vastgoed stood out above the others, in her opinion, head and shoulders above the rest. As a buyer, she found him expert and involved; he was easily accessible for questions (even after the viewing via telephone and email), and his enthusiasm and expertise were highly valued. This was exactly what we were looking for in a selling agent. We ultimately sat down with three selling agents and Tom stood out for us as well, head and shoulders above the rest. And he lived up to it! Two weeks after our conversation, our house was already on Funda and not much later it was sold. He was always ready for us but also takes every potential buyer seriously and takes time for them. He introduced us to the buyers (after we had accepted the offer), so that it became more than just a sale of real estate but also a connection between people. This felt like a warm bath to us. We would not have wanted to enter into this process with anyone else than Tom, an enthusiastic people-person instead of a suit-and-tie agent. All praise for Tom van Dichtbij Vastgoed!

Comes with a clear plan of action and does not build castles in the air. Once you have signed, you can no longer hold Bessems or the notary liable. A tip for prospective buyers: measure the house and garden yourself before proceeding to the final purchase. Bessems is paid handsomely to sell the house but compulsory measurements as a real estate agent, he has no desire for that. Sad but true.

06 Mar 2023I still feel guilty about nominating this Bessems realtor regarding the sale of my mother's house in Kanne. Will de Jonge was enormously enthusiastic and really wanted to take charge of this sale. This turned out differently because Will de Jonge suddenly no longer worked for Bessems Realty the week after our commitment. What I find utterly scandalous is that we were never informed about this. Will was our point of contact, would represent us in the sale of my mother's house. Forgotten perhaps? We are not talking about a bag of candy but about a house. A bad start. After this, the entire sale unfolded into one big drama, a chain reaction of very poor communication and many mistakes, too many to mention. All in all, a very stressful experience for everyone, but especially for my 85-year-old mother. I would therefore certainly not recommend this realtor.

06 Mar 2023Would I recommend this broker? No definitely not! I would even strongly advise against this office to anyone who asks for my opinion. This agency was allowed to sell my mother's house in Belgium. Initially, we dealt with broker Wil de Jonge from Bessems agency who really wanted to sell the house for us. Due to his enthusiasm for the assignment, my mother chose Bessems. However, when I went to hand over the keys at the office for the first viewing, I was told that Mr. de Jonge no longer worked for Bessems agency. The agency did not inform us about this and they could not tell me which broker would take over Mr. de Jonge's duties. After some insistence on my part, I received an email address where I could go with my questions. I emailed and am still waiting for a response to this day..... On the day of the viewing, I myself went to wait in the building to see which broker would take on our assignment. From that moment on, Mr. Kornips was our broker but we missed the involvement, advice and expertise you would expect from a broker. And even at the time of transfer with the notary, our broker remained deficient....the energy label had not been forwarded and there was a file missing which we were unaware existed. We had requested prior to the transfer for completeness assessment of the file but also there the broker did not respond. The buyer's notary withheld 5000 euros from the purchase price until we could provide the file. A lot of stress for us and our 85-year-old mother, therefore. And from the broker no recognition for their mistakes, no empathy but a well-deserved generous commission. Even our ability to rate on funda has been blocked by Bessems which makes me wonder how much those laudatory reviews actually mean if you block negative feedback. I say in any case 'brokerage firm Erik Bessems?!' NEVER AGAIN!

I could tell a very long story full of examples of sloppy or simply negligent actions from Bessems Makelaardij. Especially the attitude in this case from Bessems was experienced by us as very disappointing. And when you then want to share your experience on Funda, they also took away that possibility by disabling this function for us. Even more disappointing. If only they were so quick in communication. It is a pity that we had a contract because our trust quickly disappeared. I would therefore certainly not recommend this real estate agency.

05 Mar 2020In mei 2019 zijn mijn man en ik op zoek gegaan naar een nieuw huis. Per toeval was Corio makelaars het verkopende bedrijf, ingezet voor het eerste pand wat we hebben bezichtigd. Tijdens de bezichtiging raakten we aan de praat met Annet Kleinen, de makelaar die ons rond heeft geleid. Toen ter sprake kwam dat wij onze huidige woning nog moesten verkopen en nog geen makelaar op het oog hadden, heeft zij een vrijblijvende afspraak met ons gemaakt om een waarde bepaling te doen. Annet was ontzettend attent en heeft ons heel goed op weg geholpen met alles wat er geregeld moest worden voor de verkoop. Daarom zijn we graag met Corio makelaars in zee gegaan. De samenwerking liep perfect. Als we vragen hadden, konden we altijd bij Annet terecht en mocht zij niet bereikbaar zijn om welke reden dan ook, konden we onze vragen met een gerust hart bij de backoffice neerleggen. We zijn geen enkele keer ongeholpen gebleven. Wij hebben door het harde werk van zowel het bedrijf, als Annet zelf, ons appartement binnen 2 weken verkocht. Aan alles werd gedacht en wij hebben maar weinig naar alle officiële zaken hoeven omkijken. We zouden dan ook, zowel Corio Makelaars als bedrijf, als Annet Kleinen, aan iedereen aan kunnen bevelen. We hebben met veel makelaars te maken gehad voor we ons droomhuis gevonden hadden, maar Corio Makelaars steekt voor ons met kop en schouders erboven uit.

05 Mar 2020Ongeduldig en teleurstellend !!. Een dag na de bezichtiging ( De Vaart in Geleen ) heb ik mijn gegevens naar mijn adviseur gestuurd. Reden is om een berekening voor me te maken wat mijn maximale hypotheek mag/zal zijn. Ik werd rond 1330 uur gebeld door de makelaar om een bod uittebrengen. Ik kon op dat moment geen bod uitbrengen omdat ik nog niks van mijn adviseur heb gehoord. Ik had haar gevraagd voor eind van de middag zal ik haar op de hoogte houden. Prima en fijn zei ze. Rond 14 uur heb ik haar een bericht whatsapp gestuurd dat ik het huis voor de vraagprijs wil kopen. Ik heb geen terugkoppeling gekregen. Ik heb haar gebeld om 1630 uur en wordt niet opgenomen en dus heb ik een bericht achtergelaten. Vraag prijs van het huis was €189 K, gelukkig heb ik het niet gekocht want ik heb een hypotheek van €230 K dat ik mag lenen. Ik koop liever een huis bij een andere makelaar die wel hun klanten te woord staan.

19 Sep 2024For us, it was the first time our house had to be sold. In addition, we had already made the purchase of our new home, so we found it an exciting period. The Vrijthof Makelaars Team helped us fantastically through this (luckily short) period thanks to clear communication and personal guidance and approach. What was also very nice was that they always kept their promises, and for us it was always clear what was going on and we could switch whenever needed. The professional approach with photos and videos of our house was also very well received; the photographer even had a drone to take beautiful environment images. The team was always available via telephone, email or WhatsApp. Selling your house is always exciting, but I would definitely choose Vrijthof Makelaars again.
