He has a good understanding of things and knows how to assess the property's value correctly. Tom comes across as enthusiastic and communicates pleasantly. A breath of fresh air compared to real estate agents from other (large) agencies we had. There you are customer number . They deliver no more than assembly line work with a universal view. They release a formula without looking at the surroundings, location, etc. Everything is focused on selling as quickly as possible and moving on to the next client. That is different with Tom. He takes all the time for his clients and does that extra bit that others leave behind. We can only wholeheartedly recommend Tom!!

Almost hitting the mark with the first house, but for the second, Tom had arranged it on the day of the viewing and also quite a bit below the asking price!! This not only gives you confidence in the process as a client, but also the feeling that someone is truly involved and you are certainly not left alone anymore. In my case, a very short but powerful procedure, which has left me with both a personal and professional impression. Absolutely recommendable! 07 Jul 2025I had two viewings with real estate agent Saïd. The first property (studio) I immediately rejected because it didn't align with my housing wishes. For the second property (small apartment), I made an offer of €150,000 euro without a mortgage, which was in proportion to the condition of the property that has been for sale for 6 months— as a lot needs to be renovated directly, including the kitchen, bathroom, floor, central heating boiler and the toilet. The small apartment is not worth more than €130,000 euro; he had estimated it at €179,000 euro for a pile of an apartment where everything needs to be renovated immediately. This type of dishonest real estate agents inflate the market value of the properties very much with their false estimate value. During the viewing, I noticed that the realtor arrived 15 minutes later than the agreed appointment. He was rushed and unfriendly. He didn't take the time to show all rooms calmly, and the storage room wasn’t shown at all. When he knew about my financial situation after selling my previous home, his attitude seemed to change. He indicated that he “wanted everything €160,000 euro”, in other words: he tried to put pressure on me to make a higher bid, solely to earn more himself as he stated. His behavior gave me the feeling that he would block the sale if I didn’t meet his expectations. He thought I was a stupid woman so he could easily manipulate me. I found this way of working anything but professional. As a buyer you want to be taken seriously and treated fairly — that wasn't the case here. My experience with this realtor was very disappointing and I cannot recommend him. I am glad it didn’t go through.

Dear Madam, you are disappointed and angry because the seller does not want to accept your offer. There is not much I can do as a real estate agent regarding this. Your total budget is 150,000 euros. A seller decides whether or not they agree with an offer, not the real estate agent. I called you at 12:55 pm to let you know I was 5 minutes late. You indicated that this was no problem. I showed you 2 apartments on Saturday. This seems like a reasonable service to me. We work with a fixed amount for homes up to 295,000 euros. Both apartments are below that price range so I cannot earn more or less regardless of your offer. You send messages stating that a kitchen costs 8000 euro in Germany. There is not much I can do as a real estate agent regarding this. Despite your disappointment, I wish you all the best and hope you will find a suitable home. Greetings Parkstad Makelaardij

Once my keys broke (yes, I have that kind of luck), and without hesitation Said took on the responsibility to personally resolve the issue, which saved me a lot of stress. No hassle, no eye-rolling – just pure landlord magic. There were also moments when he offered a helping hand when it wasn't necessary, which only proves that he is one of those rare finds in the rental world. And they also have that incredible ability to respect your privacy and at the same time be approachable. It’s as if they have an invisible tenant radar – always around when you need them, but never around. The property was always in good condition, communication flowed effortlessly, and the whole experience made renting a breeze. If I weren't moving, I would still happily stay there. Five stars aren't enough – can we give out landlord trophies?

18 Jul 2025My experience with real estate agent Rick Perk during the viewing of the studio apartment at Wannerplein 44 in Heerlen was very disappointing. During the viewing and the purchasing process, Mr. Perk knowingly and deliberately concealed serious defects in the property. For example, I wasn't told that the current old central heating boiler cannot be connected to an HR boiler at all and that the entire installation must be replaced, which entails a cost of approximately €20,000. When I asked to have a structural survey carried out, this real estate agent refused to allow it with the story that it was not necessary. He tried to keep this serious limitation hidden for the sale. Also, the necessary VVE (Homeowners Association) and sales documents were deliberately not provided, despite repeated requests from my side, so that this limitation is not made known through the minutes of the residents. In addition, he himself spontaneously determined an amount of €15,000 for the parking garage and refused to show proof showing that the parking garage is being sold for this amount. It is obvious that the amount of the parking garage is much lower than his amount; when I requested the documents from the VVE and from the parking garage, he got into trouble and decided to reject my offer so that his fraud remains hidden from me. The studio apartment is sold with a project notary, and the amount of the notary by the seller must be paid, Mr. Rick wanted me to pay these costs myself €2500 euro. The property needs to be heavily renovated immediately (with more than €35,000 in costs for kitchen, floor, bathroom, plasterwork and many more repairs, excluding the cost of the central heating boiler). Mr. Perk seemed to think he could manipulate and swindle me as a foreign buyer into agreeing to an excessively high price of €132,500 plus €15,000 for a parking space. After I accidentally discovered the limitations and lowered my offer to €115,000 euro (excluding parking costs €15,000 euro), my offer was rejected without good reason after a week with the argument that the owner no longer wanted to sell the property because I had withdrawn my previous offer of €132,500. This feels to me like a choice between fraud or not selling the property. This real estate agent is unreliable. I advise everyone to be very careful when dealing with him and always have an independent structural survey carried out before proceeding.

You fail to mention that you left the property damaged, always washed your dog in the communal shower, did not return all keys, we had to have everything cleaned, and we had to have all of your belongings removed (inside and outside). The security deposit (€350,-) was far from sufficient to cover the costs incurred by us. It is also unfortunate that you are trying to portray me/us in a negative light in this way! 19 Jun 2024Erik Bessems does not measure the areas of the Sonnevijver houses and gardens. Subsequently, he covers himself with the official sales deed. Once you have signed, you can no longer hold Bessems or the notary liable. A tip for prospective buyers: measure the house and garden yourself before proceeding to the final purchase. Bessems is paid handsomely to sell the house but compulsory measurements as a real estate agent, he has no desire for that. Sad but true.

19 Jun 2022I still feel guilty about nominating this Bessems realtor regarding the sale of my mother's house in Kanne. Will de Jonge was enormously enthusiastic and really wanted to take charge of this sale. This turned out differently because Will de Jonge suddenly no longer worked for Bessems Realty the week after our commitment. What I find utterly scandalous is that we were never informed about this. Will was our point of contact, would represent us in the sale of my mother's house. Forgotten perhaps? We are not talking about a bag of candy but about a house. A bad start. After this, the entire sale unfolded into one big drama, a chain reaction of very poor communication and many mistakes, too many to mention. All in all, a very stressful experience for everyone, but especially for my 85-year-old mother. I would therefore certainly not recommend this realtor.

19 Jun 2022Would I recommend this broker? No definitely not! I would even strongly advise against this office to anyone who asks for my opinion. This agency was allowed to sell my mother's house in Belgium. Initially, we dealt with broker Wil de Jonge from Bessems agency who really wanted to sell the house for us. Due to his enthusiasm for the assignment, my mother chose Bessems. However, when I went to hand over the keys at the office for the first viewing, I was told that Mr. de Jonge no longer worked for Bessems agency. The agency did not inform us about this and they could not tell me which broker would take over Mr. de Jonge's duties. After some insistence on my part, I received an email address where I could go with my questions. I emailed and am still waiting for a response to this day..... On the day of the viewing, I myself went to wait in the building to see which broker would take on our assignment. From that moment on, Mr. Kornips was our broker but we missed the involvement, advice and expertise you would expect from a broker. And even at the time of transfer with the notary, our broker remained deficient....the energy label had not been forwarded and there was a file missing which we were unaware existed. We had requested prior to the transfer for completeness assessment of the file but also there the broker did not respond. The buyer's notary withheld 5000 euros from the purchase price until we could provide the file. A lot of stress for us and our 85-year-old mother, therefore. And from the broker no recognition for their mistakes, no empathy but a well-deserved generous commission. Even our ability to rate on funda has been blocked by Bessems which makes me wonder how much those laudatory reviews actually mean if you block negative feedback. I say in any case 'brokerage firm Erik Bessems?!' NEVER AGAIN!

Initially, there was some noise on the line regarding communication and coordination during the sales process. Erik was very receptive to feedback and took action accordingly. This resulted in a smooth subsequent procedure. Very nice to experience! The sales file looked top notch. The sale was also completed positively. Financial advice was also obtained from financial advisor Ronald Kusters (of Erik Bessems Makelaardij). Excellent help from Ronald with expert advice, pleasant explanation, good coordination and perfect follow-up of made appointments. Top! I would definitely recommend this brokerage firm!

19 Jun 2022This office sold my mother's house. It has only brought her and us (the children) a lot of frustration. I could tell a very long story full of examples of sloppy or simply negligent actions from Bessems Makelaardij. Especially the attitude in this case from Bessems was experienced by us as very disappointing. And when you then want to share your experience on Funda, they also took away that possibility by disabling this function for us. Even more disappointing. If only they were so quick in communication. It is a pity that we had a contract because our trust quickly disappeared. I would therefore certainly not recommend this real estate agency.

Date unknownBEWARE My experience with Heijkens was initially positive during the first conversations. However, immediately after signing the contract, this positivity turned into a severe disappointment. All work was done by a trainee who made many mistakes, causing me to lose buyers as well. And this while the realtor who was supposed to arrange my sale went on vacation himself. The biggest surprise was that Mr. wanted to charge VAT on top of the 1.4% commission. I have not experienced this in the sale of 3 previous houses and therefore did not agree with it. Because the costs were transferred by the notary, I had to reclaim the costs from the realtor afterwards. He offered to charge only 16% VAT, which I also disagreed with. Even after losing multiple buyers and making several mistakes, Mr. still tried to squeeze every last drop out of it. Ultimately, I went to my legal assistance and they reimbursed me for most of the costs, allowing Heijkens to get off lightly by not having to pay the costs themselves. In the document, Mr. mentions 'costs' in another paragraph regarding start-up costs and that VAT is charged on this. Apart from the fact that prices including VAT must always be communicated to consumers, a commission is not a cost but a compensation. Don't be fooled by this man. Go with Goossens or Damen. No problems with these parties. Or look for an NVM realtor. These always neatly show their commission including VAT, as required by law. EDIT: see response from realtor where I explain everything in detail and Mr. skirts around the issues with beautiful words. According to him, letting someone in training who has never seen the house from the inside come alone 5 minutes before the first viewings is adequately supervised. She must have been able to tell and show a lot about the property. She explained the property so well that several buyers didn't even know that the roof of the house and garage had been renovated that year. I could name many more points, but I think my point is clear now. I also completely understand that you would rather not make this information public so that you can continue as before. However, I hope to protect other sellers with this. You have had multiple chances to resolve the problem properly, which you did not use. Let that be clear to everyone who reads this. It's an accumulation of several points where responsibility is not taken at each step.

We take complaints like this very seriously and would like to explain a few things without diminishing your perception. 1. Personal guidance: Your home was guided, among other things but not exclusively, by one of our trainee colleagues, which is correct. We consider training the new generation of brokers an important asset. However, this person was under direct supervision of an experienced broker. We understand that this did not feel like the guidance you had expected beforehand, and that is regrettable. We will learn from this. 2. Broker's vacation: The absence of an employee during the sales period is always internally covered by us. That this was not experienced as sufficient in your case, we take seriously. 3. VAT on brokerage fees: In the Netherlands, legally 21% VAT must be charged on brokerage fees. This is not an extra cost, but an obligation from the Tax Authority. We strive to communicate inclusive prices in order to prevent misunderstandings. The signed sales assignment was also written out completely including and excluding VAT in your case. Should there nevertheless be any uncertainties in our communication, we deeply regret that. 4. Complaint handling & legal assistance: We have tried to reach a solution through consultation. We are sorry that you felt compelled to engage legal assistance, but of course respect your choice in this matter. Although it affects us to read that you feel “scammed” – a term which we experience as very serious – we want to emphasize that we always work with integrity, transparency and within the legal framework. We still invite you for a personal meeting, should you wish. We believe that open dialogue always deserves preference over legal procedures or public dissatisfaction.
