I have been working with Nico de Pauw from Expat Housing for three years and have rented two different apartments through him. And this is the truth: Nico is honest – sometimes even too honest for people who expect preferential treatment. He does not take sides. He protects the landlord when necessary, and he protects the tenant when necessary. If you have caused damage, he will tell you. If the apartment has defects, he will also tell you – even if that means the deal does not go through. Before we rented our second apartment, he personally called me to say: 'Carolina, this is an older apartment with noise issues. Are you sure?' That honesty is rare. When we had a big leak, he solved everything immediately. When we moved out of our first apartment, we lost most of the deposit – and honestly, that was justified. Nico is a Dutch landlord, transparent and incredibly reliable. He's not there to please you – he's there to do what is right. And that's exactly why I trust him. If I had to rent again, I would choose him without hesitation. And if I ever owned a property, I would definitely entrust it to him. He's fantastic.

I would not wish anyone to have to deal with someone like Nico de Paauw. For months he left a dead rat lying in the common area and ignored the countless messages we sent requesting him to remove it. The common area was always dirty and poorly painted, and the maintenance was completely neglected. Moreover, he tried to make us pay for repairs that were not our responsibility, and he never responded to our messages when we needed a solution. He treated us terribly, with total contempt and lack of respect. He valued the furniture as if it were a luxury set worth €12,000, while in reality they might not have been worth more than €200. The table was full of stains, the sofa was worn out with completely worn-out springs, and the washing machine barely worked. When we moved out, he even demanded that we return the sheets and towels that were included with the furniture of the apartment, which means even those were old and reused by tenant after tenant. The apartments have old, neglected sanitary facilities, which can lead to unexpected bills. In my case I received a bill that had been edited for his convenience, hiding important parts of it. I have spoken with other tenants and he always comes at the end of the rental agreement with an unexpected bill. When I showed my contract to government lawyers, they literally laughed at how shameless he tried to squeeze every last cent out of us. Fortunately I had a legal team that helped me get back what I was entitled to. Even the landlord eventually had to pay the legal costs, because Nico de Paauw ignored all settlement attempts and never responded to one e-mail from my lawyer. I really hope this review helps people not to hire people like Nico de Paauw anymore. And I also hope that with the new rental legislation people like Nico de Paauw will go bankrupt. This is exactly the type of person that gives landlords a bad name. And if he responds to this review, don't believe anything he says to make himself look better. The reality is simple: he is a terrible person.

We had a very unpleasant experience with their attitude and the content of their communication was not legally justified, which forced the landlord to eventually offer his apologies. Expats should be cautious and always seek legal advice from the Legal Desk in case of a similar experience. Fortunately, I speak Dutch and am a legally Dutch national, so I know my rights. I would never rent a house from them again and would also never engage them as my real estate agent as a homeowner.

We had a terrible experience with renting from Bastiaan Verbaas. He did not read our communication carefully and repeatedly asked for documents that had already been shared. He kept us on the line for three weeks, thinking that we were selected as a group of four after the viewing by asking for various information. We responded directly and respectfully to every e-mail and received a message automatically generated nine days before our moving date, stating that they would proceed with another applicant. When we asked why our application had suddenly been rejected, he gave an incredibly confusing answer that made no sense. We even offered multiple times during the process to increase the rent to get higher priority and secure our spot, but were told that this was not an option. We would have only liked to have some transparency and communication about whether they would proceed with other applicants, and more information on how long the procedure would take. We are disappointed that they, after we finally found a home that accepted our difficult situation (with the help of guarantors and shared housing), chose an applicant who would qualify for other housing in the area. The lack of timely communication and transparency made this situation a nightmare for us all, resulting in four people ending up without a home. During that time we considered other options, but we postponed the final decision when we were told that we had been chosen for this home. By the time they told us that we had been rejected, we had already missed all other opportunities we had applied for, because we had delayed the decision too long. If this is your real estate agent, do not wait any longer and go for your second choice.

We have had a good experience renting through Wonenhartje. Bastiaan Verbaas helped us and was very quick to respond, which made the process run smoothly. No problems experienced. As far as we're concerned, definitely recommended!

After a phone call to Wonen Hartje regarding interest in a property they had for rent, I got Bastiaan on the phone. He told me with a sigh that the property was not for rent at all, but only a room in the property. I indicated that I didn't understand what sir meant because it clearly stated apartment for rent 65m2 on the site, then they told me to read better and that he would explain it again. I pointed out that I didn’t find the conversation pleasant and the text was really there as I told him. After a deep sigh, a 'Jesus', and 'I don't like you,' the call ended. Het is geweldig om iemand te hebben die alles voor je regelt, zodat je je nergens zorgen over hoeft te maken. Bastiaan heeft zich beziggehouden met kleine reparaties en onderhoud, maar ook met een complexer probleem: een ernstige lekkage die uiteindelijk voor rekening van de VVE (Vereniging van Eigenaren) bleek te komen. Bastiaan heeft alles perfect geregeld, meerdere keren contact opgenomen met de VVE-manager, met aannemers samengewerkt en alles opgelost. Ik heb eerlijk gezegd geen moment wakker gelegen door mijn appartement en dat is precies waar je op moet letten als je je appartement laat beheren.

Kort samengevat: we betalen waarschijnlijk te veel huur, en in een poging om de huur te verlagen, respecteert het bedrijf niet dat een andere partij namens ons onderhandelt. Toen ik het huurcontract voor mijn appartement tekende, dacht ik dat Wonen Hartje Rotterdam me zou helpen, maar gedurende mijn verblijf daar groeide mijn ontevredenheid. Het huis is erg mooi, maar er zijn een paar kleine problemen. Toen ik hierover een e-mail stuurde naar de tussenpersoon tussen mij en mijn huisbaas, werd deze blijkbaar doorgestuurd naar WHR, die reageerde met een e-mail die weinig bereidheid toonde om naar oplossingen te zoeken die voor ons beiden werken. Na onze toestemming te hebben gevraagd, bracht WHR ons ook in contact met een bedrijf dat ons kon helpen met het afsluiten van contracten voor nutsvoorzieningen, maar die mensen bleken nogal opdringerig te zijn in hun verkooptechnieken. Deze problemen stoorden me niet echt, totdat we erachter kwamen dat we ook te veel betaalden voor de woning. Na een paar maanden in het huis te hebben gewoond, kregen we van verschillende partijen te horen dat de huurprijs wettelijk te hoog was. De gemeente heeft ons doorverwezen naar een ander bedrijf dat de zaak zou onderzoeken en, indien nodig, een procedure zou starten om de huur te verlagen. Nadat de procedure was gestart, werd ik gebeld door WHR in een poging om rechtstreeks met ons te onderhandelen over een nieuwe prijs, hoewel er al een andere partij met onze tussenpersoon aan het onderhandelen was. De onderhandelingen zijn nog niet afgerond, dus we weten nog niet hoe groot het verschil is tussen de wettelijk toegestane huurprijs en de prijs die we nu betalen.

Terrible realtor. Does not respond when an interested party asks for more photos. I strongly get the impression that this realtor is unwilling to help Dutch people (despite what appears on their website). Discrimination.

Highly communicative and with results. He has already sold several apartments in our area and always to our satisfaction. His approach, honesty towards sellers, attention, and the help offered in the decision-making process for both buyers and sellers is very special these days. We really did our homework regarding the value of our home, as there were more for sale that were identical to our apartment, yet he exceeded expectations.
