If you want to rent, this realtor is a total waste of time. 1. On their website or Pararius, you only see fake ads. The property has been rented out for months to someone else. 2. It's impossible to reach them, either by mail, phone, or walking into their office. I have written several emails, in which I sent various proofs as they requested, and I’ve been confused for months, not even an automatic reply to indicate that the email has been received. I went to their office to get the assignment to call. Calling is only possible between 11:00 AM and 3:00 PM, and when I called them, I only got an automated response telling me to write an email. 3. No explanation about the selection process. You don't even know if they have read your profile/application.

Mr. Björnd thinks he can easily get away with a sharp response. Man, you've made our lives miserable for half a year. We didn’t demolish that house, the owner hasn’t performed any maintenance on the property for 20 years and is blaming us for it. Go ahead and have 3 new roller shutters measured at the expense of the old tenant, of course! And you're even right about that. Painting an entire wall because it wasn't white anymore after 20 years of no maintenance, of course, is the fault of the old tenant. You would have had guts if you’d properly invited us to your office to discuss the situation and ensure we could find a solution together. Instead, you ignored us for months. You are disrespectful and lack decency. Threatening with a lawyer? That's indeed correct, because I’ve never felt so unjustly treated. The only reason we didn't do that is because I couldn't afford it myself. We are the ones who documented everything properly, by the way. You failed in the final inspection; you should have ensured both the owner and us were present. I have in black and white that this was your failure. Just for this mistake alone, you have no right to anything. Original review: Under the guise of; a warned person counts twice, be sure to read on! During the period 2020-2023, we rented a property through Björnd together with two others. I would like to share the following for consideration when searching for a real estate agency; - Personal contact, accessible and short lines? Forget it! When contacting, you are asked to email with a waiting time of approximately 1-2 weeks. - At the start of the rental period, there were some defects in the property. Björnd, however, believes that tenants should solve this themselves, only to then charge the same deficiencies to the tenant three years later at the end of the rental agreement. - Three years later, we as tenants terminated the agreement. From both the preliminary and final inspection, apart from two points which were completely repaired by us, no defects emerged. Björnd claims, however, that after the property is inhabited again by other tenants, there are all sorts of defects that should be borne by the old tenant. The preliminary and final inspection performed by Björnd at the end of the rental agreement, which repeatedly; CONTAINED NO defects, no longer exists. Björnd does not act constructively, is not looking for a solution and keeps people on hold for months. Finally, there is no opportunity for rectification because the property is now inhabited. The world turned upside down! After an issue regarding the deposit, in which Björnd severely failed and made gross mistakes, we contacted the owner of Björnd. Dear people, this gentleman deserves a trophy for the most worthless service provider ever. Regarding a man who, as also noted in other reviews below, is very uninterested and cannot hide his arrogance. Self-reflection is completely unknown to him and he likes to shift the blame onto others. Dear people, there are many better, reputable real estate agencies located in Delft where professional service and customer friendliness are indeed highly valued. A friend of mine has been dealing with a leak for almost a year. After he himself said in January what the solution would be, it takes until August for a plumber to come. The plumber was initially sent to the wrong address. The plumber comes with exactly the same solution as indicated in January, another party is needed here. Then it remains silent again for months, up until now. Björnd handles the rental and technical management of the upper apartment. They are unreachable, inform no one, and resolve nothing. Even the owner of the causing building cannot get through and is passed from pillar to post. Terrible people who have zero empathy or can't coordinate. Normally someone would be fired if a leak were handled like this. Things go well as long as nothing happens, but when something does happen, you can’t rely on them. Both owners are now investigating the legal possibilities of this breach of contract. In short: Never let them rent out your property..!

Very bad response: - I sent many emails via Pararius regarding their offer and also sent contact forms requesting an appointment to rent them for rental purposes, but I received no reply to any of the emails. I also tried calling them, but there is an automated voice answering.

It's as if they don't even want to make any money. I've been waiting for a rental agreement for about 2 months now. Unreachable by phone and email. In the meantime, I’ve already made an appointment with the co-tenants, so I’ve been paying them rent all that time without being registered there. Worthless entrepreneurs.

Could it be that you are very busy and have no interest in adding new clients??? Or I really don't understand what is happening.

The realtor themselves was friendly but the back office was very bad. Viewing appointments were forgotten to be cancelled, causing me to stand in front of a closed door and during the bidding process and afterwards multiple callback appointments were made that were not kept.

I've sent many emails/contact forms about their listings, but they just ignored me. You have a better chance of winning the lottery than you do of contacting them.

They refuse students for their housing. Absolutely despicable!

In recent years, I have collaborated with Bjornd Makelaardij for a rental property of which I was the owner while I was abroad. They were able to provide me with excellent service and support while I rented out my apartment and met all my expectations, from arranging new tenants to assisting with arranging repairs etc. It came to the point that I had to sell my apartment and they were brilliant again, everything was arranged remotely while I was 7000 km away without having to return to the Netherlands to process paperwork. Contacted Björnd's realtor, the gentleman on the phone was just sighing and acting uninterested. The day before, I spoke with a nice lady who explained how I can gain faster access to a house by calling and scheduling a viewing/appointment. This was contradicted the next day by the gentleman who apparently didn't feel like working or had chosen the wrong profession, causing him to want to dismiss me as quickly as possible. I have been responding to houses via email and websites for months, now having sent a total of 45 emails to be considered or schedule a viewing but with 0 response or already rented and completely disregarded. The gentleman stated that it is very busy and that I still need to send a reaction via email (while he previously indicated that he sometimes receives 150 emails per day) understand naturally that this is as good as hopeless. Very unfriendly, uninterested, and apparently not satisfied with his job. I will continue searching with other realtors.

Worst real estate agents in Delft. Racist treatment of internationals, poor and unprofessional service. Because I have had a negative experience with them twice, I would definitely not recommend them.

Poorly accessible

House bought from Björnd. Afterwards, it turned out that both the refrigerator, freezer and dishwasher had defects. No cooperation received from Björnd. Tried professionally to look for a solution. The only thing I got was an impolite answer from Bart. Update October 24, 2020: the response below is not complete and certainly not extensively discussed. It does show nicely how Bart acts. Compare it to a car dealer who only checks the lights but not the engine when selling a car. Incidentally, never received a reaction on the email below.

Björnd Real Estate Agency is a very pleasant real estate agent, they really think along with you. Even though we didn't find our home through them, we are very satisfied with Björnd Real Estate Agency. Very reliable.

TLDR; Stay away from this agency, they only care about your money and when you need them, they won't be there to help you. They rented me an apartment that didn't even have an internet connection, and once I discovered this, they didn't want to help at all with resolving the issue. Upon termination of the contract, the landlord instructed Bjornd to unlawfully withhold a significant amount of money. Bjornd certainly did what the landlord wanted, and when I raised the illegality of this action, they told me that I had to 'figure it out myself'. To top it off, that one time (in three years) that I paid my rent a day late, they immediately called on the phone to ask where it was. Certainly highlights where their priorities lie.

Very bad experience, they never refunded our deposit, not even after two months of eviction.

Maybe you want to avoid this company, especially if an expat has a problem with the deposit while already abroad, not a pleasant experience. Also a strange experience between agency and landlord in our opinion (see quotes below). Terminated the rental agreement approx. 3 months too early. Cancelled on July 24th. Bjornd said by phone that there might be extra costs associated with early termination, including one month's rent, but that was up to the landlord, Mr. Jurek Duszczyk. I couldn’t get more details until September 3rd, despite several calls, 17 emails, a visit from the landlord and an inspection. Left the apartment in excellent condition, including repainting, new curtains, new furniture, a piece of furniture that the landlord wanted (a favor!). It was re-rented in one viewing, a new tenant on August 19th. On September 3rd I received the remainder of the rent for August back, but only a fraction of the deposit. For the re-rental we had to pay most of the monthly rent. I have never seen such high costs before (and it was rented using the old online advertisement that we ourselves had previously responded to). Mr. Duszczyk and Bjornd then contradicted each other in emails: Bjornd, September 3rd, 'As discussed with the owner before we start looking for a new tenant', Mr. D, September 4th, 'Bjornd is fully responsible for all financial issues relating to your d(e)posit. I am not aware of Bjornd’s solution.' Bjornd, September 9th: “It's up to the landlord what conditions he wants to apply to the early termination.” Mr. D. 'I have no influence on their decisions. I have no influence on the resolution of the problem between you and Bjornd.' Eventually, Bjornd forwarded their invoice from August 16th (2 1/2 weeks before we knew it) to Mr. Duszczyk, for €993,71, stating 'We will offset this invoice for you with the incoming payment(s) from tenant.' (“tenant pays these costs”).

Very bad experience with them. They have 1000 reasons to keep all of your deposits.

There have been 479 days since the termination of the rental agreement. NO DETAILS/LISTS are given about how our deposit of 995 EUR was spent!! Of course, not a SINGLE PENNY has been refunded. *TIPS FOR EVERYONE* The following tips are based on my experience with Björnd Makelaardij. Our rental agreement started on April 10, 2017 and ended on April 30, 2018. At the start of the rental agreement, we made a deposit of € 995,-. The rental agreement ended on April 30, 2018. Please note: the rental agreement states that the landlord must return the security deposit to us within one month after completion of the rental period. Neither the owner nor the real estate agent (Björnd Makelaardij) contacted us about this deposit until June 5, 2018 (35 days after termination), when we called them. Tip 1, DO NOT TRUST Björnd Makelaardij. When they have completed the check-out inspection with you, you will be asked to sign on the screen of your mobile phone. The TRICKS are there. You can hardly see those 'hidden' words on the small screen: 'All defects or changes known above have been mentioned. They have received a copy of this report. The landlord does not waive the right to compensation for damage that may subsequently be found.' In English 'All known defects or changes are listed above. They have received a copy of this report. The landlord does not waive the right to compensation for damages that may later arise'. It means they can retain your deposit after you leave for very fruitful reasons. For example, they will tell you that the water tap needs to be replaced when they have carried out a second inspection outside your presence. 2, DO NOT TRUST Björnd Makelaardij. They may ask you for a security deposit of 2 months at the start of the contract. Say 'NO' immediately and instead go to another agent, for example ROTSVAST. 3, DO NOT TRUST Björnd Makelaardij. They may ask you for a rental period of 24 months at the start of the contract. Say 'NO' immediately and instead go to another real estate agent, for example INCA RENTALS. If you are interested or would like to know more, I am certainly willing to share more details of my experience.

He is good at keeping potential clients on a string. They are dealing with multiple brokers on the same case, which often leads to miscommunication and possible deals being explained differently by different people.
