De Vries Robbé Makelaardij has supported us in the purchase of our apartment in The Hague. We chose them because they had successfully sold our previous house years ago. Our wishes were very specific: not too far from public transport, so that we could easily reach the Central Station and the HS station, but also, from Paris, a city that would be both lively and residential. Alexander perfectly understood our wishes and accompanied us during the viewings with very useful comments. He did not hesitate to tell us directly when he found that the property was not suitable for our situation. He never tried to force us into a situation, although the market is extremely tight and some apartments could have disappeared within a few days. However, I would advise against doing viewings via video, because the reality can be very distorted and also disappointing. Dutch houses are very specific and you must visit them to form your own opinion and determine which type suits you best (ground floor, upper floors, etc.). Alexander advised us perfectly from start to finish (4 months searching and more than 20 viewings) and was very patient! He gave us a small tip to bid on the apartment we wanted and it worked! We are very happy and hope to maintain contact after we have moved to The Hague! We wholeheartedly recommend De Vries Robbé and Alexander!

Due to our relocation to this side of the country, we were looking for a buyer's agent who knows the area around The Hague, Delft and Zoetermeer. Because we had a lot of travel time, we were looking for an agent who could view properties for us and allow us to come for a 2nd viewing if things were in order. Many offices indicated that we would have to attend the viewings ourselves (for at least 1.5 hours) and they could join us for a 2nd viewing. In this agent's case, much was possible. Alexander might be able to do initial tours with FaceTime / video calls after knowing our taste. To better understand our taste, we went to see properties in the area, but got stuck in traffic so we couldn't make it to the first viewing. Unfortunately for us, Alexander’s phone battery was dead, so FaceTime / video tours were no longer possible. Furthermore, it turned out that for many houses in the area where we were interested, it was not possible to have appointments outside of the planned time slots. This nullified the whole idea that the agent would look for us. This means Alexander is not aware of the current market where they only work with time slots, or he was aware and lied to us to get his more expensive quote accepted (he was over € 1000,- above his competitors, but they couldn’t visit properties for us). In some cases we saw attractive homes, but the asking price was on the higher side. He stated that he didn't see that bids would be placed below the asking price, so it wouldn't make sense to submit a bid. (We were curious what would ultimately be bid, but without a bid we have no access to a bidding log). In the case of the house where we had our eye on and wanted to do more with, we initially wanted to offer lower. The house had been for sale for some time and despite the message that they didn’t accept lower bids, the purchase had already been terminated twice. We eventually negotiated a bit and came to an agreement. Anyway. A second point where he would support us was with the contracts, because purchase agreements and other official documents are mainly in favor of the selling party and he would review them carefully to get the best possible outcome for us. Once we received a preliminary purchase agreement, it turned out that amounts were incorrectly entered due to termination of the purchase. Unfortunately, I had to point this out, as the contract was otherwise a standard contract without many complications. (What happened to the thorough review and getting every last drop out for us?) Further attempts to get a later transfer were also not possible, so we had to arrange mortgage financing within 3 weeks and would have the keys within a month. Average times for arranging mortgage financing take an average of 6 to 8 weeks and the transfer is after a few months, so they dropped the ball on this point as well and didn’t fight for us. Also, due to this time pressure to sell the house, I feel that more could have been negotiated on the price. Furthermore, he wanted to be present during the technical inspection. Which was fine too, but half the time he was on the phone regarding bidding wars for other clients. Then it gives the impression that others are more important than us. Finally, with the notary’s documents, the date of signing the purchase agreement was incorrect. I asked him if these were in order, he stated that he had checked them that morning and whether he had missed anything. Unfortunately yes, the date on the first page of the document. I don't know if another agent would have seen the mistakes in the contracts. But due to the inability to video call for viewings and missing details in the 'standard' contracts and the fact that they asked 1000 to 2000 more than other agents, I can only advise against this company.

✖️We had Alexander. He said on the phone that he had 16 years of experience, but in his professional profile on LinkedIn it didn't exactly match. Fine. He presented himself well: he could do house visits without us needing to video call, he had experience with expats (like me, but my husband is Dutch), he could thoroughly review contracts and he would help us as best as possible in finding our dream home. We found it great! Because we live far from the place where we want to buy. The disappointments however started immediately after signing the contracts. Reaching him was impossible, even at crucial moments. We always had to be physically present for the house visits - although we tried to arrange it, we were constantly chased/pressured to be there, despite his advertisement that he would do it via video calls. We suggested bringing a second visit if we liked the house, but that was not accepted. When setting up the moving account, it turned out the settings were wrong, which forced us to also search via other sites to get new offers directly. Despite all the 'attempts' to solve the problem, it was never resolved and we were offered houses that did not meet our criteria. Moreover, for houses that we might have liked and where we wanted to offer less than the asking price, the answer was always negative: 'to not offend the sellers'. Keep in mind that our offers were not far from the asking price. So there were constant discussions about why we could not execute our plans and he had to take over the negotiations. Moreover, after numerous conversations, we felt that he was not working for us as buyers, but for the sellers. In all cases. He did give some advice from his 'personal experience', but was totally unhelpful. He advised us to bid on a house where we actually thought it would cost more to fix up, so we should just stay there. Additionally, he always took little time for his viewings and consultations and constantly hurried us on, despite the fact that we had to come from far away and sometimes with our baby. Ultimately, after we could no longer schedule viewings because we saw the house lists too late and our own offer was not accepted, we went to open house days to view a number of houses. Thanks to this journey and my husband's research, we found our dream home. However, we had to wonder again: why did he prefer some real estate agents and not others? (Obvious reactions) Why did he always say 'ask away', while we were interrupted in the presence of the sellers' agents because we asked silly questions? And why did his sales argument that he would carefully draft the contracts (the most important part) never turn out to be true? We had to adjust the contracts for small but important changes, such as money and dates. In short, the most expensive real estate office that offers numerous viewings does everything to limit them and leads us to houses we never really found beautiful, etc. He also left the notary without a handshake when he was no longer needed, despite the bad day we had before and which he was fully aware of. Insensitive. As if he thinks that's how you're supposed to behave in this profession. Despite his character, he lacked professionalism. He was confronted with many of the above points, but remained defensive and tried to help us 'find our dream home'. That is, we continued our search online... We do not recommend this real estate agent - the agency should check its team and the quality of service...
