De Vries Robbé Makelaardij guided us in the purchase of our apartment in The Hague. We chose them because they had successfully sold our previous house years ago. Our needs were very specific: not too far from public transport to easily reach the HS- and Centraal stations, but also, coming from Paris, a place that would be both lively and residential. Alexander perfectly understood our needs and guided us through the viewings with very useful comments and didn't hesitate to honestly tell us when he thought the location wasn't suitable for our situation. He never tried to force us into a situation, although the market is extremely tense and some apartments can disappear within days. However, I do not recommend doing the viewings by video, because reality can be very distorted and the disappointment too. Dutch houses are very specific and you must visit them to get your own idea and which type suits you (ground floor only, double above, etc.). Alexander advised us perfectly from beginning to end (4 months of searching and more than 20 viewings) and was very patient! He gave us a small tip on how to bid for the apartment we wanted, and it worked! We are very happy with it and hope to keep the contact alive after we have moved to The Hague! Due to our relocation to this side of the country, we were looking for a buyer's agent who knows the area around The Hague, Delft and Zoetermeer. Because we had a lot of travel time, we were looking for an agent who could view properties for us and allow us to come for a 2nd viewing if things were in order. Many offices indicated that we would have to attend the viewings ourselves (for at least 1.5 hours) and they could join us for a 2nd viewing. In this agent's case, much was possible. Alexander might be able to do initial tours with FaceTime / video calls after knowing our taste. To better understand our taste, we went to see properties in the area, but got stuck in traffic so we couldn't make it to the first viewing. Unfortunately for us, Alexander’s phone battery was dead, so FaceTime / video tours were no longer possible. Furthermore, it turned out that for many houses in the area where we were interested, it was not possible to have appointments outside of the planned time slots. This nullified the whole idea that the agent would look for us. This means Alexander is not aware of the current market where they only work with time slots, or he was aware and lied to us to get his more expensive quote accepted (he was over € 1000,- above his competitors, but they couldn’t visit properties for us). In some cases we saw attractive homes, but the asking price was on the higher side. He stated that he didn't see that bids would be placed below the asking price, so it wouldn't make sense to submit a bid. (We were curious what would ultimately be bid, but without a bid we have no access to a bidding log). In the case of the house where we had our eye on and wanted to do more with, we initially wanted to offer lower. The house had been for sale for some time and despite the message that they didn’t accept lower bids, the purchase had already been terminated twice. We eventually negotiated a bit and came to an agreement. Anyway. A second point where he would support us was with the contracts, because purchase agreements and other official documents are mainly in favor of the selling party and he would review them carefully to get the best possible outcome for us. Once we received a preliminary purchase agreement, it turned out that amounts were incorrectly entered due to termination of the purchase. Unfortunately, I had to point this out, as the contract was otherwise a standard contract without many complications. (What happened to the thorough review and getting every last drop out for us?) Further attempts to get a later transfer were also not possible, so we had to arrange mortgage financing within 3 weeks and would have the keys within a month. Average times for arranging mortgage financing take an average of 6 to 8 weeks and the transfer is after a few months, so they dropped the ball on this point as well and didn’t fight for us. Also, due to this time pressure to sell the house, I feel that more could have been negotiated on the price. Furthermore, he wanted to be present during the technical inspection. Which was fine too, but half the time he was on the phone regarding bidding wars for other clients. Then it gives the impression that others are more important than us. Finally, with the notary’s documents, the date of signing the purchase agreement was incorrect. I asked him if these were in order, he stated that he had checked them that morning and whether he had missed anything. Unfortunately yes, the date on the first page of the document. I don't know if another agent would have seen the mistakes in the contracts. But due to the inability to video call for viewings and missing details in the 'standard' contracts and the fact that they asked 1000 to 2000 more than other agents, I can only advise against this company.

✖️We hadden Alexander. Die aan de telefoon zei dat hij 16 jaar ervaring heeft en in zijn professionele profiel op LinkedIn tellen die jaren minder op. Alles goed. Hij heeft zichzelf goed verkocht - hij kan huisbezoeken afleggen zonder dat we hoeven te videobellen, hij heeft ervaring met expats (dat ben ik, maar mijn man is Nederlands), hij kan contracten grondig doornemen en hij doet zijn best om ons te helpen bij het vinden van ons droomhuis. We vonden het geweldig! Omdat we ver van ons huis wonen, begonnen de teleurstellingen echter direct na het tekenen van de contracten. We probeerden hem te bereiken - ook niet op cruciale momenten. We moesten altijd aanwezig zijn bij huisbezoeken - terwijl we probeerden het te laten werken, werden we altijd gehaast/onder druk gezet om er te zijn, ondanks zijn advertentie dat we het via videobellen konden doen. We stelden voor om voor de tweede keer te komen als we het huis leuk vonden, maar nee. Toen we probeerden het verhuisaccount aan te maken, stonden de instellingen uit, dus moesten we ook via andere sites zoeken om direct nieuwe aanbiedingen te krijgen. Ondanks 'pogingen' om het te laten repareren, werd het nooit gerepareerd en kregen we huizen te zien die niet aan onze criteria voldeden. Bovendien was het antwoord op huizen die we mogelijk interessant vonden en waarvoor we minder wilden bieden dan de vraagprijs altijd negatief: 'om de verkopers niet voor het hoofd te stoten'. Houd er rekening mee dat onze biedingen niet ver van de vraagprijs lagen. Er waren dus altijd discussies over waarom we niet moesten doen wat we wilden en hem moesten inschakelen voor de onderhandelingen. Na talloze gesprekken ontstond ook het gevoel dat hij niet voor ons als kopers werkte, maar voor de verkopers. In alle gevallen. Hij gaf wel wat advies uit 'persoonlijke ervaring', maar was absoluut niet behulpzaam. Hij adviseerde ons om te bieden op een huis waarvan we feitelijk dachten dat het ons meer zou kosten om het te laten repareren, zodat we konden blijven. Bovendien nam hij altijd weinig tijd voor zijn bezoeken en consulten, waardoor we altijd werden opgejaagd, ondanks het feit dat we van ver moesten rijden en soms met onze baby. Uiteindelijk, nadat we geen bezichtigingen konden inplannen omdat we de huizen te laat zagen en omdat bieden op eigen houtje niet werd geaccepteerd, gingen we naar de open huizendagen om er een paar te bezichtigen. Dankzij deze reis en het onderzoek van mijn man hebben we ons droomhuis gevonden. We moesten ons weer afvragen: waarom was hij voorstander van sommige makelaars en niet van andere? (Natuurlijke reacties) Waarom zei hij 'stel gerust vragen', maar werden we afgekapt voor de makelaars van de verkopers omdat we domme vragen stelden? En ten slotte, waarom klopte zijn verkoopargument, namelijk dat hij de contracten grondig moest nakijken (het belangrijkste onderdeel), nooit? We moesten de contracten corrigeren voor kleine maar belangrijke wijzigingen... zoals geld en data. Kortom, zelfs het duurste makelaarskantoor dat talloze huisbezoeken aanbiedt, doet er alles aan om die te beperken en je naar huizen te leiden die je nooit bevielen, enzovoort. Hij verliet de notaris ook zonder een handdruk toen hij niet meer nodig was, ondanks de slechte dag die we hadden gehad vóór ons bezoek aan het kantoor en hij zich daarvan bewust was. Koud. Zoals hij vindt dat hij in dit vak hoort te zijn. Ondanks zijn karakter ontbrak het hem aan professionaliteit. Hij werd met veel van de bovenstaande punten geconfronteerd, maar was altijd defensief en probeerde 'vooruit te komen in het vinden van ons droomhuis'. Dat wil zeggen, wij gaan verder met onze online zoektocht... We raden deze makelaar niet aan - het makelaarskantoor zou zijn team en de kwaliteit van de dienstverlening moeten controleren.
