Due to our relocation to this side of the country, we were looking for a buyer's agent who knows the area around The Hague, Delft and Zoetermeer. Because we had a lot of travel time, we were looking for an agent who could view properties for us and allow us to come for a 2nd viewing if things were in order. Many offices indicated that we would have to attend the viewings ourselves (for at least 1.5 hours) and they could join us for a 2nd viewing. In this agent's case, much was possible. Alexander might be able to do initial tours with FaceTime / video calls after knowing our taste. To better understand our taste, we went to see properties in the area, but got stuck in traffic so we couldn't make it to the first viewing. Unfortunately for us, Alexander’s phone battery was dead, so FaceTime / video tours were no longer possible. Furthermore, it turned out that for many houses in the area where we were interested, it was not possible to have appointments outside of the planned time slots. This nullified the whole idea that the agent would look for us. This means Alexander is not aware of the current market where they only work with time slots, or he was aware and lied to us to get his more expensive quote accepted (he was over € 1000,- above his competitors, but they couldn’t visit properties for us). In some cases we saw attractive homes, but the asking price was on the higher side. He stated that he didn't see that bids would be placed below the asking price, so it wouldn't make sense to submit a bid. (We were curious what would ultimately be bid, but without a bid we have no access to a bidding log). In the case of the house where we had our eye on and wanted to do more with, we initially wanted to offer lower. The house had been for sale for some time and despite the message that they didn’t accept lower bids, the purchase had already been terminated twice. We eventually negotiated a bit and came to an agreement. Anyway. A second point where he would support us was with the contracts, because purchase agreements and other official documents are mainly in favor of the selling party and he would review them carefully to get the best possible outcome for us. Once we received a preliminary purchase agreement, it turned out that amounts were incorrectly entered due to termination of the purchase. Unfortunately, I had to point this out, as the contract was otherwise a standard contract without many complications. (What happened to the thorough review and getting every last drop out for us?) Further attempts to get a later transfer were also not possible, so we had to arrange mortgage financing within 3 weeks and would have the keys within a month. Average times for arranging mortgage financing take an average of 6 to 8 weeks and the transfer is after a few months, so they dropped the ball on this point as well and didn’t fight for us. Also, due to this time pressure to sell the house, I feel that more could have been negotiated on the price. Furthermore, he wanted to be present during the technical inspection. Which was fine too, but half the time he was on the phone regarding bidding wars for other clients. Then it gives the impression that others are more important than us. Finally, with the notary’s documents, the date of signing the purchase agreement was incorrect. I asked him if these were in order, he stated that he had checked them that morning and whether he had missed anything. Unfortunately yes, the date on the first page of the document. I don't know if another agent would have seen the mistakes in the contracts. But due to the inability to video call for viewings and missing details in the 'standard' contracts and the fact that they asked 1000 to 2000 more than other agents, I can only advise against this company.
✖️We hadden Alexander. Die aan de telefoon zei dat hij 16 jaar ervaring heeft en in zijn professionele profiel op LinkedIn tellen de jaren minder op. Allemaal goed. Hij heeft zichzelf keurig verkocht - hij kan huisbezoeken doen zonder dat wij videobellen, hij heeft ervaring met expats (dat ben ik maar mijn man is Nederlands), hij kan contracten grondig doornemen en hij kan ons op zijn best bijstaan bij het uitzoeken van het droomhuis. Wij vonden het geweldig! Omdat we ver wonen van waar we willen kopen. De teleurstellingen begonnen echter onmiddellijk na het ondertekenen van de contracten. Hem proberen te bereiken was ook niet mogelijk in tijden van cruciaal belang. We moesten altijd aanwezig zijn bij huisbezoeken - terwijl we probeerden het te laten werken, werden we altijd gehaast/geduwd om daar te zijn, ondanks zijn advertentie om het via videobellen te doen. We stelden een bezoek voor de tweede keer voor als we het huis leuk vonden, maar nee. Terwijl we probeerden het verhuisaccount in te stellen, stonden de instellingen uit, dus moesten we ook via andere sites zoeken om onmiddellijk nieuwe vermeldingen te krijgen. Ondanks 'pogingen' om het probleem op te lossen, werd het nooit gerepareerd en kregen we huizen die niet aan onze criteria voldeden. Verder was het antwoord voor huizen die we mogelijk leuk vonden en die we minder wilden bieden dan de vraagprijs altijd negatief 'om de verkopers niet te beledigen'. Houd er rekening mee dat onze biedingen niet ver van de vraagprijs lagen. Er waren dus altijd discussies over waarom we niet de kant op moesten gaan die we wilden en hem aan het werk moesten zetten voor onderhandelingen. Uit talloze gesprekken kwam ook het gevoel naar voren dat hij niet voor ons als kopers werkte, maar voor de verkopers. In alle gevallen. Hij gaf wel wat advies uit 'persoonlijke ervaring', maar was helemaal niet behulpzaam. Ons adviseren om te bieden op een huis waarvan we feitelijk dachten dat het ons meer zou kosten om het te repareren en er te blijven. Bovendien besteedde hij altijd weinig tijd aan zijn bezoeken en overleg, waarbij hij ons altijd haastte, ondanks het feit dat we van ver moesten rijden en soms met onze baby. Tenslotte, nadat we geen bezichtigingen konden boeken omdat we de woningaanbiedingen te laat zagen en omdat op eigen houtje bieden niet werd geaccepteerd, zijn we op de open huizendagen gegaan om er een aantal te bezoeken. Door deze reis en onderzoek van mijn man hebben wij ons droomhuis kunnen vinden. Opnieuw moesten we nadenken: waarom was hij voorstander van sommige makelaars en niet van andere? (Voor de hand liggende reacties) Waarom zei hij 'stel alstublieft vragen', maar werden we onderbroken voor de makelaars van de verkopers terwijl we domme vragen stelden? Tot slot: waarom was zijn verkoopargument, namelijk grondig omgaan met contracten (het allerbelangrijkste), nooit waar? We moesten de contracten corrigeren voor kleine maar belangrijke wijzigingen... zoals geld en data. Concluderend, het duurste makelaarskantoor dat talloze huisbezoeken aanbiedt, doet er alles aan om deze te beperken, je naar huizen te leiden die je nooit leuk vond etc. Hij verliet ook de notaris toen hij niet meer nodig was, zonder een handdruk ondanks de slechte dag die we hadden voordat we het kantoor bezochten en hij was op de hoogte. Koud. Zoals hij vindt dat hij in dit vak hoort te zijn. Ondanks zijn karakter ontbrak de professionaliteit. Hij werd geconfronteerd met veel van de bovenstaande zaken, maar was altijd defensief en probeerde 'vooruit te gaan om ons droomhuis te vinden'. Dat wil zeggen, we zetten de jacht voort met onze online zoektocht.... Wij raden deze makelaar niet aan - het makelaarskantoor zou zijn team en kwaliteit van de dienstverlening moeten controleren.....

A very unreliable real estate agency, whether you deal with Kokje (the owner) or another employee. I have had dealings with them multiple times and they have consistently failed to be transparent. I would not put my house for sale here.
