This company posts homes on Facebook.. as soon as you ask in this case if it's a former hobby room home? your Facebook is blocked??? This company doesn't want to sell homes, it seems!!
Unprofessional, incompetent, amateurish, rude, arrogant, disrespectful and terrible attitude. I will NEVER recommend this company. I should have checked the reviews before calling this place to view a property. This old man arrived LATE to our appointment; when I called, he said he was on his way. He said he only had 20 minutes when we made the appointment, he was late, brushed us off, had no information about the real estate, didn't bring paperwork, was unprepared and the answers to my questions were completely ridiculous. Never again. I will never spend my money here, not even a cent.
Well, what a brilliant name choice: 'Happy Living.' You almost think you’re stepping into a dream house as soon as you sign the purchase agreement. Unfortunately, that dream turns out to be more of a nightmare. I had already heard some rumors about this company, but now one of my best friends is literally standing with water up to his ankles and the realtor leaves him out in the cold without mercy, I can’t help but share this ‘warning.’ You would think that a company with such a cheerful name would give you a worry-free life, but apparently the only 'Happy' here is the moment you realize you’ve bought a dilapidated building. So, for those considering it: be warned! You might as well participate in 'Renovation Rescue' and hire Martijn Krabbé and John Williams. Because believe me, you’re going to need them.

Very bad experience. I contacted them with interest for a house. They said they would get back to me, which never happened, and when I called to follow up, I was treated like a scammer. I was treated very badly. Definitely not recommended.
Very positive experiences with Happy Living real estate agents. Sold 4 houses within a top timeframe and for a top price. Purchased 1 property. Where Ruud, as the purchasing agent, was very critical so that I didn't make a bad purchase. Ruud particularly sensed the feeling at the different houses well. Not once regretted going with Happy Living. Ruud and his team are excellent and make people HAPPY☀️☀️
Happy Living real estate agents is truly a recommendation! Ruud was both our sales and purchase broker. We experienced this as very positive. Our 'old' house was sold very quickly and for a top price, and during our search for our new home, he was very critical. For example, he saved us from a major mistake, a house with many defects that had not immediately been noticed by ourselves (and the seller concerned had not told us anything about it). We now have the keys to our new home and I can still contact Happy Living Real Estate Agents with all my questions.

I have experienced Ruud Verdonk as an arrogant man. During the viewing, he remained downstairs and was too busy with his phone. If you have complaints/hidden defects, Ruud will quickly say “too busy”. Great regret that I bought a house through this real estate agent. Ruud portrays himself as a nice man but that changes quickly when he is no longer facing you. No doubt there are people who experience this as pleasant but this is certainly not my experience. As far as I know, Happy Living is not an accredited real estate agency, which seems important in this world. Always look for a real estate agent affiliated with the NVM, there are plenty in Enschede. The response below from the “real estate agent” confirms everything and shows how unprofessional he operates.

Ruud and Evelien are great! Bought a house from them 3 years ago and now sold a house to them. Down to earth and no narcissistic, tie and three-piece suit wearing realtor with a 9 to 5 mentality. Easily accessible via app for questions, which they answer super quickly. Thanks for the quick sale and who knows that we will use your services again in the future.
It was very busy at the open house today, the realtor had no control over the situation. It was a very unpleasant experience.
