Super fijne makelaar, super begeleiding gehad bij de aankoop van het paardenobject! Elke vraag die ik had werd kundig beantwoord en er is super goed meegedacht zin het proces. Zeker een aanrader als makelaar!

Zeer slechte site. Je kunt niet filteren op verkocht of verhuurd. Van de 166 aangeboden panden zijn er 145 al weg. Ik kom niet om eindeloos te scrollen tussen oude listings. Dit is gewoon misleidend en tijdverspilling. Ik zoek wel een andere makelaar.

It wasn't an easy task for PandenPaard. The start of the collaboration was immediately good. Beautiful photos and video made of our 'Royal' Stable. Selling a stable without housing is a challenge but the location is idyllic. Loeske succeeded and also quickly! On Thursday, January 21, 2021, I called because I was interested in a house being offered for sale through this real estate agent. I was told that I would be called or emailed back the same or next day. Never heard anything more ! Not really nice for the selling party.

Don't enter into a contract with this party before you know it, things will go wrong, communication is not possible and they are not affiliated with an industry association! Pay close attention to what you sign with this party!

In the summer of ’22, we had our stable put up for sale with the local real estate agent in Brabant without success. The reason for selling was that we are of a certain age and the work is becoming increasingly difficult. On Facebook, we continuously encountered posts about property and horses with many reactions. Because the local real estate agent was very disappointing, we contacted horse and property. After a pleasant and informative introductory meeting with Loeske, which also focused on our horses, we quickly realized that the presentation of the previous agent left much to be desired. Horse and property handles the presentation themselves from A to Z, and we saw that difference immediately. Loeske also indicated at the time that she had the right network of people looking for such stables. We were a bit skeptical after the experience with the previous agent. Ultimately, we made the decision and said goodbye to the local real estate agent. The appointment for the presentation was already scheduled for the same week and it happened to be wonderfully sunny weather. The first post on Facebook gave us hope, many reactions and many people, including our customers, had already seen the message. We ultimately had 7 candidates who were shown around by the agent, and among them were the buyers of our stable. It was also nice that the buyers forwarded our stable. We would definitely recommend horse and property to people who have a stable with horses. Of course, there is also a point of criticism; we regretted that the brochure is no longer printed, which we pointed out. They responded nicely to this, because at the notary’s office we received a delicious bottle of champagne and they had made a photo album with photos of our stable. Thank you Theo and Marian

Review Pand en Paard After much deliberation, I decided to sell my beautiful estate with stables and related facilities, meadows, tennis court, swimming pool with pool house, park-like garden, located on one of the Netherlands’ most beautiful natural monuments. My family and I had lived there for a long time, watching children grow up. But the familiar story: children grow up and leave the nest. Time to pass the baton. After many conversations with recognized “beautiful villas” real estate agents, I ended up with Pand en Paard Makelaardij, specializing in equestrian properties. Early April 2021, the first appointment was scheduled with them. Mid-May, professional photos and videos were taken, which took a whole workday. But the result was fantastic. In June we went online. It boomed, which I did not expect given the highest price segment in the Dutch housing market in which my home fell. The guidance from Michiel Timmerman (the realtor himself) was fantastic. His enthusiasm and pride when showing visitors around were unprecedented. Also the cooperation; if you need Michiel or have a question, he is always available. Even after working hours! I found the transparency of Pand en Paard Makelaardij very pleasant. Michiel and Loeske have a large network in the more expensive housing market. We received viewers from across borders, even from South Africa. And not only “horse people” visited our house. Also people who had no connection within equestrian sports, but simply wanted a beautiful house with everything on it. Early December 2021 my house was sold. The cooperation with Pand en Paard Makelaardij and the viewings were so good, that even after the sale I am still in contact with viewers who unfortunately could not secure financing. Clear and well-maintained website

Unreliable party, difficult to reach when you need them. They respond barely or not at all. Many errors in contracts etc., they even lose contracts. They are totally disengaged, you never see or hear from them unless money can be made. Then they wake up. My advice, also take a look at makelaarsland. At least they are genuinely involved. In short, a complete mess, an annoying real estate agency, advertising that they are affiliated with associations, but if you check this, you won't find anything anywhere. Also nowhere to be found personal photos of them.. In my opinion, all of this has a reason... And whatever they like to do, if they don’t get their way, is threatening with seizure.. without even sitting down at the table together.. And as for the positive reviews, it's often family and friends/acquaintances on their side. So.. a warned person counts for 2!. And nowadays everything sells easily.

They appear very involved when they come outside, but absolutely are not. Unless it's about money, then they become quick. All other actions, contracts (with numerous errors), callback requests etc. take an agonizingly long time. But woe betide if money is at stake, then they are very fast and slick. ATTENTION for this party, do not enter into a business relationship with them! ***** As a response to your reaction******. Dear Ms. Veenendaal and Mr. Timmerman We gave Loeske the opportunity to respond to us by phone, following the various emails we sent. Unfortunately, she did not accept this offer and did not act upon it. So to complain afterwards that you would like to be in contact with us is incorrect. But indeed it looks very nice and friendly for the 'outside world'. Clever!

*Update* Unfortunately, communication has significantly deteriorated. I get the impression that they are not interested in the needs of the tenants, but rather in their own perception, which has nothing to do with what is happening in the neighborhood. For example, there was a break-in in the bike storage area and instead of installing cameras, they are reorganizing the space because they are not satisfied with how the bikes are parked. The repair department is a joke. What's the point of reporting repairs via the TBV account if they do nothing about it? They just say you have to call, and when you call, no one answers.

De communicatie is er gewoon niet. Je krijgt meestal geen reactie of een grote mond en ze lossen problemen niet op. Ik heb dit nog nooit zo meegemaakt. Om te janken gewoon.

Niet behulpzaam, niet aan te raden

Lossen reparatieverzoeken altijd op. Nemen klachten van overlast serieus en doen echt wat ze kunnen om bewoners te beschermen. Ik had verwacht dat een woningbouwvereniging in de stad mindere kwaliteit zou kunnen leveren dan een woningbouwvereniging in een minder grote stad maar het tegendeel is waar.

Goede woningbouwcorporaties zijn een zeldzaamheid en ook TBV is geen uitzondering. Huurders zijn al blij als een aardige loodgieter echt helpt. Op hun website, die niet voldoet aan de wettelijke privacy eisen (cookies kunnen niet worden geweigerd), presenteren ze een renovatie van flat 1 en 2 aan de Schubertstraat in Tilburg. Dat wil zeggen inhoudsloze pagina's. Bewoners die vragen stellen over het wazige renovatieplan krijgen geen enkel antwoord??? Men wil het kruit droog houden voor de VVE en huurders hebben geen inspraak. Bij huurders wordt er op aangedrongen accoord te gaan zonder dat men iets weet over capaciteit zonnepanelen (wel de kosten?), electrische installatie tbv koken en warm water. Ook vragen over isolatie worden niet beantwoord. Dit ruikt naar oplichting als je bewoners bijna dwingt accoord te gaan maar wettelijk vereiste redelijkheid niet aantoont. Bezwaar bij de huurcommissie of bij een rechtsbijstandsverzekering gang naar de rechter liggen voor de hand. Wat zegt 70% als de keuze niet onderbouwd is! TBV, Toch Beter Vergeten!

Meten helaas met 2 maten. Gelijke klachten m.b.t. slechte beglazing, schimmel door ontbreken ventilatieroosters en oververhitting die in de nacht niet verdwijnd (boven 26 graden met ramen open). Buren krijgen wel nieuwe ramen, terwijl ik met een kluitje in het riet gestuurd werd omdat het af zou hangen van bewonersgedrag. Ondanks dat wel erkend wordt dat een mechanisch ventilatiesysteem zonder roosters niet correct werkt, gebeurt er niks. Dakgoot reinigen was volgens de verhuurder vorig jaar nog gebeurd, echter in de ruim 2 jaar dat ik de woning bewoon was er niemand hiervoor geweest. Directe buren hebben de woningcorporatie gebeld en daardoor is nu hun dakgoot en die van mij is gereinigd, de rest van de buren hebben blijkbaar pech. Dit terwijl het onkruid er een halve meter hoog zichtbaar in staat.

Heb geen klachten over jullie, zeer tevreden over jullie alleen over Orona de monteurs van de lift. Vanaf maandag werkt ie niet , vele malen gebeld met hun maar allemaal beloftes en niets waarmaken. De technische monteur vandaag geweest maar nog STEEDS niet. Er zijn verschillende mensen afhankelijk van de lift. Triest en schande is dit. Clarissenhof , middelste blok .

Beste woningbouw die je kan hebben

I have had very positive experiences with Kas van de Huisadviseur Tilburg. He responds quickly, thinks along and does what he says. He really tries to meet the customer (tenant of an apartment in Breda) needs and puts himself in the situation and acts accordingly. I have experienced the communication with him as very pleasant.

We were the buying party and thus (unfortunately) had no choice in which real estate agent we ended up facing. Unfortunately, the experience with this agency turned out to be particularly disappointing. The communication was awkward and we often felt pressured to act quickly. They themselves often left us waiting longer for answers. Moreover, the agent was late for all three appointments, once even after he himself had asked if we could come earlier. Also, several information points provided about the property did not match what later turned out to be the case, including the presence of asbestos and the partial absence of roof insulation. This could have caused a lot of trouble for the seller afterwards. As a selling party, I would absolutely not choose this agent. And I also advise others against getting involved with this party.

As a contact person for tenants they are not reachable. They do not answer the phone during opening hours neither in Breda nor in Tilburg. Furthermore it has been multiple times not possible for them to mention the correct address of the apartment in letters. When they do answer the phone they are friendly. The sending of handyman to ensure safety is also difficult replacing a defective smoke detector has now been more than 1 month but each time the promise is made that it will be arranged this weekend or today but so far nothing. The emergency number obtained with much effort does not work another resident had the key broken in the cylinder but there is no one reachable to make sure that you can still enter your house -1

I do not recommend creating an account. They have very serious security problems. Furthermore, you also cannot simply delete your account and must call them and trust that they will do it manually.

Bad developer. Communication is non-existent except when they need something from you. They provide no updates on the status of sold apartments or construction planning. People, including myself who bought an apartment at De Toerist, have been waiting for months for further information.

The housing situation in Tilburg is disastrous, but it will never get so bad that you have to sign a contract with this agency. A few notable events during my stay: - It's October. I moved in July and my deposit has still not been returned (this is against the law; my deposit should be refunded within one month of my departure, and any additional costs incurred during my tenancy can be claimed later, but the deposit may not be withheld for longer than a month). The agency no longer responds. - I had a black mold spot on my ceiling due to a leak for 5 months before the agency did anything about it. It took weeks and weeks before someone came to REPAIR the leak, and then it still took several more months before someone came to remove the mold. As a result, I had to start legal proceedings to get rent reduction. - Staff who can never help you with a problem you are facing. They are incredibly good at getting you to sign contracts but are completely useless afterwards. - The agency has cameras throughout the building but is never able to use them to help tenants find their missing packages. - €1000 rent per month, 2 washing machines and 1 dryer for over 100 tenants, 5 euros for a wash + dry cycle. - Induction cooktops are downright terrible. Paying so much rent for camping equipment in the studio is ridiculous. Read the other reviews and you'll see that I am not the only one who has problems with De Huisadviseur. AVOID AT ALL COSTS

With a heavy heart and great disappointment, I write this review, because my experience with my landlord in Tilburg has been utterly disappointing. The underlying problem? Their complete contempt for the tenants and an obvious attempt to cut costs at the expense of my comfort and well-being. When I moved into this apartment, I was aware of the ongoing housing crisis in Tilburg. I had however hoped for some empathy and humanity from my landlord. I was mistaken. Despite paying a significant amount of € 960 per month, my landlord showed little to no interest in ensuring a pleasant living situation for me. Their biggest blunder came when my contract was about to expire. A considerate landlord would have informed me months in advance, given the ongoing crisis, but the landlord told me only 6 weeks in advance. As a result, I had to frantically look for a new home in an already difficult situation. This contempt for my situation was heartless and unacceptable. The indifference did not stop there. I suffer from chronic back problems, which makes a comfortable and supportive bed necessary. The problem was in the bed itself; it had a manufacturing defect. Even then, they didn't care and wanted to give me a bed of lower quality than what I paid for. My requests for a better bed, given the significant amount I pay in rent, were consistently ignored and brushed aside. All they had to do was invest in a better double bed frame, which would cost them minimally given their income, to guarantee the comfort of their tenant. Instead, they chose to avoid this small expense, making my physical discomfort even worse. In short, this landlord is a textbook example of the negligence and lack of empathy that can turn what should be a safe haven into a constant source of stress. Their actions—or rather, their inaction—showed a clear contempt for the health and well-being of their tenant, as well as a lack of responsibility and professionalism. I strongly advise potential tenants to reconsider their decision before renting from them. This is not the kind of tenant relationship you want to end up in.

Normally, I do not like writing reviews, but I feel compelled to share my experience with this landlord and hopefully prevent others from ending up in a similar situation. Despite these repeated inquiries, the landlord was always vague, leading everyone to believe that we would be able to renew our contracts without unforeseen issues. It came as an unpleasant shock when I was told less than 6 weeks before my contract’s end date that I had to vacate my apartment. This last-minute announcement forced me to search for alternative housing in the midst of a housing shortage, which is not only unfair but also highly stressful. The lack of transparency and clear misrepresentation are not only unjust but outright stressful. Not only was the communication poor, but the blatant disregard for the tenant’s situation speaks to a serious lack of empathy and professionalism on the part of the office. A landlord's ethics should encompass honesty, transparency, and engagement, all of which I missed in my dealings with this landlord. Therefore, I strongly urge potential tenants to be cautious before renting from them. It is unfortunate that a situation that started so promisingly ended up being such a disappointment and unnecessary stress. That is why I can only give one star, reflecting my bitter experience with this landlord.
