We were the buying party and thus (unfortunately) had no choice in which real estate agent we ended up facing. Unfortunately, the experience with this agency turned out to be particularly disappointing. The communication was awkward and we often felt pressured to act quickly. They themselves often left us waiting longer for answers. Moreover, the agent was late for all three appointments, once even after he himself had asked if we could come earlier. Also, several information points provided about the property did not match what later turned out to be the case, including the presence of asbestos and the partial absence of roof insulation. This could have caused a lot of trouble for the seller afterwards. As a selling party, I would absolutely not choose this agent. And I also advise others against getting involved with this party.

As a contact person for tenants they are not reachable. They do not answer the phone during opening hours neither in Breda nor in Tilburg. Furthermore it has been multiple times not possible for them to mention the correct address of the apartment in letters. When they do answer the phone they are friendly. The sending of handyman to ensure safety is also difficult replacing a defective smoke detector has now been more than 1 month but each time the promise is made that it will be arranged this weekend or today but so far nothing. The emergency number obtained with much effort does not work another resident had the key broken in the cylinder but there is no one reachable to make sure that you can still enter your house -1

Bad developer. Communication is non-existent except when they need something from you. They provide no updates on the status of sold apartments or construction planning. People, including myself who bought an apartment at De Toerist, have been waiting for months for further information.

The housing situation in Tilburg is disastrous, but it will never get so bad that you have to sign a contract with this agency. A few notable events during my stay: - It's October. I moved in July and my deposit has still not been returned (this is against the law; my deposit should be refunded within one month of my departure, and any additional costs incurred during my tenancy can be claimed later, but the deposit may not be withheld for longer than a month). The agency no longer responds. - I had a black mold spot on my ceiling due to a leak for 5 months before the agency did anything about it. It took weeks and weeks before someone came to REPAIR the leak, and then it still took several more months before someone came to remove the mold. As a result, I had to start legal proceedings to get rent reduction. - Staff who can never help you with a problem you are facing. They are incredibly good at getting you to sign contracts but are completely useless afterwards. - The agency has cameras throughout the building but is never able to use them to help tenants find their missing packages. - €1000 rent per month, 2 washing machines and 1 dryer for over 100 tenants, 5 euros for a wash + dry cycle. - Induction cooktops are downright terrible. Paying so much rent for camping equipment in the studio is ridiculous. Read the other reviews and you'll see that I am not the only one who has problems with De Huisadviseur. AVOID AT ALL COSTS

With a heavy heart and great disappointment, I write this review, because my experience with my landlord in Tilburg has been utterly disappointing. The underlying problem? Their complete contempt for the tenants and an obvious attempt to cut costs at the expense of my comfort and well-being. When I moved into this apartment, I was aware of the ongoing housing crisis in Tilburg. I had however hoped for some empathy and humanity from my landlord. I was mistaken. Despite paying a significant amount of € 960 per month, my landlord showed little to no interest in ensuring a pleasant living situation for me. Their biggest blunder came when my contract was about to expire. A considerate landlord would have informed me months in advance, given the ongoing crisis, but the landlord told me only 6 weeks in advance. As a result, I had to frantically look for a new home in an already difficult situation. This contempt for my situation was heartless and unacceptable. The indifference did not stop there. I suffer from chronic back problems, which makes a comfortable and supportive bed necessary. The problem was in the bed itself; it had a manufacturing defect. Even then, they didn't care and wanted to give me a bed of lower quality than what I paid for. My requests for a better bed, given the significant amount I pay in rent, were consistently ignored and brushed aside. All they had to do was invest in a better double bed frame, which would cost them minimally given their income, to guarantee the comfort of their tenant. Instead, they chose to avoid this small expense, making my physical discomfort even worse. In short, this landlord is a textbook example of the negligence and lack of empathy that can turn what should be a safe haven into a constant source of stress. Their actions—or rather, their inaction—showed a clear contempt for the health and well-being of their tenant, as well as a lack of responsibility and professionalism. I strongly advise potential tenants to reconsider their decision before renting from them. This is not the kind of tenant relationship you want to end up in.

Normally, I do not like writing reviews, but I feel compelled to share my experience with this landlord and hopefully prevent others from ending up in a similar situation. I have been living in my current apartment for some time now, and myself along with many other tenants of the building have repeatedly inquired about the duration of our contracts, especially given the severe housing crisis in the Netherlands. Despite these repeated inquiries, the landlord was always vague, leading everyone to believe that we would be able to renew our contracts without unforeseen issues. It came as an unpleasant shock when I was told less than 6 weeks before my contract’s end date that I had to vacate my apartment. This last-minute announcement forced me to search for alternative housing in the midst of a housing shortage, which is not only unfair but also highly stressful. The lack of transparency and clear misrepresentation are not only unjust but outright stressful. Not only was the communication poor, but the blatant disregard for the tenant’s situation speaks to a serious lack of empathy and professionalism on the part of the office. A landlord's ethics should encompass honesty, transparency, and engagement, all of which I missed in my dealings with this landlord. Therefore, I strongly urge potential tenants to be cautious before renting from them. It is unfortunate that a situation that started so promisingly ended up being such a disappointment and unnecessary stress. That is why I can only give one star, reflecting my bitter experience with this landlord.

The behavior of this real estate agency is deplorable. Be very careful. They are extremely unreliable and constantly fail to keep their appointments. I would absolutely not entrust them with the housing of my son, as they know no ethics or morality. At the end of July last year, due to the limited possibilities of finding housing for my son, we paid a deposit and two months' rent before receiving the result of his admission to Tilburg University. Ultimately, he was not admitted and had to move to another country. Therefore, since mid-August 2022, we asked the real estate agency with which we had a contract, 'HUISADVISEUR', to at least refund our deposit and part of the rent. Initially, we tried to contact them by phone and from November 2022 via e-mail. After much insistence through numerous emails and contact with the university, they let us know on January 25, 2023 that they would refund the deposit for one month and asked us to provide our bank details so the transfer could be made a week later (beginning of February 2023). Naturally, we sent the details immediately, but to this day, August 8, 2023, we have still not received a response. Worse still, they are so unprofessional that they do not reply to any of the emails we send them weekly. Calling is pointless, as they always say they will discuss it with the manager. They create such a feeling of helplessness that I don't even want to think about what problems they may have caused for students or if more serious incidents could occur. Although we know the university is not responsible for these events, I am sincerely convinced that this company should not even be listed among the recommended real estate agencies on their website, as it damages the reputation and prestige of that institution.

Unfortunately, the staff could not resolve the issue quickly, forcing us to contact the owner directly to resolve it. This experience made us dissatisfied with the service level and professionalism. This is not a fair company that treats its tenants poorly. After they have told you that your contract would be renewed, they terminate it at the last moment, despite your attempts to get a response earlier. They only return a small part of your deposit after the date mentioned in the contract and do not give you a good explanation for the withholding. Also, do not expect the apartment to be clean when you move in. There are certainly worse real estate agencies, but this is how you should not treat your tenants.

Well, don't attach too much value to your deposit, because you won't get it back anyway. A plus point is that if you are a biologist, you can find many fungi here and animal species such as mice and rats.

In the beginning, everything went smoothly, I quickly found a student room (turned out to be a mess afterwards, but oh well). Lived there for a year and then notified them that I was moving out. Made a few calls back and forth with this company and it wasn't so smooth anymore. A bit of landlord backing and then making promises to call me back if I asked something. Promises weren't kept... Well, I had to call them again and finally got my answer from half a month ago, suddenly yes. Telling me how things are while you couldn't tell me that last time, oh yeah I was too busy and forgot it, and yes I have a computer in front of me now so I can look into it for a bit. Yes, you certainly didn’t have a computer last time either, no, not then no. And on the days in between, you coincidentally didn't have one either. Making good money off of me, first I had to create an account with you for 36 euros and then pay another 350 euros for administration for the room. How many beers is that? 406 cans, I would have gotten more pleasure from that ;)

My husband and I were looking for a home together with our little dog in the short term. Well, it turned out to be quite a search because dogs are no longer allowed almost anywhere. I emailed my housing wishes to the housing advisor and a few days later I received a link with a suitable property. We went to look at this place and a few days later we received the keys! Lived for a year and a half in a dilapidated student house. Where mice happily ate at the table and you didn't just get water when showering, but also pieces of ceiling and mold. Nothing was ever done about this. My own room has been nicely renovated, from wooden planks to beautiful laminate flooring and from wax stains on the wall to a fine whitewashed and colored room. Unfortunately, I never received the deposit back from these imbeciles, who are now also not transferring the rent they receive from tenants to the homeowner..

Last January I found a home through De Huisadviseur. The communication was fast, clear and concise. As a result, we had the keys to our new apartment within 1 week, where we now live with lots of love. You can also take out affordable insurance with them. We didn't do it because the current contract was still running. Otherwise, we certainly would have done so. Due to the housing market, the homes from De Huisadviseur are popular; they are easily accessible via Facebook!

The houses, marketing, and website look beautiful, but the service is terrible. I have been calling this company several times throughout the week, but no one answers, even though I call during working hours. Initially, I wanted to rent a studio for myself, but later I wanted an apartment with my girlfriend. She also tried calling from Kosovo, but no one answered.
