Called more than 10 times to extend the contract but every time they say next week and I hear nothing on email. I have also sent multiple times, I just think they are bad brokers. I hope the landlord doesn't work with another broker, they don't want to pay even one day late.

I recently moved to one of their properties in Enschede, and I couldn't be more satisfied with the experience. From the very beginning, their team showed exceptional professionalism and responsiveness. Very bad experience with this company. They do not respond to emails and fail to honor agreed promises. I had to wait 3 months for the refund of the deposit for my shop building. When it was finally paid, it turned out to be deposited into another tenant's bank account. Unbelievable! I would not recommend this company.

Hello, very incorrect agency, be careful, these are scammers.. Extremely bad and arrogant attitude! They do everything they can to not return the deposit, they try to charge all sorts of costs to the tenant. After two years of rent, we handed over the house as we had rented it out, and since then they have only been looking for an unreasonable reason not to return the deposit. In short, scammers! My advice is to have nothing to do with this agency! Hello, it's already been two weeks since I left the house! According to the law, you must refund my deposit within two weeks!!! During this time, you have not sent me a damage report and a washing machine technician report! If you don’t refund my deposit within two days, we will take legal action and see you in court!!!!!!!!!!!!!!!!

I have only words of thanks for Eliza and Anne Marije; from the first contact I had with them, they were interested in my situation and advised me on a house that would meet my wishes. The communication flowed smoothly and efficiently despite the language barrier. Thank you for your patience and kindness in resolving all the doubts I had. In record time, we were already signing the contract with the owner of the house, where we finalized the details. They offered to help us hire services, as well as providing information and guidance on recycling, taxes, and even stores to buy furniture. Although they say that renting a house here in the Netherlands is a problem due to the difficulty, I would say that SMART WONEN is the solution.

We are satisfied with this agency. Friendly and efficient team. Simple administration and rental procedure. Regarding the rental prices, these are aligned with the rental market.

After approximately 4 months, I would strongly advise against Smart Wonen. Contacting them is very difficult. Firstly, they simply do not respond to emails at all. Unless you want to rent, that stops as soon as you sign your contract. In our case, Smart-Wonen is not the owner of our apartment. They form a buffer between me and the owner, so they remain anonymous. The consequence is that everything 'must be discussed with the owner', which makes everything take even longer. Everything they do in the house is as cheap as possible and of poor quality. I didn't give the lowest score because they eventually do solve problems. If something is broken, they repair it. It just takes a lot of time and effort to achieve this. They meet the absolute minimum of a somewhat responsible landlord.

A few weeks ago, we sold our apartment through Happy Living and bought a corner house through Happy Living. We are super happy and satisfied with their service. Really happy! 😇 …

Very bad experience. I contacted them with interest for a house. They said they would get back to me, which never happened, and when I called to follow up, I was treated like a scammer. I was treated very badly. Definitely not recommended.

Very positive experiences with Happy Living real estate agents. Sold 4 houses within a top timeframe and for a top price. Purchased 1 property. Where Ruud, as the purchasing agent, was very critical so that I didn't make a bad purchase. Ruud particularly sensed the feeling at the different houses well. Not once regretted going with Happy Living. Ruud and his team are excellent and make people HAPPY☀️☀️

Happy Living real estate agents is truly a recommendation! Ruud was both our sales and purchase broker. We experienced this as very positive. Our 'old' house was sold very quickly and for a top price, and during our search for our new home, he was very critical. For example, he saved us from a major mistake, a house with many defects that had not immediately been noticed by ourselves (and the seller concerned had not told us anything about it). We now have the keys to our new home and I can still contact Happy Living Real Estate Agents with all my questions.

I have experienced Ruud Verdonk as an arrogant man. During the viewing, he remained downstairs and was too busy with his phone. If you have complaints/hidden defects, Ruud will quickly say “too busy”. Great regret that I bought a house through this real estate agent. Ruud portrays himself as a nice man but that changes quickly when he is no longer facing you. No doubt there are people who experience this as pleasant but this is certainly not my experience. As far as I know, Happy Living is not an accredited real estate agency, which seems important in this world. Always look for a real estate agent affiliated with the NVM, there are plenty in Enschede. The response below from the “real estate agent” confirms everything and shows how unprofessional he operates.

Hilde is an expert real estate agent and helped me very well with the sale of the house. I had little to worry about regarding the process and the house was sold quickly and for a good price!

Beware, Mr. Weerman has a past as an insurance agent where he sold dozens, perhaps even 100s of usurious policies and defrauded them all. A month before it became known that the usurious policies had collapsed, Mr. Weerman sold his company and in this way deceived many people. No notification, customers not informed about the dangers, no indication that it was time to get rid of the policies but he did sell the mess himself and earned a considerable amount of money. Reason for this review now so many years later, the intention then. Mr. Weerman wanted to do good and had every chance to warn his clients and acquaintances. Instead, he disappeared and sold his company just before everything fell apart. A warned person counts for 2. A fox doesn't lose its tricks. Fraudster.

If you want to achieve the highest possible price for your property in the current market, then you definitely should not use this agent. The aforementioned agent sells a house while multiple bidders are willing to pay a higher amount. Furthermore, failing to honor verbal agreements is more of a rule than an exception with this agent. Overall experienced as very negative and unprofessional.
