Through Real Estate Agency Boekholt and partners, I recently sold my property. The sale went professionally and smoothly. Niels Diepenbeek is an agent who knows the market well and communicates openly and transparently. The other employees of this agency also radiated enthusiasm and energy. In short: this real estate agency is highly recommended!

Unprofessional, arrogant and not keeping to agreements. Those are quite statements of course, so for those who want to know why, here's the background. This real estate agency was the selling broker of a property that I bought in Groningen. After much bidding, I would become the proud owner of the property in question. A week later, the appointment for signing the preliminary purchase agreement was scheduled. Two hours before signing it, I received a phone call from the secretary of Boekholt. That some ‘additional information’ had been received and that the current owners of the property would be present to give an explanation. That it was a 'minority' and that the signing could simply go ahead. Once at the office, there was a substitute broker (Niels) and the owners of the property. Three days earlier, a letter had arrived from the lawyer of the neighbor of the property. It turned out that this neighbor had already filed proceedings three times before regarding all sorts of issues such as a sewer system, a fence for a roof terrace, a right of way, a renovation he disagreed with and so on. This had been in court several times, even to the Supreme Court. A procedure of years. In the new letter, the lawyer suggested that there were still a number of unresolved matters. All this information was new to me at that moment as a buyer. I was taken by surprise. It seemed to me that the current owners wanted to leave the property with one of the main reasons being this neighbor. According to the current owners, they would bear all the consequences of past, present and future matters relating to the neighbor. The broker indicated at that moment that the owners could not promise this, legally it was impossible to get watertight. All in all, I couldn't sign a preliminary purchase agreement at that moment, I first had to find out for myself what exactly was going on. Everyone at the table understood that too. We decided to take a short break. It was Wednesday at that time and we would meet again on Monday to discuss how to proceed. We shook hands on this and the appointment was set. Two hours later, Ben Schuitema called that the appointment as agreed would be cancelled. I had 24 hours to decide what I wanted, until Thursday afternoon at 5 pm. To apparently increase the pressure, he stated that the buyers with the lower bid than me had already been contacted and were ready to sign immediately. In response to my reply that another arrangement had been made with me and that I had time until Monday to investigate everything, he stated that Niels should never have decided this. I could jump up or down, this is how it would go. 24 hours was far too little to properly find out exactly what this whole story was about. I therefore had to abandon the purchase. Heavily disappointed in the course of events and the unprofessional conduct of this office.

Advice: don't do business with them, first class money grabbers who only go for quick profit. For those interested, my story below. During the initial introduction to Niels van Diepenbeek, Boekholt and partners seemed professional and knowledgeable. After engaging them for the sale, it quickly became apparent that they were not as capable and good as expected. Niels sent us an old soil investigation which showed ground contamination but advised us to do nothing about it and wait to see how the sale would go. An interested party he proposed had a brief soil investigation carried out and came with an offer of around 40% below the asking price that Boekholt and partners had advised. It concerned an inheritance and this was quite a shock for the family. We then contacted the municipality of Groningen, which advised that you shouldn't let ground contamination get you down and should have your own thorough soil investigation carried out. This should have been the advice from Boekholt to the family from the moment Niels discovered that old soil investigation and shared it with us. The fact that they didn’t do this could be due to incompetence or a preconceived plan. Boekholt had in the meantime removed the property and associated parcels from Funda. We followed the advice of the municipality and had an extensive soil investigation carried out to arrive at an adequate valuation and to inform interested buyers as completely as possible. When that was completed, and the whole thing still wasn’t on Funda, we suddenly received a slightly higher offer via Boekholt, around 34% below the original asking price, with 2 A4 sheets of scaremongering from the bidder with all the risks involved. The family wanted the whole thing to be offered again on Funda for more than 22% below the asking price. Niels stated by phone that this would mean a lot of extra work for them because the number of interested parties would be enormous. Boekholt therefore never advised the executor to put the whole thing back on the market. Again unclear whether this was because Niels and his colleagues at Boekholt and partners had little desire for extra work for slightly more commission and/or, as mentioned earlier, that it was a preconceived plan. We then decided to hire a new real estate agent who sold everything within 3 weeks for 19% below the original asking price, over 21% higher than the offer via Boekholt. As a family, we were lucky that we weren't in a hurry otherwise it seems as if Boekholt and partners would have eagerly taken advantage of that. If you are looking for a real estate agent who also has an eye for your interests, I would look further.

Boekholt & Partners We chose Boekholt & Partners to sell our parental home after my father passed away because they advised the highest asking price. Firstly, it took over a year before the house was listed on Funda. Every time something wasn't right that first had to be resolved and we constantly had to chase Niels van Diepenbeek to get the house on the market. This was difficult for the 2 heirs who lived abroad. The house and adjacent plots were on the market for a little under 2 months and, based on advice from Boekholt & Partners, were taken off the market due to soil contamination. Several soil surveys were then carried out and discussions were held with the municipality regarding the pollution in order to create more clarity for future buyers. While this was happening, someone offered less than the asking price advised by Boekholt en Partners. Since that offer, Niels van Diepenbeek has not made any effort to get the house back on the market at a lower asking price. All questions and proposals we had were passed on to his (junior) colleague who had a very rigid and hesitant approach. His reasoning: there was after all already an offer. After 2 years, we decided to switch to another real estate agent who sold the house + plot within 3 weeks for more than the bid that Niels Diepenbeek came up with and moreover, this new real estate agent also charged a lower commission than Boekholt & Partners. Incidentally, the new owners had approached Boekholt en Partners several times to talk to the family because they wanted to buy the house and plots. Boekholt en Partners never informed the heirs of this. A dodgy situation indeed.

Very good advice without feeling obliged to actually do business with them. Clear explanation about buying a new build house. Friendly real estate agent, but certainly also the secretariat which is always well informed of all relevant matters. A pleasant company to do business with.

We didn't feel comfortable here. Information about the purchase of a new-build home was incomplete and when asking further questions, we felt that the real estate agent treated us impatiently and under slight pressure. We were also told that we would not have energy costs, which turned out to be approximately €80 per month upon inquiry with the contractor. A large part was fine, but the lack of empathy was unpleasant for us. As a starter, everything is new. Then there's also the wish that we don't feel like we are coming across as foolish and needy, but rather experience trust and peace when asking questions about the purchase.

When selling our house, we got to know Niels' expertise and market knowledge. He took us through the process step by step and communicated in a very clear and pleasant manner. Even outside of office hours, he kept us informed about the progress. Tom was also professionally supporting everything behind the scenes.
