Wees uiterst voorzichtig als u overweegt te huren bij Van der Meulen Makelaars. Mijn huurcontract van twee jaar eindigde met een onterechte inhouding van meer dan € 550 op mijn borg, in combinatie met misleidende beweringen en onnodige stress. Enkele dagen voor mijn verhuizing voerde hun medewerker, Aron, een inspectie uit. Hij zei duidelijk: "Het ziet eruit alsof er nog nooit iemand heeft gewoond – het is perfect. Precies zoals het hoort." Deze uitspraak gaf me vertrouwen, aangezien we het appartement grondig hadden schoongemaakt en onderhouden. Afgezien van een kleine vergissing – wat kruimels in de oven van het koken de avond ervoor – was het appartement netjes, onbeschadigd en precies zoals ik het had ontvangen. Ik heb zelfs een volledige video-rondleiding opgenomen om de staat te documenteren. Na mijn verhuizing verwachtte ik mijn borg snel terug. In plaats daarvan hoorde ik een week lang niets. Pas nadat ik ernaar had gevraagd, reageerden ze plotseling en beschuldigden ze me ervan het appartement "extreem vies" te hebben achtergelaten, beweerden ze dat er diverse niet-gespecificeerde spullen ontbraken en dat de stoelen "kapot" waren. Aanvankelijk beschuldigden ze me er specifiek van dat er spullen ontbraken, waaronder het tv-meubel en de waterkoker. Toen ik prompt videobewijs leverde waarop duidelijk te zien was dat deze spullen boven en op tafel stonden, was hun enige reactie: "Oh, die hebben we vast over het hoofd gezien," waarna ze helemaal niet meer reageerden. Het blijft verbijsterend en verdacht hoe nauwgezet ze kleine problemen zoals stof achter zware meubels inspecteerden en documenteerden, maar er op de een of andere manier in slaagden om duidelijk zichtbare grote voorwerpen over het hoofd te zien. Ondanks dit duidelijke videobewijs trokken ze toch € 250 van mijn borg af onder de vage categorie "ontbrekende spullen". In werkelijkheid waren de stoelen helemaal niet kapot. Ze vertoonden alleen normale slijtage – afbladderend synthetisch leer na twee jaar dagelijks gebruik. Ik had al maandelijks kosten betaald (€ 100-150 per maand) die expliciet normale slijtage dekten. Op hun eindfactuur vermeldden ze de stoelen echter niet eens expliciet, maar brachten ze me € 250 in rekening onder een vage en onduidelijke categorie "ontbrekende spullen". Aanvankelijk weigerden ze te specificeren wat er precies ontbrak. Bovendien brachten ze me € 306,32 in rekening voor schoonmaakdiensten die 25 dagen na mijn verhuizing waren ingehuurd. Schokkend genoeg waren de parkeerkosten van het schoonmaakbedrijf hierin inbegrepen – een uitgave die duidelijk niet voor rekening van de huurder zou moeten komen, wat de onredelijke en oneerlijke aard van hun kosten nog eens benadrukt. Toen ik prompt aanbood om terug te komen en eventuele schoonmaakwerkzaamheden uit te voeren, met name het kleine probleem met de oven, weigerden ze dit met de mededeling dat het "te laat" was. Erger nog, ik was expliciet geïnformeerd dat mijn huurcontract niet verlengd kon worden omdat de verhuurder had aangegeven dat het appartement verkocht zou worden. Vertrouwend op hun woord, ben ik direct met mijn twee jonge kinderen verhuisd, wat aanzienlijke problemen opleverde bij het vinden van nieuwe huisvesting. Uiteindelijk belandden we in een tijdelijke accommodatie. Hoewel ik momenteel niet zeker weet of het appartement daadwerkelijk is verkocht, heeft deze situatie me veel problemen bezorgd en mijn twijfels over hun ware bedoelingen aangewakkerd. Deze ervaring heeft me het gevoel gegeven dat ik ben uitgebuit en misleid. Het lijkt een patroon te volgen: Ze stellen huurders mondeling gerust bij het uitchecken. Vervolgens zwijgen ze over de teruggave van de borg. Weken later beweren ze plotseling dat er schoonmaakproblemen zijn, dat er spullen ontbreken of dat er schade is. Ze weigeren aanbiedingen van de huurder om kleine problemen zelf op te lossen. Uiteindelijk trekken ze grote bedragen van de borg af met overdreven beweringen. Ik ga juridische stappen ondernemen om mijn borg terug te krijgen en te voorkomen dat anderen met soortgelijke misstanden te maken krijgen. Ik heb Van der Meulen Makelaars en de verhuurder de tijd gegeven om te reageren en uitgelegd waarom de inhoudingen onterecht waren, maar ze hebben me genegeerd. Omdat ze weigerden het op te lossen, ga ik de volgende werkdag naar de rechter. Ik deel deze recensie om toekomstige huurders te helpen dezelfde stress en onrechtvaardigheid te voorkomen.

They are very unprofessional and unpleasant to deal with. They hand over their property in a dirty state and refuse to address this when confronted about it. They often refer to personal insults and rude remarks when they come by personally. They only fix things that cannot be repaired and never need maintenance. They invent any excuse to withhold your deposit and do not follow professional or legal procedures. Unfortunately, they are a housing mafia. I would avoid them!
