Groningse Panden

I cannot give a lower rating. Just look at their Sugar Homes project, how it burned down, and so on. There are many complaints about repairs and deposits. As everyone says, they are taking advantage of the housing shortage. I was personally blackmailed by the so-called Sugar Homes manager Henk (false photos with the condition of the property, etc.). Please do not rent from them and avoid Sugar Homes. I am not part of or have ties with another rental company; I want people to not go through this terrible process.

My friend and I had a very good experience with Groningse Panden! We rent a house with some defects, including coldness, and after we pointed out several issues, action was taken immediately. I especially appreciated the contact with Carlo. He responded understandingly, quickly, and adequately and thought along with us. We have now accepted a new rental property from Groningse Panden and are very happy with it. We will happily rent with them in the future.

AVOID IF POSSIBLE! The worst experience renting a house… they charged us cleaning costs when we left, while the house was spotless. They took photos of damage that already existed when we rented and it turns out that if we ask them to show us the photos of how the house was when we moved in, they say they don't have pictures of the condition. What a joke! When they show the houses, they also don’t tell the truth, we had problems with break-ins and when the new tenants inquired about it, they were told that it was a safe house, not trustworthy!

I have never experienced such bad service as with Groningse panden. The rental of our apartment went to this company. Initially, everything seemed fine, contact was neat, nothing wrong with it. Our central heating boiler wasn't working properly, so I contacted them. A technician would contact me. Heard nothing for 2 weeks. Still inquired how things were going. It turned out that a technician was sick and very busy. This can happen, but it would have been nice if that had been reported. Ultimately, the entire central heating boiler failed. In winter, the temperature in the house was 10 degrees. Called, someone would contact us. Nothing again. I called three times a day, for three days in a row, without success. Four days later, a technician arrived. There was nothing to complain about him, nice man, and very skilled. He immediately saw what was wrong and tried to help us well. I said that we had been freezing for 4 days, whereupon he asked why we hadn't contacted them earlier? Apparently, no one from Groningse panden passed anything on, while I called more than 8 times! You are not taken seriously, the communication is so bad, it can always happen that something takes longer than planned, but you are not informed about it. I pointed this out, and received an email back saying that I was being unreasonable. We have now been going for 6 weeks, we have a central heating boiler that partially functions because this was an ‘emergency solution’, and if I don't call 10 times again, nothing more will be done.

One star for the experience I had with Groningse Panden. I had a viewing with Mrs. Pool. During this viewing, she informed me that all interested parties had to register via the website by half past five if they wanted the studio. After half past five, I received a reply. This email contained a PDF that began with the sentence: 'Congratulations! You have been conditionally selected for a studio in the Utopia complex.' I had to submit eleven different documents and, according to the accompanying email, the selection would become final if these were approved. In my dictionary, 'conditionally' means a condition which, if absent, prevents something from going ahead. But because I assumed that the documents I submitted would be approved, I had already cancelled all my other viewings and interviews. Six days later, I suddenly received an email saying that I was not selected for the studio. Conclusion: unreliable. Reaction after reaction: assigning someone a home and then retracting it is not chic. Being called unreliable is only logical.

We have rented for almost 3.5 years from Groningse Panden. Overall things were always quite good. Our home was neat at least. But we have a number of points of criticism that something can be done about. The biggest problem we encountered during the rental period was that we wanted the central heating boiler to be maintained. According to the installer who eventually came, it was the first time in 6 years that the property had been standing. That is simply unsafe, whether you as a landlord are obliged to have it inspected or not. Just do that yourself for all properties instead of people having to ask for it themselves because they don't think about it. Pure laziness. What really disappointed us was the appalling amateurism of the employee around the termination of the lease, the viewings and the handover of the property. Mrs. came during the measuring and taking photos of the house immediately with a lot of attitude and then asked very strange questions. Whether there was also a refrigerator in it (no we did everything with canned goods, well). Whether there was also a dishwasher in it. Whether we had a shed. You are the administrator, why don't you know that? And weren’t you yourself at the recording of the house next door 3 months earlier, which is identical? During the viewings, more pearls of questions came: 'Is there also a toilet in the hallway?' No, we have a ton in the shed, well. 'Are the curtains ours or yours?' Why don't you know what lies under the upholstery of the house that you manage? Do your homework, know your files. All in all, therefore 3.5 years rented pleasantly, but the completion could have been much more professional.
