In December 2024 I registered with real estate agency Van Houwen, in January 2025 I signed the purchase contract for my house. Previously, I was well informed about the possibilities with my budget. We knew this broker from the purchase. Now, consciously chosen this broker again for the sale. Excellent guidance and a quick sale of the property.

Identity fraud alert! This brokerage firm requests a copy of your photo and passport when you request a viewing on funda. Worried about what they will do with your private data.

They set very low prices on funda to attract more people, but then it's sold for so much more (more than 100,000 for a house we liked). Then the bidding starts, the deadline for bidding has passed, but it is still extended each time someone makes a higher bid. As a result, the price goes much higher than any other real estate agency. You say in other reactions that you are for the seller and not for the buyer. That's true, but you should still be aware of the social impact of your actions.

Both buying and selling a house were a fantastic experience. The sale is approached innovatively and enthusiastically. The self-viewing principle was exciting, but has proven to be very good. An appointment was made for a viewing of a small canal house. Upon arrival, there was no check to see who had or did not have an appointment during an 'open day'. At least 10 people were inside..the most annoying thing was especially the present sales staff. She unfortunately wasn't provided with any information or aware of anything. The only answer was 'uhmmm'. Or 'I don't know that'. Not helpful, unfortunately. Subsequently participated in the bidding process, where the difference can make a difference as to which conditions you have and/or if you still want to add something by letter. I had this last one, the letter. I was called with the result after the closing of the bidding and it turns out that the sales staff member did not forward this letter to the seller..and a decision had already been made. The only male employee or owner? definitely gets credit, well spoken to and provided with a lot of information by phone. I think you give your interns too much responsibility that they can't handle and that more guidance and/or control should take place. Success!

Well, I don't think it’s a pleasant way to buy a house. I once bid above the asking price and then was simply told: 'For that amount, I won't sell you this house.' You have to overbid so enormously, I'm not going to do that. It’s a shame, because the houses of Van der Houwen usually look polished. But if I see that it is this brokerage, I won't click on the house.

Engaged as a purchasing broker, mainly to assess the value of the house in order to make a realistic offer. Ultimately, it turns out that much more maintenance is needed than they estimated. Also maintenance which is plainly visible but which a layman cannot properly assess. A structural survey would have been better in that sense but was discouraged without explicitly saying so. Afterwards, it's not clear what the added value of the purchasing broker has been, as there was no negotiation either.

Contacted twice regarding a viewing of a property. The first time I was helped well and kindly to schedule an appointment. During the second phone call, we had to cancel this viewing. The phone was answered, and I was addressed in a 'command style' in a cool manner. There was also no inquiry into the reasons for cancellation, nor was there any request for alternative dates. Based on the last contact, I am left with a bad feeling about this agency.

Smelly/Filthy dodgy practices

Participated in an online bidding process last week. Real estate agency van der Houwen wants to be transparent but extended the online bidding by 21 minutes (official closing time for online bidding was 12:00). A huge disappointment and very price-driving.

As a house hunter, I’ve participated in their online bidding system a few times. They first list the houses at a misleading price on funda to activate as many people as possible and then the online bidding starts. The price is already 40 to 50 thousand euros above the asking price, and it goes even higher from there. Then you realize that you’ve wasted a lot of time and energy somewhere for nothing. We also had 3 viewings (before the corona crisis). The door is simply open with as many people as possible inside at the same time. The realtor, always the same one, is too busy with his phone to answer questions; if I had brought all the household goods, he wouldn’t even have noticed. In other words, even if you have a beautiful house for sale, we won't do business with this agency. I know from several house hunters that they skip van der Houwen’s advertisements due to bad experiences.

While young starters and families are demotivated by their chances of owning a home in the city, opportunism is rampant at this agency. Artificially setting the asking price well below the WOZ value, uninterested employees, and smooth sales tactics are commonplace. The icing on the cake is online bidding, which manipulates the selling price to the most bizarre prices. You wonder how they can justify these practices both for themselves and for the future generation. This group actively contributes to further corrupting the housing market, making affordable homes increasingly unrealistic.

What they also indicate is that compared to other real estate agencies, they have fewer houses for sale at the same time, but these houses do deserve all the attention. They certainly lived up to that. My house was one of the first where a digital tour was possible, a very nice addition. In addition, as a seller, you have short and informal lines with the employees, which is very pleasant. My house was sold within 1 week for a very beautiful price, thanks to this realtor! This broker failed to inform me that during my pending offer, the property was re-listed for sale at a significantly lower price while they could have reached me by email and/or mail. There was an offer from me on a property in Eelderwolde. Shortly before the open house on Friday, April 1st, this broker did not respond to my email. Therefore, it was prevented that my much higher bid continued and at the open house a lower bid was accepted after which the property was definitively sold on April 10th. Both the seller and the undersigned have been seriously financially disadvantaged by this. In short, friendly people, but be careful with this broker, go into business with Vereniging Eigen huis.
