Let me just come right out with it: if you're considering taking out a mortgage with Tulp Hypotheken, do yourself a favor and run as fast as you can in the opposite direction. This club turns an already stressful situation into a full-blown nightmare. Especially if you – oh, heavens – have a student loan from DUO. Then all the red lights at Tulp start flashing as if you have a criminal past. My experience with Tulp Hypotheken has gone anything but smoothly. While other banks can help you within reasonable time frames and with logical documents, it seems like at Tulp they take a special pleasure in asking endless, meaningless questions. And I mean truly meaningless. You almost think you have to undergo a security check before getting a mortgage. To give an example: I was seriously asked why the amount of my DUO loan was exactly that amount. Uh... because DUO determined it that way? Or was I supposed to come up with a story around it? At some point, I started wondering if I wouldn't be better off submitting my mortgage application to the police. They at least ask fewer questions. And if you're already doing that, maybe you'll get approval from the Marechaussee even faster than from this tulip grower in mortgage land. But without kidding: the communication is sluggish, the response time is slow, and it seems like they're not set up for the reality of young people with student loans. You'd think a party in 2025 would know that a large part of the Netherlands has had a DUO loan, but no – at Tulp it's apparently a reason for panic. Your student loan automatically makes you a risk factor of national proportions there. The climax? In the end, I stopped the application. Too much hassle. Too much uncertainty. And above all: no trust that this is a mortgage lender you'd want to tie your long-term financial obligations to. My advice: just go to a real bank. One where professionals work who know how a mortgage process should actually go. ING, Rabobank, ABN AMRO – name your favorite. All are way better than this. In short: if you want sleepless nights, nonsensical demands and have your mortgage dreams crumble under the pretext of 'Tulp policy', then you should definitely knock on their door. For everyone who values clarity, speed and professionalism: please forget Tulp Hypotheken.
