I'm not the type to leave bad reviews, and I already feel guilty about this, but I hope I can prevent someone else from experiencing the same situation. I will go into more detail below, but briefly: poor advice from TWM has cost me at least €50,000, and the situation is still ongoing. I engaged TWM in 2021 to help me with purchasing a house. If I had written a review then, it would have received 5 stars. The real estate agent I worked with was exceptionally helpful and communicative. As an expat, I felt very reassured. Ultimately, I started looking for properties in the Zaanstad area. TWM informed me that this wasn't their primary working area, but that they could help me here without a problem. Houses in Zaanstad of a certain age are known to require foundation repairs, and it was made clear to me from the beginning that I couldn’t afford foundation repairs and therefore had to avoid buying a house where this was needed. Eventually, I found a property nearby that I really liked... but the house was slightly tilted, which again pointed to foundation problems. I raised this with the real estate agent, who said there was no particular reason for concern, but that a structural survey would give us more clarity. The structural survey was carried out by an inspector recommended by the real estate agent. In the report, he stated that there didn't appear to be any specific reasons for concern regarding the foundation; the house was naturally tilted, but he hadn’t noticed anything abnormal. He also indicated that a specific foundation report could tell us more, but he didn't deem it necessary. I contacted the real estate agent again and asked for reassurance about the foundation issue. Again, I was told there was no reason for concern. I asked the real estate agent about a suitable offer on the house, and he approved the bid I wanted to make, as it was a good offer. Everything went well, I bought the house and moved in. Subsequently, my situation unexpectedly changed and by the end of 2023, it became clear that I would be moving out of the Netherlands. I knew the timeframe would be quite short, so I hoped I would break even with the sale of the house. I contacted TWM again to arrange the sale, as I had previously had such positive experiences with them. Then it became clear that the advice they gave me when purchasing the house was poor. As soon as we tried to sell the house, every potential buyer mentioned problems with the foundation. What was 'no problem' became the reason why nobody wanted to buy the house... and since I only lived in it for two years (November 2021-November 2023), I can hardly imagine that the foundation has deteriorated from 'no cause for concern, perfectly normal' to 'REQUIRES IMMEDIATE RENOVATION' in such a short time. As of this writing, I have had the house on the market for €50,000 less than what I paid for it, and I still can’t get an offer at that amount. This is the minimum amount I can accept and with which I can repay the mortgage; if it's lower, I still have to pay the mortgage. Because TWM seemed so serious and sincere otherwise (hence I still give 2 stars instead of 1), I would like to believe that this was an honest mistake. I’ve spoken with several other real estate agents, and those who did NOT live in Zaanstad seemed to agree with TWM. On paper, they thought the house should be able to be sold for this price without problems. Only a local real estate agent in Zaanstad told me something different. So I suspect that’s because they don’t know the area, and there was no malicious intent involved. That being said, I made the purchase and bid on their recommendation, and hired them to ensure I would pay a fair price, as I don't understand real estate. And I can’t say it was anything other than a failure on their part, even if the mistake was honest. This has derailed my life, and the only loss that TWM suffers is the time it takes to sell the house. That time is probably still covered by their share of the generous offer I initially made on the house, according to their recommendation.

Via via gehoord dat Scholten een goed kantoor is, en dat klopt! We zijn heel snel (binnen drie maanden) en goed aan onze eerste koopwoning geholpen door Frank. Wij zijn erg tevreden over het kantoor. Wat wij bijvoorbeeld fijn vonden is dat er altijd iemand mee gaat, ook op de eerst bezichtiging al, waardoor je als je de woning leuk vindt snel kunt handelen. Verder hebben ze deskundig advies, vragen ze dingen die je zelf nooit had bedacht aan de verkopende partij en stellen ze een duidelijk onderbouwd adviesbod op. Heel fijn ook dat Frank zelfs in de avonden en in het weekend via WhatsApp bereikbaar is voor vragen. Echt een aanrader!

Zeer prettige ervaring met Scholten. We hebben met Jasper samengewerkt om ons huis te vinden. Vanaf het begin was hij heel duidelijk over alles en legde hij gedetailleerd uit hoe het proces werkt. De communicatie was altijd extreem snel en vriendelijk. En als je makelaar die week niet werkt, hebben ze andere makelaars die je snel helpen. We raden dit makelaarskantoor echt aan als je een soepel koopproces zonder problemen wilt. We hoorden van tevoren veel gekke verhalen over de huizenmarkt (bijv. stressvolle last-minute herbiedingen), maar met Scholten was het een heel eenvoudig en rationeel proces, met een goede timing en geen verrassingen. PRIJZEN: Ze werken met een starttarief om je te binden, maar dit zorgt ervoor dat ze alleen werken met mensen die echt zaken willen doen. De prijzen zijn vast en niet gebaseerd op percentages, en voor ons budget betekende dit dat de prijs gelijk was (zelfs goedkoper) dan makelaars die op percentages werken. BESCHIKBAARHEID: Jasper stond ons altijd bij via berichten/bellen, kwam naar alle bezichtigingen en afspraken om ons te ondersteunen en ervoor te zorgen dat we ons begrepen (bijv. bij de notaris) en hielp ons ook met het controleren van alle documenten (woning / VvE / te ondertekenen akten).

Tijdens het proces van de verkoop van mijn appartement ben ik uitstekend begeleid. Richard en zijn collega's waren snel en correct met het beantwoorden van mijn vragen en kwamen met suggesties om de verkoop te realiseren. De samenwerking is prettig verlopen van begin tot eind.

In mijn ogen is het de taak van een makelaar om het koopproces te ontzorgen en soepeler te laten verlopen. Dat is deels wel gebeurd, maar zeker niet in verhouding tot de € 4.500 die ik heb moeten betalen. Een aantal voorbeelden: 1. Bij meerdere bezichtigingen gaf Scholten in eerste instantie aan dat verplaatsen niet mogelijk was, terwijl dat na herhaald navragen uiteindelijk tóch bleek te kunnen. 2. Ik kom zelf uit Zeeland, en het tekenen van het koopcontract vond plaats bij een notaris in Amsterdam. Pas achteraf hoorde ik dat dit ook online had gekund hoewel deze optie ons nooit is voorgelegd. 3. Tijdens de eindinspectie bleek dat de verkopende woningcorporatie de elektra in de berging had verwijderd. Scholten zou dit oppakken, maar na drie weken zonder reactie heb ik zelf een elektricien ingeschakeld. Ook het benodigde contact met de woningcorporatie verliep sneller toen ik dit rechtstreeks i.p.v. via Scholten regelde. Daarnaast werd de eindfactuur aanvankelijk € 500 hoger gepresenteerd dan was afgesproken. Na navraag is dit wel gecorrigeerd, maar dit soort zaken zouden uiteraard meteen correct moeten zijn. Alles bij elkaar heb ik het gevoel dat ik zelf nog vaak achter zaken aan moest zitten die juist door de makelaar geregeld horen te worden. Daardoor heeft de dienstverlening mij in mijn ogen te weinig werk en zorgen uit handen genomen voor de prijs die ervoor gerekend wordt.

Ik zou iedereen deze makelaar aanraden. Fijne begeleiding van Frank bij het gehele proces en mijn appartement is verkocht voor een hele goede prijs

Poor communication and a lack of solution-oriented approach. Our appointment was allegedly cancelled, but I never received an email about this at the usual email address where all contact took place, including the appointment confirmation. It was also claimed that an SMS had been sent, but it cannot be found anywhere. When I expressed my disappointment to Omid and tried to find out where things went wrong, I was told they didn't want to investigate this and that I was simply unlucky. No effort to find a solution. Very disappointing experience, absolutely not recommended!
