Update as of April 20, 2026: ABSURD! They deducted €653 from my deposit of €1480 for a simple cleaning service. They have become so greedy and engaged an expensive cleaning company. Their final inspection report is being overruled by themselves, because they claim more cleaning was needed. This is not acceptable according to the law. The final report was made when we were both physically present. I have escalated the case. The real estate market has been getting worse lately. I hate this company. I feel guilty that I have referred so many colleagues to them. Be not so greedy, Vanderlinden's! I lived in one of their rental apartments in Utrecht, De Kroon. They are so different during the lease period than when you're out. Poor administration, bad service, weak excuses, no response to emails, you can't speak with the responsible team, they just say they will send an email and that's all. In my case, they couldn't find any maintenance issues during the final inspection, only a small amount of lime scale on the bathroom tiles. They wanted this cleaned by a cleaning company, but even after 6 weeks it still hasn't been done. The reason was that there was no tenant who could give them permission to clean, which is not my problem. They have all four keys in their possession and should therefore know how to make a cleaning appointment. The end of the year is approaching, and now they say it can only be expected next year, which in total takes 8 weeks. That's unacceptable, outright ridiculous. They are ignoring their own term of 4-6 weeks for the refund of the deposit. It seems that the tenant has nothing to do with this. I have referred many people to this real estate office, but I am not satisfied with their current behavior. Update after a month - January 28: No progress has been made. The same story: they are trying to get the invoice from the cleaning company. What a weak excuse, bad service. Every company wants to be paid for the work they do, but this cleaning company hasn't submitted an invoice even after completing the job. This is their excuse, which is unacceptable. I'm getting so frustrated and stressed by this moving company. I want my deposit back as soon as possible, I have nothing more to discuss with you! Update of February 3, 2025: they have refunded €756 from the €1480 deposit, which is pure swindling. Attached is a photo of the only comment they made in the final inspection report. How can they deduct €750 from the deposit for cleaning the floor and windows? According to the law, there is no clause that allows this kind of thing. Stay far away from this office. They think we will accept everything and haven't even refunded anything to any other tenant I know of. I will definitely file a complaint about this!
