*Update* Unfortunately, communication has significantly deteriorated. I get the impression that they are not interested in the needs of the tenants, but rather in their own perception, which has nothing to do with what is happening in the neighborhood. For example, there was a break-in in the bike storage area and instead of installing cameras, they are reorganizing the space because they are not satisfied with how the bikes are parked. The repair department is a joke. What's the point of reporting repairs via the TBV account if they do nothing about it? They just say you have to call, and when you call, no one answers.

The communication is simply not there. You usually don't get a response or just a big mouth and they don't solve problems. I've never experienced this before. Just to cry.

Always process repair requests. Take complaints of nuisance seriously and do what they can to protect residents. I had expected that a housing association in the city would be able to provide lower quality than a housing association in a smaller city but the opposite is true.

Good housing corporations are a rarity and TBV is no exception. Tenants are already happy if a friendly plumber actually helps. On their website, which does not meet the legal privacy requirements (cookies cannot be refused), they present a renovation of flat 1 and 2 on Schubertstraat in Tilburg. That means empty pages. Residents who ask questions about the vague renovation plan get no answer at all??? They want to keep the powder dry for the VVE and tenants have no say. Tenants are being pressured to agree without knowing anything about the capacity of solar panels (but the costs?), electrical installation for cooking and hot water. Questions about insulation are also not answered. This smells of fraud if you almost force residents to agree but do not show the legally required fairness. Complaints to the rental committee or legal aid insurance to go to court are obvious steps. What does 70% say if the choice is not justified! TBV, Yet Better Forgotten!

Unfortunately measured with 2 measures. Similar complaints regarding poor glazing, mold due to missing ventilation grilles and overheating that does not disappear at night (above 26 degrees with windows open). Neighbors get new windows, while I was sent packing because it would depend on the residents' behavior. Despite that, it is acknowledged that a mechanical ventilation system without grilles does not work properly, but nothing happens. Cleaning the gutter was apparently done by the landlord last year, however in the more than 2 years that I have been living in the property no one has been here for it. Direct neighbors called the housing corporation and as a result their gutter and mine have now been cleaned, the rest of the neighbors apparently have bad luck. While the weeds are visible half a meter high there.

I have no complaints about you, very satisfied with you except for Orona the lift technicians. Since Monday it has not been working, many times called them but all promises and nothing is being done. Ik beveel dit bureau van harte aan. Ze reageren snel op elk verzoek, de samenwerking verliep soepel en de borg werd op tijd teruggestort.

De eigenaar overtreed wetgeving. Heb een woning gehad waar zij later de eigenaar 'ondersteunde'. Wilde zomaar in mijn woning komen zonder toestemming. Dat is letterlijk overtreding van de wet. Als je dan belt om een afspraak te maken dan zet meneer de eigenaar je in de wacht voor niks. Bijzonder triest dat zo een organisatie mag opereren.

Ernstige schending van privacy en overtreding van wet- én contractuele bepalingen. Het handelen van Wonen-013 is ronduit onacceptabel en juridisch laakbaar. Ondanks dat wij uitdrukkelijk géén toestemming hebben gegeven om onze kamers te betreden, heeft Wonen-013 zich toegang verschaft met een sleutel. Hiermee hebben zij niet alleen onze privacy ernstig geschonden, maar tevens een directe overtreding begaan van artikel 7:211 BW, dat de verhuurder verplicht het huurgenot van de huurder te eerbiedigen en onbelemmerd te laten. Alsof dat nog niet ernstig genoeg is, heeft Wonen-013 ook hun eigen contractuele bepaling volledig genegeerd. In de huurovereenkomst staat expliciet vermeld dat bezichtigingen uitsluitend mogen plaatsvinden tussen 10:00–12:00 uur en 14:00–16:00 uur. Toch sturen zij doodleuk een e-mail waarin bezichtigingen worden aangekondigd tussen 12:00-14:00 uur en 16:00-17:00 uur – buiten hun eigen toegestane tijden. Wij hebben hier direct en correct op gereageerd: we hebben per e-mail aangegeven dat dit tijdstip ons niet schikt, dat wij wegens lessen aan de universiteit niet aanwezig konden zijn, en dat wij onze kamers niet onbeheerd wilden achterlaten. In diezelfde e-mail hebben wij bovendien duidelijk géén toestemming gegeven voor het betreden van onze kamers. Deze reactie is volledig genegeerd. Er is nooit op geantwoord, laat staan dat er een nieuwe afspraak is gemaakt. Desondanks zijn Wonen-013 en de huurbaas zonder enig overleg en zonder toestemming met een loper binnengekomen. Een huisgenoot, die bewust aanwezig bleef om dit te controleren, heeft dit bevestigd en ze op heterdaad betrapt. Dit is een flagrante inbreuk op onze privacy, het huurrecht en het vertrouwen dat huurders in hun beheerder moeten kunnen hebben. Het vertrouwen in Wonen-013 is hiermee volledig en onherstelbaar geschaad. De communicatie is structureel slecht. Hoewel her en der gereageerd wordt op berichten, werd deze compleet voor genegeerd. Daarnaast handelt men eigenmachtig – alsof huurders geen enkel recht hebben op hun eigen woonruimte. Wonen-013 heeft op grove wijze het vertrouwen, de wet en hun eigen contract geschonden. Wij hoopten dat dit de enige klachten waren. Helaas blijkt het tegendeel bewezen. Zo moet je als huurder verplicht een account aanmaken op ''Bloxs''. Dit account kost je €121. Hier kun je meldingen maken van bijvoorbeeld lekkages of materiaal dat stuk is zoals een oven of een lamp. Nadat je een melding maakt, duurt het langer dan 3 maanden voordat je een reactie krijgt en in een aantal gevallen wordt het zelfs als ''afgerond'' aangemerkt in het systeem, maar is er in werkelijkheid niks gebeurd. Wij zitten inmiddels al met een lekkage sinds april en een kapotte lamp en oven voor 2/3 maanden. Hier betaal je dan €121 voor.... Daarnaast wordt de telefoon niet opgenomen en zijn ze na 13:00 uur niet meer telefonisch bereikbaar. Volgens de website zijn ze echter tot 14:30 uur geopend. Verder worden mails naar de verkeerde huurders verstuurd zonder dat je hier in het begin kennis van hebt. Je denkt dat de beschuldiging voor jou als ontvangende bedoeld is. Echter na acht keer proberen telefonisch contact op te zoeken, bleek dat de mail voor de buren bedoeld was...

Ik dacht ik hou me in maar nu ben ik het wel zat. Huurcontract staat 013vastgoed bv De ene adres is koestraat andere is bredaseweg. Wij betaalden €1000 per maand voor een antikraak woning want absoluut niet kan. Dan trekt er een Poolse dealer in maar niets geen brief van gemeente dat hij zich in zou hebben Ingeschreven. Maar wij betalen wel gas en licht ook voor hem. Ik ben hoog zwanger en gelukkig op tijd een nieuwe woning gevonden. En dan puntje bij paaltje moeten wij de sleutels inleveren bij een hele andere woning firma. Misschien ga ik toch maar nog even de huurcommissie inschakelen kijken want dit is zwaar illegaal en strafbaar.

Pure oplichters. Ik had een bezichtiging geboekt voor die dag, en hoewel ik op tijd aankwam, was er niemand om me op te halen. Ik klopte op de deur en belde aan, maar er kwam nog steeds niemand naar buiten. Ik stuurde een e-mail en belde ze op om te vragen wat er aan de hand was, en zoals je al geraden had, nog steeds geen reactie. Uiteindelijk, na nog een paar keer aanbellen, kwam er een willekeurige man uit het appartement die me vroeg wat ik wilde. Ik zei dat ik hier was voor de bezichtiging, waarop hij antwoordde: "Ga weg, ik heb het hele huis al voor mezelf gehuurd." Geen klantenservice, geen communicatie en gewoon onprofessioneel, vermijd dit alsjeblieft.

❗️Boek nooit bij hen. Vreselijke klantenservice. Er is constant sprake van miscommunicatie binnen het team, waardoor een huurder gedwongen werd te vertrekken, ondanks de belofte van contractverlenging. Ze beloven je een contractverlenging en tekenen tegelijkertijd een huurcontract met iemand anders, waardoor je gestrand en feitelijk dakloos achterblijft in een crisis op de huizenmarkt. Vermijd ze koste wat kost.

Dit is niet de plek om te huren als je waarde hecht aan veiligheid. Ze houden de woning lang te huur en zetten je er in principe uit als ze iemand vinden waar ze meer winst uit kunnen halen. Zelfs als je je contract verlengt, komen potentiële nieuwe huurders constant langs voor bezichtigingen en betreden ze je privéruimtes. Geen privacy en constante angst om dakloos te worden, omdat het makelaarskantoor winst boven alles stelt.

Oplichters zijn het ! Ik ben een lidmaatschap aangegaan met de intentie om te kunnen reageeen op woningen. Echter na de aanmaak van de lidmaatschap, stonden er alleen maar woningen die verhuurd zijn en was geen nieuwe woningaanbod te zien. Ze misleiden je met valse informatie over woningen en als je eenmaal lidmaatschap aanmaakt dan betaal je voor niks en verdienen hun gratis geld. Als je ze mailt met dat je jouw geld terug wil binnen 14 dagen opzegtermijn, weigeren ze dit en geven ze aan dat er wel woningen zijn! Dus ik raad iedereen af om met ze in zee te gaan en vooral geen lidmaatschap worden, want ze hebben geen woningaanbod. Dus zonde van je geld!

Een gestructureerd en betrokken team dat zich inzet voor een soepele en efficiënte dienstverlening.

Ik heb altijd een prettige samenwerking gehad met Wonen013. Dit vastgoedbeheerbedrijf staat echt klaar voor haar huurders. Wanneer er iets gerepareerd moest worden, werd dit altijd snel en vakkundig opgelost. De communicatie verliep soepel en vriendelijk, en ik voelde me als huurder altijd serieus genomen. Al met al een fijne ervaring met Wonen013!

Na verlaten van dit pand veel problemen om gelopen, ze luisteren niet naar mijn kant van het verhaal, slechte communicatie!!! Ook mensen op mijn kamer gelaten zonder toestemming. Nu heb ik het probleem dat ik de muur van mijn kamer moet schilderen omdat de nieuwe bewoner dit zelfs na zijn vertrek niet wilt doen, zeer teleurgesteld dat het zo moest gaan

I have had very positive experiences with Kas van de Huisadviseur Tilburg. He responds quickly, thinks along and does what he says. He really tries to meet the customer (tenant of an apartment in Breda) needs and puts himself in the situation and acts accordingly. I have experienced the communication with him as very pleasant.

We were the buying party and thus (unfortunately) had no choice in which real estate agent we ended up facing. Unfortunately, the experience with this agency turned out to be particularly disappointing. The communication was awkward and we often felt pressured to act quickly. They themselves often left us waiting longer for answers. Moreover, the agent was late for all three appointments, once even after he himself had asked if we could come earlier. Also, several information points provided about the property did not match what later turned out to be the case, including the presence of asbestos and the partial absence of roof insulation. This could have caused a lot of trouble for the seller afterwards. As a selling party, I would absolutely not choose this agent. And I also advise others against getting involved with this party.

As a contact person for tenants they are not reachable. They do not answer the phone during opening hours neither in Breda nor in Tilburg. Furthermore it has been multiple times not possible for them to mention the correct address of the apartment in letters. When they do answer the phone they are friendly. The sending of handyman to ensure safety is also difficult replacing a defective smoke detector has now been more than 1 month but each time the promise is made that it will be arranged this weekend or today but so far nothing. The emergency number obtained with much effort does not work another resident had the key broken in the cylinder but there is no one reachable to make sure that you can still enter your house -1

I do not recommend creating an account. They have very serious security problems. Furthermore, you also cannot simply delete your account and must call them and trust that they will do it manually.

Bad developer. Communication is non-existent except when they need something from you. They provide no updates on the status of sold apartments or construction planning. People, including myself who bought an apartment at De Toerist, have been waiting for months for further information.

The housing situation in Tilburg is disastrous, but it will never get so bad that you have to sign a contract with this agency. A few notable events during my stay: - It's October. I moved in July and my deposit has still not been returned (this is against the law; my deposit should be refunded within one month of my departure, and any additional costs incurred during my tenancy can be claimed later, but the deposit may not be withheld for longer than a month). The agency no longer responds. - I had a black mold spot on my ceiling due to a leak for 5 months before the agency did anything about it. It took weeks and weeks before someone came to REPAIR the leak, and then it still took several more months before someone came to remove the mold. As a result, I had to start legal proceedings to get rent reduction. - Staff who can never help you with a problem you are facing. They are incredibly good at getting you to sign contracts but are completely useless afterwards. - The agency has cameras throughout the building but is never able to use them to help tenants find their missing packages. - €1000 rent per month, 2 washing machines and 1 dryer for over 100 tenants, 5 euros for a wash + dry cycle. - Induction cooktops are downright terrible. Paying so much rent for camping equipment in the studio is ridiculous. Read the other reviews and you'll see that I am not the only one who has problems with De Huisadviseur. AVOID AT ALL COSTS

With a heavy heart and great disappointment, I write this review, because my experience with my landlord in Tilburg has been utterly disappointing. The underlying problem? Their complete contempt for the tenants and an obvious attempt to cut costs at the expense of my comfort and well-being. When I moved into this apartment, I was aware of the ongoing housing crisis in Tilburg. I had however hoped for some empathy and humanity from my landlord. I was mistaken. Despite paying a significant amount of € 960 per month, my landlord showed little to no interest in ensuring a pleasant living situation for me. Their biggest blunder came when my contract was about to expire. A considerate landlord would have informed me months in advance, given the ongoing crisis, but the landlord told me only 6 weeks in advance. As a result, I had to frantically look for a new home in an already difficult situation. This contempt for my situation was heartless and unacceptable. The indifference did not stop there. I suffer from chronic back problems, which makes a comfortable and supportive bed necessary. The problem was in the bed itself; it had a manufacturing defect. Even then, they didn't care and wanted to give me a bed of lower quality than what I paid for. My requests for a better bed, given the significant amount I pay in rent, were consistently ignored and brushed aside. All they had to do was invest in a better double bed frame, which would cost them minimally given their income, to guarantee the comfort of their tenant. Instead, they chose to avoid this small expense, making my physical discomfort even worse. In short, this landlord is a textbook example of the negligence and lack of empathy that can turn what should be a safe haven into a constant source of stress. Their actions—or rather, their inaction—showed a clear contempt for the health and well-being of their tenant, as well as a lack of responsibility and professionalism. I strongly advise potential tenants to reconsider their decision before renting from them. This is not the kind of tenant relationship you want to end up in.

Normally, I do not like writing reviews, but I feel compelled to share my experience with this landlord and hopefully prevent others from ending up in a similar situation. I have been living in my current apartment for some time now, and myself along with many other tenants of the building have repeatedly inquired about the duration of our contracts, especially given the severe housing crisis in the Netherlands. Despite these repeated inquiries, the landlord was always vague, leading everyone to believe that we would be able to renew our contracts without unforeseen issues. It came as an unpleasant shock when I was told less than 6 weeks before my contract’s end date that I had to vacate my apartment. This last-minute announcement forced me to search for alternative housing in the midst of a housing shortage, which is not only unfair but also highly stressful. The lack of transparency and clear misrepresentation are not only unjust but outright stressful. Not only was the communication poor, but the blatant disregard for the tenant’s situation speaks to a serious lack of empathy and professionalism on the part of the office. A landlord's ethics should encompass honesty, transparency, and engagement, all of which I missed in my dealings with this landlord. Therefore, I strongly urge potential tenants to be cautious before renting from them. It is unfortunate that a situation that started so promisingly ended up being such a disappointment and unnecessary stress. That is why I can only give one star, reflecting my bitter experience with this landlord.

Don't rent from Rotsvast! I've been reporting repairs for 1.5 years and nothing, or almost nothing, is being done. There was one time a technician came by to check, but unfortunately, nothing else has been resolved. Afterwards, all the reports in Rotsvast's system are marked as 'resolved'. After 1.5 years of reporting, I've given up. When I indicate that I feel not heard and harassed, I get a standard email with the conditions for termination. When you call, you get some indifferent person on the phone who mainly indicates that it's not their problem and you're referred back to the portal. All in all; impersonal, impossible, houses falling apart and terrible communication.

Very bad real estate agent and especially Edwin. They are scammers. Don't go into business with them. I have been unable to get my deposit back for more than 2 months. I paid in cash. They charge service fees but there is not a single mention of service. I rented Kortgenestraat 65 in Tilburg, which was completely ruined and I completely renovated it, yet I still can't get my deposit back from these scammers.

Giving your word means nothing anymore. A verbal agreement and an offer on a house to then chase away another buyer. Sad.

Shocking and unfair rental company. This company treats tenants terribly, especially foreigners are treated unfairly and disrespectfully. Their behavior is unethical and completely unprofessional. They refuse to return my deposit and breach the lease agreement. Instead of abiding by the contract, they make false accusations and claim that I damaged a window. This accusation is absurd and untrue. The reality is that they entered the apartment without my permission and installed a decorative panel that blocks the window. Now they are trying to blame me for a problem that was entirely caused by their own actions. How low can a company go to avoid having to return the deposit? This feels like a deliberate attempt to shift responsibility and take advantage of tenants. I strongly advise others not to get involved with this company. Do not rent from them, unless you want to be treated unfairly and lose your money.

The service costs are mega high but no service is provided.

On April 30th, I left the property and left it in good condition, which was also confirmed in the final report. There were no special circumstances or damages. I was assured that the deposit would be refunded before the end of May. Today is June 6th, and there's still nothing on my account. Moreover, I also have to consider the weekend and Whitsun Monday (June 10th), which causes everything to be delayed even further. I find it abnormal that agreements are not being kept. The reverse would also not be accepted – for example, if I had paid my rent two weeks late, that would have immediate consequences. What makes this extra frustrating is the way of communication. On my emails, I only get a short and blunt answer occasionally. At first it was said that I should 'have patience', later even it was stated that it's 'a pity that I make assumptions that it won't be handled properly'. I find that, to say the least, very peculiar, because it simply isn't being handled properly. A clear plan or confirmation of when the deposit will actually be refunded, is still not present. All this gives a very unprofessional impression.

They are scammers. The worst car rental company ever. They just deducted 500 euros from my account without any explanation and without an invoice. Never get involved with them. And they illegally remove reviews from Google.

Very, very bad service. People are kept on hold for too long. Borg is paid back way too late despite the law Communication=nul. Even the manager doesn't react to anything and thinks himself untouchable. A disgrace. If I could give zero stars, I would do that!

Menno van Rotsvast was super helpful in finding a suitable home for my nephew who was moving to Tilburg. Went all the way to help us and managed to place him in an affordable home in this difficult market. A breath of fresh air compared to other companies. Really top!

Their information and reports are not in order. During the rental period they think with you but as soon as the rent is terminated and you are waiting for your money, they do nothing more for you.

I had a very good experience with Rotsvast and would certainly use their services again. After I returned the house in good condition and without any problems, I received my deposit back the same day. They were quick and helpful and I was very satisfied with the result. I would like to thank Edwin for helping me so kindly to get my deposit back so quickly.

At Rotsvast you had to meet 10001 conditions in the contract, if you are going to get married they would like to know that and you have to promise that your wife does not come to live with you. In addition, they want you to make a deposit of one month's rent with the intent declaration without knowing what conditions you agree to in the contract (and you can't go back anymore once you have made the deposit). It is possible, but then you are losing your deposit... The viewing was positive, but the way of doing business afterwards gave me a bad feeling combined with reviews online. I know that housing need is high, but I would say hold on a bit longer... Not with Rotsvast.. ;-)
