Caroline van Van Dam makelaars heeft ons geholpen een ingewikkelde puzzel te leggen met de aankoop van twee nieuwe woningen en de verkoop van onze oude woning. 9+real estate agents helped us well with the sale of our house. Received a clear price range in the first conversation. The home stylist gave us useful tips. The photographer was skilled and took beautiful photos. It took 1 week before we received the brochure. We did have to chase it up ourselves to get the property listed on Funda on the day we chose and were advised (negative point). Just before the property went live on Funda, the selling price was only determined, which in our opinion could have happened a bit earlier. We received a clear report from each viewing. The bidding process was exciting but we still got a good offer. All in all, a good real estate agent.

11-2-‘25 an email sent to receive an information brochure for a liveaboard in Rotterdam. Unfortunately, still nothing received. Also called, no response. Apparently you don't want to sell, nice if you have your real estate office as the selling party. You'll be far from happy! Tip, buy nothing here and especially don't sell via this real estate agent! Feel free to look further and save your time and give your money to someone else.

The website looks inviting and well-maintained, but in practice there is still some room for improvement. From very close up I experienced that Wessel is not proactive, communicates poorly (e.g., the client had to find out afterwards that someone else had already made an offer, which only became clear after the client finally called themselves after waiting a long time) and works with assumptions ('I thought you would know' yes how then, if your purchasing broker does not inform you??). Subsequently sending an invoice for ?? 1 Being present once at the appraisal and travel costs are well paid. Better informing and maintaining more frequent/faster contact with clients seems to me a learning point.

I paid a significant amount to have the rental and management of my apartment handled, but they did not manage my tenants and I was bothered by the tenants for every trivial thing. I paid another year of service in October (about €700) and when the tenants left in June (this was still within the period of the pre-paid year service and the costs for the final inspection were already included in the rent price), he simply did not handle it. The keys were thrown by the tenants into the mailbox, he does not respond to emails, the apartment was left dirty, the expensive floor was damaged and he never came for an inspection. I have no idea what I paid for. In one and a half years time I probably spent more than €3000 and they did not comply with their agreements in the contracts. There are many other real estate agencies in the area, avoid this one.

I want to warn about these people. These people have abused their position of trust as a rental agent by completely misleading me as a customer, withholding relevant information, and violating professional and ethical codes of conduct. First they (Joke) inspire confidence through proper behavior and then they switch to another pattern. This behavior is offering the property entrusted to them for far too low prices, they claim it's market-conform, they say these rental prices are due to falling purchase prices, while in reality rental prices in the Netherlands and the Utrecht region continued to rise. In the meantime, they also requested commission fees from the tenants. Which they admit and of which there is proof. In this way, they can enrich themselves at the expense of the landlord and make little effort to rent out properties. If you live temporarily abroad or elsewhere in the Netherlands with a busy job, you are not able to do your own market research on rental prices yourself. And that can only be done afterwards, many years later. Then it turns out that the damage is tens of thousands of euros. These people must be prevented from operating in this market. If you complain, you are intimidated by Taco who wants to mislead you again with false arguments, they would act completely market-conform, about the true nature of their practices. Recovering the suffered damages is almost impossible. They say that you have signed anyway. But that was due to their systematic deception which led you into their trap. There are other and legal words for this behavior.
