I am deeply disappointed in Verstegenmakelaars due to their unethical practices. We made an offer of €450,000 on a house with an asking price of €425,000, subject to financing (<50% purchase amount), to stay within the NHG limit for lower interest rates. Initially, our offer was well-received and we were told that we had a good position. But on the last day, suddenly there came an offer of €458,500 without any conditions, and we were pressured to match it and drop our condition. This felt like pure manipulation to drive up the price. Even worse: when I indicated that €450,000 was my maximum due to the NHG limit, they suggested setting the selling price on paper at €450,000 and paying the rest ‘under the table’ to the sellers. This is not only unprofessional but smells of illegal practices. Additionally, the secretary said: 'If you back out now, the sellers will still have some extra money.' Thanks a lot Anja! Such behavior is unacceptable and plays with the emotions of buyers. We withdrew our offer because buying a house without any conditions was not feasible for us. We are going to check the selling price via the Kadaster to see what the house actually brought in. Do not do business with this real estate agent! Deeply sad. You will probably come up with a response that this story is not true, but everything is written as it happened, nothing has been fabricated except for their fairy tale stories to keep you on the hook.
