When we bought a house they said that we would get priority if we saw another house with a purchase agent. We have reacted 3 times to 3 different houses and each time we are not among them. We would like to move to this area. And took a house with 2 bedrooms for 2 children now we react every time to a larger house with more bedrooms. And we are not among them each time. So it's just lying, if we say this they say that tenants get priority from vidomes not buyers of vidomes. I wish I had recorded it when they said it at the signing of our purchase agreement.

My experience with this realtor was downright frustrating. The property I rent has several defects, and despite repeated calls, I received hardly any response. What was even worse: work was carried out without any prior notice. Scaffolding suddenly appeared, entire teams with drills were busy all day long, and I was not informed at all. I was even informed about the work by a construction worker himself, after confronting him at the door! This gentleman indicated that these works could take months. Not exactly professional from the rental company! When I called the landlord about this, I was told that the person responsible for communication was on vacation. This kind of lack of communication and organization is unacceptable. My advice: absolutely do not rent here, unless you have a fondness for stress, chaos, and totally unprofessional handling.

When we were the only ones who made an offer, they tried to get us to raise the price. While this was happening, time ran out and we placed a bid on another house. Eventually, when they said they would ask the owner again if we would raise the price, we waited for another bid. If that wasn't accepted, we might accept it. The next response we received was: 'We don’t want to be your second choice, negotiations are closed.' :) Normally you accept the offer or not, you can’t make us wait for a higher price and expect us to not look at other houses in the meantime. When the bids were announced, I saw that you had received another person’s bid on the day they said negotiations were closed. What a coincidence! It would have been more honorable to say openly: 'We received a higher offer, we accept it' than this nonsense.

Had a lot of problems with this company. Appointments that are not kept. Everything with a lawyer and rental committee must be arranged. They say that if you get a home and something needs to be replaced, they will arrange it. Now keep in mind that if you want them to actually do it, you have to chase after them otherwise it just won't happen. I had to wait 3 months for a new oven because it was already broken and very dirty upon delivery. Also, they ask for a much too high rent than is legally allowed. Together with my lawyer, we opened a case with the rental committee for a rent reduction and I also won that! Now again, I've been waiting for a month for the 2022 settlement because I pay a monthly advance payment for heating costs. Via email contact has confirmed that they have received it but that the statement is incorrect because 20 days must be deducted because I only moved in on January 21st. That’s perfectly fine, but now I hear nothing more and they don't keep you informed either. Now I have submitted a request to the rental committee, because I already know that it will take months before I see anything.

Except for a few skilled employees – mainly Jolanda - I have not had good experiences with this company. Perhaps the experiences with real estate sales are better, but the rental property management of De Bruyn and Tak leaves much to be desired! Being able to stay in your own home for only 3 months out of 2 years is no fun. This is due to the fact that the building has serious maintenance deficiencies. In my opinion, De Bruyn and Tak did not take these defects seriously from day one and barely tried to remedy them. Due to the lack of repairs and various dangerous situations in and around the property, I give up after 2 years. It feels like I've been bullied out of my home! Renting from De Bruyn and Tak? Be prepared for the necessary things. This is what fellow residents and I have seen pass by: Collapsing balcony railings, collapsing ceilings, leaking roofs, black mold, asbestos particles in the house, sparking fuse boxes due to leaks, power outages, months without shower facilities, months without heating, bedroom without insulation. In my experience, De Bruyn and Tak (apart from a bathroom and central heating system) hardly addresses deferred maintenance thoroughly and in a logical order. Temporary solutions that usually last for a few weeks before you are back to square one with the same problems. The renovated bathroom caused leaks again after weeks, and the replaced ceiling was dilapidated within days. De Bruyn and Tak Property Management: • Rent out properties that are in poor condition and uninhabitable, and leave tenants living in a ruin for years. • Do not answer emails about serious maintenance deficiencies or only after months. • Leave requests and questions from tenants unanswered. • Can only be moved to address deferred maintenance with force from municipal authorities, lawyers and the Rental Committee. • Do not remedy deferred maintenance properly, completely and/or in a temporary way. • Hire contractors who fail to carry out asbestos surveys prior to repair work and file demolition notices with the municipality. • Hire contractors who have asbestos removed by unqualified personnel, and expose tenants to health risks as a result. • Do not keep appointments made or do so long after an acceptable time frame. • Are unprofessional in their statements to tenants on the phone. • Have no ear for personal circumstances that have arisen due to living in an uninhabitable home. • Claim to want to commit to regaining the trust of tenants but act contrary to it. Still renting a property through De Bruyn and Tak? • Bring someone with construction knowledge with you during the viewing. • Inspect the property and common areas thoroughly! • Investigate whether there are hidden defects. Check the balcony, above any lowered ceilings, in meter and storage rooms. • Inspect the walls and ensure that all facilities in the property work properly. • Talk to your potential future neighbors in the building about the history of the building. They can inform you about things that the owner and manager would prefer to keep hidden. Are you renting or do you want to rent from De Bruyn and Tak? • Keep all correspondence. • Do not be brushed off with promises to remedy maintenance deficiencies. Take action immediately! • Immediately involve your municipality and the Rental Committee when discovering maintenance deficiencies.

What terrible service. Last year I rented a property through this real estate agent. I have now been waiting for 1.5 months for my deposit, which I should have received already. I am very disappointed in this real estate agent. During the final inspection everything was approved after which I would receive my deposit back, recently they wanted to withhold my deposit to replace an old product in the property, after it had already been approved. Besides all of this, I find the communication from the real estate agent very lax. I am very sorry about this and hope to receive my deposit back soon.
