Do not work with Nieuw Amsterdams Huys if you want to buy a home and expect a supportive approach and thorough due diligence. The purpose of hiring a buyer's agent is that a reliable person protects your interests when purchasing a property. For me, this means support in finding a property, assessing it, making a suitable offer, and informing about potential problems with the property itself (reviewing paperwork, etc.). You would expect all of this to also be supported by good and timely communication, especially in a heated market like the current one. Nieuw Amsterdams Huys failed on all fronts. From the beginning of my search, I only received one apartment from the team; the rest I found myself on Funda. Not necessarily a problem, but it didn't offer any real added value regarding priority for viewings, because some viewings were scheduled too late and the apartment was already sold before I could view it. The communication was also poor. Both Joris and Bas went on vacation for two weeks shortly after their collaboration without properly informing me. During that period, I visited apartments myself and missed two bidding opportunities because the team couldn't review the paperwork/apartments in time. The cherry on top was when I saw a property I was interested in and asked Bas for more information. He let me know that there were no clear red flags and advised me to make an offer of about 15% above the asking price. I didn’t listen, and my bid of about 10% was accepted. This was already a clear mistake that could have cost me thousands of euros extra. At that point, I insisted on a check of the due diligence investigation, while repeatedly being told that everything was fine and that I shouldn't worry about it. When I asked for additional information about the VVE (homeowners association) of the building, I only received general answers (and not to all questions), until I requested the documents in Dutch and discovered extra costs and problems with the building within 10 minutes after reviewing them with Google Translate, which Bas had not checked (or, as he himself said, 'didn't pay much attention to'). The technical inspection confirmed those findings and brought more to light (including a leaking ceiling, high humidity, rotten wooden beams), and even then I received the answer that it was in good condition, without any support to represent me and negotiate in my favor (for which I ultimately paid the costs). Overall, I felt like a burden for asking questions and almost forced to rush and overlook potential defects, purely for a quick purchase, which wasn't aligned with my interests, but clearly with those of Nieuw Amsterdams Huys.
