I advise against buying a house through Nieuw Amsterdam Huys, as we are not satisfied with the guidance they provided us as expats throughout the entire process. They misled us when we (simply) heavily relied on them for identifying issues with the apartments, due diligence, bidding advice, and securing the best deal possible. Buying a home is one of the most important financial and emotional decisions that is already stressful in the overheated market. Therefore, it is EXTREMELY IMPORTANT to have a good and reliable real estate agent. I understand that we also made mistakes due to lack of understanding in a new country and blindly trusted the agent. But I hope no one else makes the same mistake as us.

I would absolutely avoid them if you're looking for an honest, competent and reliable real estate agent, especially if you're an expat. They do the absolute minimum to earn their hefty commission as quickly as possible, exploiting your lack of knowledge about the local market. Their only strategy is to get their clients to bid as high as possible, regardless of the actual market value of the house. We bought an apartment in Amsterdam 7 months ago with Joris as our agent. We are writing this review now because we have realized a lot of things afterwards and now know which factors influence house prices in the Netherlands. Moreover, we initially wanted to give them the benefit of the doubt. We can now say that we absolutely regret our decision to work with Joris, due to: 1. They did not offer any relevant property during the entire search process and didn't show us properties early on. Worse still, they kept suggesting properties that clearly did not meet our criteria and were far from our desired neighborhoods. 2. They advised us to bid on properties despite clear flaws, and that with a significantly higher offer. According to them, all other properties were 'very nice'. Note well, we had no rush and made that clear from the beginning. 3. They did not explain how they arrived at a suggested offer and how factors such as the land tax status, energy labels, renovations etc. were taken into account in their offer. 4. After we won the bid, there was clearly a rush from Joris to close the deal. The technical inspection was scheduled on the day we were leaving for a two-week vacation, which meant that we could hardly be there, nor could Joris, and many crucial issues were in bad condition and therefore overlooked. Things that later cost us a lot of money to repair. 5. No negotiation was proposed or attempted, not even after the technical inspection where some problems came to light. We didn't know if that was even possible; but good agents do know that. 6. Poor checking and research of documents (such as MJOP). At the last moment it was discovered that the VVE reserve fund was in reality only a quarter of the originally stated amount and not sufficient to cover the planned maintenance and repairs. I could see and understand this (although a bit late), despite having just arrived in the country. It proves that they are not competent enough. 7. Most of our concerns were downplayed with typical sales pitches - concerns such as the disadvantages of a large VVE with one social housing association that owns most apartments and the impact thereof on the value/demand for apartments. 8. All our doubts and concerns were confirmed by the bid book (after the sale was closed) - there were hardly any bids, with ours being significantly higher than the second-highest bid and so far the highest price per m² for a comparable apartment in our neighborhood. Our excessive dependence on an agent was our mistake, we admit that, but worse were Joris's sales pitches again, such as 'your offer will only lead to further price increases in this area, so you don't need to worry'; 'you would lose that extra money anyway within the shortest time through rent' and 'many bids are received by e-mail and phone and do not end up in the bid book'. In this way, we have, unconsciously and unintentionally, further contributed to this housing crisis, something that we absolutely do not feel good about. These are exactly the kind of agents you should avoid and people warn against. I have written this long and detailed review so that no one has to go through this bitter and stressful experience when buying their first home, as we did. Please invest in a more competent agent (if it really has to be one) who puts the client's interests first. Most of the positive reviews about them on Google seem doubtful, especially for a sales agent, which might be the easiest job in Amsterdam given the housing crisis.

Do not work with Nieuw Amsterdams Huys if you want to buy a house and expect an supportive approach and thorough due diligence. The purpose of engaging a real estate agent is that a reliable person will represent your interests when buying a house. For me, this means support in finding a house, assessing it, making an appropriate offer and informing about possible problems with the house itself (going through paperwork, etc.). You would expect that all of this is also supported by good and timely communication, especially in a heated market like the current one. Nieuw Amsterdams Huys failed on all fronts. From the beginning of my search, I only received one apartment from the team; the rest I found myself on Funda. On its own no problem, but it did not offer any real added value in terms of priority for viewings, because some viewings were planned too late and the apartment was already sold before I could see it. The communication was also bad. Both Joris and Bas went on vacation for two weeks shortly after their collaboration without properly informing me. During that time, I visited apartments myself and missed two bidding opportunities because the team was not able to go through the paperwork/apartment in time. The cherry on top was when I saw a house that interested me and asked Bas for more information. He said there were no clear red flags and advised to make an offer of about 15% above the asking price. I did not listen and my offer of about 10% was accepted. This was already a clear mistake that could have cost me thousands of euros extra. At that moment I insisted on checking the due diligence research, while I repeatedly heard that everything was fine and that I should not even think about it. When I asked for additional information about the VVE of the building, I only got general answers (and not to all questions), until I asked for the documents in Dutch and within 10 minutes, after having gone through them with Google Translate, I discovered extra costs and problems with the building that Bas had not checked (or, as he himself said, 'which he did not pay much attention to'). The technical inspection confirmed these findings and revealed more (including a leaking ceiling, high air humidity, rotting wooden beams), and even then I got the answer that the building was in good condition, without any support to represent me and negotiate in my favor (which I ultimately paid for). Overall, I felt like a burden to ask questions and almost forced to speed up and overlook possible defects, purely and solely for a quick purchase, which was not in line with my interests, but clearly with those of Nieuw Amsterdams Huys.

For the 2nd time we rented out our home through Nieuw Amsterdams Huys. Super satisfied with the speed of response, scheduling conversations and especially the handling of drafting the contract. In the end, I had to negotiate with the seller and the notary, depending on my interests. So far, the most crucial details negotiated by the real estate agent have not been carried out by the seller and I am dealing with that. I worked with Bas on the purchase of an apartment. I wanted to complete this as quickly as possible and Bas helped me with that. He accompanied me during the viewings of various apartments that I wanted to see within two days and made sure that all steps (notary, structural inspection, valuation) went smoothly. He was also honest and helpful during the bidding process (which is probably the most difficult part). The only point that could be improved: the communication regarding scheduling appointments was not always efficient (a few times I had to adjust my schedule and I would have preferred that my availability was considered before scheduling the appointment). But I understand that it is difficult to make such appointments and this was not an issue for very important appointments or if I had a tight deadline.
