Bas is a very involved, enthusiastic and friendly real estate agent. During our search, he always thought along with our wishes and brought in his team's current market knowledge. It is not recommended to buy a house through Nieuw Amsterdam Huys, as we are not happy with the guidance we received as expats throughout the entire process. They misled us when we (naively) heavily relied on them to point out problems in the apartments, due diligence, assistance with bids, and obtaining the best possible deal for us. Buying a house is one of the most important financial and emotional decisions that are already stressful in the heated market. Therefore, having a good and reliable real estate agent is EXTREMELY IMPORTANT. I understand that we made quite a few mistakes due to a lack of understanding in a new country and blindly trusted the realtor for everything. But I hope no one else makes the same mistake as we did.

Stay far away if you are looking for an honest, expert and reliable buyer's agent, especially if you are an expat. They will do the absolute minimum and exploit your lack of knowledge of the local market to earn their high commission as quickly as possible. Their only strategy is to get their clients to bid as high as possible, regardless of the actual market value of the house. Bought an apartment 7 months ago in Amsterdam with Joris as our agent. We are only writing this review now because we realized many things afterwards and have gained knowledge about factors that currently influence property values in the Netherlands, and also because we initially wanted to give them the benefit of the doubt. Can say that we absolutely regret our decision to work with Joris due to: 1. Did not offer any relevant listings during the entire search process, nor any early access. Worse still, we were presented with properties that clearly did not meet our criteria and were far from our preferred areas. 2. Would advise us to make bids on properties despite obvious problems, and with a significant overbid. Every other property was according to them “very nice”. Note that we weren't in a hurry and made this clear from the beginning. 3. Did not explain how they arrived at a suggestive bid and how factors such as ground lease status, energy labels, renovations etc. were taken into account in the recommended bid. 4. After winning the bid, there was a clear rush from Joris to close the deal. The technical inspection was scheduled for the day we left for a two-week vacation; we could barely be present, Joris was also not present and many critical issues were missed due to this. Things that later cost us a lot of money to repair. 5. No negotiation was proposed or attempted, even after a technical inspection relating to some of these issues. We didn't know if that was even possible; but good agents do. 6. Poor assessment and review of documents (such as MJOP). At the last moment it turned out that the VVE reserve fund actually amounted to 1/4th of the originally stated amount and was not sufficient to cover upcoming planned maintenance and repairs. I was able to recognize and understand this (although a bit late), despite being very new to the country. Proves they are not competent enough. 7. We underestimated most of our concerns with typical sales talk – concerns such as the downside of a large VVE where one social housing corporation owns most of the apartments, and its impact on the value/demand for apartments. 8. All our doubts and concerns were confirmed in the bidding book (after the sale was closed) - hardly any bids, ours being significantly higher than the second highest bid and to date the highest m2 price for a similar apartment in our neighborhood. Our over-reliance on an agent was our fault; we accept it, but worse were Joris's repeated resale excuses, the worst of which was: 'your bid will only lead to further price increases in this area, so you don’t have to worry'; “That extra money for rent you would have thrown away anyway” and “many bids come in via email and phone and do not end up in the bidding book”. So unknowingly and unintentionally we contributed further to this housing crisis where we don't feel good at all. This is truly exactly the kind of agents you should avoid and people warn against. I only wrote this long and detailed review so that no one has to experience this bitter and stressful experience when buying their first home, as we did. Please put your money towards a more competent agent (if absolutely necessary) who prioritizes the client's interests. Most of the good reviews for them on Google seem questionable and also for a sales agent, which given the housing crisis is probably the easiest job in Amsterdam.

Avoid collaborating with Nieuw Amsterdams Huys if you want to buy a home and expect a supportive approach and thorough due diligence. The purpose of hiring a buyer's agent is that you have a reliable person who protects your interests when purchasing a property. For me, this boils down to support in finding a property, assessing it, making a suitable offer, and being informed about any problems with the property itself (reviewing paperwork etc.). You would expect all of this to be underpinned by good and timely communication, especially in a heated market like the current one. Nieuw Amsterdams Huys failed on all fronts. After searching, I only received one apartment from the team; the rest I found myself on Funda. Not necessarily a problem, but there was no real added value when it came to obtaining priority for viewings etc. Some viewings were scheduled too late and the flat was sold before they could be visited. The communication was also poor. Both Joris and Bas went on vacation for two weeks shortly after starting to work together without properly informing me. During that period, I visited apartments myself and missed two opportunities to bid because the team was unable to promptly investigate the paperwork/flats. The icing on the cake came when I saw a property I was interested in and asked Bas for more information. He stated that there were no glaring red flags and advised a bidding price of approximately 15% above the asking price. I didn't listen, and my bid of around 10% was accepted. This was already a clear mistake that could have cost me thousands of euros extra. At that point, I insisted on a review of the due diligence, while repeatedly being told that everything was fine and that I shouldn’t worry about it. When I asked for additional information about the VVE (homeowners association) of the building, I only received high-level answers (and not to all questions), until I requested the documents in Dutch and within 10 minutes after reviewing them with Google Translate, uncovered extra costs and problems with the building that Bas had not assessed (or used his own words “didn’t pay much attention to”). The technical inspection supported these findings and revealed even more (including a leaking ceiling, high humidity, rotting wooden beams), and even at this point I received the response that it was in good condition, without any support to represent me - negotiate in my favor (where I ultimately paid the fee for). Overall, I noticed that I felt like I was a burden for asking questions and almost forced to rush and overlook potential shortcomings, solely for the sake of a quick purchase, which was not in line with my interests but very clearly with those of Nieuw Amsterdams Huys.

For the 2nd time we rented out our home through Nieuw Amsterdams Huys. Super satisfied with the speed of response, scheduling conversations and especially the handling of drafting the contract. Everything automated so that both we and the tenants had everything on paper and signed within 24 hours. Top

Very disappointing experience overall. Recommended by a friend. I paid to hire a broker for the seller. Ultimately, I had to negotiate with the seller and the notary regarding the delivery according to my interests. So far, the most critical details negotiated by the broker have not been executed by the seller and I am dealing with it. I must also mention that I found the property I purchased myself and needed help from a broker for the bidding, negotiation, and delivery process (excluding bank matters). I worked with Bas to buy an apartment. I wanted to get this done as quickly as possible and Bas helped me with this. He guided me in viewing various apartments that I wanted to view within two days, and also helped all the steps (notary, technical inspection, appraiser) run smoothly. He was also honest and helpful during the bidding process (which is probably the most difficult). The only thing that could be improved: the communication for making appointments was not always efficient (a few times I had to reschedule things in my planning and I would have preferred that my availability was taken into account before the appointment was made). But I understand that it is difficult to make these appointments, and this wasn't a problem for very important appointments or if I had a hard limitation.
