I advise against buying a house through Nieuw Amsterdam Huys, as we are not satisfied with the guidance they provided us as expats throughout the entire process. They misled us when we (simply) heavily relied on them for identifying issues with the apartments, due diligence, bidding advice, and securing the best deal possible. Buying a home is one of the most important financial and emotional decisions that is already stressful in the overheated market. Therefore, it is EXTREMELY IMPORTANT to have a good and reliable real estate agent. I understand that we also made mistakes due to lack of understanding in a new country and blindly trusted the agent. But I hope no one else makes the same mistake as us.

Ik zou ze absoluut vermijden als je op zoek bent naar een eerlijke, bekwame en betrouwbare aankoopmakelaar, vooral als je een expat bent. Ze doen het absolute minimum en buiten je gebrek aan kennis van de lokale markt uit om zo snel mogelijk hun forse commissie te verdienen. Hun enige strategie is om hun klanten zo hoog mogelijk te laten bieden, ongeacht de werkelijke marktwaarde van het huis. We hebben 7 maanden geleden een appartement in Amsterdam gekocht met Joris als onze makelaar. We schrijven deze recensie nu pas, omdat we achteraf veel dingen beseffen en nu wel weten welke factoren de huizenprijzen in Nederland beïnvloeden. Bovendien wilden we ze in eerste instantie het voordeel van de twijfel geven. We kunnen nu zeggen dat we absoluut spijt hebben van onze beslissing om met Joris samen te werken, vanwege: 1. Ze hebben tijdens het hele zoekproces geen enkele relevante woning aangeboden, noch hebben ze ons vroegtijdig bezichtigd. Erger nog, ze bleven woningen voorstellen die duidelijk niet aan onze criteria voldeden en ver van onze gewenste buurten lagen. 2. Ze adviseerden ons om te bieden op woningen ondanks duidelijke gebreken, en dat met een aanzienlijk hoger bod. Alle andere panden waren volgens hen "erg mooi". Let wel, we hadden geen haast en dat hadden we vanaf het begin duidelijk gemaakt. 3. Ze legden niet uit hoe ze tot een suggestief bod waren gekomen en hoe de erfpachtstatus, energielabels, renovaties etc. in het bod waren meegenomen. 4. Nadat we de bieding hadden gewonnen, was er duidelijk sprake van haast bij Joris om de deal te sluiten. De technische inspectie werd gepland op de dag dat we voor twee weken vakantie vertrokken, waardoor we er nauwelijks bij konden zijn, Joris ook niet, en veel cruciale zaken in slechte staat verkeerden en daardoor over het hoofd werden gezien. Dingen die ons later veel geld kostten om te repareren. 5. Er werd geen onderhandeling voorgesteld of geprobeerd, zelfs niet na de technische inspectie waarbij enkele problemen aan het licht kwamen. We wisten niet of dat überhaupt mogelijk was; maar goede makelaars weten dat wel. 6. Slechte controle en onderzoek van de documenten (zoals MJOP). Op het laatste moment werd ontdekt dat het VVE-reservefonds in werkelijkheid slechts een kwart van het oorspronkelijk vermelde bedrag was en niet voldoende om het geplande onderhoud en de reparaties te dekken. Ik kon dit zien en begrijpen (hoewel een beetje laat), ondanks dat ik nog maar net in het land was. Het bewijst dat ze niet bekwaam genoeg zijn. 7. De meeste van onze zorgen werden gebagatelliseerd met typische verkooppraatjes - zorgen zoals de nadelen van een grote VVE met één sociale woningbouwvereniging die de meeste appartementen bezit, en de impact daarvan op de waarde/vraag naar appartementen. 8. Al onze twijfels en zorgen werden bevestigd door het biedingsboek (nadat de verkoop was afgesloten) - er waren nauwelijks biedingen, waarbij de onze aanzienlijk hoger was dan het op één na hoogste bod en tot nu toe de hoogste prijs per m² voor een vergelijkbaar appartement in onze buurt. Onze overmatige afhankelijkheid van een makelaar was onze fout, dat geven we toe, maar erger waren Joris's wederom verkooppraatjes, zoals "uw bod zal alleen maar leiden tot verdere prijsstijgingen in dit gebied, dus u hoeft zich geen zorgen te maken"; "u zou dat extra geld toch binnen de kortste keren aan huur kwijt zijn" en "veel biedingen worden per e-mail en telefoon ontvangen en komen niet in het biedingsboek terecht". Zo hebben we, onbewust en onbedoeld, verder bijgedragen aan deze woningcrisis, iets waar we ons absoluut niet goed bij voelen. Dit zijn precies het soort makelaars dat je moet vermijden en waar mensen voor waarschuwen. Ik heb deze lange en gedetailleerde recensie geschreven zodat niemand deze bittere en stressvolle ervaring hoeft mee te maken bij de aankoop van hun eerste huis, zoals wij dat hebben gedaan. Investeer alstublieft in een competenter makelaar (als het echt moet) die de belangen van de klant voorop stelt. De meeste positieve recensies over hen op Google lijken twijfelachtig, zeker voor een verkoopmakelaar, wat misschien wel de makkelijkste baan is in Amsterdam gezien de woningcrisis.

Hij gaf advies over de prijs en loodste ons door de complexiteit van een aankoopsysteem dat voor ons als expats die voor het eerst in Nederland een woning kochten, totaal nieuw was. Hij reageerde altijd snel en onderhield contact met de andere dienstverleners, zoals de bank, de notaris en de makelaar van de verkoper. Dankjewel, Willem.

Do not work with Nieuw Amsterdams Huys if you want to buy a house and expect an supportive approach and thorough due diligence. The purpose of engaging a real estate agent is that a reliable person will represent your interests when buying a house. For me, this means support in finding a house, assessing it, making an appropriate offer and informing about possible problems with the house itself (going through paperwork, etc.). You would expect that all of this is also supported by good and timely communication, especially in a heated market like the current one. Nieuw Amsterdams Huys failed on all fronts. From the beginning of my search, I only received one apartment from the team; the rest I found myself on Funda. On its own no problem, but it did not offer any real added value in terms of priority for viewings, because some viewings were planned too late and the apartment was already sold before I could see it. The communication was also bad. Both Joris and Bas went on vacation for two weeks shortly after their collaboration without properly informing me. During that time, I visited apartments myself and missed two bidding opportunities because the team was not able to go through the paperwork/apartment in time. The cherry on top was when I saw a house that interested me and asked Bas for more information. He said there were no clear red flags and advised to make an offer of about 15% above the asking price. I did not listen and my offer of about 10% was accepted. This was already a clear mistake that could have cost me thousands of euros extra. At that moment I insisted on checking the due diligence research, while I repeatedly heard that everything was fine and that I should not even think about it. When I asked for additional information about the VVE of the building, I only got general answers (and not to all questions), until I asked for the documents in Dutch and within 10 minutes, after having gone through them with Google Translate, I discovered extra costs and problems with the building that Bas had not checked (or, as he himself said, 'which he did not pay much attention to'). The technical inspection confirmed these findings and revealed more (including a leaking ceiling, high air humidity, rotting wooden beams), and even then I got the answer that the building was in good condition, without any support to represent me and negotiate in my favor (which I ultimately paid for). Overall, I felt like a burden to ask questions and almost forced to speed up and overlook possible defects, purely and solely for a quick purchase, which was not in line with my interests, but clearly with those of Nieuw Amsterdams Huys.

For the 2nd time we rented out our home through Nieuw Amsterdams Huys. Super satisfied with the speed of response, scheduling conversations and especially the handling of drafting the contract. Overall a very disappointing experience. Recommended by a friend. I paid to hire a real estate agent for the seller. In the end, I had to negotiate with the seller and the notary, depending on my interests. So far, the most crucial details negotiated by the real estate agent have not been carried out by the seller and I am dealing with that. I must also mention that I found the property I bought myself, and that I needed help from a real estate agent for the bidding, negotiations, and delivery process (excluding banking matters). The notary was also already assigned. I worked with Willem. Edit: You need to contact me in no case. Ik heb met Bas samengewerkt bij de aankoop van een appartement. Ik wilde dit zo snel mogelijk afronden en Bas heeft me daarbij geholpen. Hij begeleidde me bij de bezichtigingen van verschillende appartementen die ik binnen twee dagen wilde zien en zorgde ervoor dat alle stappen (notaris, bouwkundige keuring, taxatie) soepel verliepen. Hij was ook eerlijk en behulpzaam tijdens het biedingsproces (wat waarschijnlijk het lastigste onderdeel is). Het enige punt dat verbeterd zou kunnen worden: de communicatie over het maken van afspraken verliep niet altijd even efficiënt (een paar keer moest ik mijn agenda aanpassen en ik had liever gehad dat er rekening werd gehouden met mijn beschikbaarheid voordat de afspraak werd ingepland). Maar ik begrijp dat het lastig is om dit soort afspraken te maken en dit was geen probleem bij zeer belangrijke afspraken of als ik een strakke deadline had.
