I advise against buying a house through Nieuw Amsterdam Huys, as we are not satisfied with the guidance they provided us as expats throughout the entire process. They misled us when we (simply) heavily relied on them for identifying issues with the apartments, due diligence, bidding advice, and securing the best deal possible. Buying a home is one of the most important financial and emotional decisions that is already stressful in the overheated market. Therefore, it is EXTREMELY IMPORTANT to have a good and reliable real estate agent. I understand that we also made mistakes due to lack of understanding in a new country and blindly trusted the agent. But I hope no one else makes the same mistake as us.

I would stay far away from them if you are looking for an honest, competent and reliable purchasing agent, especially if you are an expat. They do the absolute minimum and take advantage of your lack of local market knowledge to earn their hefty commission as quickly as possible. Their only strategy is to get their clients to bid as high as possible, regardless of the actual market value of the house. 7 months ago we bought an apartment in Amsterdam with Joris as our agent. We are only writing this review now because we have since realized many things and now have knowledge about factors that influence property values in the Netherlands, and also because we initially wanted to give them the benefit of the doubt. We can say that we absolutely regret our decision to work with Joris due to: 1. He did not provide a single relevant advertisement during the entire search process, nor early access. Worse still, they kept suggesting houses that clearly didn't meet our criteria and were far from our preferred areas. 2. We would advise ourselves to bid on properties despite obvious problems and significant overbidding. All other properties were, according to them, 'very nice'. Note that we weren’t in a hurry and made this clear from the beginning. 3. They did not explain how they arrived at a suggestive offer and how leasehold status, energy labels, renovations, etc. were taken into account in the recommended offer. 4. After we won the bid, there was obvious haste on Joris’s part to close the deal. The building inspection was scheduled for the day we would be going on vacation for two weeks, we could hardly be present, and Joris wasn't either, and many critical issues were missed due to being in poor condition. Things that have cost us a lot of money to repair later. 5. No negotiation was suggested or attempted, not even after a building inspection where several problems had been addressed. We didn’t know if that was even possible; but good agents do it. 6. Poor assessment and review of documents (such as the MJOP). At the last minute, it turned out that the VVE reserve fund was only a quarter of the originally stated amount, and not sufficient to cover the planned maintenance and repairs. I was able to see this and understand it (although somewhat late), despite having just moved to the country. It proves they are not competent enough. 7. Most of our concerns were dismissed with typical sales pitches - concerns such as the disadvantages of a large VVE with one social housing association owning most of the apartments, and its impact on the value/demand of the apartments. 8. All our doubts and worries were confirmed by the bid book (after the sale was closed) - hardly any bids, while ours were significantly higher than the second-highest bid and so far the highest m2 price for a comparable apartment in our neighborhood. Our excessive reliance on an agent was our fault, we accept that, but worse were Joris’s repeated sales pitches, with the worst being: 'your offer will only lead to further price increases in this area, so you don't need to worry'; 'you would have thrown that extra money away on rent anyway' and 'many bids come in via email and phone and do not end up in the bid book'. So we unwittingly and unintentionally contributed further to this housing crisis, which we absolutely do not feel comfortable with. These are exactly the kind of agents you should avoid and people warn against. I have written this long and detailed review so that no one has to endure this bitter and stressful experience when buying their first home, like we did. Please invest your money in a more competent agent (if it’s really necessary) who puts his client's interests first. Most of the good reviews on Google seem dubious, and that also applies to a sales agent, which given the housing crisis is probably the easiest job in Amsterdam.

Do not work with Nieuw Amsterdams Huys if you want to buy a home and expect a supportive approach and thorough due diligence. The purpose of hiring a buyer's agent is that a reliable person protects your interests when purchasing a property. For me, this means support in finding a property, assessing it, making a suitable offer, and informing about potential problems with the property itself (reviewing paperwork, etc.). You would expect all of this to also be supported by good and timely communication, especially in a heated market like the current one. Nieuw Amsterdams Huys failed on all fronts. From the beginning of my search, I only received one apartment from the team; the rest I found myself on Funda. Not necessarily a problem, but it didn't offer any real added value regarding priority for viewings, because some viewings were scheduled too late and the apartment was already sold before I could view it. The communication was also poor. Both Joris and Bas went on vacation for two weeks shortly after their collaboration without properly informing me. During that period, I visited apartments myself and missed two bidding opportunities because the team couldn't review the paperwork/apartments in time. The cherry on top was when I saw a property I was interested in and asked Bas for more information. He let me know that there were no clear red flags and advised me to make an offer of about 15% above the asking price. I didn’t listen, and my bid of about 10% was accepted. This was already a clear mistake that could have cost me thousands of euros extra. At that point, I insisted on a check of the due diligence investigation, while repeatedly being told that everything was fine and that I shouldn't worry about it. When I asked for additional information about the VVE (homeowners association) of the building, I only received general answers (and not to all questions), until I requested the documents in Dutch and discovered extra costs and problems with the building within 10 minutes after reviewing them with Google Translate, which Bas had not checked (or, as he himself said, 'didn't pay much attention to'). The technical inspection confirmed those findings and brought more to light (including a leaking ceiling, high humidity, rotten wooden beams), and even then I received the answer that it was in good condition, without any support to represent me and negotiate in my favor (for which I ultimately paid the costs). Overall, I felt like a burden for asking questions and almost forced to rush and overlook potential defects, purely for a quick purchase, which wasn't aligned with my interests, but clearly with those of Nieuw Amsterdams Huys.

In the end, I had to negotiate with the seller and the notary, depending on my interests. So far, the most crucial details negotiated by the real estate agent have not been carried out by the seller and I am dealing with that. I must also mention that I found the property I bought myself, and that I needed help from a real estate agent for the bidding, negotiations, and delivery process (excluding banking matters).
