Makelaardij Van der Linden Almere

Ik heb in een van hun huurappartementen in Utrecht gewoond, De Kroon. Het verschil tussen huren en verhuizen is enorm. Slechte administratie, slechte service, slappe excuses, geen reactie op e-mails, je mag niet met het verantwoordelijke team spreken, ze zeggen alleen dat ze een e-mail sturen en dat is alles. In mijn geval konden ze tijdens de eindinspectie geen onderhoudsproblemen vinden, alleen een klein beetje kalkaanslag op de badkamertegels, die ze door een schoonmaakbedrijf wilden laten reinigen. Zelfs na 6 weken hadden ze dat nog steeds niet geregeld. De reden was dat er geen huurder was die hen toestemming kon geven om schoon te maken, wat mijn probleem niet is. Ze hebben alle 4 sleutels in hun kantoor en zouden moeten weten hoe ze een schoonmaakafspraak moeten maken. Het einde van het jaar nadert, en nu zeggen ze dat het pas volgend jaar te verwachten is, wat in totaal 8 weken duurt. Dat is onacceptabel, ronduit belachelijk. Ze negeren hun eigen termijn van 4-6 weken voor de terugbetaling van de borg. Het lijkt erop dat de huurder hier niets mee te maken heeft. Ik heb al veel mensen naar dit makelaarskantoor doorverwezen, maar ik ben niet tevreden over hun huidige gedrag. Update na een maand - 28 januari: Er is geen vooruitgang geboekt. Hetzelfde verhaal: ze proberen de factuur van het schoonmaakbedrijf te krijgen. Wat een slap excuus, slechte service. Elk bedrijf wil betaald krijgen voor het geleverde werk, maar dat schoonmaakbedrijf heeft al zo lang na de voltooiing van hun klus nog steeds geen factuur ingediend. Maar dit is hun excuus, wat onacceptabel is. Ik word er zo gefrustreerd en gestrest van door dit verhuurbedrijf. Ik wil mijn borg zo snel mogelijk terug, ik heb niets meer met jullie te bespreken! Update op 3 februari 2025: Ze hebben 756 euro terugbetaald van de 1480 euro borg, wat pure diefstal is. Bijgevoegd is een foto van de enige opmerking die ze in het eindinspectierapport hebben gemaakt. Hoe kunnen ze 750 euro van de borg aftrekken voor het schoonmaken van de vloer en de ramen? Volgens de wet is er geen clausule die aftrek van de borg voor dergelijke zaken toestaat. Blijf ver weg van dit makelaarskantoor. Ze denken dat we zomaar alles accepteren wat ze doen en hebben zelfs geen enkele andere huurder die ik ken iets terugbetaald. Ik ga hier zeker een klacht over indienen!

Samen met meer dan 15 mensen in de vrieskou gewacht op een studio van 20 m² (een schandalige situatie op de woningmarkt - maar dat is niet hun schuld). Hun fout is dat ze meer dan 30 minuten niet kwamen opdagen en ons als idioten lieten wachten. Ik zal deze makelaar in de toekomst koste wat kost vermijden.

From your side, there is absolutely no concrete contact. Then I get an email from someone of yours that there are indeed properties and I react to that immediately, but then she disappears again. All in all, poorly organized. And this is only the beginning phase to find a suitable property...

They are not very responsible and it is very difficult to do business with them and solve problems.

Please, people, do not spend your money on van der Linden. They are by far the best air cyclists that this industry has.

Still waiting for the cameras that were promised long ago in Holland Park, packages are being stolen, people are trying to break into cars and Van Der Linden is making no attempt to solve these problems. Very good service and friendly communication. We had been looking for a house for a long time and this is the only one whose owner responded so quickly.

My experience with this real estate agent has unfortunately been very disappointing. On the first day of the rental, I found the apartment neither clean nor empty. There were still belongings from the previous tenant, it had been left in a dirty state and some things did not work properly. Even after reporting these issues, there was a slow response to emails, and made appointments were often not kept. A good example of this is the refrigerator, which turned out to be broken from day one and emitted a constant buzzing sound. Despite repeated reports, it was never taken seriously — according to the real estate agent, it was ‘normal’. It took a very long time before any action was finally taken, and it was never replaced. During the rental period, I contacted various employees of the real estate agency multiple times, each time having to explain or pass on the same issues again. Examples include broken sliding doors that were never repaired structurally and the fact that unknown people entered the apartment without notice, causing a feeling of insecurity. Also around the termination and final inspection, things did not go smoothly. A previously made appointment was suddenly changed, and it turned out later that my termination had not been processed correctly. Interestingly enough, during the final inspection, strict rules and cleanliness were suddenly given great importance, while earlier appointments were often not kept or people arrived late — which in my case actually resulted in a cost risk. What I noticed further is that the real estate agent does everything to come across as professional — from neat communication to a formal approach. In practice, however, I experienced this more as an image, and actual behavior did not always match it. In my opinion, there is a lack of reliability, follow-up on appointments, and customer orientation. This review is based on my personal experience and intended as honest feedback. My advice to others: inform yourself well and consider other options when renting an apartment. For me, this was not a pleasant or professional experience.

I rent from this company at the Bert Haanstrakade. My neighbor is moving out of her apartment, but the inspection to check her apartment before she leaves is scheduled for a date when she will be abroad. She has been calling them for weeks to reschedule the appointment, but they keep saying that the responsible person is on vacation and that they cannot tell if the appointment can be moved. They also told her that she must pay a fine of €150 if she does not show up at the scheduled time. She asked me to do this for her. I accepted, but unexpectedly something came up in my schedule on the same day that I cannot move, so I cannot replace her. I called and tried to get an answer, but the lady on the phone said again that the responsible person is on vacation and that she can't say anything. While I was still trying to understand when that person would be back, she hung up. She said: “I can’t do anything, goodbye,” without letting me finish. I hope to get a response about this rude and unprofessional behavior.
