Akash Dhuney from ADD Makelaardij managed our rent of € 3.800 per month, but since the move it was a disaster: the apartment was dirty and not properly prepared, which forced us to pay for cleaning (which, as agreed, was deducted from the rent), and there was furniture of poor quality, such as a missing desk/drawer, a sagging/stained mattress, a broken kitchen chair with peeling leather, a non-matching/damaged TV with noise, and an unhygienic, stained sofa. Communication broke down early on with rude accusations ('Do you not understand English?'), threats of the police due to a misunderstanding about a payment in good faith, and delays in signing the contract needed for BSN/IND registration, despite Akash claiming to be the intermediary between landlords and tenants. Due to ongoing neglect, urgent defects were ignored, such as a leaking shower (worn parts), a non-functional bathroom exhaust fan causing mold growth, an unregulated heating system, a leaking refrigerator, a broken washing machine (useless for days) and increasing mold in the shower – all issues that hinder livability in the dwelling. Dutch law requires that real estate agents/landlords remedy these immediately upon notification. Akash refused to fully cooperate after evasive answers, acted opaquely and was not trustworthy – non-Indian tenants risk being scammed through delays and failure to meet obligations, while he continues to collect fees. Avoid ADD Makelaardij; document everything and know your rights to enforce repairs or take legal action. 1/5 stars.

Total scam. The contract was based on an irrelevant template for an apartment that had nothing to do with the (dilapidated, pest-ridden and overpriced) house. ADD Makelaardij helped us in 2018 with the purchase of our apartment (at that time it was enormously difficult to find an apartment in Amsterdam, but at ADD Makelaardij we managed to get the property within 24 hours after viewing on a prime location without having to overbid extremely). I think this is quite unique hence why we are so praising. Also recently they have helped us excellently with the sale. Within a very short period of time the property was sold, whereby ADD Makelaardij took care of the entire process and guided us excellently again. Throughout the overall process there was clear communication and we felt heard as customers and were easily accessible. We are very satisfied with the overall service and the end result. Generally speaking, I have had a very good experience for two years renting an apartment through ADD Makelaardijk. We could easily reach him if we needed something repaired or if there were problems with the radiator. Also, the microwave broke after a week and he replaced it. When we extended the contract, the price increased due to the market, but he did add a new washing machine.
