I have dealt with what I can only describe as the worst imaginable service at Aemstelle Makelaars. Despite the notorious reputation of real estate agents, the level of dishonesty and inconsistency here was astounding. Trust became an issue almost immediately, as the information provided was often contradictory and support or clear answers were lacking. When we finally chose a house, we felt completely abandoned, almost as if Aemstelle was collaborating with the seller's agent against our interests. Throughout the entire process, it was difficult to say whether their actions were due to intentional deception or simply staggering incompetence. I advise everyone to avoid this real estate agency. They not only unnecessarily complicated our experience of buying a house but seemed to almost sabotage it. In an industry that already struggles with trust, they really set a new low point. A resounding 0/5 from me.

Writing a review is sharing a personal experience. This doesn't necessarily have to apply to everyone. It concerns the following. For an appraisal of my property, my experience with this company is negative because: 1. Providing the necessary information was more than adequately done, however I received multiple reminders for providing the required info while it had already been delivered half a month earlier. 2. I find the invoicing for the appraisal to be on the high side. (€1000,-) 3. Sending payment reminders while the payment has long since been made. 4. It turns out that their stated payment reference on the invoice is incomplete, but they still send payment reminders while the payment was more than adequately made. All in all, given my negative experience, I do not recommend Aemestelle.

I would not recommend this company. We had Aemstelle appraise our apartment. The report was very superficial and sloppy. We then asked another company for a second opinion, which was complete and the appraised value was much higher. Even after confronting Aemstelle with this, they were unwilling to admit that they had done poor work. What a shame!

Moving to Amsterdam was a big decision for me. Without time to actually view apartments and with a dog along, it was at best a difficult task. Fortunately, I had Harm Beskers as my real estate agent. Harm did everything to find the perfect home for me and guide me through the entire process. At the same time, he was super patient and professional in handling my many questions and requests. He made my move enjoyable instead of the usual stressful and exhausting process that finding and moving to a new apartment usually is. So, if you're looking for a beautiful apartment with an even better moving experience, then Harm is the right person!

The real estate agents are very professional and do everything to meet your wishes. They give personal attention to your needs and are very reliable. More than 10 years of a more than good experience with the team at Aemestelle! In addition to good service, there is plenty of personal attention and room for humor.

Enorm bad experience with one of the brokers from Aemestelle when selling my apartment. In my opinion, a broker should be streetwise, honest, have a good feel for the market and marketing, and combine courage and charm. This gentleman appeared to lack all of these qualities. He was constantly nervous, always able to name a doomsday scenario for everything. I get the strong impression from other brokers that he is seen as a weakling from whom a cheap deal can be obtained. All this resulted in a ridiculously low first offer from the buyers. The Aemestelle broker then became super nervous and advised me on an unusually low counter-offer, which the buyers immediately accepted. The Aemestelle broker was not even disappointed that he apparently set it so low that there was no negotiation. Furthermore, he was constantly absent-minded. He posted duplicate photos on Funda, repeatedly asked for documents I had already sent him, left the back door open after a viewing, failed to show up or was late for appointments, and when we were with the notary, he still hadn't reviewed the relevant deeds (despite repeated urging). He had no feel for online marketing - the purchasing broker even unsolicitedly referred to the poor quality of the photos on Funda but the Aemestelle broker always said they were fine when I mentioned something about it earlier. Likewise, the brochure was very unstreetwise and extremely poorly printed, upon which he said 'yes but our printer can't do better' instead of doing something about it. In other sales brochures it states that the notary chosen by the buyer may charge a maximum of €120 for striking out the mortgage, extra costs are borne by the buyer. This broker forgot to include this and sure enough: the notary promptly asked €305 per mortgage share. Our repeated attempts to discuss the underperformance of the broker with him were dismissed with a lot of 'yes but' and no improvement. His reading of this review resulted in a monologue of more than 10 minutes and a reply email. According to him, he is open to criticism, but for someone who is open to it, he asked surprisingly few questions, namely zero. During the transfer, he went into my house with the buyers before the agreed time, without waiting for me and without even calling to see if it was okay. When I arrived home just before the agreed time, I unexpectedly found 5 people in my house! It then turned out that he had also looked up which new house I had bought out of curiosity, what all was in the sales brochure of my new house, and he had called the notary who accompanied the purchase of my new house to ask how much we and the sellers paid for his services. How dishonest can a person be!!! The choice of this broker has cost me an estimated at least €20 - 30 k euros, possibly much more; not even considering the extra energy it took to keep this gentleman somewhat on track. I don't often write a Google review, but this was so extreme that I would like to warn others.
