Very bad experience. They clearly did not value our property in their portfolio and the lack of effort, attention and strategy meant that we ultimately placed our property elsewhere. When we found new agents to re-market our property, they showed us how poorly Amsterdamathome had performed. It seemed to us that they only had experience with a booming housing market and that when the market collapsed, they did not have the patience or experience to operate in it. I strongly advise you to look for other real estate agents who invest genuine experience and care in the relationship instead of the superficial impression that Amsterdamathome leaves.

Once the Funda ad was online, we were kept daily updated on how many people had signed up for a viewing, and there were many! Danique gave very good tips on how we should prepare our house for the viewings and photos. Those are useful things you like to hear from a real estate agent, because you don't quickly think about that yourself if you have no experience. The feeling ‘we’re going to do this together’ was really nice. During the viewing days, we were also kept well informed every day on how those went. Communication was fast and tight, which I like. Ultimately, our house in Amsterdam West was sold within 5 days and we are super happy with the price we got for it. The process afterwards also suited us well; we were well guided through all those too complicated documents that had to be signed. Danique really took the time for us. Danique from At Home helped us with the sale of our house in Amsterdam. We entered into a partnership with At Home with high expectations but ultimately Danique was not able to sell our house. In fact, we received no bids at all. And this while we really did have a beautiful house with panoramic views over the city. You can then give several reasons for this as a real estate agent (maybe you need to place an extra lamp, paint walls, etc.) but when it comes to such details, the bigger question arises: was the strategy right? Well, it wasn't. We switched to Your Home brokers and Michael Wieringa managed to sell our house for us within a short time at a price well above the asking price. How he did what At Home didn’t? Simple! A lower asking price in the market (being lower can suddenly tap into a completely different target group given Funda filters); a much better written sales text (at At Home the text was poorly written and we had to go back 5 times to have spelling errors corrected); longer visits (15 minutes instead of 10 at At Home); and a broker who puts the buyer at ease (At Home first informed interested callers that our house had private leasehold, which can be very discouraging; while Yourhome handled this relaxed, the private leasehold had been equalized to municipal leasehold, which was also stated in the Funda advertisement). Of course At Home did some things well. They actually had beautiful photos of our house taken and those certainly contributed to the eventual sale by Your Home. Would we recommend At Home? Definitely not for the sale.

Of all the real estate agents I asked, Amsterdam At Home was most focused on explaining their sales strategy and the type of buyers they would target. They paid a lot of attention to presenting my property with photos and so on, which resulted in it being sold very quickly and for a very satisfactory price.

The office team carefully received our requests and scheduled viewings. The legal procedures were handled well. Although they work with a very expensive notary, the process went smoothly for us. Apart from that, we felt quite neglected and I'm sure we ended up offering more than necessary. When we asked how much we should offer, Wouter was the only one to give advice: 'I see in the system that the highest price at which an apartment in that area was recently sold was X per m², so that’s how much you should bid if you want it.' That was it; no comparison with comparable apartments. When he was asked more questions, he didn't even bother to pretend he knew anything about the market or cared about anything. Furthermore, a few questions after we agreed to the purchase were enough to understand that Wouter had never set foot in the apartment (although he said he had). In this seller’s market, this may be the best you can get as a buyer. I don't know... But for such an important decision, I advise you to seek help elsewhere.

The sad truth about the Amsterdam housing market is that it's a shark tank. As a buyer, there’s so much competition that you are practically forced to hire an agent. And they know that very well and act accordingly. Although I was eventually able to buy the house, I absolutely do not think their half-day of work was worth more than 1.5% commission. And I strongly felt that I ultimately overbid for their advice. In the weeks leading up to the purchase, there was little initiative on their part; I always had to call and push them to get things done. But fair is fair: when it came down to it, they did good work at the last minute and arranged all the paperwork, which saved me a lot of headaches.

I hesitated whether I would post this, but after a conversation with friends who had much better experiences with other brokers, I did it anyway. For 1.5% commission, they email you a daily automated list of houses in your price range. You can contact them to arrange viewings, but Wouter only showed up halfway. I always felt rushed, and at one point he even decided to leave earlier than me. When I asked him how much I should bid to have a chance, he shrugged and said: 'What do you think? Everyone wants it.' I didn't get any more advice on how to buy my first house. Luckily, the house that I eventually bought was sold by them, so they didn't have to represent me anymore (legally, because they don’t represent both parties), so I saved some money on commission. But when I won the bid in this inflated market, I was informed by another broker of theirs that 'the *sellers* were very satisfied with the price'. Thanks. I must say that the back office was very patient and professional, but I cannot recommend the brokers.
