Had a great introductory meeting with one of the brokers. He was very positive that he could help me with the purchase of an apartment in Amsterdam. Very bad experience. They clearly did not appreciate our real estate in their portfolio and the lack of effort, attention, and strategy ensured that we ultimately took our real estate elsewhere. Danique from At Home helped us with the sale of our house in Amsterdam. We entered into a partnership with At Home with high expectations but ultimately Danique was not able to sell our house. In fact, we received no bids at all. And this while we really did have a beautiful house with panoramic views over the city. You can then give several reasons for this as a real estate agent (maybe you need to place an extra lamp, paint walls, etc.) but when it comes to such details, the bigger question arises: was the strategy right? Well, it wasn't. We switched to Your Home brokers and Michael Wieringa managed to sell our house for us within a short time at a price well above the asking price. How he did what At Home didn’t? Simple! A lower asking price in the market (being lower can suddenly tap into a completely different target group given Funda filters); a much better written sales text (at At Home the text was poorly written and we had to go back 5 times to have spelling errors corrected); longer visits (15 minutes instead of 10 at At Home); and a broker who puts the buyer at ease (At Home first informed interested callers that our house had private leasehold, which can be very discouraging; while Yourhome handled this relaxed, the private leasehold had been equalized to municipal leasehold, which was also stated in the Funda advertisement). Of course At Home did some things well. They actually had beautiful photos of our house taken and those certainly contributed to the eventual sale by Your Home. Would we recommend At Home? Definitely not for the sale.

Of all the brokers I asked, Amsterdam At Home was most focused on explaining their sales strategy and the type of buyers they would target. They paid a lot of attention to presenting my property with photos etc., and as a result, it was sold very quickly and for a very satisfactory amount.

The office team carefully received our requests and booked viewings. The legal procedures were well managed. Although they work with an expensive notary, the process went smoothly for us. Apart from that, we felt almost neglected and I am certain that we ultimately offered more than necessary. To the question of how much we should offer, Wouter's only advice was: “I see in the system that the highest price for which a recently sold apartment in that area was X per m², so that is how much you have to bid if you want that”. That was it; no comparison with comparable apartments. When he was asked more questions, he didn’t even make the minimal effort to pretend he knew anything about the market or cared about it. Moreover, a few questions were asked after we had agreed to buy which were sufficient to understand that Wouter never set foot in the apartment (although he said he did). In this seller's market, as a buyer, this may well be the best you can get. I don’t know… But for such a big decision, I advise you to seek help elsewhere.

The sad truth about the real estate market in Amsterdam is that it's a shark tank. As a buyer, there’s so much competition that you’re almost forced to hire a Real Estate Agent. And they know it very well and act accordingly. Although I was eventually able to buy the house, I absolutely don’t think their half-day of work was worth more than 1.5% of the commission they charged. And I strongly felt that I had bid quite too much on their advice. In the weeks leading up to it, there was very little initiative from their side; I always had to call and push them to get things done. But to be fair, when it came down to it, they did a good job at the last minute and handled all the paperwork, which saved me a lot of headaches.

I've thought about whether I would post this, but after talking to friends who had much better experiences with other brokers, I decided to do it anyway. For a fee of 1.5%, they email you a daily automated list of properties in your price range. You can go to them for viewings, but Wouter was only really there about half the time. I always felt rushed, and in one case he even decided to leave earlier than I did. When I asked him how much I should bid to have a chance, he shrugged and said: 'What do you think? Everyone wants it.' That's as much guidance as I had when buying my first house. Luckily, the house that I eventually bought was sold by them, so they had to stop representing me (according to the law, since they are reluctant to represent both parties), so I saved a few dollars on commission. However, when I won the bid on this inflated market, I heard from another broker that 'the *sellers* were very happy with the price.' Thanks. I must say that the back office was very patient and professional, but I cannot recommend the agents.
