Business with a lack of adult attitude. Head in the sand and not daring to take responsibility for the regulations they have put in place. Context: 2 years rented, always paid rent on time neatly, did a lot of chores in the house to keep things neat. Poor landlord, he just thinks that you as his intermediary have everything under control ;)

They really think along with you, communicate quickly and clearly, and are always available for questions. The guidance during the entire rental process went smoothly. Also, the management is excellently arranged.
Very bad company, I have been a tenant for 15 years, because of them I lost everything including my health. Advice to those parties working with that company. This company only thinks about their own wallet, it doesn't matter to them whether the parties lose something or long-term houses or shops remain vacant. They set very high demands for new tenants as if they don't want to rent them out when they are empty. This company has completely changed lately and is no longer trustworthy. They threaten you if you fall behind on a payment instead of finding a solution, they try to involve collection agencies. Rating -0-
Terrible! What a lack of attention. I left work at 15:20 for an inspection, paid for transportation, but no one showed up. I called and the realtor said: 'Oh yes, I forgot to call you this morning to let you know that the apartment is already rented out.'
Last year I rented from this company. When terminating the apartment, you receive a quick response and a clear explanation with the next steps. For my new home, I needed a landlord statement and they arranged it for me that same day. Thank you Daniëlle and Sabine for arranging this!
I am currently renting an apartment from this office, and my experience has been utterly frustrating. Legal rent according to Dutch law (Huurcommissieberekening): € 1.045,71/month Current rent price: € 1.815/month Despite the fact that they charge me more than € 770 per month for a 44 m² apartment in West Amsterdam, the office refuses to acknowledge the problem. When I asked a simple and legitimate question - what would be the legal rent price if they were to rent out this apartment today? - they completely ignored it in multiple e-mails. Instead of addressing the issue, they avoid the subject, refuse transparency and threaten legal action if I do not continue to pay too much. This is clearly bad faith and exploitation, especially towards expats who may not be fully aware of Dutch rental legislation. If you are looking for a fair and honest landlord, then stay far away from this office. Their practices are unfair and their lack of accountability is alarming.
Although I don't often write reviews, I want to share my disappointment with the service of the Amsterdam company. In the three years that I have been in my current home, I have constantly dealt with leaks. Every time I had to urge the Amsterdam company to investigate the leaks or repaint the yellow stains by constantly emailing and calling them. They seemed to be dealing with it very nonchalantly. Even if there is limited availability of craftsmen, you can at least communicate about this, and perhaps then you simply cannot handle the volume of rentals. And now, when I move out, the situation has even become dangerous with a leak through a lamp in the ceiling. A little over two weeks ago I reported this, but to date no one has come by or contacted me to make an appointment. Previously it was determined that the gutter needs to be replaced, but a sustainable solution is considered too costly. And that's not even mentioning how the technical service handled a gas leak with my gas heater, although an apology was made for that. Perhaps because this was a very dangerous situation. In addition, I am now experiencing problems with the rental department, now that I want to leave the house. I would like to resell some belongings, such as the dishwasher and the gas stove. Otherwise both the new resident and I have to move these items via a rented lift due to the narrow stairwell. 2.5 weeks ago I terminated the lease so you would think they would have more information about the subsequent process. Unfortunately, I am only told that I should assume that I have to hand it over empty, they don't yet know when they will start viewing from a list of candidates and I am not allowed to suggest any candidates myself. The unhelpfulness in this situation is very annoying. I sincerely hope for an improvement in the service, but it seems likely that this company is mainly out to make easy money and profits from indirect rental and does not take responsibility because of this. Houses of landlords are also neglected as a result, so they too have a bad deal in my opinion. This company has made living in my rented apartment less enjoyable and caused extra stress. That's why I am happy that I will no longer have anything to do with them once I leave the house. I moved in here with leaks and I’m leaving here with leaks. I sincerely hope that the new tenant receives better service and is not further neglected, and that there is no abuse of the shortage on the housing market. AS A RESPONSE TO THE RESPONSE, emails were not immediately answered, this was also admitted in subsequent emails that something had been overlooked. Sometimes I contacted them for 5 days in a row to get a response. I have called more often too, and that wasn't even registered, and furthermore the leaks lasted for months because nothing was done so mostly during the time I lived there it was with leaks. Furthermore, I was also readily available and people had to come up from my neighbor’s roof. If I don’t answer once and an unknown number calls, I can’t call back and no voicemail is left. I cannot be on standby 24/7 to answer my phone, I simply work 40 hours. Disappointing response where no responsibility is taken. I wanted to remove this eventually if things were handled properly but with this I'll just leave it.

Wat betreft onze technische afdeling: De Amsterdamse Maatschappij heeft altijd contact met u gehouden en heeft direct gereageerd op uw klachten. De door u aangegeven 3 lekkages hebben inderdaad plaatsgevonden, maar ze zijn niet allemaal direct herleidbaar naar het dak of de goot en vonden plaats binnen een tijdspanne van 3 jaar. Er zijn wel degelijk noodreparaties uitgevoerd aan het dak en de goot in afwachting van een mogelijke vervanging van het gehele dak. Het is belangrijk op te merken dat een huurder te allen tijde bereikbaar dient te zijn voor herstelwerkzaamheden. Helaas was dit in uw geval niet altijd het geval, waardoor sommige werkzaamheden onnodig vertraagd zijn geraakt. De laatste en enige lekkage in 2023 betrof een verstopping van de goot door bladeren, en dit is direct verholpen Additioneel op uw benoemde punten betreft onze verhuurafdeling: Wat betreft het doorverkopen van inboedelstukken begrijpen we uw wens, maar we kunnen pas uitspraken doen over zulke verzoeken nadat we meer informatie hebben over de nieuwe huurder en hun voorkeuren. Dit is een standaardprocedure om alle partijen op de hoogte te houden van veranderingen in de woning. Echter, zo lang dit niet bekend is moeten wij de huurder informeren dat de woning leeg moet worden opgeleverd; tenzij anders wordt gecommuniceerd. Wat betreft de bezichtigingen begrijpen we dat u graag meer zekerheid zou willen over het proces. In het geval van sociale huurwoningen hebben wij inderdaad onze eigen kandidaten en heeft de eigenaar zeggenschap over wat er met de woning mag gebeuren. Bovendien hoewel dit wellicht niet zichtbaar is voor huurders, starten we in principe pas doorgaans na een voorinspectie met het verdere proces. In uw geval zijn wij dus ruimschoots op tijd begonnen. Zonder verder in detail te treden, heeft u de opzegging ingediend rond de feestdagen. Hierdoor is het niet ongebruikelijk dat reacties langer op zich kunnen laten wachten. We streven naar transparante communicatie en begrijpen dat dit voor u wellicht vervelend is. Maar wij willen benadrukken dat er geen sprake is van geen behulpzaamheid slechts wellicht niet het antwoord wat u wenste te horen. Als u specifieke vragen heeft, nodigen we u uit om contact op te nemen met de desbetreffende afdeling zodat we de antwoorden nogmaals kunnen toelichten. Ik geef deze recensie vijf sterren vanwege de integriteit van dit bedrijf. In tegenstelling tot andere bedrijven die opdringerige biedingen op huurprijzen aanmoedigen en de markt daardoor nog gekker maken, steunen ze dit niet. Ik vind het erg belangrijk om zaken te doen met mensen die een gevoel voor eerlijkheid hebben. De makelaars zijn bovendien erg beleefd en behulpzaam. En ze reageren ook op telefoontjes, wat tegenwoordig vrij zeldzaam is.
