An exceptionally disappointing experience. I have contacted HBhousing over nearly 30 different advertisements in recent weeks, many of which were actively offered on platforms like Pararius. Every time, I received the same automatic response: 'The property is no longer available.' This feels misleading, as the advertisements remain online and are marked as active, wasting the time of serious house hunters. No transparency, no follow-up, and certainly no real help in actually finding a home. If you are urgently looking for a home in Amsterdam, I advise you to avoid this agency. You will only receive repeated rejections and false hope.

Hello everyone, I'm trying to give my best opinion about HB Housing. So I met Ab de Wit, employee of HB Housing, as a reference from My Friend who has already been in Amsterdam for a few hours. As soon as I met AB, he offered me several properties and I chose one. He came to view the property and gave a demo of everything in the property. However, I didn't want to proceed with the building, so he immediately showed me another building, and this time I liked the building very much. I confirmed it and now remain in the same. So from beginning to end, everything was handled very professionally by HB Housing and Specially AB. Here are some of their strengths Focus on expats and company housing: they have experience with the specific needs of international clients, such as navigating Dutch rental laws and providing assistance with moving. Service offering: They offer a variety of services (rental, letting, sale), which can be useful if your needs change. Behavior: They are very efficient, professional and supportive during the rental process. Transparency and fees: They are 100% transparent about their fees and any other costs. I had a very bad experience with HB Housing in 2024. As other reviewers have noted, they do everything possible to retain as much of your money as possible. When I moved in, the apartment was left in poor condition, with dirt and even broken pieces of glass on the balcony, which I immediately documented and reported. They didn't even respond, let alone schedule extra cleaning. When I moved out, I thoroughly cleaned the property to ensure there would be no issues getting my deposit back, but nevertheless they charged me €200 in cleaning costs based on vague and unreasonable claims. They refused to release the remaining amount until I agreed to their demands. I assume they know that as a foreigner you don't know who to ask for support in a similar case and that you are essentially helpless. Based on my experience and other reviews, this seems to be a pattern. I would not recommend them, especially not for expats.

Sorry but after 1.5 years I still think that I need to leave the review for future tenants. I thought HB-housing was professional before you started living there. Everything changed after you moved in. As property managers they actually fix nothing and claim everything is the tenant's responsibility. However, when my downstairs neighbors (Dutch) called six months later about a leak, they came around within a week to repair things and charged 500 euros against my deposit for painting the downstairs neighbors’ walls without telling me. According to my neighbors, the painters spent no more than 1 hour in his building. I'm not sure if it was malicious intent, but it seemed like I was being discriminated against as an expat. I also disagreed with having to pay this bill, while repeatedly indicating through their ticket system that the drain wasn’t working properly, but that is a separate topic. Now we move on to deposits. They simply didn't return it, not within 14 days. I called often, and eventually I had to ask my Dutch friends to call so I could consult with them for weeks. When they finally returned it, they took the aforementioned 500 euros and told me that they had a “meeting” to decide to refund it if they were late. I found the whole process extremely stressful and unnecessary. They would also claim that they informed me sufficiently, but I am only reporting my experience. I should have gone to a lawyer or civil court. Oh, and I clearly remember their rating was 3.2, if not lower, about 1.5 years ago when I moved out, so there is clearly been played with ratings by asking new tenants / homebuyers to write.
