The real estate agent sold us a house with a potentially lethal defect (a leaking smoke gas pipe, which leaks deadly carbon monoxide). After our building inspector determined this leak, they were unwilling to repair it. This agency is therefore knowingly pushing the boundaries of the law with possibly dangerous consequences. I would not hire people like these.

Almost all the work was taken out of my hands, which was very pleasant as I now live in another province. Everything was explained to me clearly and pleasantly, I received good advice, and of course I was involved in all important choices.

Poor accessibility, unclear and vague answers, no clarity about the status of affairs, hardly any support during the process, passive in action, slow to respond, have to chase everything myself. Really a waste of money.

I find the price/quality difficult to assess because the brokerage consisted of a percentage of the purchase price. The real estate agent did not keep track of how many hours he spent on the sale of the apartment. According to him, that is not customary in the real estate industry. Tip for (buyers)sellers: ask for an hourly specification in advance if you want to gain insight into this.

particularly fast sales and service

My experience selling a house in Amsterdam with this realtor was terrible. The house was of course sold and the realtor did the absolute minimum that another realtor would offer you: photos, advertisements on Funda, viewings. But the experience itself was downright awful. Our realtor responded very quickly until we signed a contract with him. After that, he began to answer emails every few days and never called me again. If I had questions or doubts, he answered with the same words, simply copying his old answers. That felt completely unwelcomed. After the viewings, we had several interested parties, but the realtor advised us to choose the first offer: despite the low price, the buyers promised to buy the house quickly because they didn't need a mortgage. I followed the realtor’s advice and turned down other interested parties. Then a complete nightmare began. One day they called me from the realtor’s office and told me that they had scheduled dates for a building inspection, signing of a purchase agreement, and also an appraisal of the apartment. When I asked why an appraisal was needed if the buyer didn't take out a mortgage, the secretary bluntly told me that the buyer did indeed need a mortgage and therefore wanted a full appraisal. I suggested buyers use a Calcasa report, to which they answered even more bluntly that the real estate office does not offer alternatives in such cases. For me this was unacceptable, since I was going on a long vacation and there were cats at home, for whom this is enormously stressful, moreover, such a condition was not included in the bid. The realtor’s office stubbornly refused to negotiate with the buyers and it seems to me that they never discussed this point with the buyer's realtor. Subsequently, my realtor insisted that I congratulate the buyers and preferably also come to sign the final documents, although I would then have to pay the costs for a translator (300 euros) and come to the notary at an extremely inconvenient time for me. I still don’t understand why I need to communicate with people who lied in their bid and didn't send a personal message. But this was the only thing the realtor regularly demanded of me, and he reminded me of it every few days. When I asked the realtor to ask how much the house was appraised for, he simply disappeared. On the day of the transaction, he didn’t even call me, and eventually I had to ask a notary for a purchase confirmation. The realtor did not even pass on the meter readings to us on the day of delivery, luckily we checked them ourselves. It's just a terrible experience. I trusted this office because I had an absolutely wonderful experience with their office in another city and I hoped that the Amsterdam office would work just as well, but I was wrong. I absolutely advise against selling a house through this office in Amsterdam.

We have used the office in Nieuwvest and in Apeldoorn, Bob is very skilled and understands his profession very well. We were ourselves skeptical because of the current market but truly nothing but praise for Bob, our house was sold very quickly. From the Apeldoorn office, Jorick! Top performer too, skilled and very quick to respond when viewing and then bidding on our new home! In the future, if we sell and buy again, we will use Hoekstra & Van Eck again for their expertise and skill.

From the very first introduction to Susan Bosma, there was a connection and trust. Because of her calm personality, I never once wondered if everything would be alright. Where other real estate agents were somewhat hesitant, she dared to put our apartment up for sale with the asking price we proposed.
