My personal experience is very bad and I will not personally recommend it. In my case, we found that their approach was inappropriate, while we challenged them for charging us a significant amount during checkout without any discussion or agreement with us which showed why the house wasn't clean. During the checkout inspection, however, there was no evidence of such a large observation. The house was thoroughly cleaned. During check-in they send an inspection report stating that everything is clean. However, there were many places where it wasn’t clean and we mentioned this in the check-in report, but we felt that this wasn't taken into account during checkout. During checkout our deposit was not refunded within a month. Ultimately after multiple reminders regarding the refund, significant cleaning costs were added, while in our opinion the house was sufficiently clean, and handed over cleaner than it was upon check-in. When we mentioned this, the check-in report stating that the house wasn’t completely clean, no account was taken of that. We felt terrible about the experience and felt that it wasn't right. I certainly won’t recommend them.

Personally a very bad experience and definitely not recommended. They charged us significant cleaning costs during check-out, even though the house was, in our opinion, thoroughly cleaned. It wasn't transparent and it was never discussed or agreed upon with us. The deposit was refunded after the stipulated period of one month, after deducting an enormous fee, which came as a shock to us, since there were no significant remarks about the cleanliness of the house during check-out. Moreover, we had mentioned several points about the fact that the house wasn't thoroughly cleaned during check-in, which was not taken into account during check-out. My experience was extremely bad, we found the behavior of their agents inappropriate, unprofessional and not transparent. Suggest that you be careful and certainly never again.

I was quite in a hurry to rent out my apartment. I had already been talking with another real estate agent, but unfortunately, he didn't call back each time, so I called Koops Makelaardij because of a tip from my neighbor. It's disgusting. These agencies need to be exposed and shamed for the tactics they employ. I always try to be vague in these negative reviews, but enough is enough. If you are about to rent and this agency handles the rental, please be very careful. I know renting in Amsterdam is murder and you probably can’t do anything to avoid them, but beware. We rented an apartment through them. Everything went well until the end, and then the exploitation began. During checkout with them, especially with their employee Yannick Crochunis, everything seemed fine. According to the checkout report we signed on the day, the apartment was left in better condition than upon check-in. We have sufficient evidence, not just the actual checkout report. However, some time later, when we were long gone and new tenants were being checked in, they 'found' scratches on the floor. They accused us of hiding these scratches from the bank. We never moved the bank. Even if we had moved the bank, you can’t deduct money from a security deposit like that. You know what I think? I think they moved the bank when they were preparing the apartment for the new tenants and scratched the floor. What did they do? They decided without any due diligence to deduct 800 euros from the security deposit. That is illegal. Now the decision to deduct the money from the security deposit doesn’t only lie with them, but with the landlord. These people facilitate these practices and contribute to the exploitation of tenants. The landlord also decided to charge some extra arbitrary items, such as instruction manuals claiming we had taken them. They were simply lying in a cupboard in the kitchen. Would he at least return that money? Absolutely not. Absolutely, without discussion, illegal. We consulted with a housing association lawyer, shared all correspondence and everything that transpired step by step. They confirmed that nothing they did was legal. Including what the agent did. The only problem is that we can’t afford to go to court, and they know that very well. So they are profiting. The saddest thing of all is that landlords will look at a review like this and salivate, because this is exactly the kind of agency they want. Koops Makelaardij, take a look at what you’re doing and look around. Wonder why your profession has such a bad reputation among tenants. Wonder why landlords are so despised. It doesn't have to be that way. I know nothing will change unless the sector gets better regulations to protect tenants. But it should actually start with you. EDIT: So they decided to respond to my review and shamelessly chose to add even more lies to the pile. They talk about honesty, but they know nothing about honesty. The landlord has deducted a total of € 1135 from our security deposit, which is legally approximately € 1000 more than he was allowed to take. They say we offered to pay € 139 for missing items and that’s true. This was done by researching what the actual value of new similar items would be (even though you shouldn't have to pay for new ones because they are used). By the way, the missing items were accidentally packed by our packers and we offered to return them. They refused. After we offered to pay that amount, we had to ask for receipts of what the landlord actually paid for these new items and it was even less than that. He bought them at Action and went for the cheapest of the cheap, so he actually took advantage of the opportunity to make some profit. We still accepted paying that much just to be done with it. So what exactly are they talking about here? They absolutely have no shame. Carpet? Which carpet? There was no carpet on top of those damn scratches. It shows that they are also acting in bad faith. It’s clear I don’t need to add anything else to make my point clear. Look, I could destroy their bs-answer point by point, but I'll stop here because I honestly already went too far before they challenged me again. This review only aims to pre-pay for my problems so that others are warned. Readers can form their own opinion.
