Disappointing experience My experience was unfortunately not positive. The contact was rushed and I had a strong feeling that they wanted to deal with me as quickly as possible, which came across as impersonal and distant. The way of communicating left something to be desired - with more attention and a more professional approach, a better result could perhaps have been achieved. As it was, it felt more like 'haggling' than customer-oriented service. I would not be able to entrust my home with a clear conscience to them.

The entire process was clear and well guided. The photoshoot was quickly planned, and assistance was scheduled for the small painting tasks such as touch-up. Also, active thinking was done and valuable suggestions were made for the purchase agreement.

My personal experience is very bad and I will not recommend them personally. In my case, we found their approach inappropriate when we contested that they charged us a substantial amount upon check-out without any discussion or agreement with us, stating the reason for the house not being clean. However, no such important remark was made during the check-out inspection. The house was thoroughly cleaned. Upon check-in, they sent an inspection report stating that everything was clean. However, there were many places where it wasn't clean and we mentioned this in the check-in report, but we felt that this was not taken into account at check-out. At check-out, our deposit was not refunded within a month. Ultimately, after multiple reminders when it was eventually refunded, high cleaning costs were charged, while in our opinion the house was sufficiently clean and handed over cleaner than upon check-in. When we pointed out that the check-in report mentioned that the house wasn't completely clean, this was not taken into account. We felt terrible about the experience and felt it didn’t add up. I certainly will not recommend them.

Personally, I had a very bad experience and I absolutely advise against it. They charged us a hefty cleaning fee upon checkout, while in our opinion the house had been thoroughly cleaned. This was not transparent and there was never any discussion or agreement with us. The deposit was returned after the agreed term of a month, but a huge amount was deducted. This came as a shock, since there were no noteworthy comments at checkout about the cleanliness of the house. Furthermore, we had already indicated multiple times upon check-in that the house was not thoroughly cleaned, but this was not taken into account at checkout. My experience was extremely bad. We found the behavior of their staff inappropriate, unprofessional and not transparent. Be careful and definitely never book here again.

I was quite in a hurry to rent out my apartment. It's disgusting. These agencies must be exposed and nailed to the pillory for the tactics they use. I always try to be vague in these negative reviews, but enough is enough. If you're about to rent and this agency handles the move, be very careful. I know that renting in Amsterdam is murderous and there's probably nothing you can do to avoid them, but please be careful. We rented an apartment through them. Everything went well until the end, and then the exploitation began. When checking out with them, especially their employee Yannick Crochunis, everything seemed fine. According to the checkout report we signed that day, the apartment was left in better condition than when we checked in. We have enough proof, not only the actual checkout report. However, some time later, when we were already long gone and new renters were being checked in, 'they found' scratches on the floor. They accused us of hiding these scratches with the carpet. We never moved the carpet. Even if we had moved the carpet, this is not the way to deduct money from a deposit. Do you know what I think? I think they moved the carpet when they were preparing the apartment for the new renters and that they scratched the floor. What did they do? They decided to deduct €800 from the deposit without any due diligence. That's illegal. The decision to deduct money from the deposit is not only theirs, but also the landlord's. However, these people facilitate such practices and contribute to the exploitation of renters. The landlord also decided to charge some arbitrary extra things, like a few instruction manuals he accused us of taking with us. However, these books were lying in a cabinet in the kitchen. Would he at least return that money? Not at all. Absolutely, without a doubt, illegal. We consulted an attorney from the housing association, shared all correspondence and everything that happened step by step. They confirmed that nothing they did was legal, including what the real estate agent did. The only problem is that we can't afford a lawsuit and they know it all too well. So they take advantage of that. The saddest thing is that landlords look at such a review and start to salivate, because this is exactly the kind of real estate agent they want. Koops Real Estate Agency, take a look at what you're doing and take a look around you. I wonder why your profession has such a bad reputation among renters. I wonder why landlords are so despised. It doesn't have to be like this. I know that nothing will change unless the sector gets better rules to protect renters. But it should actually start with you. EDIT: So, they decided to respond to my review and shamelessly added some more lies to the pile. They talk about honesty, but they know nothing of it. The landlord has deducted a total of €1135 from our deposit, which is legally about €1000 more than he was allowed to take. They say that we offered €139 for missing items and that's correct. We did this by researching what the actual value of new, comparable items would be (even though you don't have to pay for new ones, because they were already used). Incidentally, those missing items were accidentally packed by our packers and we offered to return them. They refused. After we offered that amount, we had to ask for receipts of what the landlord actually paid for those new items, and that was even less. He had bought them from Action and went for the cheapest option, so he took the opportunity to make a bit of profit. We did agree to pay that amount anyway, just to get it over with quickly. So what are they actually talking about here? They absolutely don't feel any shame. Carpet? Which carpet? There was no carpet over those damned scratches. That shows they're also maliciously dishonest. I don't need to add anything else to make my point clear. Look, I could debunk their nonsense response point by point, but I'll stop here because honestly, I was already further along before they dragged me back in. This review is only meant to vent my frustration, so that others are warned. Readers may decide for themselves.

This broker / landlord has unlawful rental agreements where they regularly demand access to the property under the guise of maintenance, while that is legally not permitted according to Constitution Article 10, their maintenance is very poor, with leaks you have to nag for weeks for a repair, but still ask top prices in rent. Neighbors in the street received 1000 euros discount on the rent due to the great nuisance from construction work and problems with the sewage system, for days we could not live there. Due to the pressure on the housing market, they exclude people by means of temporary 2-year rental agreements

Again a real estate agency in Amsterdam with the same old tricks to overcharge tenants, especially expats. I lived for almost 3 years in an apartment from Koops Makelaardij in Amsterdam. At the end of August I left the apartment where I lived with a roommate. The real estate agency came for an inspection and confirmed that the apartment was in almost perfect condition. Then they set 31 May as the date for the final inspection. One of the agents came and said that he could not complete the inspection because there were items left behind in the apartment, making the condition of the apartment not comparable to the initial and final inspection. The apartment was as clean as possible, even for someone who had taken a day off to clean the apartment where I had lived for the past 3 years. I was assured that I could leave the keys in the door at the end of the day and that they would complete the inspection the next day. In short... They charged me an extra rental day and almost eight hundred euros in additional cleaning costs, which were not mentioned on the invoice and did not justify the withholding of the deposit. Furthermore, they paid the deposit a week late, contrary to what was stated in the contract, and deducted the costs directly from the deposit. We are going to file a lawsuit to get our money back, but it's good to give them the credits they deserve. Real estate agencies in Amsterdam think they can do whatever they want and they only represent the interests of the landlords. See you in court!

Be careful when renting an apartment through this agency! We rented an apartment through this agency and the results were very damaging and annoying. The reason for writing this review is to prevent others from experiencing such a trial. Two days before the end of our lease, we had, in accordance with the rental conditions, a joint and comprehensive 40-minute inspection of the entire apartment. This inspection ended with an exit form from the representative, stating that the apartment was in good condition. When we asked for our deposit back 10 days after our move, we were told that the agents had decided, without us knowing, to carry out a new inspection, with results that differed completely from the form they had provided during the only inspection we attended. We complained to the agency and were told that the first inspection was merely 'a first glimpse'. As for the agents, there is no such closing clause in our contract. We were blamed for damage not caused by us, and that could not be resolved in two days, with the excuse that 'a number of things were not visible during the first check-out', which is a direct lie, as we were already completely packed and the 'damage' was in visible places (shower, doors, etc.). We had to pay €1100. They didn't even have the decency to inform us about this second check-out and their 'findings'. We only found out after we had received our deposit back. They knew we were leaving the Netherlands and would not fight from a distance.
