Rappange Makelaardij

I rented and eventually bought a property through Rappange. I have always been very well assisted by Daan and the other colleagues. Thanks to the quick and professional help, we were able to complete the purchase of the house quickly. I can therefore certainly recommend Rappange.

The worst experience I've ever had with a car rental company - slow communication and downright rude.

I have never come across such a bad landlord in my professional career as this one. Rappange is all about money and not about people. Should you have the choice, I would NEVER rent here.

Update November 2025: Under pressure from our lawyer, Rappange finally adjusted the balconies as they should be, however, they have now again connected the rainwater drain at the back to our rainwater drain. Without consultation. They have no regard for us at Rappange. Now I just want to go to court, because I'm completely done with these scrap dealers. Update January 2025: During the renovation of the neighbor's balcony, they tried to drill through our façades. When caught, not even an apology was offered. Then the promise to repair the incorrectly constructed balconies of the neighbors in a proper way, removing the vertical beams through our support beams and grinding them down and welding them away, and repairing our support beams, NOT kept. The overhanging balconies above ours would also be removed and taken away. Also this has not happened. Now the ARAG legal assistance is involved and going to court about it. What a worthless company Rappange is! And they are well known for that. So don't let your real estate be managed by this party. That prevents unnecessary lawsuits. November 2024: Worthless company in terms of management and worthless for the residents of properties managed by Rappange. The worst thing is, the property is owned by Rappange itself, so by definition already very poorly maintained. - They enter our adjacent property without consultation (roofs, gutters, balconies). - Want to incorrectly constructed balconies at their own property (also in management), by going to prop them up with beams/profiles in our façade without consultation. - According to the Law, each property/VvE is itself responsible for discharging rainwater into the sewer. Rappange thinks they can give another interpretation to the Law. - Furthermore, an arrogant manager in service of Rappange. They really don't care about the neighbors. Communication is a disaster and they do not respond to emails. Read also the other bad reviews about Rappange. That says enough, enough to walk around it with a bow.

A disgusting company that started the renovation of the neighboring building without warning. Our entire garden and the front facade of the house are now covered in construction waste. Workers are moving through our garden without our permission. Any contact is being ignored.

What a mediocre homeowners' association manager. Maintenance requests always take forever. Employees are purely cynical on the phone. Glad that we as a homeowners' association finally switched to a new management company.

In conflict with the law, Rappange blocks home swaps. This could lead to an expensive lawsuit given the damage they inflict on tenants in this way.

I've been waiting for a new refrigerator for more than 2 months and keep trying to contact them, but unfortunately that doesn't work and they don't respond to my emails. In addition, I terminated the rental agreement after three years because I found another home. But I had to wait more than three weeks and send two reminder emails to get my deposit back. In short, not impressed with rappange as a company and specifically the maintenance department and the rental management.

What a scam! The deposit was withheld for more than two months and we were charged all sorts of costs that were not in the pre-inspection report and were very high. If you are considering renting from them, especially at Van Eeghenstraat 105-2 in Amsterdam, really don't do it, you will regret it 100%.

As a landlord, do not let potential tenants deal with this terrible company. I was so disappointed with my experience of viewing apartments with Rappange. I thought we had built up a good rapport with the agent, Chloe, but after we applied for our first apartment, she did not respond for more than two weeks. All she could tell us was that we didn’t get the apartment, but she made this process as painful as pulling out a rotten tooth. Ridiculous. With another apartment, we dealt with an older agent who was unbelievably rude and arrogant. Whoever you are, if you read this, your job is to show people apartments. Get ready.

Extremely unreliable, not customer-friendly, poorly organized, unprofessional and difficult to reach company, which does not keep any appointments whatsoever and is only concerned with making money. They are so bad that they even abuse customers with hearing impairments by keeping them on the line and refusing to return a security deposit of a few hundred euros 4 months after termination of the rental agreement. I adjusted my reviews after months because it was apparently too honest. Wish these people nothing and never do business with them.

Through Marieke, I found a wonderfully beautiful rental property with Rappange Makelaardij on the impossible market of Amsterdam. Marieke also thought along with me during all stages of the process. In the meantime, I have been living in the apartment for over a month and the communication since then has also been excellent. The defects that occasionally arise in a historic Amsterdam building are always handled within the same week.

We had a fantastic experience with Marieke van Rappange, from the viewing to the move. We were able to rent our dream house in Amsterdam. Marieke always responded super quickly and kept us informed. Rappange still manages the property instead of the landlord. There were a few things that needed to be fixed after we moved in, and they responded super quickly and always sent someone to repair everything as soon as possible.

I was initially very pleased with Rappange, but after two years in my rented house I'm coming back to that. What a swindle. Constant leaks, dangerous situations in the street due to facade bricks falling down, poor communication, noise disturbance from renovation work and internal pipes bursting as a result of which you sit without water for a day. While I'm writing this, I'm still without water, so don't know how long it will take. Why don't I know that? Because of the earlier mentioned poor communication. Rent nothing from these people... I pay an enormous amount of rent for a pot of misery.

Rappange was the agent and manager of an apartment where I lived for the past three years (from August 2020 to August 2023). During that time I found them very responsive and I appreciated that they were always willing to communicate with me in English. Ultimately, they were honest about my departure and I got the full deposit back. Compared to my experiences with renting in numerous other countries, this was one of the best. I can wholeheartedly recommend Rappange.

Just had the most condescending person on the phone, showed no understanding of the situation (have not been able to use our balcony for 2 months) and our kitchen is covered in dust because of 'maintenance' outside. Says again enough about the condition of the property... the person in question said that we just had to accept that we cannot use the balcony this summer. Bizarre bad service, and absurdly poor condition of the property. (Mold, rotten doors etc.)

I am being casually put on the street because Rappange wants to renovate. Strangely enough, I still have to do everything, fill in walls etc., because they apparently aren’t doing anything themselves with their ‘renovation’ 👍

I receive emails from you all. It seems reading is very difficult. And when I reply that I am not the person, I still get a friendly request to send my objection. Don't you clearly see that I am called LISA and not lisan. And no apologies necessary.

This is absolutely the worst company I have ever come across. I lived in a property offered by them for 4 months and was counting down the seconds until I could leave. First of all, the house is next to a shelter for homeless people, so there are always (24 hours a day) people around who use drugs or just create a dangerous and unpleasant environment. There have been numerous cases of bike theft by them, and there has even been a break-in in the property (after that break-in some packages were stolen). The house has no basic facilities such as hot water!! It is only available for a maximum of 10 minutes, and when I asked for a solution to the problem, I was advised not to do the dishes if I planned to use hot water soon, because it is a common problem that cannot be solved. The communication with the rappange-team is also bad, because they are only available when it's time to pay the rent. None of the phone numbers or e-mail addresses (literally none) they provide work. I had to pay 350 euros for replacing a tap, which was much more chic than the tap they accused me of being 'broken'. The house is handed over in a normal, clean condition (not extremely clean), but another way they rip off students is that the person at the late check-in decides it's not clean (he found a few drawers dirty which I never opened). Because it is the last day to move out, there are not many cleaning companies available, so they use their partner company that charges almost double. Only after they have almost taken half of your deposit, does the landlord decide that you can discuss the deposit with him, but he 'forgets' to show up. I left the house on 1 March and until today (8 June) they still haven't transferred my full deposit because they 'are waiting for the final calculations'. Only after a legal warning and emails have they transferred me an amount, three months after my departure. All in all a terrible company and unpleasant people to work with.

Fortunately, there are enough other real estate agents in Amsterdam, so my advice........ never go to sea with Rappange !!! It is a company that simply exploits the current situation in the housing crisis. Once the administration is done, and the contracts are signed, you can literally forget about the meaning of good service, understanding, professionalism, helpfulness............

Everyone always has negative things to say about Rappange, but honestly I can only say that this was the most positive experience I've ever had with a real estate agency. They responded immediately whenever something needed to be arranged, were friendly on the phone and listened to me. When our previous landlord decided against renewing our contract, which was completely unexpected, they did everything to help us. They assured us that we would find something when I got into a panic and within a month they found a beautiful house for us. They were absolutely not obliged to do that, but they helped us anyway. They even helped us move in at a later time because they had already arranged all the moving equipment. Yes, I know that house prices are high, but hey, welcome to Amsterdam. I originally come from here and yes, I see that too, but that has nothing to do with the real estate agency, but with the general housing situation. Marieke is especially extremely nice and patient. She really went the extra mile for us. But everyone we had to do business with was nice, they even allowed you to repair things after the final inspection without the risk of losing part of your deposit. Thank you!

Terrible company. Rude on the phone and don't resolve anything. They once left us for 6 weeks in January & February without a boiler. Also, a broken window caused by a storm during that period took 4 weeks to replace.

Terrible company. Unreachable, unreliable, rude, incompetent and arrogant. They literally leave you out in the cold when the heating system fails. 'Sorry, it's the weekend. Call back on Monday!'. Mold on the walls…

Worst service ever. I lost the key to my apartment 4 months ago and they still can't deliver a new one, making it almost impossible to use the property. I call them every week and each time they fob me off.
