What a mediocre homeowners' association manager. Maintenance requests always take forever. Employees are purely cynical on the phone. Glad that we as a homeowners' association finally switched to a new management company.

We are very pleased with the service of Rappange Makelaardij (specifically Paul Brands) in the home purchase process. We received very competent help!

Update January 2025: During renovation of the neighboring building's balconies, attempts were made to drill holes in our facades. When caught, no apology was offered. Subsequently, the promise to repair the incorrectly constructed balconies of the neighbors properly, by removing the vertical beams through our load-bearing beams and grinding and welding them away, and repairing our load-bearing beams, was NOT kept. The protruding balconies over ours would also be ground down and removed. This has not happened either. Now legal assistance from ARAG has been engaged and it is being taken to court. What a worthless company Rappange is! And they are well known for that. So do not have your real estate managed by this party. That prevents unnecessary lawsuits. November 2024: Worthless company in terms of management and worthless for residents near buildings managed by Rappange. The worst part is, the building is owned by Rappange itself, so it is inherently poorly maintained. - They enter our adjacent property without consultation (roofs, gutters, balconies). - Want to prop up incorrectly constructed balconies on their own property (also under management) by supporting them with beams/profiles in our facade without consultation. - In accordance with the law, every building/VvE is itself responsible for discharging rainwater into the sewer. Rappange wants to give a different interpretation to the law. - Furthermore, an arrogant manager works for Rappange. They really don't care about the neighbors. Communication is disastrous and emails are not answered. Also read the other poor reviews about Rappange. That says enough, enough to walk around it.

In conflict with the law, Rappange blocks home swaps. This could lead to an expensive lawsuit given the damage they inflict on tenants in this way.

I've been waiting for a new refrigerator for more than 2 months and keep trying to contact them, but unfortunately that doesn't work and they don't respond to my emails. In addition, I terminated the rental agreement after three years because I found another home. But I had to wait more than three weeks and send two reminder emails to get my deposit back. Very disappointed with the service of Rappange – think twice before hiring them! (0 STARS!) Since purchasing our apartment a year ago, we have had an incredibly frustrating experience with Rappange as our service provider. In just one year, we've been passed around three different account managers. These are my main grievances: 1) Inefficient communication: obtaining clear information from Rappange is a constant struggle. Emails and phone calls often remain unanswered for days, if not weeks or months. 2) Lack of follow-ups: problems remain unresolved without updates unless we repeatedly ask about progress. Constant need to chase: we notice that we have to proactively and repeatedly contact them to receive any form of update or solution for ongoing issues. 3) No leadership: There appears to be no one taking charge or willing to take responsibility and lead efforts to address problems, leaving us in a constant state of uncertainty. 4) General dissatisfaction: It has been a year of continuous disappointments regarding their services, clearly demonstrating that their customer support structure seriously falls short. 5) Refusal to share contract: we have been waiting for more than six months for the contract we have with them, leaving us unclear about the details of our agreement and our rights. I strongly advise anyone considering Rappange for property management services to reconsider this. Based on our experiences, their approach to customer service and problem-solving is fundamentally flawed and has only exacerbated our challenges instead of resolving them.

I thought we had built up a good relationship with the agent, Chloe, but after she requested our first apartment, she did not respond to us for over two weeks. The only thing she had to tell us was that we didn't get the apartment, but that this process was as agonizing as pulling a rotten tooth. Ridiculous. Everything, but absolutely everything about this company is corrupt. One star is still too much credit they give; their tenants are barely holding on. Mold, leaking roofs. Even the city of Amsterdam is going to take sanctions. They already had a bad name and now it's not even slightly better. Rude fraudsters. Wherever you drop the name Rappange (Rapalje), it immediately raises eyebrows. Even contractors talk about that 'mob club' and don't want to do business with them anymore. They provide absolutely no service. I’d rather live under a bridge with a cockroach than in a property of Rappange with a leaking roof🖕

They ask top dollar for their 'services' and offer very poor service or rather no service at all. They are vultures first class without any form of humanity. Just leave you out in the cold, are unreachable. If the phone is finally answered, the right person is never available and doesn’t call you back either. One star is too much for this collection of charlatans. Liars and money grabbers! Go around this mob club with a very large arc because they will go over bodies!

Extremely unreliable, not customer-friendly, poorly organized, unprofessional and difficult to reach company, which does not keep any appointments whatsoever and is only concerned with making money. They are so bad that they even abuse customers with hearing impairments by keeping them on the line and refusing to return a security deposit of a few hundred euros 4 months after termination of the rental agreement. I adjusted my reviews after months because it was apparently too honest. Wish these people nothing and never do business with them.
