Initially, I had a very good feeling about Brick. Given the personal contact, it seemed logical to make an advance payment to start the search. However, the contract they want you to sign is absurd and disproportionate. Through the exclusivity clause, you are essentially paying to limit your own search. Because Brick could not present an extensive portfolio of success stories and only has a few reviews, this clause aroused suspicion - an agency that is convinced of its abilities does not need this, because it will find a home sooner than the client themselves. What I found most disturbing was that this was dismissed as 'a sign of respect' that we shouldn't also look for a property in another way (as if we were dating... I think this is really a business transaction where we would pay for your service and where something can also be expected from your side). In addition, the contract only serves Brick’s interests. As a client, you are quite restricted and there are strict requirements; the obligations for Brick are very non-binding: - You may not search yourself for 3 months - If you do that anyway, you risk a fine of €1150 including VAT - After changing your housing wishes 3 times, Brick can terminate the contract. The definition of 'change' is not clearly described and can therefore be interpreted very lightly. - Same after rejecting a property 5 times that meets the search criteria. However, 'search criteria' is not concretely defined. - Brick submits max. 10 proposals for homes in 3 months. My feedback on these points was dismissed with the statement that I should trust that Brick will find something and certainly look further once their obligations are met. However, the obligations of me as a client could not be based on 'trust' and must legally be formulated extensively. All in all, contact with Brick was pleasant, I see their potential and believe they can offer a good service. The exclusivity clause and the contract they offer are however misplaced given their portfolio, the number of reviews and the number of visible success stories.

I am an expat moving from the United States to Amsterdam and after months of fruitlessly searching for an apartment myself, I decided to enlist Brick. That was one of the best decisions I made for my move. Ingrid is incredibly helpful and is always ready to answer my questions, no matter how simple they are. She has really saved me a lot of stress and made this stressful but also exciting period much more pleasant! Before we moved to Amsterdam, we actually didn't know how competitive the rental market was. We went to viewings with 30 other people and were consistently outbid; a very time-consuming job, while we also had a lot of work on our hands. Collaborating with Sophie and Bricks saved us a lot of time, because they did all the searches for us and wrote a compelling biography about me and my partner. Her knowledge of the market and the city was also crucial to our search. There is no magic bullet to finding a home in Amsterdam, but the support from Sophie and her team made it much less stressful than it otherwise would have been.
