We do not recognize ourselves in the negative reviews. Our experience is that AHAM quickly switches and resolves issues when there are any shortcomings. Four years ago I reported the first problems with mold and leaks in my rented property. Two years ago I wrote a review about it. Then I was almost immediately called by Aham Vastgoed with the urgent request to remove my review. I refused – rightly so, because the problems were still not resolved at that time. Now we are two years further on, and nothing substantial has been done yet. The property is still suffering from serious mold problems and leaks. The situation is now so severe that employees are experiencing health complaints. Every month a new construction company comes by to submit a quotation, but then nothing happens. No repairs, no clarity, no responsibility. Only empty promises and delays. I still feel just as hopeless as in my previous review. Four years of structural problems and stagnation – this is unacceptable. If there is no concrete action, more reviews will follow, because this must not be buried in the silence.

It is that you have to give at least one star to be able to post something. They actually earn nothing! I've been living in a rented house from this company for 28 years. Always on time paying the rent. You can imagine that the house needs renovations over the years. Wood rot, cracks in the walls, pieces coming out of the wall grooves, doors in the house and windows at the back, a single hard knock and it's out. AHAM refuses to do anything for her tenants. They are not obliged, but it would be nice if they took the basic needs in the house for their account as a service. The technicians who have been employed over the years to look at a problem in the house even said that AHAM, nicely put, throws the ball into our court. Meanwhile, AHAM does not hesitate to raise the rent annually, even during the first Covid situation. Currently already 5 days without hot water. The boiler is broken and cannot be renewed because it's old. A lady from customer service, Chelly Blok, was informed twice by phone about this situation and still she said that we had to send it via email. As a matter of service and because this is an extremely bad case, I think she could have also passed it on or figured it out for us because AHAM does not take this for their account. She also gave that on the phone, but still said that we had to send an email. Why the email if she already says that this is for our own account? We now want to go for CV. Also this we have to arrange ourselves. That's also how it is in the rental contract. But because my mother is an old tenant, you would think that it would go along with a bit more empathy, service and helpfulness. Not at all. I have emailed my complaint, and I received a smooth response from a lady Betty. My compliments that she takes the time to respond to my email and provides information in it. I did not expect this. So I still feel a bit heard. Thank you, Betty! It saves so much if someone takes the time and shows understanding for the situation.

Real unhealthy situations with AHAM. I know someone who lived under an antenna mast. He no longer lives near the AHAM building and is very happy! AHAM doesn't care about people, only about money! There's again a mast right next to three others. I got tinnitus from it... be careful if you want to live here.

Comments below say enough about this company. Masts and masts and masts. This company pretends to be a charity but it's commercial as much as possible. Yourself 3 huge masts placed at children 10 meters away which Aham brings in 30.000 to 40.000 euros per year on back and health of the residents in the building and in the neighborhood! Shame that Aham presents itself as a charity and pollutes the neighborhood! You must be deeply ashamed to do business with this company! Neighborhood resident Bentinckstraat.

Be on your guard against this money-hungry (and sly) landlord! Against the rental law and regulations, AHAM Vastgoed tries to make the departing tenants completely ready for the new tenants by the end of the lease agreement, asking all departing tenants to sand and oil the wooden floor completely. During the pre-inspection this absurd (and rather threatening) price list is provided, with all prices if the tenants would not put things in order. As a cherry on top, they even (try to) charge an extra day's rent when handing over the apartment at 10.00 on the first day of the following month (while AHAM wasn't available for handover at 31st in the morning). Also, the service costs are unreasonably high. After requesting the underlying invoices for the annual final settlement of service costs (a right of tenants!), it turned out that an incorrect distribution key had been applied for certain cleaning costs and we got money back. For some costs, AHAM could not provide underlying invoices for our apartment.

(part 3) Last week I had the chance to call someone else who worked there, from the 'housing department'. There is no customer service. Apparently, the tenant is not considered a customer. She insisted that I had to pay 500 euros without any other justification and she didn't take into account: - the 4 minute video showing the impeccable condition in which I left the apartment - the fact that they took over the apartment in an absolutely better condition than when they gave it to me - the fact that I am a customer and I wanted my points to be taken seriously - that nothing was asked of me in the balance sheet of July 11th I said that I did not agree, but I felt powerless and sat in this whole situation, and I could at least not proceed with what they wanted to do. In the meantime a week has passed, a month since I left the apartment, the Netherlands and its keys. I have not received any deposit back. Suggestion: do not move to the Netherlands. The housing system affects your mental health, because it seems to work with rules that are not in the contracts and you really feel powerless. When I left my apartment in London, everything went smoothly in one day and the next day I got my deposit back, just like in Milan, Rome, Florence and Paris. As you can see hereafter, no one even tries to respond to this feedback from this side... (part 2) Not recommended When I left Amsterdam after 10 months, they asked me to pay for cleaning and parquet oil. During the inspection appointment three weeks before that, I was congratulated on the impeccable condition and no comment was given. I sent them a 4 minute video showing the perfect condition of the apartment and proof that no one had oiled the parquet when I received the apartment in September 2022. You can read my very detailed description of the facts in my previous message below. They asked me 750 euros and I asked to speak with customer service or a director/supervisor. Only the regular employee answered me and did not show me any proof of an estimate for what needed to be done. They offered to lower the amount to 500 euros without any justification, and they only said that I had 'lucky' to have them lower the original amount of 2,100 euros. This morning I received the final settlement and they are not giving me back the full deposit of 3,150 euros, but they are keeping 500 euros for their decision to 'clean the house/garden' (so not parquet oil, as that seems to be the biggest problem), while in the final document I signed it said that it was okay and that I had signed it. You do not get the chance to be treated as a customer, there is no customer service that listens to you and clearly explains the conditions and you have to take into account that you will not get your full deposit back, despite proving the opposite, as many other messages here emphasize. Should I be happy and grateful for the 'discount'? The housing market is very one-sided in the Netherlands and I strongly advise against moving here. I left it and am very happy with this decision. I had the same discussion with the mandatory health insurance, which resisted my request for cancellation, despite the fact that I had sent them official documents from the city of Amsterdam and my country of residence. It's terrible...

I have a friend who used their services. When there was a problem with the kitchen plumbing and the floor ended up flooded, which also affected the electrical circuits, they only came into action after a very long time, a few weeks, despite the fact that my friend's life was in danger, since almost every electrical appliance would cause an electrocution. They also charged for non-existent services, such as cleaning costs for a cleaning that never happened. They are absolutely not customer-oriented and I would not recommend this office.

I have a girlfriend who lived there; her apartment was under water and then black mold grew underneath the floorboards. AHAM provided no help when the house was under water and did everything to ignore the mold, which endangered my girlfriend's life. She sent photos, asked them to come look themselves and when it became too bad and her health was threatened, she hired a lawyer and won the case. But it took months for the case to be concluded, while she had to live with the black mold in her house all the while! They care nothing for the tenants, they are just terrible people. And there is constant building in the building, without considering a plan, and it's always full of dust. I really don't recommend this place. She only got compensation after she filed a lawsuit - and won. If she hadn't filed a lawsuit, they wouldn't have offered her any support at all, not even at the cost of her health.

Terrible people who are only out for your money. After I had to terminate my contract early because I was moving to another country, they refused to let me go, even with the diplomatic clause that allows you to terminate your contract early if you move more than 50 km away for work, provided that you have lived there for 6 months or longer (which was the case in my situation). After receiving numerous unprofessional emails stating that, in addition to finding a new tenant myself, I also had to pay a fine, I started looking for new tenants myself. They completely ignored them or provided false information. They told people that pets were not allowed, while they had specifically told me that it was allowed. During the winter I also sat for 4 weeks without hot water until it was finally repaired. Meanwhile, there were constant construction works in the building above my head, without clear planning, which sometimes started as early as 05:30 in the morning, making sleeping impossible. These people are only out for your money and don't care about the people who actually live in their apartments. After reading some other reviews here, I also noticed their automatic responses to them, which again confirms that it simply doesn't matter to them.

It seems there is a kind of duality between people who have been renting a house from AHAM for a long time and those who are renting recently renovated houses. I have been living in an apartment managed by AHAM for several years now. And I notice that repair requests from the 'old' tenants are handled less well than those of the 'new' residents. I recognize many of the complaints I have encountered in the reviews. From black mold to leaks, I've experienced them all. When handling my repair requests, AHAM does the minimum, but often nothing at all. Overall, my experience with AHAM is therefore really disappointing.

I had a terrible experience with these time-wasting, discriminatory jokesters. Incredibly unprofessional (a recurring theme in the other reviews here) and impossible to get a direct answer from. They give conflicting information and it's a nightmare to deal with them. They just stopped responding to me, I'm not sure if it's due to their discriminatory practices, laziness or incompetence. Every option is naturally bad. I strongly advise you to avoid this company - the worst experience I've ever had with a real estate agent, anywhere in the world, in more than 17 years of renting. AVOID!

AHAM is the most unfair and unprofessional rental company I have ever had to deal with. We have had leaks in our basement for two years and it took months before they answered our phone calls; they never repaired it and didn't even compensate us for the damage. They never responded to our emails. When we finally moved out, it took four months before they returned our deposit and gave our washing machine to the new tenants without our permission. They also never responded to our requests to get our washing machine back. It is clear that they don't care about their tenants, don't fall for their lies and don't rent from them.

I advise against this office. I had booked an appointment with them a week in advance. The realtor asked me twice for the confirmation. When I arrived at the location, no one was present and after an hour I received an e-mail that I wasn't in the agenda and that the apartment had already been rented a week in advance. Avoid this company in the future!

In the 7 years that I have rented in Amsterdam, this was absolutely the best apartment. Fully renovated with high-quality materials and a good rent price. It is a large landlord, so they are very organized, for example with a booklet that states what is expected of you and what they all arrange for you, etc. But I prefer that much more than not knowing and having to discuss it with the landlord. No problems with returning the deposit.

Wow, I just read all the other negative reviews, this company really needs to improve their way of working! I think I was lucky not to have hired them. We viewed a property that appealed to us and we were happy to rent it. They asked for six months deposit. I could have paid that, but I refused in principle. We went to another real estate agency and are now enjoying a nice apartment for four months with only two months deposit. If I ever need to look for another property again, I would not quickly go into business with this company again. Their service was also quite slow. Click on 👍 if my review was helpful.

AHAM is really a bad company, bad service and if you rent an apartment, you sleep under an antenna mast. See the photo. You're right, so you live in an unhealthy environment. Be careful with renting an apartment here!

From your reaction, we understand that you have objections against the presence of antennas on one of our complexes. You must realize that, thanks to the presence of antennas in the city, you also have the possibility to e-mail us and post messages on the internet. And perhaps you are now working from home due to Corona. This would not be possible without these antennas. We also realize the disadvantages and are therefore careful in dealing with this matter. The reception at the aforementioned location was experienced by our tenants as poor, which was a reason for us to cooperate with the requests of the providers. We are glad that our tenants, now often forced to work from home, have a good network available. Furthermore, we find it regrettable that you are not well informed about the situation within our property. On less than 0,001% of our buildings, there are antennas. We rely on this having sufficiently informed you.

I had a very pleasant interaction with AHAM and especially appreciated the generally very quick communication! I realize that rental procedures vary greatly from country to country. It seems therefore perhaps unsafe to transfer part of the deposit before signing a contract. However, since I immediately received an signed 'statement of intent to rent', in which I expressed my doubts, this seemed safe. All in all it took a week from viewing the apartment to receiving the keys and signing the contract, and everyone was super friendly and helpful.

At Aham we rented a nice apartment with a great view in the vicinity of the Market Canteen. The rent was very reasonable, the service very good. And the apartment was top: after a thorough renovation we were the first residents so everything was brand new, from the floor to the equipment. The annual rent increase did not go through due to corona, which we found a chic gesture. I would wholeheartedly recommend Aham to everyone.

My experience with AHAM is based on my own experience. After having rented through various rental agencies for years (first as a student, then as a young adult and subsequently as a couple), this was absolutely the worst rental experience I have ever had. I strongly advise you to look elsewhere.

I had a very unpleasant experience with this real estate agency. They asked for money to be transferred before I could sign anything. According to them, that was necessary to 'reserve' the apartment, but there is nothing certain about transferring money before signing the lease agreement. Only after I had written a negative review about them, they offered to sign an 'intent statement' before the deposit was transferred (which is not a lease agreement, but at least some kind of guarantee). They also charge tenants 'contract fees', which is not entirely legal, but unfortunately happens quite often. Moreover, they once canceled an inspection without informing me. All in all, a bad experience.
