I would give them a negative review if that were possible. What a worthless real estate office. They work for landlords and not for tenants. And not for the nice landlords, they seem to only work for the most exploitative, inhumane landlords. Terrible in their responses, in communicating tenants' issues to the landlord, rude and indifferent when tenants point out major problems with the housing. They push expats/foreign students who don't know the tenants' rights here and have no other choice but to rent small accommodations for absurd prices. EDIT: lol, I'm not the only one, search on the subreddit Rentbusters for Rotsvast.

Stay away from this company!!!! They will never return your deposit! They try to charge you extra when you leave the property! They don't pick up the phone. When we came to the office after waiting a few months for the deposit, we were physically touched and hit by the director of Rotvast! We are going straight to the judge and the police!

I ended up with this agency for temporary rental between two owner-occupied homes. This has been one of the worst experiences I've had in years. The low points: - Contract with unreasonable conditions - Trying to collect municipal taxes where they have no authority - Being late for key handover - Unreachable by phone, connection is dropped - Incorrectly recording meter readings and later claiming far too high consumption - Continuously failing to honor contracts and agreements - Very rude owner. This man sends “get a life” as a response when I point out the various problems. And he doesn't respond when I ask him if this is normal behavior Think very carefully before renting with this agency. There are better real estate agents in the Delft region.

Extremely offensive and rude staff. They charged me a lot of money in administrative fees! When I left, I cleaned the apartment for two days, but they withheld half of my deposit for cleaning costs!

I have been trying to reach this agency almost daily since 1 December to get my deposit back. They have not answered any of my calls and only responded once to my many e-mails with a payment date they did not meet. Their contract states that they hold deposits for 3 months, which is ridiculous and contrary to the Dutch Civil Code (which normally requires repayment within a month). I have started an official legal procedure because they ignored my last warnings. Update (07-01-2026): A few days ago, a lady answered my phone call and I asked her again about my deposit. The day after, they finally transferred it, after 4 months and 6 days.

We had a fantastic experience with Oude Delft Real Estate. The staff was extremely professional, very friendly and always willing to help. Thanks to them our family had a comfortable stay in Delft and everything went smoothly.

I know that everyone leaves negative reviews about this real estate agency. We had an amazing experience from start to finish. After the first contact, everything (including the deposit) was handled by our landlord, who was an exceptionally nice man. We did not experience any problems with getting our deposit back during our stay (1.5 years) or later.

Difficult contact and poor service as a potential tenant - The advertisements on the website are not updated, which means there is a high chance that the visible advertisements are no longer available - The billing is not transparent. My colleagues have told me they have experience with illegal extra costs (the real estate agency should not be paid for by both the landlord and the tenant). Expats are an easy target. - Communication with the real estate agency is irregular and awkward. You could at least communicate in CCi for viewings to prevent our personal data from being exposed, instead of copying us all into the email. - Little respect for potential tenants during viewings. Your employee did not have the correct keys during a viewing (Ternatestraat 107), which meant we were unable to view the property, and she simply left us there. You wasted my time and the time of the thirty other people present. - You failed to keep your word; a new appointment had to be made for a viewing, and after a few weeks without news, it was cancelled. - The advertisements contain insufficient information about the energy data and the number of points. - The rental prices are too high for the property offered, above the legal maximum. The same property cost 900 euros inclusive in March 2020, and 1250 euros inclusive in April 2025 (+350 euros). And that's considering I didn't even rent from you. I recommend other real estate agents, or to search via your network.

Terrible communication and absolutely no service. When the phone was finally answered after multiple attempts, I wasn't taken seriously at all. I was immediately told to send an email instead of calling, and the phone was hung up mid-sentence. Subsequently, I sent an email which I received no response to for a week. I contacted them again by phone and, after multiple calls, spoke to someone else. I wanted to ask if my email had been received correctly and whether I could get an indication of when I could expect a reply. I was immediately interrupted with an irritated explanation (which I couldn't interrupt) that I shouldn’t expect a ‘direct’ response. When I explained that I had already sent the email a week ago, I was told that this person wasn’t responsible for it and that I should send a reminder email. This person also hung up while I was in the middle of a sentence (during a 2-minute phone call)!! I also received no response to my reminder email. You would expect that as a real estate agent you should possess some social skills, but that is clearly not the case at Oude Delft Makelaardij... Response to the response of the owner: Thank you for a completely useless response 3 years after my review. My review still stands, the people that I have spoken to were extremely rude. I still have the proof that I contacted you. It seems that you have problems with your database, since you respond to every single 1-star review that they do not appear in your database. Threatening someone that leaves a poor review only confirms my story.

I will not share too many details, but this real estate agency is basically useless and very unprofessional (except for 1 or 2 employees who are nice, but even they cannot do much or make decisions). I have had very unpleasant experiences with the service and the deposit. Every e-mail and letter you send, is forgotten by this real estate agency the next day. One star is way too much... Additional note: They responded by claiming that 99% of the one-star reviews are not true... I think they are all definitely true, because I fully recognize those reviews. They even claimed that I was not a client of theirs. I have numerous proofs in my e-mails to show how they treated me badly, especially regarding the deposit refund. Unfortunately, this is not Twitter or Facebook where you can post photos in the replies, and I cannot even respond to their reply.

Operation after the ridiculous reaction of the owner to my review: If you were a serious company, you would know that I have been your customer for more than 5 years, haha. It is strange that you do react to a Google review, but systematically refuse to answer emails or pick up the phone. Instead of defensively reacting to people who rightly write a bad review online, I would like to advise you to provide better work, so that you can improve your rating. Do a quick fact check and let me know which 'falsehoods' I spread. I wish I could give you zero (0) stars. I wonder, can you be held liable for damage someone suffers when you refuse to answer emails or calls while there is a problem at home?

Arrogant and unfair people. Update: they respond to all people who give them a half star with the same data. One thing is certain: I have never hired from them, because they were always so rude and the communication was terrible. Their answer is a new clue that confirms my reaction. If you look at their answer, they even give names and bank account numbers. Be careful with them.

Update as of 05-07-2024: The company has fully refunded my deposit on 02-07-2024. The person who informed me about the payment was not professional or polite, and I found their communication to be racially insensitive. Here is the exact wording: 'You shouldn't be so paranoid about your deposit, we always refund it. It's sometimes just a bit late. I always see a connection between the way people react to things like this and the country they come from. I'll look into it today. Try to behave a bit better.' The poor grammar and inappropriate wording are his; I did not correct them. Review as of 31-07-2024: The company does not refund deposits on time. Some people who work at this company are very friendly and try to help you, but they cannot change the management's decision-making mechanism. When you leave with a clean checkout report, they tell you that their finance department is on vacation and that they will refund your money within 1-2 months, although this is not in accordance with the Civil Code. I believed them and waited, but unfortunately I have not yet been able to get my money back. I gave them until tomorrow evening (01-07-2024) to refund my deposit. We'll see how it goes and I will post an update based on their actions and/or responses. On Tuesday, 02-07-2024, the legal proceedings will start if the deposit is not refunded. They ignored my last email when I reminded them that 60 days is too long to refund the deposit. I find their lack of communication unacceptable and unprofessional.

The worst real estate agency in Delft. - They don't respond to emails - They charge an ILLEGAL administrative fee - They do nothing for you - They ask for an abnormally high deposit I could mention much more. I rented from them for only 6 months, until September 2023, and I'm still trying to get my deposit back... (8 months later) I'm quite certain that they wrote their own reviews, because NOBODY is satisfied with this real estate agency. Edit: see their response under this review. It doesn't surprise me that they don't believe me, they are pathological liars. But well, unfortunately I rented from them, I lived for 8 months in Annastraat 1A.

Tenant Icarusweg 45, 2624BE, from 01-02-2022 to 30-06-2024. They tried to illegally evict me by saying I had to leave, while I legally had a fixed-term lease. They couldn't repair a broken dishwasher in 4 months and tried to make me pay for a second plumber, even though I had told them that the first plumber had said the dishwasher needed to be replaced (I paid for the first plumber out of my own pocket). They also gave an unfounded reason for the eviction. Even if the eviction was legal, their way of doing business is still disgracefully bad. I have no doubt that this whole charade was staged to get more money from a new tenant, it's just absurd that they get away with this without consequences. My deposit is still not returned, despite multiple attempts to call and e-mail them. They are absolute scammers. And there's not a single professional communication about the status of my deposit. It's a pity that real estate agencies in a developed country like the Netherlands get away with this so easily due to the inelastic demand and shortage of supply on the student housing market. Honestly, if you need a place to live, they will find something for you and probably ask for a high price. But ultimately you're in the Netherlands probably between a rock and a hard place – it's a tough situation. But this company... I can definitely say, and I warn everyone: the way Oude Delft Real Estate Agency treats their tenants is completely unacceptable and disrespectful.

De studio leek toen vergeven, maar de kandidaat is helaas afgehaakt, dus de studio is opnieuw beschikbaar. Voordat we de studio weer breed gaan aanbieden, willen we eerst even bij jou checken: heb je nog interesse? Omdat je de studio al gezien hebt, hoef je niet opnieuw langs te komen. Laat het ons even kort weten met een ja of nee. Reageer je niet, dan gaan we ervan uit dat je geen interesse meer hebt en bieden we de studio aan iemand anders aan.

Jason was ontzettend professioneel en beleefd tijdens mijn inspectieafspraak, die een paar weken voor vertrek plaatsvindt. Ik vertrek over twee weken, dus laten we hopen dat alles goed blijft gaan.

Doe een huurprijscheck als je een woning huurt van Max Rental. De kans is groot dat je te veel huur betaalt.

Ik heb een positieve ervaring gehad met het huren van een appartement bij hen. Ze reageerden snel toen er onderhoud nodig was. De eindinspectie met Jason verliep goed en zonder problemen.

Verschrikkelijke service, vertrouw ze nooit... Ze vroegen me om de huur voor de eerste maand, die ik betaalde, en ze vertelden me dat de boeking bevestigd was, maar na 4 dagen, zonder enige uitleg, annuleerden ze mijn boeking. Het slechtste makelaarskantoor ooit...

Het hele huurproces was ontzettend onprofessioneel. Je moet een maand huur betalen voordat je het appartement überhaupt kunt bezichtigen, en ik heb gehoord dat de service van het bedrijf verschrikkelijk is. Het is praktisch oplichting.

Ik raad huren bij Max Rentals af, maar als je dat toch doet, houd dan rekening met het volgende: De huur was duidelijk te hoog en toen we om de huurpuntenberekening vroegen, negeerde de verhuurder ons maandenlang. De verhuurder kwam meerdere keren zonder onze toestemming ons appartement binnen, wat illegaal is. Bij zijn intrek verwijderde hij een defect brandalarm en beloofde het te vervangen – dit is nooit gebeurd. Hij kwam ook niet opdagen op de geplande verhuisafspraak, zelfs niet na meerdere herinneringen over de datum. Uiteindelijk probeerde hij € 40 extra in rekening te brengen, hoewel er duidelijk was afgesproken dat de huur van de laatste maand al via HousingAnywhere was betaald. We moesten ook € 150 betalen voor een "grondige schoonmaak", maar het appartement was niet schoon toen we erin trokken. Over het algemeen was het appartement zelf prima, maar het gedrag, de gebrekkige communicatie en het onprofessionele gedrag van de verhuurder maakten de ervaring erg frustrerend. Ik zou nooit meer bij deze verhuurder huren en raad toekomstige huurders aan om zeer voorzichtig te zijn.

Oplichting. Ze adverteerden ten onrechte met een balkon bij mijn dure kamer. Er was geen balkon en de verhuurmanagers waren erg onbeleefd en oneerlijk tijdens de onderhandelingen over de compensatie. Bovendien was hun onderhoud van de appartementen verschrikkelijk. Toilet, douche, leuningen, enzovoort, alles was kapot of brak bij de minste aanraking. Het appartement was over het algemeen walgelijk, zelfs na hun ondermaatse schoonmaak.

Geweldige ervaring, geweldig appartement. De afspraak met Joost voor de verhuizing verliep erg goed, ik waardeerde zijn professionaliteit en positieve houding.

Ik moest snel een plek vinden voor mijn werk. De verhuurmakelaars Kelly en Simon waren ontzettend behulpzaam. Ik heb mijn appartement gehuurd via HousingAnywhere, waar Kelly me hielp om snel het contract af te ronden, waardoor ik de lange wachtlijsten die je normaal gesproken in Nederland tegenkomt, kon omzeilen. Tijdens de bezichtiging liet Simon me mijn studio zien en het appartement was precies zoals beschreven op HousingAnywhere. Na het opstellen van het inspectierapport ontdekten we een paar kleine gebreken, maar hij heeft de klusjesman ingeschakeld om deze te verhelpen.

Wij wonen nu 4 jaar bij max rental, hebben na 2 jaar een onbepaalde tijd contract aangeboden gekregen door de eigenaar. Helaas is de kelder op eigen risico mee geleverd want hierin komt het grondwater omhoog. Helaas is de geur niet weg te krijgen uit de kelder. En inderdaad voor ons niet te gebruiken. Dit waren ze wel vergeten aan te geven bij de rondleiding. (Kan gebeuren) In het begin werden de reparatie verzoeken snel verholpen. (Alleen de grotere hebben wat langer de tijd nodig) wel waren ze snel toen er ontzettend veel schimmelvorming in het huis kwam, ondanks het open hebben van de ramen. Dit werd snel opgelost, en hebben ook ventilatie in de ramen gekregen. Over het algemeen zijn ze redelijk snel met het oppakken van de reparaties. Let wel dat de eigenaar zelf toestemming moet geven voordat het mag en kan gebeuren waardoor het termijn soms wat langer duurt. Verder zijn ze telefonisch en per mail inderdaad wat slechter te bereiken en hebben ze sinds een aantal maanden een huurderportaal waarin je ook je reparaties kan vermelden. Wij wonen dan ook in een woning wat omstreeks de oorlog is gebouwd, dus ventilatie, schimmel noem maar op is een bekend probleem. En bij ons hebben ze dit gelukkig goed en serieus opgepakt en het probleem aangepakt. In ons geval een prettige samenwerking, en wonen hier prima. Wel leuk om te vermelden dat het ouderlijkhuis hier ook in de straat zit. Dus voor mij een bekend en fijne omgeving. Dus 5 sterren namens ons

Tot nu toe een fijne makelaar in het begin wat gerommel ivm hun systeem. Maar met een melding Word er gelijk actie ondernomen. Wel jammer dat de meeste woningen maar bepaalde tijd zijn. Dit heeft te maken met de eigenaars. Wij hopen dat wij met onze 8 maanden dochter niet op straat komen te staan. ----- Update Gelukkig hebben wij van de eigenaar 2 jaar geleden een onbepaalde tijd contract aangeboden gekregen. En wonen wij nog heerlijk in ons huisje. Wij zijn over het algemeen zeer tevreden over max rental en het verloop van alles.

Een zeer slechte beheerder! Laat men in onmenselijke woonsituatie zitten, nemen klachten niet serieus, incasseren graag, administratie (was) is een rommeltje, wij staan mogelijk binnenkort in de rechtbank om een geschil op te lossen waarvan inmiddels twee onafhankelijke partijen (gemeente rotterdam en de huurcommisie), mij in het gelijk hebben gesteld. Desondanks is de beheerder niet overtuigd. Inmiddels zijn wij bijna een jaar verder. Bespaar jezelf woonzorgen!!

De keuken en de badkamer waren niet schoongemaakt toen ik verhuisde. Het huis wemelt van de muizen.

Pauper business. If you're thinking of renting here, think very carefully whether you want to get into this water with us. When you break the lease, it takes forever before you get your (much too high) deposit back. Moreover, they constantly come up with reasons to keep the deposit, and if you want to speak to someone on the phone, they're never there. Last week I left my name and phone number twice and I still haven't been called back. Repairing a front of an IKEA kitchen + an IKEA fridge they ask no less than 1000 euros!! Completely weird when you've almost completely renovated the house. I should actually get money for that. The deposit return period of a month is over. Sort out your shit and pay back my deposit, in a proper way, where you can keep some of the deposit, but it needs to be realistic.

I have rented an apartment for almost 10 years. They responded to every e-mail. They repaired everything I reported. They even returned the deposit. I am very satisfied.

Don't do it!

Based on research and experience, it can be stated that this is an incompetent company that only wants to make money at the expense of others. This company has no respect for the law: they do not put the handover of a rental property in writing. They ignore the obligation to refund the deposit, which should happen within two weeks, the legal period. This is a thoroughly contemptible company full of malpractice. They also make use of fake accounts to boost their reviews! This is a warning that you must not ignore. It's time to drag these scoundrels to court!

I am satisfied with the repair of my faucet

I have been living in a property since 2015 which Cornerstone took over in 2019. I have been living there for 2.5 years during a renovation, I never filed any complaints about noise nuisance or asked for compensation. I have a fixed rental contract and now they are trying to get me out because I have a low rent, and when I leave the rent will go up. During the renovation I had to temporarily move upstairs which caused them to damage or throw away a lot of my personal belongings without permission. They also made changes in my house without permission, they said it was only to make it fire-safe but in the meantime they made more changes. Which has caused me to now have a shortage of space in my house. They also broke my lights, they keep flickering. The contractor says every time that he will fix it but we are already half a year further! Also, a window in the kitchen is broken since 2022 (crack) and they do nothing about it. And there is a crack in my bedroom window, and they want to shift the responsibility onto me and ask for 1300 euros for it, while it is a thermal crack which you can easily see! They are indeed only after money! As I can read in many reviews! The landlord has even blocked me and Cornerstone ignored me for months until I sent them an official letter, exactly one day later I received a mail from them that I have to pay for the damage of my window, but on all my emails about the damage they caused me I never received an answer!

The employees are not very good at what they do. There's so much going on! The staff aren't completely healthy, they don't understand anything, communication is difficult and you always have to ask for a refund, while I renovated the apartment as new!!! Goede en snelle service. Vriendelijk te woord gestaan aan de telefoon. Vriendelijke monteur, die snel op de afspraak kwam. Er is rekening gehouden met mijn werkdagen.

Snel en duidelijke app! Veel opties, en fijn contact via app of mail over de aankomsttijd . De gehele procedure netjes op de hoogte gehouden kwa datum en tijd. Dit is erg fijn! Professionele monteur en nette afhandeling. Dankjulliewel!

Wat een waardeloos huis! Na tien jaar huren is er een stuk van ons plafond afgebroken, een slecht plafond van jaren geleden. We hebben het sinds november niet kunnen laten repareren, en we hebben twee kinderen thuis. We hadden een afspraak gemaakt voor 7 maart om het plafond te laten repareren. Er is niemand komen opdagen. Het plafond in de woonkamer zit helemaal vol scheuren... De ramen zijn een grote puinhoop. We hebben in november ook al een verzoek tot vervanging ingediend, maar ze hebben niet gereageerd. Ze behandelen mensen als vuil.
